Hayward Property Management

Efren, from Hayward Property Management (HPM)-Maintenance, provides really good service. He lets me know via text or phone call when he is arriving. He does a thorough job repairing things in my apartment. He is reliable and efficient. He follows up if it is a major problem with heat, water leaks, etc. HPM is fortunate to have Efren as a maintenance employee.

HPM is a scam and best avoided.
I am relocating to the area and we had a fairly short window to find a rental. We found a HPM listing and requested a showing. Seemed fine, the person that showed the property was friendly enough, but couldn’t give us any information on availability or the property, he just kept saying it’s all done online.
Being short on time, against my better judgment I submitted an application and paid the $ 100 fee. The next day, I get a note from a Melody that I needed to submit another application for my wife. No contact information was given for Melody, except a fax number. No status was provided, other then a request for a second application and payment of another $ 100 fee.
Foolishly, given my wife really liked the house, I went ahead and submitted the second application and paid the additional fee. Then, we heard nothing. I called the office number and left a message, and we heard nothing. Melody sent me a second email asking for a copy of my wife’s ID, which I sent. No status was given, just the request for a copy of the ID. I sent a request for status via email and heard nothing. I called again and heard nothing. No call back, just silence. We gave up and chose another property.
The original application was submitted on Dec 29, on Jan 6, I get a note saying we had been rejected and that an application submitted prior had been selected over ours. That the owner selected another tenant is fine. The shady deal here is that HPM certainly knew that other applications had been submitted and did not disclose this prior to our paying fees. They provided no updated during the process, there is no one to talk to, no discussion of terms or pricing, or any of the normal stuff property managers are supposed to do.
I am sure it’s very profitable for them to collect as many applications as possible, at a fee of $ 100 per application. Given the applicants have no idea that there may or may not be competing bids, or the status of those bids, it’s free money for HPM.
All in all very shady, and I suspect less then entirely legal, let alone ethical. Would you really want to work with a company like this? Let alone, allow them to manage your property?
As to the reply from HPM; horse shit, a scam is a scam. Don’t give us a bunch of «that’s just how the market is…» bs. Next time someone steals your wallet, I be sure to let you know «that’s just how it is in LA».

I had a really good experience with Hayward Property Management. I love how their so active with communicating. I applied and viewed the property from start to finish I had someone emailing me through the process. I’m still waiting to hear back to see if I was approved or not. The person that showed the property was extremely nice and courtesy. The person that’s working on my application is very active with emailing. I was missing a few things she sent an email and got straight to the point on what it was I needed to provide. I really appreciate HPM, because with most landlords there is no connection and usually will not keep you updated. Thank you HPM I will recommend HPM to friends and family

I would like to take the opportunity to thank HPM here to manage my property very well in the past year. The HPM team works diligently to rent it out and manage the normal operation of the property. Philippe and Matt are very responsible persons to do the job and have the good communication with the landlord and tenants. Additionally, their manage fee is pretty fair in the current market compared with same service with other PMs. I really appreciate the jobs you guys done!

This property management is a scam. Waste my time and took my money. I was schedule to look at a property wednesday afternoon. A 45 dollar fee to run my back round. The next morning I get a email from what they so call a 3^rd party requesting 90 dollars to continue my application. When I called to find out why. I was told the property has been rented out. If that was the case why WASTE MY TIME AND TAKE MY MONEY. IF YOUR MIND WAS SET ON A POTENTIAL RENTER. WHY BOTHER TAKING MY MONEY AND IF YOU FEEL MY frustration then u should of offer other rental property.

HPM has made leasing our house a pleasant experience. They are prompt in addressing our requests and concerns and gave us professional advice in renting out our house. The ads were put out 24 hours after we signed the contract and the showings started right after. In the end, they found us a great tenant and the move-​in process was very smooth. Thank you, Matt, Philippe, and Joe for your hard work!

HPM has helped me out so much. It’s a major headache to manage property on your own. I’d rather leave it to the experts to handle my business. I own a home and dealing with tenants and repairs can be a real pain. I would definitely have Hayward Property Management dake care of that for you. Totally worth the money.

We have just become tents of HPM and I can tell you these guys are the best. Phillip our leasing agent has been extremely helpful with the lease and is always ready and available wheather its via email or phone call. I also cannot thank Efrain, the HPM maintenance man enough. He has been awesome. We have had to place 2 calls so far and he has responded to us very well. He has been prompt and has gone out of his ways to make sure that we were satisfied. We need more folks like Phillip and Efrain. Awesome job guys.

I’m impressed with their service/​advise so far.
There is always a number of moving pieces with a lease and things have worked great. The tenant selection process particularly worked very well for me.

We have been tenets of HPM for 1.5 years and we are very pleased witht heir maintenance person, Effrain. We have never had a problem he can’t fix. He is always prompt and has gone out of his way to make sure we are happy (ie. purchased the right light bulbs for us, supplied us with special dishwasher detergent). We cannot thank him and HPM for their service. I have written a few maintenance requests that seem to have been overlooked, but once they reach the able hands of Effrain, we can count on our requests being done correctly and in a timely fashion.

They provide an excellent service!!! Matthew is very knowledgeable and experienced! he spent over an hour talking to me and giving me the right recommendations regarding my issue. I will definitely work with these guys and I highly recommend them. They make your life easier and their prices are so reasonable.

We rented a townhome through HPM from April/​2013 thru June/​2014. HPM was very responsive to our needs throughout the lease term. When the dryer kept blowing a fuse, they were responsive in getting it repaired. When we asked for two extensions to our time, they accommodated us. When the owner put the property up for sale at the end of our time there, they were very communicative. We were good tenants and worked hard to make the townhome exactly as it was when we moved in. HPM gave us our full security deposit back. The relationship manager, Philippe, with HPM was very nice and easy to work with. So we had no issues with them and would recommend them to anyone looking to rent a unit.

Chris Duncan made my relocation to the Bay Area quite pleasant. From beginning to end he remained professional and offered his expertise in several areas to make sure I had a perfect safe place. I am beyond thankful for Chris.
The maintenance staff is very great as well. Any issue that I had was addressed within 2 – 3 hours time.

Chris worked with me to find a tenant to rent a room in my Oakland home. He was tireless in screening applicants to find a perfect match. EG has been an excellent housemate for the past 6 months. I attribute this success to all the time Chris took to market this room and screen many applicants til he was sure he found someone I would feel comfortable with. Thank you Chris.

Watch out!!! Hayward property management company will rip you off. Avoid this company if you are tenants all all cost. I just moved out a 2 bed apt after a year lease and they came out and conducted two rounds of inspections. They said some painting touch-​ups are needed in living room and one of the rooms behind the desk. Other than that, everything is in original working condition. I lived there only for a year, no pets and no furniture other than my bed & a couple of tables. I am not a smoker, either. They just sent a letter demanding additional amount to cover their expenses after taking a full security deposit of $ 1,500 for full painting, cleaning ($ 100 for kitchen, $ 100 for 2 bathrooms and $ 140 for carpet cleaning and all mics of stuff that have nothing to do with me for $ 200). This is the first time I have ever had to pay more than the security deposit. Besides, they lied. The worst property management company I’ve ever worked with.

This review reflects Matt’s service, the owner of Hayward Management. Matt manages a property we own. He has done a great job. In particular, he has helped us negotiate a very difficult situation, using great decision making that only an experienced property manager could do. He is genuinely friendly and always diplomatic. He also provides us with a budgetary invoice monthly which details all the monetary transactions. His rates are also very competitive for property management. I would recommend Matt to any of my friends looking to hire a property manager.

Matt and Chris are really nice and helpful. From start taking pictures to signing contract with tenant in less than 1 week! What a efficiency!

I emailed Hayward Property management about multiple listings and one clearly stated that pets were allowed with a double deposit. I told him exactly what I was looking for as well and all I got back was a very dry email that stated. «Sorry, no pets.» Go somewhere else to look for a property. Apparently these guys do not have enough time for thier clients.

Matt has been managing our townhouse in Hayward for a year now and has consistently exceeded our expectations. When we put our home up for rent last year, we were nervous about how long it would take to find tenants but Matt had it rented within a few days!
