Affordable Property Management

I am house owner, been using their service since August 2013. They service is no complain about, you don’t have to worry anything, they will take care for you. Their service is worth more than the money you pay. If I don’t sold my house, I will keep using their service. I will recommend their service.

Worst over-​the-​phone attitude I’ve encountered. Every time I call, the lady sounds so irritated. I’ve been keeping up with their properties for months, and every time I inquire about a rental I get the same rude attitude from different employees. Plus, their online information is often incorrect. Example: Post said rent was $ 1625, but when I called they said it was $ 1800. Post said 2 bedrooms online, and it was actually 1 bedroom when I called. Like really?

I own a junk hauling company and have been doing business with this company for about 8 years now. Very friendly and professional staff. They manage a lot of properties with a large selection. I highly recommend this company when searching for a quality property in the Bay Area.

Renter Beware. I work in Property Management and I would avoid renting from this management company. The only reason why I am looking to rent a home before I buy. They are very rude over the phone. They feel entitled to not answer common questions any renter would ask. The lady sounded irritated that I was even asking about utilities and deposit policies that because I know how a management company should be run. I then asked if I could see the house for rent and they said no. Okay… so I am suppose to hand you 1^st and last months rent without seeing the unit and not have my questions answered? Red Flag! Oh and after reading the reviews on here, they respond so defensively. They obviously do not know or seem to care about their online reputation if they reply with such hostility for each review. Just read their responses, so sad.

How is this company still in business? They must know some legal loop holes to continue their business.
Extremely unprofessional. To begin with the front desk person has an ugly attitude. They steal your money. To top it all, I was told by the same ugly attitude front desk lady «your deposit is good for full 30 days» as if that will make everything better after asking for over $ 1000 just for application. Common sense does not work with Affordable Property Management.

They not worth of getting any stars. they so mean people all they know is to give eviction notice worst ever company

I was a property owner. APM rented my house for years. The service was excellent. Only good things to say about them.

AVOID AT ALL COST (as a tenant).
They might be doing a great job by providing their services to home owners but definitely not to people who are going to rent with them.
Here what happened to us:
1) Discovered a home on Craigslist at $ 2,200
2) Applied to it ($ 40 for 2 people & 1 hard credit enquiry)
3) Posting disappeared after couple of days and popped next week for $ 2,450.
4) They told us that at first that we have to put a deposit and sign a lease without even a viewing property because «95% of our clients do that». How can you rent a house without seeing q plan/​photos of inside??? Those people could be a morons who renting on those terms!
5) They called last Friday and told us that we have been approved and will have an opportunity to see a house.
6) When we did that we found out 10-y.o. carpet which definitely needs to be changed
7) Today’s morning we put a holding deposit (non-​refundable) and asked to speak with a broker about a carpet (I have two little kids so home must be nice & clean).
8) When Leon called back it was a really unpleasant experience talking to him. I tried to ask him politely that after current tenant moves out they need to review property and suggest owner to change carpet but he immediately declined citing rent price will be higher in that case
9) When I asked him about possibility to swap old-​style smoke detector with fancy-​shmancy Nest Protect he said I can’t do that and must keep existing one in place and maintain batteries only
10) Finally when I mentioned my lawyers he immediately went ballistic saying that home wasn’t advertised having new carpet so he wan’t rent it to me and offered my cashier’s check back in U.S. mail.
You judge which fault it was — mine & theirs. Just my $ 0.02 to all reviews about them here.
BTW: Previous tenant was handed over eviction notice after her bank messed up automatic payment ONCE. They didn’t called/​E-​mailed her, just attached eviction notice on a door. That’s alone sounds as a HUGE red flag for me.

PLEASE READ ALL THE REVIEWS, prior to signing up with this company. Working with Cliff seemed to be professional until you have an issue then watch out. Making a tenant responsible for a blocked sewer line at the sidewalk 500 feet away from your unit was unreasonable. Also, if you have a security deposit plan to kiss that goodbye as they will find any and every excuse to keep it I am glad to have moved out and not deal with them again.

They have done a great job for us for three years. A friend has used them for 20 years taking care of her property and recommended them to me.

I applied to rent a place and with two applicants we have a debt to income ratio of below 25%. It took OVER 7 days for a response. We were denied. When I called to get a copy of my credit report, they told me I had to come in. I did. Amanda gave me a copy of the credit report. I have paid rent for 7 years straight without one late (average is two weeks early). 6.5 years ago I did have a bankruptcy for real estate related issues. Other than that, my credit report is perfectly clean. No late pays, no judgements, and a few open accounts paid on time to boost my score in the 700+ range.
I asked Amanda to speak with Leon Pham the broker (as the letter states) to understand why I was denied. She said he was out, but that I should call to schedule a time to meet him. I replied, since I am standing in your office how about you leave him a message so he can call me to schedule a time. She told me to call. Like a robot after I asked if she could just leave him a message she again told me to call. We did this three times. What a complete… stellar service as you can see.
So I returned to my car and called. Guess who answered when I plugged in the extension for Leon Pham… Yep. Amanda. She put me in his voicemail and I left a message. I’ll bet I don’t even get a return phone call. Wow. Maybe I’m lucky I am not working with them.
I do have to say that Leon Pham did return my call today (the same day) and he sounds very reasonable. I just think he needs to train his staff to be a little more customer oriented. I originally put 1 start, but just changed it to two. I also learned that the landlord is slow in responding to the property manager on this particular property, so the 7 days was most likely not Leon’s fault.

Get this, these self-​righteous morons have the audacity to write me a note about how I am but a small minority of people who ever complain about them. Apparently, they haven’t seen their reviews lately. s/​he starts off by writing a long letter to explain their policies, how they enjoy foreign objects rectally inserted for their mutual pleasures, how they are racists, and don’t care as long as they’re receiving your checks. You’re better off with
or the like. Let these guys go out of business, like the other companies I’ve assisted in closing down

BEWARE! STAY AWAY!
This is the most unprofessional, unethical and incompetent company that I have ever come across in my last 10 years of renting in different parts of the country. During my interaction with them, they were extremely condescending as if they were doing us a «favor“by accepting the application.
I recently applied for a house which we were interested in. I was told that since the unit is unavailable, I would have to apply as «site unseen», which I did. After accepting my application, they expected me to give a 4 day notice to my current landlord. They decided the move-​in date without asking me or negotiating with me and expected me to pack my bags and move within 4 days. Also, there proposed move in date was earlier than what they had advertised on craigslist.
Furthermore, they were extremely eager for me to pay a non refundable deposit of $ 2500 and kept repeatedly sending me reminders to pay the money upfront. When I asked to see the unit before making the deposit, I was informed «Your opportunity to rent the unit has passed». At this point, I am assuming that either they are a rental scam or the unit was not livable.
I agree with others that the positive stars could be from people associated with this company. Though, I am no longer interested in the unit, but I would be very wary of having these losers as landlords.

Is it necessary to have a star for this company? I don’t think so. Cliff is very unprofessional in this type of business without sympathy to the tenants living in the premises. I wonder if he actually sleeps well at night by how he treats the tenants. Letters/​notices are harshly worded to make you feel so insignificant. The inspector that comes is less than friendly and very fake. They try to have a convo going and you feel things are good but turns around and reports everything out of proportion and you get slapped with unprofessional business letters.
To those that actually gave good reviews, I doubt it’s an actual tenant, probably one of the workers at APM to salvage whatever dignity they may have. To be honest, this house is so old with a lot of cheap stuff used to fix whatever is broken. I mean I can only count 2 wall outlet suitable for 3 pronged plugs and the rest we have to buy so many adaptors for it. Funny thing too, APM tries to make their letter sound good by throwing in fancy words but seriously, APM the way you conduct your business along with the lessor is truly degrading to your own business.
Please do not rent from this company as you will not be treated properly. Phone calls are not returned and Cliff should definitely rethink how he handles the business.
I am so tired of this place and I am ready to go. We are just giving honest reviews so its up to you to take it in. But you have been warned, do not rent from APM. Do your homework and stay clear of this business.

Update: after reading Cliff’s response… It’s funny how he responds on Unilocal versus when we had called before, sent letters or be in person. Why is it necessary to list the property so you can explicitly disclose confident agreements and contracts? That’s why it’s called confidential. But honestly horrible property, glad we got out of it. Seriously, high maintenance yard with mold that grew and the owners whom we personally were very nice to were only after the money. Greedy people. Ha, after many many years they repainted the inside and installed dual panes window to «increase value»? No thanks. Cliff you’re a joke.

I gave them 2 stars only because the rent never went up in the almost 7 years I lived there but also because I swear everyone thre is an idiot! If you are just turning in your check for rent and have nothing else to deal with them about they seem fine. At first, if you have an issue they rush to get it done, after a few years.nope.not anymore!
The first issues I had at the apartment were the fans in the apartment and the drains. They sent out a maintenance guy within a couple days. They fixed the sink and shower issue. A couple month go by and the toilet decided to not work properly and I thought I would mention the fans in the place needed to be balanced. The one in the living room was fine and the dining room, I guess you could call it, was only a little wobbly. The one in the bedroom was VERY wobbly! The maintanence guy said it doesn’t need to be balanced. if I want he can remove it and just put in a light… um. really!!! WTF!!! Fool we live in the eastbay, where it’s f’n HOT and the fan helps since there is no A/​C. I told him I have a lot of electrician and house flipping friends and they said it just needs to be balanced. Again I was told it’s fine. I mentioned that the chain keeps swinging and might swing hard enough to break the glass below the fan on the lights. Still wouldn’t fix it so I just gave up.
Almost a year ago I noticed I had a pile of pellets at my baseboard in the bedroom. I didn’t think anything of it and vacuumed it up. I only stayed at my place 3 out of 7 days. So when I came back, it was there again. I looked closer and noticed it was termite pellets. I contacted management and then sent someone out to fix it while I was gone. All they did was vacuum up the pellets and deal the hole.
About 3 months later, one day I can home to termites on the window sill, crawling along the base board and just looking disgusting. I called APM immediately and told them, since I looked it up online, that I had dry wood termites and that they needed to spray or do something! I cleaned up all the dead ones and killed the others. Came back from my weekend to find more on the window sill and walking around. I called the management company again and they told me that I should just vacuum them up, they will go away, they are just seasonal and that their manager told them this. Um. where the f did you go to school!!! They might come out of the wall seasonally but they are always there, IDIOTS! I had to argue back and forth with them for over a month till i finally sent them a letter saying that if they don’t deal with it, I will contact the city inspector and they will come out and do more than just inspect the termite issue and fine them for everything that was wrong. I got a call THAT day, and they were contacting places, yadda yadda.
It took them about 4 months to get all the inspections done and finally hire someone to do the job. I was tired if it and am moving out. Bye bye! At least they can now raise the rent, but they still have a termite issue. The addy is on placer, just be forewarned.

This is an update for my review of Affordable Property Management.
Since my last review, I have new a new tenant. And APM did an impeccable cleaning, and updating within a week. The home was ranted out within 3 weeks in between. I’ll be honest, it did cost a bit, however, that’s what you would pay for quality and standard.
The contracted move-​out cleaner did an amazing job and the handyman freshen, inspected and update/​repair everything part of the house to ensure safety. Every receipt and management options was presented to me for me to decide. I could have choose to clean the place myself or hire someone I know (cleaning/​handyman). The proof was my re-​inspection after it was done.

I’ve finally read all filtered reviews, and no surprise, they are mostly one-​star reviews.
All the «minor» issues I had with them in the past seem like a dream, compared to the nightmare issue I have with them now that I’m no longer a tenant of theirs.
I’ve been forced to make a formal complaint with the BBB due to Mr. Leon Pham’s AWFUL business practices. At one point during our long drawn out phone conversations, he childishly says, «I don’t have to help you because you think we are the worst management business.» Ok, noted. But the real gem he whines about is, «I’m not your attorney, so I don’t need to tell you how to get in contact with the property owners.» What?! As a property management team, it is your job to facilitate contact between the two parties! I guess he didn’t get the memo.
Plain and simple, APM is in charge of issuing refunds because it has their name on the refund check. They think this is a dispute between tenant and owner so they wash their hands of any and all responsibility, making it nearly impossible to resolve any problems of this nature.
Talk about really BAD customer service for tenants or former tenants! Please save yourself time and effort by not dealing with this company. I hope for Javier’s sake, the ONLY good employee from APM, to find another job with a better company. I still stand by my previous statement, APM is the WORST!!!

I don’t understand why are people leaving such bad reviews? I moved to one of their houses in Fremont not too long ago, and when ever I called or ask for something to be fixed, I get a fast responsible action. I am very happy with their services, the receptionists are very friendly (I actually feel bad for them some times, the have to multitask)
Anyways I only been there for 3 weeks, but I had them fix a lot of stuff in the house that you can call it minor stuff…
I would defiantly recommend APM to my friends, and relatives…

I would give it minus 100 stars if I could. Leon is the most corrupt individual I have ever come across in my life.
Call it coincidence all the 5 star ratings this corrupt business has got, were given by people that wrote only one review all their Unilocal lives. Hmm something to think about. Perhaps, Leon flogs his staff to fill out these reviews.
If you want to be pay for your sins, engage with this shady immoral unethical lowlife business.
