Property Management:
*Collection of monthly rents and laundry machine income

*Deposit of net proceeds into most financial institutions on your behalf
*Handling of tenant issues and all maintenance calls
*Work closely with all vendors for all repairs and confirm completion of any work
*Managing of all regular maintenance and gardening professionals
*Prepare and serve rental increase notices, any banked calculations and security deposit interest payment calculation
*Annual inspections of smoke/carbon detectors
*Move in and move-out inspections
Rental Services and Tenant Screening:
*Complete move out inspection
*Photographing of the property
*Marketing of the property through many various rental websites
*Holding open houses and showings by appointment
*Full applicant screening which includes processing credit, verifying income and job history, checking past rental history
*Writing and execution of the lease

Pacific Union Property Management serves all six regions of the Bay Area. We provide full service property management and one-time leasing services. Michael Harrington is currently the President of Pacific Union Property Management. His main focuses are business development and operation management.
Michael has played a key role in almost every aspect of the real estate market in and around San Francisco for the last 15 years. Michael has been working with clients in commercial and residential real estate, negotiated many differeal estate contracts, oversees development projects as well as over 12 years experience as a property manager. His background in finance, sales and investment banking allows him to provide detailed market analysis, and he possesses a keen eye for spotting scenarios to increase revenue on investment properties. Michael excels at negotiating contracts and in sales, and his unique perspective on the real estate market makes him the ideal advocate for landlords and property investors. He possesses a high level of attention to detail and understanding of the real estate markets.
