Hills & Homes Property Management

Poor customer service, very slow response time to problems, and very bad property mangers.
Let me list a few things they have done. Keep in mind we are out of state, so they may have purposely tried to take advantage of us for that reason.
1) replaced a dishwasher with the wrong color appliance so that it did not match the others
We did not find out until we had a walk through. (FYI charged us double what Home Depot
charged for the same dishwasher)
2) Rented a property to a Marijuana growing operation (posing as one old man). Very thankfully a neighbor figured this out, and called us. When we called Hills and Homes to have them evicted, they did not understand what the problem was and suggested that we keep them, then when we refused, suggested that we and give them back their full deposit (perhaps they were in cahoots!)
3) Turned our heat completely off in the dead of winter, showed the house to prospective tenants with no heat, and caused a pipe to freeze, burst, and cause massive water damage –all due to their negligence.
TRUST ME AND MANY OTHERS WHO HAVE REVIEWED HILLS AND HOMES. HIRE SOMEONE ELSE!

I was a renter with Hills and Homes for a year from 2015 – 2016. I had very little interaction with them as a tenant. My roommate was their point of contact and we never really had any issues that we needed to reach out to them for. However, my review is based on my experience with them after moving out. The deposit refund check was written to both my roommate and I and required both of our signatures. My roommate however was able to deposit it into her own account via ATM without my signature and did not send me my portion as per our previous agreement. When I eventually reached out to her, she said that she decided to keep it for personal reasons. I contacted Hills and Homes to find out if there was anything I could do, and Shelly sent me copies of all of the deposit and check information, and a copy of the cleared check itself. I took all of the information to the bank and they admitted to me that clearing an unendorsed check was indeed a bank error and the deposit was a form of fraud on the roommate’s part. However, they gave me the runaround in terms of actually getting the error resolved and instead urged me to file a police report and a court claim. This felt like an unnecessarily painful way to fix what was admittedly a bank error, so I contacted Hills and Homes for more help. Shelly went out of her way to give me all of the information I needed to work with the banks, and when that fell through, Carla took up the case and reached out to my former roommate directly. Carla continued to follow up with myself and my former roommate until she was able to get the money returned so that it could be reissued. They really went above and beyond to help me resolve this, and I am very grateful.

Hills and homes is the worst property management! HOME OWNER BEWARE DONT TRUST THIS PEOPLE WITH YOUR HOME! All the review are true These people are malicious person and they will take advance in any way they can! If something needs to be fix you need to keep calling them and reminding them how to do there job. They also fix things on the cheap and never resolve the problem. My family was in a terrible situation when we lost our home. Karla, Lindsay and Meliza went out of there way to find a home for our family including our pets which is nearly impossible these days. For 6 years they treated us with care and respect. Every need we had they handled. The owner of our home was not nice when we moved out and they did everything they could to fight for us and make sure we got what was due to us from our deposit. Although we have been fortunate enough to purchase our own home, if we were still renting they would be my «go to gals»! Thank you for 6 years of devotion to our needs from beginning to end!

My wife and I used Hills & Homes to manage our property, and then worked with Meliza as our agent when we decided to sell the property. In both cases, I couldn’t have been happier with the level of service I received.
Hills & Homes first came to our aid in July of 2013 when my wife and I needed to relocate from our L-​section house in a hurry. We figured that we were probably putting our place up for rent at a bad time — the end of summer after most families had already done their summer moves and most SSU students had already arranged housing — but we didn’t have much of a choice. Nevertheless, despite our inopportune timing, Hills & Homes was able to find us renters who were ready to move in by the end of August.
Meliza was terrific in helping us get our place ready to rent. She was up-​front and direct with us about what we needed to do to get things ready for tenants, thorough in describing our options, and accommodating of our schedules, arranging to meet my wife and me at the property in the evening after work. In the few months after our tenants moved in, she and her staff fielded a barrage of calls that my wife and I would otherwise have had to take ourselves — including a late-​night call about a busted toilet gasket.
Trust me, marketing the property and doing the ins-​and-​outs of tenant screening and placement are great things to have a professional property management service deal with, but where Hills and Homes were worth their weight in gold was their being there to take those calls.
Over the next couple of years, Meliza and the crew at Hills and Homes made sure that our tenants were happy, rents were paid, regular maintenance took place, and my wife and I didn’t need to worry about what was going on at our property. When we decided to sell the property, the transition between working with Meliza as a property manager and working with her as a selling agent was seamless… she made herself available to answer any question my wife and I had about whether and when to put the property on the market for sale, what we’d need to do to prepare it for market, and how to work with our tenants throughout the process. Meliza worked with our tenants to help them relocate, and even brought them dinner when she had to break it to them that our place was going up for sale. More, because Hills and Homes was managing the property, we were able to tap into their network of contacts to address necessary repairs and landscaping to make the property ready to show.
I wouldn’t hesitate to recommend Meliza or Hills and Homes. The service was always professional, calls were returned promptly, and our tenants were well taken care of.

I have used Hills and homes for about 4 years now. First as a tenant and now to manage my own properties. Housing in Rohnert Park is especially difficult to find at times and H&H saved me time applying to many different Property Managers or owners since they have a vast selection of properties under management. People may complain about the process or selection, but now being on the owner side I see why. On all my properties I have been presented 3 – 4 quality tenant groups, along with recommendations from H&H. The background research they do allows me to make an informed decision. Most negative post appear to be bitter renters, who may be renting for the first time. TIPS FOR RENTERS: Fill out ALL necessary paper work properly and thoroughly, document prior damage in unit, don’t have public notices from the city, and don’t damage space you’re renting — and your housing experience will be pleasant.

They just get the application and the fee, and that’s it. No call back. no follow ups… Not trusty words. Don’t recommend this place, and won’t go back.

These people are malicious and will take advantage of you any way they can! even excellent long time renters who never missed rent are taking legal action! These ladies will act like they don’t know what you’re talking about, like they’ve done no wrong, like everything is your fault when in reality they know exactly what they are doing! They delay processes hoping you will forget or drop the issue. they make up excuses… And What kind of professional replies back ARGUING with reviews on Unilocal!so unprofessional! You’re companies ethical practices are disgusting and you deserve to be shut down. Do not rent though these people!

Could not hand pick a worse staff myself. From the front desk to the head of the office, they conduct an outrageously unprofessional business, leaving them a pissed off customer base year after year. At hills and homes, the customer is always wrong, remember that when trying to have a civil conversation with anyone there. Gloria… don’t even get me started. I could have a list of unpleasant experiences to amuse you but I’m glad I will no longer have to deal with such a manipulative monopoly ever again! Before ever thinking about doing business with them, STRONGLY consider this. The fact that there is any review over 2 stars makes me wonder how many fake accounts they made for themselves. I was tenant of one of their units for about 1 year. As long as you do not have any issues you will most likely not have a problem with them. If you rent from them take lot of pictures of any issues in the unit/​house as they will be important when it is time to move out. Make sure to add everything they miss on their move in walkthrough sheet and send it to them (keep copies) or it will end up being on you.
I had two issues in my dealings with them. The first being the handy man which is more so issue with him but the reason I bring it up is require you to use him.
(I don’t remember his name off hand but he is their repair /​handyman for everything) He will schedule a very vague window of what time he will show up to meet his BUSY schedule not yours. He showed up 1 hour before my appointment well I was at work and was mad at me for not being there to meet him. I told him how on the inside of the door we had a ½″ gap on the top and bottom that allowed cold air and water to enter. It was so big you could see a streak of light of the will coming through it in the afternoon. He proceeded to tell me that the outside of the door looked fine and it would be too much work to fix properly and he didn’t feel it made sense to fix as he said our unit was «old, cheap and not built well so they just are cold in the winter anyway.» Needless to say that was the last contact I had with him we just dealt with shoving a towel against the door at night.
We did have a small plumping issue which I contacted their plumber (Andy) he scheduled an appointment showed up on time was really nice and got everything fixed in minutes. I have no complainants about him.
The big issue with them come when it’s time to move out.
First is the carpet cleaning policy. It just states it must be professionally cleaned but let me save you some money by telling to only use their guy. He’s double the price of everyone else but if you use another company they will have him come out and then bill you his outrageous price anyways. Expect at least $ 200 for his services and if you have animals expect to pay an extra $ 75 on top of that for disinfectant on the carpet cleaning because they will claim the house smells like animals.
We moved out of our unit early so that we could have extra time to clean. We scrubbed every inch of the unit over the course of 3 days before they did a showing. After the showing they did an initial walk through with me to cover any issues. The only thing that they pointed out was the blinds had dust on them. (This should give you an idea of what type of things they are looking to dock you on.) I went back dusted the blinds and turned in my key 8 days early since they were unable to schedule a full walk through with me before the end of the month. I asked that if there were any issues to call me so I can address them. I left 2 messages the following week and never heard anything. I made the mistake of assuming everything had gone well and didnt attempt to call anymore. I got my deposit back exactly 21 days after I turned in my keys (21 days is the maximum amount of time they can hold it). I looked at the check to find I was billed for house cleaning. After 3 messages and a week later I finally got a call back from them. I was told «this was dirty that was dirty» They house was in no condition to be rented to someone else. I have rented many units for owners and never once have I been billed for clean. I left the unit spot less and even have pictures the prove it. But the things they bill you for are too small to show pictures. They know the rental laws very well and will use every single one they can to their advantage. Do everything you can to avoid renting from them if you do some searching you will find I’m not the only one to have issues when moving out.

Highly unprofessional. I tried calling multiple times but no one answered. Instead I decided to visit the office in person. I walked in asking for available homes and apartments. I waited twenty minutes for a simple piece of paper that listed homes for rent, which was resting on the front desk in front of my face the entire time. They could have easily given this sheet of paper to me from the start. While I was waiting, the employees in the office were lingering around and chatting with each other, when they should’ve been attending to me. Because of this ridiculous wait, I was instantly turned off and decided to go to Crossbrook Apartments who attended to me as soon as I walked into their office with friendly faces. Hills & Homes, you lost a potential customer because of your horrible service. If you need somewhere to live and don’t want to deal with ridiculous people, go to Crossbrook Apartments!

Most unprofessional company I (or my parents) have ever dealt with. They have a monopoly on college town housing for college students, and they take advantage of that.
THEY LOST PART OF OUR APPLICATIOn PAPERWORK! AND we lost the property (and our roughly thousand dollar application fee) due to that, a delay on their end for an unknown reason, bad communication, and etc. THAT IS NOT ACCEPTABLE!
I knew the current tenants, and the house was not on the market. My friends and I applied for the house knowing there was no competition, because the house would not be on the market for weeks. Hills & Homes said that they would get back to us in a week or two with the verdict. Firstly, 4 weeks went by and they did not get back to me. During that time, I called MULTIPLE times with rarely any answers. When someone did answer, the person I needed to talk to was conveniently out of the office. After 4 weeks I finally got ahold of the right person, and she said that we didn’t get the house. SHE ONLY TOLD ME BECAUSE I CALLED HER!!! They had made the decision a few days prior, but they felt no need to inform me in a timely manner.
WHAT HAPPENED WAS: they delayed the process with bad communication. Because of the delay, the property went on market. There were other applicants. THEN when the Hills & Homes property manager met with the landlord, the PM had apparently lost some of our paper-​work. She showed the landlord an incomplete application, so of course he/​she chose another tenant. When I found out why we lost the house (because THEY LOST OUR PAPERWORK not because of our own lack of qualification), I called and called until I finally talk to someone. They messed up on their job. The people who got the house had paid a deposit but had not signed lease. I insisted that Hills & Homes re-​show our FULL application to the landlord due to it being THEIR flaw, and they refused. There was no legal, binding agreement between the owner and the future tenant. Hills & Homes should have created an opportunity for the landlord to re-​consider our application once he/​she had full access to ALL the paperwork. OR Hills & Homes should have given us back our application fee for failing to fulfill their end of the application process. They would not give us back the application fee because the «money was spent on our financial background checks» (which though having good credit and financials did us no good because the landlord was not able to see our full application BECAUSE HILLS AND HOMES LOST PART OF OUR PAPERWORK!
They did offer to let us switch our application to another property. We did this. The property manager for our chosen property was out of town at the time we made the request, so I e-​mailed her and left her a voice message. When she got back in town, I called, but she was out of the office. I emailed her again. I called multiple times the next few weeks with no responses from her. Nearly 4 weeks went by (again), so we just gave up and applied to an apartment.
Hills and Homes markets housing to college students, so they take advantage of working with younger, less experienced people. You cannot find a full posting of all their available properties. Even if you call, they say that each property manager is responsible for their own properties, and no one knows what the other person is doing.
In short. They are completely disorganized and fail at communication with prospective tenants, landlords, and amongst themselves. THEY DESERVE ZERO STARS. They will take your application fees, but they will do little to actually help you get the house. It would be better to go with a smaller apartment than deal with them. I have waisted so much time trying to call/​e-​mail/​communicate with them in general… I live out of the area overs summers, so I was unable to actually go in and meet with them in person aside from when I turned in the application, but I do not think that would have helped enough anyway.
I feel that the employees at Hills & Homes are Property Managers who could not get a job anywhere else. Due to Hills & Homes target market, they seem to have no conscience for quality control, so they appear to hire whoever– then not care whether or not they are professional. As long as they can keep renting their properties, they seem to not care about anyone who tries to rent from them. They know that college students need housing, and since they have a monopoly on practically all the properties that the landlords feel comfortable renting to college students, they know that there will never be a short supply of applicants. Desperate people will deal with the bottom of the barrel service to get housing, because college kids need to live near the university.
But if you don’t want mess, go with an apartment or privately rented house. Don’t deal with a company that is unprofessional and useless as Hills & Homes…
AS CAN BE SEEN BY THE FACT THAT WE LOST A PROPERTY BECAUSE THEY LOST THE PAPERWORK!

This is the most frustrating business to deal with. For starters, they don’t pick up their phone during regular business hours. Ive tried many different times and I get through to them once every fifth-​teen tries (if I’m even that lucky). The best way to communicate with them is to go to their office and talk to them in person.
But then we have these nice ladies who are extremely unorganized, and honestly it seems they have no clue to what they are doing. Our group was the first to turn in applications for a house that we wanted, and we were the only ones for about a week and a half. But yet they tell us 3 weeks later that we have been denied, and they didn’t give us a reason till we had to go in and talk to the manager (because our phone calls never got picked up). She then said that she will help us get another house, and asked if we were interested in another property (which we were). We then get a phone call a week and half later saying we have also been denied to this house too. This was extremely annoying because we were moving out of our house May 31^st and now had nowhere to go, which we told them over and over, and which is why we started our application process in April.
We then split our group up to hope of a better chance to get a house. Once again I had to go in and talk to somebody to schedule a walk through of a house we were interested and to apply for a third house. This was on a tuesday and they told me that friday would be the tour of the house and that they would let me know if I got the house we just applied for. Friday comes around and I get a call at 11:12 am saying that the girl I was talking to is sick today and that our appointment at 12 has been cancelled, also she had no news on the house. I was just about to lose it with them, but we happened to get another house on CL and we jumped on that opportunity.
To sum things up, Hillsandhomes is very unprofessional and treat college students like kids. DO NOT GO THROUGH THEM UNLESS YOU HAVE RUN OUT OF CHOICES… and if thats the case. Good Luck.
Oh and before I forget, Meliza was the only one in there that actually cared and was very respectful. If only your staff was the same way and not incompetent.

Hills and homes is just all over the place. The communication is minimal, their website is mediocre, and the girls that work there seem like they have no idea what they are doing sometimes – very unorganized. I called their office three times yesterday and no one picked up the phone and all I was trying to do was put my application towards another property because they couldn’t give me the one I wanted in the first place for whatever reason. When they finally did answer, the lady told me that their website does not list all of the properties that are available and that you must go in to their office to see more of them. Call me crazy, but when the majority of your clients are college students, why would design your system so people have to come in to the office? Now my friends and I have to drive three hours just to walk into their office and pick a property. They just make things so difficult, way harder than they need to be. I would not recommend this place to anyone. I hope someone that works their reads this so alterations can be made.

From the time that I walked in until I walked out these lady’s made me feel very welcomed!

THEY DESERVE ZERO STARS! These people are rude! They are horrible at managing properties, they move you into houses that have 30 year old appliances and never return your calls when you need them fixed, houses with high carbon monoxide, places with problems that they make the tenant fix. THEY BLAME THE TENANTS FOR ALL ISSUES. They never return your phonecalls. If you need something fixed at the house or plumbing they take a few months to get it done and ignore you.
If someone they sent out misses an appointment, they put the blame on the tenants. This is a highly unprofressional buisness. They are a huge headache! I have never had so many issues with a housing company until I encounterd hills and homes. They speak down to students, extremely uncorroportive team. I WILL NEVER DO BUISNESS WITH THEM AGAIN. Even the workers they send out to do their dirty work complain about the employees to the tenants they JUST MET!
THEY NEVER ANSWER THEIR PHONES.

I am amazed on how they are still running a business with how rude and unprofessional they are, specially Meliza. They make it very clear that their only interest is the commission they will make and not their clients well being. They lie about when they are doing things and blow you off. We rented a house through them for five years and they never had to do repairs, when we moved out they are charged us to replace all the things that were caused by normal wear and tear. I hope I never have to deal with this company and their rude lying staff.

These ladies here at Hills and homes are amazing ! I needed a place to move quick and they were so helpful. I was able to look at four places and I was able to move into my house before Christmas. Always polite and very helpful. Those people who wrote bad comments probably had never worked with public and don’t know how to treat others with respect

This company is the most unprofessional, dishonest and downright rude that I have come across in a very long time. The fact that they are one of the only local property management companies is why they are even allowed to remain in business. As a potential client I was shocked at how horrible the experience was… and in the end they simply took our money and never made an attempt (they lied about their attempts) to secure housing. I have recommended to a friend to start a competitive business which is in process of happening. As a future property owner in this area, I will be sure to never allow anyone from Hills and Homes to handle my investment. As a parent I will make every effort to assist other college students with their housing needs and avoid Hills and Homes at all costs. I wouldn’t allow them to help my dog find housing. Please beware. They are unethical, dishonest, disorganized, rude, and uneducated.
