Walters Home Management

My family and I rented from Walter Home Management for one year until PCS’ing to the east coast. Throughout that time they were very receptive to anything that happened to come up with the house for example contacting the owners who replaced a washing machine (not required per the lease we signed) that broke shortly after moving in which was very helpful as we had a new born at that time.
The property we rented was an excellent fit for our needs and we enjoyed the home.
When it was time for us to leave the exact date of our departure was unknown until shortly prior to departing when we received our orders, this caused some difficulty for a while. However, Walters Home Management took action to assist us and we were treated very fairly.
The homeowners were very helpful thought the entire rental period.
In the end I left with a favorable opinion of Walters Home Management. I was particularly impressed with the character of the leadership of WHM, which I had misjudged.

We have been very pleased and impressed with our experience with Walters Home Management. Sarah has been beyond helpful, professional, and has made our move into our rental home extremely easy. She has been very quick to respond to any emails, texts or phone calls. She has made us feel like all of our questions and concerns have all been validated and taken care of. The house we moved into was clean and in good condition. Sarah has paid close attention to all details of the house and made us feel very comfortable moving in.

The infamous stove was delivered today! Yay! It was a brand new white stove. I have never had a brand new gas stove, and let me tell you it is great! I am very glad they were able to deliver before mother’s day.
After writing the previous review I was contacted by Jennifer, the owner. And I am so glad she reached out. She was genuinely concerned about all the points in my previous review, inlcuding her staff member, Dallas. She apologized for the manner in which things were handled. And I apologize for not reaching out to her instead of going straight to Unilocal.I should have done that first. But I didn’t know to whom I should direct myself towards. So if you are a renter and have a problem, talk to Jennifer! Walter Home Management redeemed itself, indeed. Jennifer was very understanding and caring, and sympathize with all the points I brought up. She assured me that Dallas had the best intentions and might not even be aware of how she comes across. I later received a call from Dallas herself, checking in to see how the stove replacement went. And I was able to go over the things that were bothering me. She apologize and explained to me what was behind the management of all the complaints I had. All of them made complete sense. I ask her to please explain to me things like that in the future and I will be understanding. And she promised she will be working on it. I feel very confident this is the beginning of a great tenant-​home management relationship. Dallas was very sincere, genuine, and professional. I admire that because I know it is not easy to speak to an agry client. Now I can live in peace.
Iris and the handy men are very nice and respectful. And hard working. I like them a lot.

Walter’s Home Management is highly recommended. Sarah was very friendly and extremely helpful in answering all my questions and making sure all requirements were met before moving in. Sarah even went the extra step with installing new carpeting in my new place because she wasn’t satisfied with the existing carpet even after having it was professionally cleaned. I had an awesome experience with Sarah as well as with the other members of the management team.

UPDATE: After posting this review yesterday, Walter’s Home Management hooked us up with a new dishwasher! Now I have no complaints, five stars!
We just moved into a property managed by Walter’s Home Management in the beginning of February. We moved from Northern CA & were unable to view the condo beforehand. Sarah was extremely helpful & answered a ton of questions so I felt confident moving forward without seeing the place. She even showed the unit to my mother & made completing the lease process remotely a breeze. The condo was received clean & in good condition, complete with fresh paint & new carpet. We had a couple maintenance issues right of the bat, but they were addressed quickly & the contractors hired by WHM were very professional. Maintenance requests & rent payments are made through an online portal, which is convenient. My only complaint is that the dishwasher is so old & rusty that it’s unusable. I will update this review as I see fit, but for now we’re very happy with the property & the management.

I have been renting from Walters Home Management for almost 4 years now. Sarah and Iris have been a godsend! They answer all of my questions/​needs in a timely manner and are very good at following-​up (even on the weekend!). Sarah and Iris are always very knowledgable, helpful, and take the time to explain things.

I really appreciated that they were on top of everything and even was excited for the place I chose. This is the first place I have ever rented and I appreciated the time and effort they took to help me understand. I would text Nicole and Sarah on the weekends if I was panicking about something I needed to get done and even thought the office is not open they still took the time to talk to me. Overall was a good experience. Even for someone who is renting for the first time :)

We have been working with Walters as tenants in one of the properties in San Diego for nearly 3 years, so far we have had a great experience. They are very supportive and responsive team, specially Nicole Mackay, and Sarah are among the best.

I moved from Redlands (over an hour away) and Walters made the process so painless. Sarah sent me everything via email, I was able to sign documents on my iPhone. It was even more convenient because both me as my boyfriend were living in different cities at the time so we were able to finish the whole process and move in within 3 days. Sarah responded to my calls and emails very quickly and the entire staff was so friendly. Over all the experience couldn’t be better.

I have used WHM for about 10 years now to manage my rental condo. I have found them to be very professional and their customer service is outstanding. Because of their network of professional contractors, they are able to respond quickly to the occasional needed repair and when a turnover becomes necessary they quickly ready the unit and find a new qualified tenant. When I have a question about anything, they quickly and effectively respond.
I owned a RE brokerage for many years in L.A. soI know what to look for pro and con in a PM company. I am a most satisfied customer.

Walters Home Management was tremendously helpful getting us into a home following a relocation. Their acceptance and requirement guidelines are extensive however as a landlord in addition to a tenant I realize the tremendous liability a homeowner faces when making the decision to turn a property into a rental. Once in the home the management team assigned to our property has been so helpful and gone out of their way to share information and get issues quickly resolved. Nicole has been especially helpful and follows up to be sure that our needs have been met. We really appreciate the support of our home team and it has made being a tenant very easy. They offer a convenient payment system so your rental payment is done automatically which is helpful. It really couldn’t be easier.

It is the best service I have ever experienced! They are super nice, they made everything they need crystal clear. They even remind me reaching to the last point after hours, so that we could move in early

Maintenance requests are shockingly slow and at times have been pretty rude to use over the phone. Will definitely avoid them in the future.

I am writing this review as a homeowner. I was moving out of the area and needed a property manager. I interviewed a couple property management places and decided to go with WM. So far, I have had nothing but good things to say about WM.
Jeniffer has been very responsive to all of my inquiries as well as the staff. Craig is new, so he is still learning but he has been great to work with also.
I thought it would take a few weeks to find renters. Jeniffer suggested that I do an open house… never heard of doing an open house to find renters but it WORKED! My property was put on the market for less then a week before I found good QUALITY renters!
If you are looking for a professional, quality property management to manage your home or find a place to stay, then WM is your company.

If you have a choice, think very hard about how responsive you want your management company to be.
We submitted a maintenance request through the website, and after 4 days of no response, left a message on voicemail. Call unreturned for another 24 hours. Called again next day, no response to my 2^nd voicemail. The only way I could get a response was by calling the emergency line. And I didn’t feel it was an emergency, but no one was returning my calls.
Also received notice of impending increase, was told to watch for new agreement «in a few weeks» which would need to be electronically signed. Never received a new agreement, just a late notice for the increase, which we still hadn’t received a contract for.
Customer service is definitely not thier forte.

When we realized we needed professional help we found Walters Home Management through our Realtor. Best move we could have made! For over four years now (through tough economic times in case you have been marooned on a desert island!)) Walters has kept our property rented with outstanding tenants! If I have a question, it’s answered very quickly. Statements are emailed monthly and are easy to understand. If repairs, paint, carpet, etc. are needed, they have great contractors waiting in the wings (at reasonable costs).
Bottom line: if you just want a renter, find them yourself. If you want a quality tenant, use the team at Walters! No disappointments!

My experience with this company has been wonderful due to an amazing representative named Saba Jess. My husband and I are in the process of moving my in-​laws from Northern California to San Diego to be closer to us. We found a property that was absolutely perfect for them. We had the chance to speak to the curent renters and they had nothing but great things to say about the landlord and Saba. We contacted Saba and she was quick to return my phone calls and quick to move us through the process of securing the property. Saba went above and beyond in keeping us informed and creating a positive experience in what can be a very stressful time.
I di read the other comments posted here and I will be sure to come back and respond after my in-​laws have been in the property a while. As for now we couldn’t be more pleased with the service we recieved from Saba Jess!

I have to say that when I logged on and read some of the reviews I was very surprised, I am writing this as a home owner who has used Walters Home Management for more than 5 years, and I’ve VERY pleased with their services and do recommend them for other owners looking to take the worry out of having their property managed.
I’ve had some good tenants and not so good tenants and Nicole and her team have done a great job working with the tenants, keeping me informed and well frankly most importantly keeping the place occupied, it’s always rented.

I am responding to the comment below from the agency. I wasn’t going to put up my full review because I didn’t want to get too carried away, but given the response, I thought it would only be right for me to update my review.
Walters Home Management recently (2008 – 2009) set me and my roommates (3) up with a home. Once we signed the lease and move-​in paperwork, the company notified us that the landlord (who lived OUT OF STATE) would actually be managing the property himself. However, this landlord did VERY LITTLE to help us out with any of the problems we had throughout the course of our lease and we ended up having to take care of things ourselves, just deducting costs from our rent. I understand that the poor management of the property isn’t the company’s fault but here is what is: at the end of our lease, as soon as we were ready to move out, guess who came to start showing the house to potential new tenants? Walters Home Management. Even though they started showing others the house, they did nothing to help us close out our paperwork… all they did was tell us to leave our keys with them.
When we received the remainder of our security deposit post move-​out, we determined that our landlord took out way more than he should have and decided to sue for it in small claims court. After we unsuccessfully tried to serve him via process server, we tried to serve Walters Home Management since they were the ones that coordinated our lease with him (we were informed that we could do so from the small claims advisor). As we did so, they refused service and claimed that he was no longer a client and therefore they were not responsible. Afterward, another year passed, the suit continued, the tenants after us moved out, and I did a search for the property trying to gather up more evidence against our landlord… and guess who was helping him rent out the property again? Walters Home Management.
I’m not a malicious human being and I understand that their arrangement with our ex-​landlord was specific as to only cover helping him rent out the property. However, I truly believe that this is a VERY poor business practice and they should only rent out properties which they will be managing. If they insist on continuing this, then they should at least do a better job of screening the people that they choose to do business with and hold them accountable for managing the property.
