Windsor at Aviara

My review is just on their customer service when I called. I was looking for a particular unit type and even though they didn’t have it they still were able to help refer me to someone that does.

We have lived at Windsor at Aviara for over two years now. This is a fantastic place to live for whatever your situation – family, single, just starting out or just moved here… etc. The entire staff has always been great to work with. They are attentive when maintenance needs to be taken care of. The pool is great. It’s safe. Other residents are friendly. The schools are just down the street and are excellent. There is a workout room, movie theater, game room and business center which are always accessible. I recommend anyone looking for housing long-​term or temporarily. Windsor at Aviara makes apartment living luxurious and comfortable.

I lived at Windsor Aviara for 5 months this past summer. After the first week, I developed a rash that never went away for my entire stay. I went to a doctor who suspected it was an environmental issue inside my «home» and I now know that to be true. My air conditioning was broken for over a month before I could get anyone to come fix it. They would come, tell me it was fixed and it wasn’t. Finally, after almost 5 weeks, someone came in and realized the thermostat was completely broken along with the compressor. It still took several days to fix this. Whenever I asked for something to be fixed, it took days. Unacceptable, especially for the price I was paying. When I first moved in I thought it was fairly clean, but as time went on, the grounds were disgusting. Poop bags would be overflowing for 2 weeks. Trash bins would be piled for several weeks before being emptied. The stairwell and hallways to my apartment were not cleaned or swept for the entire 5 months of my stay. It is overpriced and highly overrated. I was told I was given a newly remodeled apartment but I think there were a lot of things «covered» up. Once I returned «home» my rash was gone within a week! Even after coming back to San Diego the rash has not come back. The only explanation lies in the apartment as I thought. Think twice before renting here.

Great place to live for a family. We were living their as a family of four for two months and the staff, especially Jolene, was fantastic. Higly recomended!

I love it here! Management is nice and the maintenance is great! I love the location and the school! Aviara Oaks Elementary is the best school in Carlsbad. My daughter went there since kindergarten. My son goes there now. Location is perfect. The girls at the front office are always pleasant. It’s quiet. Sometimes pet owners don’t clean after their dogs, but mgmt sends letters and emails and makes sure it gets cleaned up. My place is small, but I’ve gotten used to it. Eventually I will move into an upstairs unit and bigger floor plan. The only thing I don’t like is when the upstairs neighbor showers or takes a bath I can hear the water flow through the pipes. I’m downstairs. Overall neighbors are courteous and quiet. There was awhile there was music being played at quiet hours. Mgmt sent letters and it stopped. Overall a very nice place to live. I really enjoy the gym!

I’ve lived at Windsor at Aviara for almost two years now and am truly in love with this place. Our first impression of Windsor was that it was obviously beautiful, well taken care of, and the people were gracious and friendly, and still after two years here they continue to exceed our expectations. I’d like to write a review to speak to my extremely positive experience living here, as it seems many people write reviews only when there’s an issue or complaint. To be honest, I actually find some negative reviews here hard to believe that they’re talking about the same place. This is one of the most lovely communities to live in in the area – and we did quite a bit of research when moving to Carlsbad.
The community itself is beautiful and it feels more like a resort than an apartment complex. They take care to make the landscaping lush and green at every turn. The pool is sparkling and clean and surrounded by pretty lighted palm trees. There’s so much attention to detail! Our apartment (one of the smaller ones) has vaulted ceilings and is new and bright with white cabinets and nice touches; it feels big and spacious. All apartments have a washer/​dryer, which is of course a big plus. Parking is plentiful, too. After a long day at work, it’s so nice to come home to a community like this and instantly feel «ahh…» relaxed.
My boyfriend and I are in our early 30s, and while at first I worried that we might be somewhat younger than the average tenant here, there are actually many young families who live here. We’ve become good friends with our neighbors who are all friendly. We really like the staff, too. Stan, our maintenance man, was great (he just retired) and any time we had a maintenance request he’d be by to fix it right away (there seemed to be nothing he couldn’t do). There are also some great trails right outside the community that we’ve discovered as well.
While cost of rent might be a bit higher than other communities in Carlsbad, you really get what you pay for. Aviara is an upscale, beautiful area, and to us, for the ease of living, convenience, and how pleasant our life has been here, it’s worth it. We live in a place we don’t want to take a vacation from, because we feel on vacation all the time here.
If you’re considering moving to Windsor, I recommend coming to tour the community in person, and not base any judgments simply on the reviews. You have to see it for yourself. 5 whole-​hearted stars from us!

We lived here for a little over 5 months and we were really excited to move out. The apartment itself is really nice and safe. But, I don’t recommend anyone under the age of 60 living here. The «quiet hours» are from 8pm to 8am and they are enforced. It’s just not a fun place to live if you are someone who likes to have friends or family over.

I’d have to say that staying here at Windsor at Aviara was the best move we’ve made! We’ve lived there for a year and a half until my husband and I bought a home. We were new to the area so we decided to rent first until we got familiar with the community/​city. We’ve looked around many other apartments throughout Carlsbad, Vista, and San Marcos and none grab our attention till we found Windsor. What I’m going to miss about that place is all the amenities they had to offer! All appliances are included, separate bathtub and shower in master bedroom, the theatre room, game room, gym, the parties/​get together the office has every month, the clean pool, the staff and friends we’ve made!
Where we were at, there was hardly no noise at all! The landscaping outside our windows reminded me of being out in Yosemite National Park. Very beautiful. I would definitely refer any of my friends to live there!
A special Thanks to Perry and his maintenance crew who has gone beyond the call of duty when something needed to be fixed or replaced, it was done quick! The three ladies I’ve had the pleasure of knowing… Jolene and Karina (at the office) and even Elizabeth (the postal delivery lady) :)
The only complaint I have is the owners of pets needs to abide by the rules to pick up after their pet! It’s not the fault of this office for pet owners negligence! As many times the office reminds people via email, they still continue to ignore the problem of picking up. I strongly urge neighbors to report these people to the office.
Overall, it is the Best place to live!

This place is overpriced for what appears, in my lay opinion, to be quite shoddy remodels with no upgrade in the actual bones of the construction. I certainly could hear my neighbors and nothing is more offputting to me than listening to the person living above you go pee. For almost $ 2000 for a small apartment, I would expect better. I was told the units rent quickly but later learned they are have a much lower rental rate than elsewhere in San Diego County. Read the other reviews and you can draw your own conclusions as to why that may be. I know looking for a rental is tough but if I was you, I would save your money and keep looking!

Sh*ty place to live. I wouldn’t pay a dime for the apartments offered and leaving 1 star is one too many. Don’t let the photos, the model apartments or the staff fool you. I broke my lease and gladly paid the termination fee to get the hell out of this place. Like other reviews, it smells, there’s dog crap that residents don’t pick up on pathways & in the parking lot, one particular idiot neighbor left his dogs shit on the stairs (Screw you 1724), there’s constant noise from surrounding neighbors because the walls are paper thin and you can hear them talking while in your own living room. A/​C units are positioned right outside each apartment window, so when they’re constantly running it can get super annoying. If you like fresh air/​open windows, you can forget about that here. Oh! Let’s not forget the insane amount of notices to enter my apartment for reasons that the leasing office couldn’t explain. Apparently the maintenance crew can dictate what they want to do and you don’t have an option but to deal with it. I had a note on my door every other week. Really? WTF? The right hand doesn’t know what the left is doing!!! There’s no flexibility with staff when moving in. I was told I couldn’t move in/​do my walk through until after 12pm… So I got stuck paying my movers an extra hour to get my keys. Again, sh*ty, sh*ty place. You’d have to pay me to live here. Epic failure and a waste of money! They should level this place and start over…

I give this place a solid three stars. I really love living here, feel very safe, and enjoy the people I’ve met here. Recently though a woman has moved into the apartment near by with her dog. I love dogs! I have two. But she is incredibly irresponsible. The dog is never leashed, lays on the patio all day and snarls at passerbys. I have also spotted him defecating without the owner cleaning up after. I, in no way, blame the animal for any of this. He lacks the opposable thumbs to leash himself, he needs to relieve himself somewhere (although I can only imagine the cleanliness of her apartment), and if I was forced to live outside all day I’d be grumpy too! I feel terrible for him. I tried explaining how selfish she was for how she treats her fur-​baby. She seemed quite apathetic. It’s too bad Aviara doesn’t take the time to enforce the rules that are put into place for safety of everyone. I don’t think it’s fair to the dog, to the other pet owners and law abiding residents here, or to the late night drivers that aren’t expecting a loose animal to be wandering the parking lot. I certainly shouldn’t be the one enforcing the rules. I can’t believe I am the first to complain about this woman. Why isn’t anything be done? If she’s here when my contract is up, I will certainly be moving. It’s unsafe.

We lived at Windsor for over 3 years and very much enjoyed living there. The apartments are well-​kept, clean, and it’s a safe complex. The property is constantly being updated for the better. Some reviews complain about the pricing, however this is Carlsbad, and it is to be expected living less than 2 miles away from the beach in a nice complex. We had shopped around the area before choosing Windsor, and no other apartments were as nicely taken care of. Every time we had a maintenance request, Perry was always quick to respond and very helpful. I really enjoyed Windsor’s pool area with community grills, hot tub, and firepit. I always felt safe in this gated community, with all key code gates, and alarm systems. The neighborhood is quiet, and relaxing. Never had any problems. Would still be living there if we had not moved out of state!

I AM NOT A RESIDENT. THIS REVIEW IS BASED ON THE PHONE CALL ALONE.
I called to get a quote on whatever available one bedrooms they have. I already looked on the website and saw that the range of rents for the one bedroom was $ 1,500-$ 2,200 a month. Quite a range. I was hoping that over the phone, Windsor would be able to tell me EXACTLY WHEN and WHAT apartment (s) were coming available and HOW MUCH they would be renting for.
This is apparently a common sense inquiry that they are not prepared to answer.
After asking me what my move in date is, if I am familiar with the area, why I’m moving, and a few other seemingly inane questions I asked if they could please just tell me WHAT apartment was available IF ANY and how much the rent would be.
I was told that could be discussed on my visit and that the range was between $ 1,500-$ 2,200. Since I am literate, I told the woman I had already seen THE RANGE on the website and could she please tell me what was available and HOW MUCH THE RENT WAS.
She again reiterated that would be discussed during my visit and could I come in at 11:30 today. (An hour from now.)
Am I buying a used car?
(What if I went in there and told them my monthly income RANGED from $ 3,200 a month to $ 11,200 a month!!!)
I told her I wouldn’t waste my time and thanks very much.
Every apartment community that I have ever had contact with was able to tell me WHAT UNITS were coming available and HOW MUCH RENT they charged for said units. Why would I waste my time going over there if they can’t even tell me if anything is available!!!
An $ 8,000 monthly difference in rent is kind of something you don’t want to waste your time on.

We had a wonderful first floor apartment with direct access garage. View of farm field and wonderful sunrises. Quiet corner of the community. The apartment was tired and well used. Mismatched cabinetry, discolored linoleum, rusty light bar in master bath. However we were quite comfortable for our 6 month stay. They really jacked the rent by $ 250 a month in our offer to renew letter. We had no intention of renewing and would have had a tough time justifying paying the increase. We met the new tenant who advised that the rent she would be paying for a one year lease was several hundred less than
Our offer letter for the same term. Doesn’t make sense. You’d think they would want to keep the existing tenant, assuming rent paid on time and the like. On move out the maintenance supervisor kept me waiting 15 minutes. I had to call the office and ask his whereabouts. No apology for keeping me waiting! Great location and lovely facility.

Over priced… smelled disgusting, ugly floors, ugly kitchen counter, ugly blinds…
Go see it for yourself, you be the judge…

Gates — don’t be fooled that they make things safe — people tail others as they are going in. My mom and ex-​husband are able to get into the community 90% of the time they visit without using the dial resident feature at the gate. The back exit-​only gate often gets stuck open, or doesn’t open at all.
Rent increases
I mentioned in my first review that the apartment is nice enough. But not $ 2100 for a little 2 bedroom enough.
Lease is up again, and I think it’s only that I made a stink with the corporate office last year about the increase being 9%, that this time is 4%. However, I can’t say the same for my neighbor, who they raised it by almost 20%. Yes. 20%. Which is somehow legal because they give notice of increase in 60 days. It’s a total slap in the face considering this neighbor was one displaced by the Poinsettia fire that took out a whole building here, and half of ours.
I’m fully aware that apartment communities raise their rent every year, but 7, 9 and almost 20%? Ridiculous.
If none of this, or any other reviews sway you, the only piece of advice I can give is make full use of the community amenities to get the most out of your rent.
I, for one, feel lucky to have found somewhere else to live.

I’ve been living here since August and I love it. The staff is very helpful and friendly, the complex is clean and well maintained and it’s in a beautiful area. They always plan fun events for the residents — pizza night, brunch, happy hour, BBQ, etc.

Rented a 2 bedroom, 2 bath unit, bottom floor, renovated unit for six months (paid early termination fee due to job).
PROs:
–beautiful location
–extensive amenities: hot tub, pool, 24hr full gym with new equipment
–friendly office staff, never had an issue with them
–super clean, dog poop issue is something I’ve noticed sporadically, but that is a tenant problem not a problem with the property. They provide trails and plastic bags for owners to clean up dog poop so if tenants are irresponsible then I feel it is unfair to throw the property under the bus for this definitive First World Problem type of whining from reviewers below.
–online service requests are easy, every problem I’ve requested has been fixed
–no bug issue, if there are any bugs send in service request and they will respray
–all new appliances, stainless steel Whirlpool
–drawer type freezer is a boon
–fireplace
–porch
–central air
–washer/​dryer in unit is amazing, never had an apartment with this amenity before
–beautiful textured off white carpet, faux wood floors in kitchen, entryway, and bathrooms are pretty and waterproof, easy clean up
–separate shower and bath in master bathroom with double sinks
–no noise from units on either side, good sound proofing on the sides
–open parking, never had a problem finding a spot
–gated community with remote entry and buzz-​in capability for friends that forwards to your cell phone
–online rent payment with autopay set up so you can not be hit with the late fees complained about below
–open kitchen is amazing, great space
–nice track lighting in dining room
–extensive closet space, two walk in closets
CONs:
–extensive noise from the floor above us, creaking and water pipe noise. However, I kindly asked our upstairs neighbors to quite running around their unit past midnight and the issue seems to be resolved for now. So much poorer sound deadening between floors.
–even with updated appliances, the stove is still electric coil which is annoying but it gets the job done and I can’t really complain anymore, just used to cooking on gas
–someone mentioned poor cell service, which isn’t really the fault of this property, again that is something out of control of Windsor. However, I simply called up Verizon and explained to them my poor signal issue and received a femtocell in the mail for free that boosts the signal. No more issue.
–not enough recycling space causes an overflow in the garbage collection walled off area, that is a bit annoying but overall the trash collection gets it all done so if they aren’t complaining then I don’t feel that I have a right to complain
**UPDATE** After posting this review management quadrupled the amount of recycling bins for our quad area. Thank you!
–we had ongoing issues with our cats getting roundworms about once a month. I don’t own a dog, and this happens only from flea eggs digested by the cat. Since this was a brand new unit, I assumed the carpet was immaculate and couldn’t be the culprit. But after I moved out of this apartment, my cats have never got roundworms since. So unfortunately, somehow during renovation, the new carpet installed must have sat in some dingy warehouse and become infested with fleas and then installed in the unit. We were the first tenants with the new carpet, so it could not be leftover from previous dog owning renters.
–lastly, we had an issue with management after the Poinsettia wildfires, which destroyed some of this complex. We did not have smoke damage, so declined the extensive cleaning of the unit they offered. About a few weeks later, we had to move out due to job changes and paid an early termination fee. They did a walk-​through of our unit and determined our carpet would need extensive cleaning and would make us lose our security deposit. Again, this carpet was brand new and we only lived there for 6 months. We are not disgusting people, so this carpet’s normal amount of staining is apparently enough so that EVERY tenant that will ever live in the renovated units with this carpet will be losing their security deposit because it stains so easily with minimal wear. We asked about utilizing the smoke damage clean we were offered to cover this carpet cleaning so we wouldn’t lose our security deposit. Nope they said. So we got to pay an early termination fee of the lease AND lose security deposit. THANKS A LOT: DDDD

Wish I could give higher, but I can’t. The property is okay, a bit dated for my taste and the units themselves are not well maintained. Bathrooms are dated, old fixtures that aren’t really cleaned well between tenants. My unit has an old shower and an older tub that both are stained. Kitchen is okay, but nothing cutting edge. Having a washer and dryer in unit is good, but I have had issues with the washer messing up my clothes because they are lower budget top loading machines.
The neighbor I had downstairs banged on the wall every time we walked, which either meant the walls are so thin she could hear everything or she was just crazy — either way who needs it. The management team was awful and made sure I didn’t get any money back from my deposit.
Overall, if I could have given negative stars I would!
