History

Established in 2007.

Born in Phoenix, Arizona, Kathy O’Hara began her professional career in the US Navy. It was the US Navy that brought Kathy to San Diego, a city that to this day fills her with pride. When she returned to civilian life in 2002, a small real estate firm convinced her that she had the entrepreneurial spirit to be an excellent realtor. Most of her clients were military, which in turn started her in property management. In 2004, she expanded her understanding of real estate and property management when she signed on with Larry Cox of Cox Properties, Inc. In 2007, Larry Cox passed away which launched Kathy O’Hara to established Golden Property Management, (www​.GPM​SanDiego​.com). Since then, all properties managed by Golden Property Management are maintained to the highest standards. Our number one goal is to satisfy our customers, whether they be a homeowner of a condo, townhouse, single family residence or an apartment building.

Kathy’s knowledge and familiarity with real estate laws will ensure that every property GPM manages is maintained to the highest standards. As a property owner herself, Kathy appreciates the importance of renting to reliable and credit-​worthy tenants. She not only strives to find the right tenants — tenants who appreciate the fact that they are renting a home not just a place to live — she also develops an on-​going relationship with them. When maintenance is required, she doesn’t lock an owner into hiring her crew; rather, as a true independent she shops around for the most reliable, professional and cost effective providers, passing these savings on to the owner.

Not only is everyone at GPM very fast to respond to my emails but everyone has been so detailed, helpful, and clearly very knowledgeable.
I relocated to the East Coast and needed a reliable company to manage my property but was also looking for one that had a good reputation with tenants. So far, GPM has exceeded expectations. They put me in touch with some great people to get my condo looking its best and found renters much more quickly than expected. Very grateful!!!

We have used GPM to manage our rental for the last several years and Kathy and her team are fantastic – they handled everything from start to finish without a hitch. They are always responsive and we have felt 100% comfortable leaving our property in their hands. The monthly rent is automatically deposited in our bank account and they also have convenient monthly and year-​end reports that they send by email so we can easily keep track of our property. After having previously managed the property by ourselves we were so pleasantly surprised and pleased at how easy and professional GPM was and their service was worth every penny. We would strongly recommend GPM to anyone looking for a dedicated and reliable property management company. Thank you for taking such good care of us Kathy!

Probably great if you are an owner and use them, not so great if you are a tenant. It’s all about doing everything as cheaply as possible to save the owners money while sacrificing quality. Every issue or fix requested would turn into an ordeal. We had never had problems like this before when living in apartment complexes. My advice would be to avoid renting a property managed by them.

I rented a property from GPM and they have been great to work with. Always quick with responses, willing to answer my questions, and everyone is friendly. Having worked in property management in Hawaii for over a decade, I can say that if I ever need a property management company to handle a rental for me, GPM is going to be the only company I go to.

I called this company looking for a property manager for our HOA complex. Even though they do not handle HOA work, Kathy graciously helped me with my questions, and offered resources for licensed electricians, restoration, etc. I appreciated the advice, especially because there was nothing to gain for Kathy by helping me!

Went to a showing in Clairemont, and the property was not ready to be rented.
Cracked bathroom tile, unpainted walls, and I was told I could not look in garage
Smelled strange and dead bugs all over the kitchen
Also, in the Craigslist ad, they do not tell you the Application requirements which are ridicules.

I’ve been using GPM for over 2 yrs now. I am a service member and Kathy and her crew have been on point managing my home during deployments and a new PCS out of the area. They have kept me in the loop at all times, provided the tenants renting my home with top quality service, and always help if and when they can on any concerns with the home.

The team of GPM is by far the best in the business. Nobody else in the property management world knows their stuff better that them. They are the «Rolls Royce» of property management, and they take great pride in offering you the finest quality of service. They are truly on top of everything that they do, always accurate and fair.
On the human side, they treat their clients like family. They always do what is best for both tenants and owners. I have never seen a great service like this. I really love them.

I have been working with Kathy and her team for the last 4 years. They have managed a couple of my properties. I will never go back to managing my own properties again, as the owner, Kathy is an expert at what she does. Her team handles everything from finding qualified tenants, move outs, move ins, and schedules all the maintenance that is required. Her assistant Erica is on top of it! I would refer any owner to GPM.

This is a great company! I cannot say enough enough good things about them. The first time I applied for one of there properties I didn’t get it, I was told a better qualified applicant had qualified and as much as I (and I believe everyone) would like to believe there no better than ourselves, the fact of the matter is, that’s not always the case
Even though I did not get the place throughout the entire application process they were responsive and kept me up to date
A few weeks later, I saw a different place I liked on there site, which personally I thought was better than the other one and thought it was a blessing I didn’t get the other one.
I asked if I could apply my application on file to this property and because not that much time had past it was fine
I ended up getting this place and scheduling the move in was easy, they did it right away and now as a tenant they have been prompt to replying to any questions I have and they even have an option of paying your rent online

I have rented multiple properties over the years. My family and i move every 2 years because of my employment. I must say GPM is an excellent company. They helped us through the rental process in every aspect. The staff is knowledgeable and courteous, and they responded to my calls in a timely manner. All of the properties they showed us were excellent and well taken care of. I cannot say enough about the amount of professionalism in GPM. If you are looking for a rental property, i would highly recommend this company. they are the best.

I have been renting from golden property management for 2 years and now that I got a job in nor cal I unfortunately have to be moving away. One of the saddest part of moving is having to leave such an amazing property management company, the time I spent renting in San Diego has been such a pleasant experience because of them. I can only hope to find a great staff like them in my next property

I’ve been working with GPM for the past year and a half ever since my parent left me their home here when they decided to move back to Korea and I have to say hiring them to take care of my childhood home has been the best decision I made! Their staff is great and always gets back to you in a timely manner and the monthly states arrive on time every month and are clear and easy to read.
When my parents came into town and wanted to take a look at the property, GPM arrange a time for my parents to take a look while they were in town! I cannot express the excellent work the staff provides their clients! Would recommend them to all my friends and family :)

Kathy and the GPM team are fantastic! I was a tenant for almost 2 years with GPM and it was a great experience.
The application and verification process was quick and easy (all online). The lease and all supplemental documents are all signed electronically which is really convenient. On move in day, my apartment was admittedly not ready to go, but GPM quickly sent someone to address the pending issues and refunded me for the days it took to get everything ready which is definitely more than other companies would do.
Throughout the 2 years with the GPM, the staff was quick to respond to maintenance requests and any other question I may have had along the way. The company also has a tenant portal so you can submit maintenance requests and even pay your rent online. Everyone on the GPM team is very courteous and professional.
And lastly, the move out process was super smooth. After notifying them that I would be moving out, the staff quickly emailed me all the details I would need related to my move out. The move-​out appointment with Kathy was a breeze and my security deposit was returned quickly.
Kathy specifically is such a pleasure to work with. She’s extremely friendly and helpful, and looks out for her tenants and makes sure we are treated fairly. She even went to bat for me and got me more of security deposit back from the painter after I had questions on the amount, which was the icing on the entire GPM-​experience cake.
If you ever have the opportunity to rent a unit managed by GPM, do not hesitate! I am definitely keeping Kathy’s card too if I ever buy a place in San Diego in the future!

Great persona service, they are amazing. I hired them just to advertise and rent my condo, they did it all, took care of everything.
As an owner, it is an awesome service to help out meeting the applicants, running their credit, getting all the forms filled out, it a great service.
I have issued others in the past, and they do much more, and keep you in the loop the entire way.

I have rented many properties in San Diego since 2006 and have never had an experience as good as the one I’ve had with GPM. I am now at the end of my lease and have submitted my 30 day notice.
I must say the team at GPM is on top of everything. Any time I have submitted a maintenance request or a question, I have always received an answer within 24 hours. Kathy, Erica, and the entire team are very responsive, courteous and patient.
I’ve had some horrible experiences with property management companies in the past and must say that GPM stands out in the crowd as a pro tenant property manager. Also, by the way they have handled my requests, they are taking very good care of their customers properties. With that being said, this is the first time I have encounter a management company that is just as pro tenant as they are pro owner.
I’m writing this review before I actually move out because I anticipate a very smooth no hassle move out process. I’m sure I will not have to update this review :-)
You can’t go wrong with this management company… Highly recommended and 10 stars!!!

DO NOT USE THIS COMPANY. Under any circumstances. Now i know why the rent seemed too good to be true, because it probably was.
I ended up losing another property while waiting for GPM to approve. They passed their promised deadline of when they would notify me and once they did they didnt even have the courtesy to give me a call.
I am not mad they did not approve me, I am mad that they string you along and do not understand that families and lives are involved.
They also have the most obtrusive application process in the industry, HANDS DOWN!
