History

Established in 1998.

It all started with a favor in 1998. Anna Jamaa, the founder of Manager 4 Less™ remembers the very first time her mom, an influential Realtor who only dealt with home sales up until then, agreed to look after her friend’s property purely as a favor. Luckily, as the first experience was quite satisfying, we continued to offer this service at a rapid growth.

After graduating from UC Irvine, attaining her Real Estate Broker’s license, and joining the National Association of Realtors, Anna stepped up to take over the business. Setting up a strong foundation and building modern systems took time, but it proved to be indispensable. Anna had not only managed to steadily grow the company’s sphere of influence, but implement a structure that not only worked efficiently, but provided service of the highest quality and security for all her clients.

Business Owner

Patrick Alain is the Leading Property Manager at Manager 4 Less. He has a comprehensive experience in all phases of property management, including owner and tenants relations, financial reporting, leasing, marketing and personnel management.

Patrick was born in Paris, France and has lived in a number of countries throughout his life. Being fluent in five languages, Alain attributes much of his success to his capability of vitally participating in large elitist teams. He is a Real Estate Broker, a licensed Realtor and a member of the National Association of Realtors.

I rented a property that was managed by manager 4 less. Our property manager Patrick was always very helpful and friendly. Repairs were always made fast. I made sure to keep the place in good condition and in turn got my entire security deposit back. Most places will try to rip you off when it comes to giving you your deposit back but not this company!

If I could give six stars I would! Patrick managed my rental for a year and took care of everything necessary to have things run smoothly for me and my tenants. This company has become my number one go-​to for renting apartments and homes. I’ve referred all my friends and family to Patrick Alain at manager4less and he is nothing short of wonderful. Not pushy at all, extremely understanding about the pressures of moving and he even worked with me and painted two bedrooms the color I wanted at no charge. He’s very honest and always punctual. If I ever have ANY issues (i.e…broken toilet, leaky faucet, washer/​dryer belt) he’s got someone here within 24 hours. BEST BROKER EVER! Thanks again Patrick!

We went to see a place last year in Carlsbad that I found on Hotpads. Patrick had an open house there and we really wanted it once we saw it. Our income was a little lower than required but Patrick worked with us to get us qualified and in the place. We had to pay a higher security deposit but we were able to move in without any issues. We had good response to maintenance issues and there was flexibility in how different things that happened there were handled. When we gave our notice to move out he worked with our changing departure schedule. He is a super nice guy and it felt like he cared for our situation and our well being. He also gave us a reference of another company to work with when we decided to move out of the area. We really enjoyed working with him and would call him again in an instant to have him help us find another place!

Manager 4 Less, they CALL BACK. They FOLLOW UP. They CARE.
SO rare these days. I was looking for a place and called them. They NEVER stopped trying to help me find a place, so much that I hired them to manage my place in Rancho Del Oro house rental.
They never quit until they found me a home as a tenant in La Costa.
They have always taken care of me and my family as a tenant, and also my home. I totally trust them and recommend them.
They handle anything with real estate I am pretty sure. If I ever sell my other home, they are going to represent me.

RELIEVED. That’s the first thing that comes to my mind when I think about my experience with renting my condo through Manger 4 Less. Truth be told: like everyone else I’m good at some things and not good at some others, and dealing with people is not my specialty, nor is patience. Both qualities, however, are needed — in ample amounts — when you are renting a property, more so when the property in question is not exactly in the best of condition.
My previous renter, whom I took on someone’s recommendation, had been frequently late in paying the rent and, if that was not enough, had also damaged the property considerably. When I showed my property to the staff of Manager 4 Less, they, naturally enough, said that with damages being as serious and conspicuous as they were, they would not be able to get me a very good rent. I concurred with them, but didn’t have much money on me to spend on repairs and told them so. Always on the ball, they suggested some cost-​effective repairs. Thanks to their advice, I got almost as good a rent that I would have got had my property been in top condition.
If you are looking for top notch property managers who know what they are talking about and who have your best interests in mind, you might want to give these guys a call. I for one know I would continue to trust Manager 4 Less for managing my property and why shouldn’t I — after all, they are the best!

Let me start by saying that Patrick is amazing. I am a previous tenant and can say first hand that he has excellent people skills and is very responsive when contacted by phone and email. When I initially moved into the condo the new fridge was malfunctioning and I contacted Patrick and he got the fridge fixed within two days, and has always been very attentive to any concerns I had.

We were recommended to Patrick at Manager 4 Less by a friend. We met with Luke and Megan at one of our Solana Beach properties the following week. At first I was a bit hesitant because I was so used to taking care of our properties personally. I was soon set at ease with their knowledge and professionalism. In May of 2014, I was looking for a team to manager my property. I drove around and found a «FOR RENT» sign on a beach property in Carlsbad. I decided to call the number out of curiosity. A woman named Gloria answered and when I explained my situation, she quickly schedule me an appointment at my home the very next day in the San Elijo neighborhood. Being my first time, I was definitely nervous and I had a lot of questions and didn’t know exactly what to expect but Gloria made it so simple! We first had a walk-​through then sat down to discuss everything. I must say I am glad I jumped in the water! They found me a tenant within the same week and I was getting checks right away.
Overall I’d say my experience with them is relaxed and definitely easy going. There are never any complications and they take all of the stuff! In all honesty, thanks to them, being a landlord is much easier than expected haha. I’m considering buying more small units that they can manage. My rent deposit comes consistently the same time every month, just on time to pay my mortgage! I referred them to two of my work colleagues and they’re equally as enthusiastic!
