This company is not even a licensed contractor nor is the very alive Jeff Teson. We finally got someone to come who knew what they were doing. It was not only that the job was inferior, but that they charged me extra when their work was originally guaranteed. When the 2^nd visit didn’t take care of the problem, they just stood my tenant and myself up — didn’t come — repeatedly. FIND SOMEONE WHO IS LICENSED BY THE STRUCTURAL PEST CONTROL BOARD! Don’t let unqualified companies scare you into immediacy and suffer the consequences that you are out money and still have rats.

We paid several thousand dollars for an emergency bacterial cleanup company to clean out under the house and then more to have a heating company replace the insulation on all of the furnace ducts I was initially pleased to locate Rat Magic. Jeff Teson came to my home a couple of times and continued to set traps and rid the crawlspace of additional invaders. We live in the hills of San Mateo near an undeveloped field. Jeff promised ongoing rat exclusion for up to 3 years. The rats continue to visit our property through the dryer vents, which exit to the outside. They are now again in the walls and are entering by chewing a hole in the wooden door of the crawl space. Jeff has responded to a couple of my calls, but I have yet to see him on my property. Rats continue to have jolly time invading and nesting under my lovely home. This business is poorly run. Paying customers need to come first. Contracts need to be honored.

This is a bad company they over price they will let u wait they will fuckin rob and steel from your house good reviews are only made by them or friends to make them look good and when I ask their service I sawthe girl with young I think his girlfriend or wife using some kind of drugs inside the truck I saw her shooting needle

This review comes after Young’s follow up visit, he did sincerely explain the reasons why he did not make the appointment yesterday, also he showed his professionalism and double checked the house to ensure not rat is coming in again. He had given 2 year warranty to the job as a man of his words.
I am giving three stars for now as we need to make sure the rats have really migrated, or if not, Young and his crew will stand the warranty and come back to redo it. If everything works out fine after 12 months, I will change it to 5 star.

DO NOT use this company. My tenant in SF recently called the company on her own because of mouse sightings in the condo I own.
Rat Magic man came (late) inspected the unit and gave her an estimate of $ 1300 to rectify the mouse situation with 10% off if she ordered the work in two days.
A check of California Structural Pest Control Licensing indicates no license for Rat Magic. Same true with State Contractor’s License. They operate out of a home in San Bruno.
My tenant’s mouse problem taken care of by stuffing steel wool in pipe opening and placement of bait and trap costing. $ 15.75.
Avoid this company like the plague.

This is my second review, my first one several months back was not so kind. I think Jeff was going through a difficult time, I know he was hospitalized, maybe didn’t have as many workers as needed. I had difficulty with them standing behind their 1-​year guarantee, no call back, making an appt and not showing up, that sort of thing. But now I think that is behind them, because Jeff has been exceedingly responsive in calling back right away or answering the phone when I call. He brought a new manager with him and immediately said the new person found three places the rats could have been getting in and readily said they should have found that the first time and didn’t, so accepted full responsibility. Not hearing rats in the wall now. I will say I always thought they knew their rats and habits. I believe everyone deserves a second chance and I’m glad I gave Jeff and his crew a second chance.

Tons of promisses, but the only thing you hear are excuses why the work has not been finished. I also gave up on them after over 4 months back and forth.
Young came out to my house probably 5 times and every time he has a new excuse why the work was not finished. He has a very calm personality, but thats about it. He will stand you up, you have to constantly ask for feedback and the promised report with photos of all «improvements» — so I can ask my insurance for some back pay — was not delivered.
Save your money and look for other people. Rat Magic clearly does not care about its customers and also does not know much about pest control.

Rat Magic does not deliver on its guarantee. In fact, it doesn’t even return phone calls for past patrons. Perhaps this is because they know that they didn’t do their job in the first place. I had a horrible rodent problem, Rat Magic took care of it, but the rats came back. That happens, but Rat Magic never came back. When I called another outfit, they took photos of the work Rat Magic did under my house. They taped ducting with the clear plastic tape you would seal a box with. Of course, it had all fallen down. And they affixed the moisture ground cover to wood, creating dry rot. What they did was not only not to code, it was useless. AND VERY EXPENSIVE.
I will never use them again.

Unfortunately wasted a lot of money hiring RatMagic (Jeff) to come take care of a rat infestation at my property in SF. The initial work seemed okay, not the best quality from what i could see but i was pleased to know they offer a one year guarantee. Well, it is now about 6 months later and the infestation has been back for quite some time. There are multiple new points of entry into our property and droppings everywhere. After leaving multiple text and voicemail messages, i’ve given up. They have never responded to any of my calls or texts informing them that they need to honor their guarantee. Avoid RatMagic and find a true professional company to handle your rodent issues.

The update on this is.. . after back and forth and 3 trips out by Jeff over a 6 months timeframe to patch all the holes into the house where the resident ginormous rat was coming in from. I gave up trying to get my house rat proofed by Rat Magic and started over with another provider. This was done in December 2014. Yes, I could have gotten them out a few more times but I just ended up losing trust that this business will do the right thing and do what they said they would do – proof the house against rats.
I ended up going with another rodent proofing service in the San Jose area. They ended up patching about 24 additional access points that were not sealed off. Work was done in December. We caught the rat (s) that month and since then, no more droppings or signs of rats co-​residing in our home. That was really traumatic to live like that for 8 months last year. Yes, I lost money and ended up paying 2x. Lesson learned from this: Don’t settle for the first service out to give you a quote and do your research thoroughly.

These guys are amazing! They just left and my garage has never looked better. Great job.

Please do not use Rat Magic. I spent thousands of dollars in December and they guarantee me rat free for two years They stopped answering my calls in January until I reported them to Better Business Bureau. It has been 10 months since they did the initial job and I have not ever been rat free They would come and reset the traps but would not have the time to figure out the problem. There were several no shows or extremely late for their appointment where Jeff would show up after 5 pm and no work could be done About a month and a half ago, I told Jeff something smell in the basement bedroom. He said it just smell stale because no one lives in it. After telling me this for three consecutive weeks, he finally had time to do more than reset traps and investigate that the rodents made their way in between the floors. He said I would have to rip out the ceiling and replace the insulation. He also said he felt bad and would try charge me minimal for the work that is needed. Needless to say, I was a little upset. If he had taken the time when I first brought the problem to his attention, they could have blocked the passage way so the rats could not have done so much damage that I have to cut open my ceiling. I could not afford to continue doing business with Jeff so we agreed that he would refund part of my money. He asked for a payment plan, which I reluctantly agreed. He knows I can’t afford to get someone else to fix the problem until I get some of the money back. He was suppose to bring the first payment a week ago at 3 pm He was a no show. Later that evening, I texted him. Young is his step son. He said he got into a fight with his wife and Young called the cops. They didn’t press charges but he had been sleeping in his car for the past two nights and has no money. Young works with him in the company and has been to my house to work with Jeff. I waited a week before posting this review hoping that he would work out his problems and take the initiate to resolve our dispute. Unfortunately, now my only option is to take legal actions. Please do not use them. They were $ 1000 more than the other quotes I received. I thought paying more was quality. I was wrong.

Good Morning Rat Magic. I hereby and forever more resend my previous review. Jeff and his assistant showed up my home and went right to work. They found nests I did not know about and cleaned them out.
Before Jeff started the job, he outlined what needed to be done and with photo’s showed me the problem.
His estimate was fair and his work was the best.
To Jeff… Eric is humbly sorry and gives a very glowing endorsement of the work you have done.

I took a star off because of the contact situation, not for their work on my house.
Jeff (the Ratman) saw my review here and called me the next day. They seem to have too many numbers floating around and the two I was contacting are on cell phones that I gather have gone AWOL with some past employees.
Since then he has been out twice, found the new problem and we’re working on getting it taken care of. These guys are really really good at what they do, and I would highly recommend them. Hopefully they can get the phone situation sorted out and get back to doing quality work.

Jeff, the owner, was very professional and willing to do whatever it took to help us in our situation. He was prompt, friendly and his prices are excellent. He knows what to do and he does it with a great attitude. Thank you, Jeff.

We’ve been fighting house rats for months, sets traps, called a guy sets poison, killed 10 rats but no much changes, they still running aronud on ceiling every night. If you think you can handle yourself, I’m tell you «NO WAY» I called Rat Magic that I found from Unilocal. It’s not an easy job belive me, hard works, great job. I give 5 stars.

I had a tenant who had a mice problem. RAT Patrol came out and quoted me about $ 1,300 to wipe the mice out.
They came out one day to vacuum the interior of the appliances & put down traps & sealed up openings. Young came out one more time to check the traps … And basically never shoed up for any other appointment.
The housekeeper caught more of the mice than RAT Patrol!
I should have gotten more estimates. It was a rip off. The guys are nice, but the work & follow-​up was poor. I just felt that after they got paid, that was the end of the job for them.
They get zero stars for the work & follow-​up. They get a star for being nice, but that isn’t what I was paying for!
I will never use them again.

Appreciated Young for returning my call, answering my questions, an referring me to Brandon via my voicemail all on the same day.
So, Brandon and I were able to schedule an inspection & assessment of my potential problem with a raccoon family under my house… I had been hearing screeching/​scratching sounds plus smells coming from the crawlspace for over a week!
On the day of my appointment, Brandon & JB were very respectful and ready to help me out. They assessed the potential entry points above & below my house & checked my attic too. I explained to Brandon that I had a tight budget, so based on his assessment that all entry points looked intact, except the two vents in front of the house & the crawlspace door, he was generous enough to reinforce the two vents & give me instructions for a DIY approach at the reasonable inspection price. Within 48 hours of following his instructions, along with some other tips I found on the Internet, mama raccoon & babies completely moved out! I’m now working on step 2 of the DIY – sealing the crawlspace door.

I highly recommend these Rat Magic!

Rat magic does what they say they do– «make rats disappear!» We had some activity up in our attic recently. I decided to put out some rat poison and then we had to suffer the consequences– a smelly decomposing rat carcass. (I should have Jeff come out in the first place to place traps and not messed with the poison.) Long story short, Jeff was able to locate and eradicate the deceased rat, do some clean up in the attic as well as block off some of the entry points on my roof. It took a couple visits to the house to finish the project but I am hopeful never to have another rat enter our attic.
Bottom line, Rat Magic knows the business extremely well. Don’t mess with doing it yourself. Just call Rat Magic and make YOUR rodent intruders disappear!
