My husband and I decided to move from San Francisco to Sacramento. We went through the old listings and soon found our dream house. We needed a buyer’s agent fast, and after a hasty examination of Unilocal reviews we contacted several. Marc responded first and he provided a good set of comps.
As far as we can tell Marc is a solo practitioner, though he does have an assistant. We soon learned the value of a larger agency. In the heat of the buying process, the seller’s agent went on vacation to a remote country and had no Internet access. At the same time, her assistant went into the hospital for surgery. For about a week, Marc was asking the seller’s agent questions and repeatedly telling us he was getting no answers and that he could do no more. If he knew what was causing the problem he didn’t tell us. The sellers were using a larger agency, so eventually someone found another agent to carry on till the original agent returned. If the problem had been in an agency as small as Marc’s, the purchase process might well have ground to a halt.
The sellers were divorcing; one of them had already moved to Southern California. Doubtless this situation accounted for some of the miscommunication in our buying process. And this was not an easy sale in some respects. There were numerous liens on the property for sizable sums, significant repairs were needed, and the sellers initially didn’t want to pay for any repairs. On the other hand, we were paying all cash, so it was a fast sale with no risk of a loan falling through. Nor did we need a contingency to sell our San Francisco house before buying the Sacramento one. We didn’t even ask Marc to show us any other properties. Soon after we viewed this one we bid.
Marc is not a great communicator. He, and his assistant, usually acted fast on such issues as producing forms for us to DocuSign, even on evenings and weekends. But Marc wasn’t good at answering questions. Before we bid, we wanted him to question the seller’s agent about features and condition of the property that did not require professional inspection, so we’d know how much to bid. Marc just kept saying our questions would all be answered by our inspector *after* we bid. Marc sent us a standard sales contract, but did not explain a single thing in it. We had to pay our lawyer to explain various clauses. Marc pushed us hard to hire «his» inspector, who didn’t even have a working website at the time. We did our own research on who to hire, especially since we also needed separate pest/​dry rot, window, and plumbing inspectors. We were also concerned about how all those liens on the property would affect the close of escrow. Marc didn’t explain any of that to us, so we had long conversations with the title/​escrow company (chosen by the seller). When our inspectors found significant repairs were needed, Marc didn’t explain how to negotiate with a seller reluctant to pay, other than urging us to meet the seller’s terms. So it was back to our lawyer again, several times. We believed that Marc never read any document we presented, merely put it in DocuSign format, because we had to frequently remind him of the ones that had been signed. None of the agents were keeping the title/​escrow company informed about repair credits and changes in schedule, so that became our job too.
And Marc did not seem to be keeping track of the schedule. When the sellers were late delivering documents, when it was the last day we could cancel on inspection issues and retain our deposit, and all the days things had to happen in the process, Marc never seemed to be aware till we told him. We even drew up a spreadsheet of documents required by contract and dates in the process, and emailed it to him. We still had to remind him of deadlines and missing documents. Marc never told us we needed builder’s risk renovation insurance in place to close escrow. We found out from the title company in a conversation about other matters, one day before closing, so we had to scramble to find and compare policies.
Marc knew we were very concerned about the sellers moving out in a timely way. We told him to allow them a few days beyond the extensions they’d already had, and he then negotiated with their agent to allow them an extra week beyond *that* because he himself would be away for two days. He told us the move-​out date after he’d already agreed to it on our behalf. Marc also insisted on cutting short my first viewing of the house, which had already been scheduled (and which required us to drive 2 ½ hours each way) so he could pick up a friend at the airport. He repeatedly refused to instead move the viewing to any of several different days we suggested.

We had a wonderful experience working with Marc. He helped us find the right home for us at a great price. Marc was very patient and showed us all the houses we were interested in. He was always responsive to our phone calls and emails throughout the process. He had great insight and was very knowledge about the real estate market. He gave us great advice in negotiating the purchase price. He also helped us finance the purchase at a very competitive low interest rate. He monitored the market and locked in a rate at just the right time. Marc negotiated with particularly challenging sellers to get us the house we liked at the best price. He represented and advocated for us very well in negotiating the price, terms, and repairs. He went above and beyond in accommodating our schedule and preferences.

The Search
He listens and gives his honest opinion. He understood that I wanted to be in an urban area with a cozy night life and didn’t waste my time suggesting good deals that didn’t meet that criteria. I had the sense that he put as much thought and care into selecting an appropriate property for me as he would himself.
The Offer
Again, he listens. We discussed approaches, he suggested a strategy he thought had the highest chance of being accepted, tweaked it based on my input, and well, it worked. And the experience wasn’t stressful nor did I feel overextended.
Closing the Deal
So many steps before getting to the finish line, but it was as painless as possible. He kept tabs on the lender and title company to make sure everything happened on time.
The Life Long Bond
