Kilter Termite & Pest Control

I want to add to my previous review and thank Aaron from Kilter for reaching out to me. It is clear Aron and Kilter take customer service seriously and the immediate attention to my dissatisfaction as well as Kilter realizing their policy is not right and further changing their policy because of my post, has made me feel I will continue to use Kilter for any needs I have going forward. Thank you again for the personal phone call Aaron and for the post on here.

We have a contract with Kilter for our yearly inspection. In the last three years, they have not shown up for the scheduled appointments. There are a few units in the complex so there are quite a few people waiting around for 4 hours for nothing. We then have to call and reschedule and waste another half a day to have it done. With our most recent experience with them, we had set up an appointment a month in advance, and then confirmed a week before and yet no one showed up again. I called and spoke to the receptionist and requested to speak to someone in regards to this problem. I called twice and left my name and number and still no response and it has been two weeks. Judging by the last few reviews and my recent experience, this business is completely incompetent… from the office staff to the inspectors. Do not bother doing business with them, it’s a waste of time… plus they won’t show up anyways.

I’ve been a Kilter Termite customer for many years now and they’ve always done good service for me. We recently had a termite swarm at a rental property. I called Kilter on a Friday, we had an inspection on Monday, and the tech was there to perform treatment on Tuesday. I felt this was really great that they could move so quickly, and my tenant was happy about the quick response. We did have some conflict of service where the HOA at the rental property was covering termite services for exterior and attic, and Kilter was quoting service for exterior, attic and interior. Since there was an overlap of coverage here and the HOA doesn’t allow exterior or attic treatment by other contractors, we had to make some adjustments to their quote to accommodate what was being covered by each party. Took a little effort, but ultimately we worked it all out. Their service tech who did the treatment was prompt, clean, efficient and did effective work. Property is clear of termites and I’m glad they were able to accommodate the special situation with the HOA.
On a separate property which has a lot of wood and prior termite issues, I’ve also used them for carpentry and contract treatment. While it’s not an original business model, I do enjoy having an annual contract where they come out for annual inspection and treatment for a fixed price.

Run away! DO NOT DO business with this company.
We had Kilter and Ecola give us inspections and estimates for termite and rodent elimination. Kilter’s estimates were substantially higher for both but we elected to go with Kilter for the termite treatment as we bought their sales pitch of a more complete job. BTW: Ecola did the rodent treatment and that 5 star rating was previously posted on Unilocal.Wished we used them for the termites:(
On the first day of Kilter treatments, we received a call from a concerned neighbor that someone in an unmarked car was talking to the Kilter tech and questioning what kind of car the homeowner (me) drove. Turns out it was a Kilter marketing person who wanted to take photos/​videos of our home WITHOUT our permission. Is that legal?
Termite treatments took three separate visits to complete, only because we had to call/​email Kilter that they had not completed the job in the first visit. There was no action at the second visit because the tech was leaving messages on our home phone when we were not at home, despite having the cell phone as a contact number.
Now, for the best part: Wood repair. This was the most painful experience we have ever had with ANY company. After the first visit, work was not completed and new findings were made which would cost an additional $ 2200. Dave N. came to inspect a few days later and, without removing the paper covering the new finding, claimed the area was fine. The original tech came back out to complete other work a few days later and expressed concern over his earlier finding, which he felt jeopardized our roof stability, was called «fine». He completed most of the remaining work although would not/​could not complete an area on the side of the house due to, in his opinion, a crane would be needed to do the repairs. After multiple calls and visits, Kilter did not complete those repairs they originally quoted as part of the work to be completed and discounted the rate $ 200.
This ordeal lasted 2 painful months from the beginning of the work to final contact. We tried to contact the «owner» of the company, G. McKendall, who would not answer our emails or calls without multiple attempts. It seems Dave Newton is really the man in charge as his bad decisions are final.
Kilter advertises they will return at no cost to you for 2 full years after Kilguard treatment but when you read the contract, there is a $ 55 inspection fee. this does not seem «no cost» to me!
This company lacks integrity, professionalism, customer service and technical ability to complete a job. Wish we could give negative stars. Run away!!!

Kilter Termite’s inspection reported termites, rodent infestion and rot/​termites on patio cover. After spending over $ 10,000, $ 6,500 on the patio cover alone the patio cover main beam collapsed within 10 months. They had attached new wood to a deteriorating supporting beam. They wouldn’t even honor the one year warranty. Cancelled all my contracts with Kilter Termite. I would never use this company again. WARNING TO ALL! One STAR rating is too high.

Kilter resolved a major infestation of silver fish and brown recluse spiders years ago and I have had them come bi-​montly ever since. They are friendly, on-​time, efficient and don’t even have to be home. so easy. Best of all… I have no bugs! That’s the goal right? So I couldn’t be happier.

I had two of my rentals treated. Tim Sheldon was my inspector. Gave me very reasonable pricing, very professional, and most of all on time for our appt.
Ricardo, who treated the properties was there on time, very diligent and very respectful. Did a thorough job. Very happy with these 2 gentlemen and the work they did.

Used Kilter for pest control at my residence for the last several years. Always excellent service by Jonathan. He is courteous and gets the job done in record time. He always asks about problem areas and takes the necessary steps to solve any problems.
Will continue to use.

We use Kilter for annual termite treatment, rats in the attic and to control ants. Barb in the office is very professional and always helpful. They give a four hour window for service calls and usually telephone just before they come. Expect to pay a lot for the first time service. But, follow up is fairly reasonable. Bottom line, no pests!

I just had Kilter over to take care of a major termite problem. Josh was very prompt and efficient and spent over 4 hours hitting all the outside fascia boards, the master bathroom (where we had droppings over the tub), and the garage. So far, so good. Will let them know if there’s any further problems. We plan on hiring them next year to come and replace ALL the fascia boards around the house just to make sure the termites are gone!!! Loved this a whole lot better than the idea of tenting… my husband does part-​time catering, so we have a ton of kitchen equipment and food, as well as dogs, a cat, a bird, and a fish… all of whom we would have had to «farm out» somewhere if they tented. Additionally, with so many tented homes being broken into, we didn’t want to chance it. We are totally happy so far.

I am a long time customer of Kilter. We renew annually for our maintenance. When called, they will come out, but it could take a few weeks. That sucks when your house is swarming with termites. Lucky me, per my call with Barb this morning, Adam will be here Tuesday. It’s our annual renewal inspection. But we know we have termites and they recently treated us for them. So lets see, how they are going to get rid of them? They are nice people, and I guess I am just questioning their effectiveness? I’ll keep Unilocal updated.
They tented and honored their commitment! Can’t ask for more!

Beside the annual contract fee, they charge you an extra $ 250 a year for a termite inspection. I have been under contract with them for about 7 years and now I’m in escrow to sell my home I have thousands of dollars in termite repair! Very disappointed.

I had previously been told by another termite company (pacific termite) that spot treatment is not possible, and tenting is the only viable solution. Kilter not only said spot treatment is possible, but also recommended. They’d also insure me for 2 years. It wasn’t an upsell either because the quote for both tenting and spot treatment was very similar. I compared their prices against 3 competitors.

I have been doing business with Kilter for at least 7 years at this point. My 3-​star rating is based on 2 parts. The first part being the bi-​monthly service contract and the second part being the annual maintenance inspection contract.
With regard to the bi-​monthly service contract, I have repeatedly asked Kilter to please contact us at least 2 days in advance of our bi-​monthly scheduled service for access to our backyard since we have two small dogs and keep our gates locked. Many times, I will get the call on the day before confirming our appointment for the next day. When I call back to speak with the office staff, I can usually get it corrected or re-​scheduled as needed. Each time, the office staff tells me that my account is noted about the special request and they apologize for the inconvenience. Most of the time I will ask to speak with Barb in the office who has always been extremely helpful and worked with me on my account for years. This is a minor annoyance, but it seems to keep happening. Generally speaking, I am very happy with the service that Kilter provides and the service technicians are always very pleasant and accommodating. If they tend to arrive earlier than their scheduled appointment time window, they will usually give me a call and wait for me to arrive home to unlock the gates. I have recommended Kilter to my next door neighbor who is also under contract with them now. Therefore, my scheduling is a little more complicated by this fact as both houses have to be scheduled concurrently. All in all it isn’t a major issue, but it has become tiresome to keep asking the office staff to read the notes on my account.
As far as the annual maintenance service contract is concerned, I have never had any issues. I will usually receive the invoice in advance and then will contact Kilter to setup the appointment time. This is the first year that I didn’t receive the invoice, but I did receive several calls attempting to schedule the service. When I did call back to schedule the appointment, again I spoke with Barb (see above) and advised her that I did not receive my annual inspection invoice this year. She immediately rectified the situation and I had another copy within days. This year the service technician who arrived to perform the inspection was named, Lyle. He was very pleasant and engaging. He took his time walking around the property and inspecting all the usual areas. He also ensured that an area which had previously been infested was properly checked in my attic. Lastly, he found a minor issue on one side of my garage and performed a spot treatment.
In past years, Kilter has found that I had dry rot on my fascia boards which I contracted with them to replace as well as a new side door on my garage. I have always been pleased with the repair service that they have provided.
Our yard and neighborhood seems to attract many types of critters (squirrels, skunks, possoms and raccoons) all of which will drop fleas in our yard as a result of crossing between the yards and nesting in my neighbors Cypress trees. This of course creates a constant battle to keep the flea infestation in check. We had previously been contracted with Flea Busters which didn’t seem to have any effect on the problem. While Kilter has not been able to eradicate the issue either, at least their service helps us to keep it manageable. We have taken a multi-​prong approach to battling the flea infestations with using Kilter’s bi-​monthly service along with flea pills and collars for our pets.
In summary, I am generally happy with the service that Kilter has provided to my home. However, there are occasions when I believe that their back office operations could use improvement.

Aaron came out to our place and was not only completely professional, but he also eliminated the stress of our pest problem. I would definitely recommend Kilter to other people.

Jonathan my technician was very polite on time and called before he cane over to give me a heads up. Barbara in the office is very polite she gave me a reminder call and made sure if I had any questions to call.
Jonathon also explained all spraying and cobweb removal and they even sprayed ny garage and warned me not to go into the garage for two hourse. They were very professional and extremely efficient I would recommend them to anyone and they have done work for my neighbors to help reduce water bugs we get around here. Overall a great company

1. Following our yearly home pest inspection (cost over $ 250) I found multiple areas of live infestation not documented by the inspector. This Kilter inspector had inspected our home for several years. We were subsequently informed by Kilter that this person had been discharged.
2. The Kilter manager who wrote-​up the wood repair contract required a deposit of 27% before work began. This may be in conflict with California Code which appears to stipulate a deposit not exceeding 10%.
3. Kilter’s second story ladder work was scary to witness!
4. Kilter’s wood repair/​replacement crew would not perform second story tasks contracted by the Kilter manager. Frankly, after witnessing their second story ladder work, I believe this was a very wise decision. As a result the homeowner had to contract several work-​arounds before the home could be painted.
5. Kilter replaced the existing finished facia boards with rough cut facia boards. This required additional work by the painting contractor that followed.
6 Kilter primed the replacement wood with water based primer after agreeing to use oil based primer. Kilter switched to oil based only after the homeowner discover the discrepancy.
7. Kilter started and finished the work on schedule. Unfortunately, as previously mentioned, the scope of work had been changed significantly.

Worst customer service ever. Needed a second opinion following a home inspection for the sale of our home. Provided them with the inspection report and just wanted them to confirm the findings and give us a price quote. Waited for the quote for several days and received nothing. After following up with the inspector, we were told that the front office should have emailed it and that he would follow up. After another few days, called inspector again. This time he didn’t answer our call or return our call. More than two weeks after the inspection and still no follow up. Time is of the essence since this is related to the sale of the home. Disappointing to say the least. They have lost our business and we would certainly never recommend them to anyone. If I could give 0 stars I would.

I first heard about Kilter when I had a chat with my friends in the mall. We were talking about termite inspection and other related stuff and then it hit me. I realized that there are plenty of wood in our garden area and that would surely be a wonderful treat to termites. So my friends advised me to have my house checked just in case.
Kilter’s inspector arrived for the inspection and he was courteous, assertive and open in helping us ensure the safety of our home. He was also timely and informed us about the current state of his inspection. And just as I feared, there were already signs of termite activity at our garden area but we were lucky the termites haven’t reached our house yet. The inspector advised an immediate termite treatment right away, which I readily agreed. We got our home out of blood, sweat and tears and losing it to termites is a horrible thing.
And we are delighted with the inspector and his team for the treatment. Kilter did a great job in informing is beforehand about the procedure, so we knew what we would be expecting from them. The treatment went as smooth as silk. It was quick but even with the quickness they were thorough with the procedure. They never missed a designated spot and they made sure the treatment was done right. But was it really done right? Yes! Because after several treatments they made to our home we were never able to see any sign of termite activity again — and that is a good thing!
