First Light Property Management

First Light is a first class property management company. They handle all aspects of their activities well: advertising, tenant screening, leasing, maintenance, collections, etc. They have good, knowledgeable and attentive staff.
BUT, the thing that they excel in is information. They have a computer system that tells everything you need to know about your property. The information is updated throughout the day. And it is available online all day and night. When a tenant pays his rent you know. When a tenant complains you know and the nature of complain. You know who is assigned the task of fixing the problem and its progress until completion.
I feel that I know a lot about the property without having to visit it daily or monthly.

We all know how tough and competitive the rental market is here in Redondo Beach (and if you don’t — BEWARE. Its hectic down here!!). We must’ve left 3 messages at three separate leasing offices or management companies — not ONE of them called us back until a day or two later. Frustrating? Oh yeah.
We were so lucky to come across First Light and apartments that they had listed. A property management that actually answers the phone!!! We about fell out of our shoes.
Best part? All of the staff was very knowledgeable about the rentals, worked late hours for showings and were very responsive throughout the application process. They made the whole process almost completely stress-​free. We recommend them to all of our friends.

Integrity is how I would describe First Light’s team of professionals.
It has been my personal pleasure to have them watch over my family’s portfolio of properties. I have nothing but good things to say about how they handle themselves professionally. They truly provide top level of service to their clients and I am glad to count myself as one of them.
We have properties all over Los Angeles (5 to be exact) and First Light’s staff members are very knowledgeable about each of the properties: the niche markets for each; the best way to market the properties; and the best way to reduce the operation expenses (note: thanks to my property manager, we were able cut my monthly trash bill in half).

If i could give this no stars i would. After doing a thorough inspection of the place… not the rushed inspection the company does. i have notices that all they «fixed» were superficial stuff… minor paint and flooring. I have had to do my own repairs spending$$ out of my pocket for stuff that should have been done… cant wait for my lease to be up. dont fall for it… STAY AWAY FROM THIS PLACE. WORST MANAGEMENT COMPANY EVER!

Hi, I just wanted to share my recent experience with First Light Property Management. Last month I had an issue with my toilet constantly running. I entered the issue into the maintenance system and I was shocked when I got a phone call the next day saying they were sending someone to look at it today. The repairman was wonderful and had it fixed quickly. I have lived in many apartments and I can’t say I have ever had quicker service. Thank you First Light for the quick assist!

I have found through the past 15 years from working with property management companies that I either love them or hate them. I have hated most and feel with great confidence after using this company for several years that they will continue to deliver on everything I ask of them. Even though I don’t own as many properties as some owners their team has treated me like I’m just as valuable. First Light will be an important partner as I add more properties to my portfolio in the future.

My family hired First Light a few months ago to run our apartment building in downtown Los Angeles and honestly, I wish we had contacted them sooner. I have been the main point of contact for all the maintenance, leasing and emergency needs of the property for the past 6 months and taking every last minute of my free time. (Note: my parents ‘retired’ from the job to travel world — which is how I ended up as the defacto manager). The transition to management was much easier than I thought it would be and I have been able to actually spend time after work doing something besides answering tenant maintenance issues and complaints. Called the main 888 number during business hours multiple times, rings forever with no answer, finally the voicemail picks up and says to leave a message, the phone call will be returned the «following» business day. Annnnnnd, «THIS MAILBOX IS FULL».
Great job! It’s not like you guys are running a service here.
I have not found a single person to say anything good about this company yet, I’m still waiting.

This company is Grade A+. I was a renter for three years and they were great. They always fixed things quickly, got back to me, in many cases, the same day. They would either send emails or call. They really did seem to my best interests at heart.
Trevor and his team all were pleasant and very attentive. The property manager was also A+. Would definitely recommend First Light.

First Light Property Management TWO THUMBS DOWN! They recently took over management of my leased unit and they have increased my rent twice in a year… When you need a repair you have to constantly call and email to get a response… I would not recommend

First light recently took over my apt building in san pedro and a decline in service with a raise in rent is all i have experienced. No water shut off notification. Spoke to jessica their after duty management rep and she lied saying the city had shut off the water. Later she changed her story and refused to give me the plumbers numbers. She then yelled and hung up the phone. No repairs or improvements. Even though they post signs saying so. Even took out the on site landlord.

Fixed my problems

Wow, I cannot emphasize enough how rude and unprofessional this group is. They are extremely condescending on the phone and I would stay away from this company! Laurie Volpe is a terrible employee and she has no clue what she is doing. She called me on my cell phone during the work day and asked me if I called her. I said no and told her politely I was in the middle of a meeting. She responded by saying, «so I should call you at nights or on the weekend? That’s not how it works!» I calmly responded to her rudeness by reminding her that she called me to ask if I had called her, which I had not. First light needs to hire a professional team ASAP! As a VP of my HOA board I have heard many complaints about First Light and we will be looking for a new property management company.

I was looking for a place to stay in Southern California from the east coast. It was really easy with First Light because I could apply online and did everything via email. Marty was quick and thorough. I wasn’t worried about not seeing the condo before I moved in because they had YouTube videos posted online. My move was seamless and I’ve had zero problems so far.

I’m a single mother who was living in one of First Light’s buildings when I found out the owners wanted to renovate the building. I started to panic… I live close to my daughter’s school and didn’t think I could afford to relocate. I called First Light in a panic and I was so blown away by their compassion. Rhoda knew that I was a great tenant and made arrangements for me to move to a building they manage literally around the corner and in my price range. She even didn’t mind that I started crying on the phone when she told me the good news! Forever indebted.

I tried applying for a rental property 1600 S. Pacific Coast Highway through this property management company and got absolutely nowhere. Austin Tyler, the one who manages this property, was eager to get us in the system by applying through their online portal and paying the $ 30.00 per person application fee. I quickly gathered all of our information and submitted it, paid the application fees, and waited for a response. I got absolutely nothing. A week later, I called the office again and was told that our applications were not ever processed because they were deemed «incomplete.» I kept looking online to see if this property was still available and sure enough, it was.
After texting Austin multiple times, I finally get a text from him basically saying we should give up on that property and that «he has no idea what’s going on.» Frustrated, we ended up going with another property because this company chose ignore our emails and phone calls. The actions of the people who represent this company show that they don’t want to take any responsibility for anything they are doing.
It has now been three weeks and I have continued to try and get in touch with Rhoda Yu, who has continually ignored my calls and emails. I have requested a refund for our application fees because they were never processed and nothing was done with them. I basically paid $ 30.00 for nothing. I have called their office several times, only to come to their receptionist asking if I would like to leave a message. I have left several messages as to why no one has gotten back to me. I still have not heard anything.
If I were a landlord or a consumer, I would NEVER put my property in the hands of these people, nor rent from a place who uses this property management company. Ever since I submitted my application, they’ve been nothing but rude and show no concern that I was trying to find a place to live. Word of advice for this company; maybe if you actually did something with the applications you received and didn’t choose to ignore people’s concerns, I probably would have given this company a better review. I am more than happy to say that I am now living in a place where I do not deal with such people. As a renter, going through property management companies in general is a huge scam and nothing but a waste of time!

I have NEVER written a public review for anything, but I had to this time.
I have never been so indebted to a stranger as I am to Martin. He is a stand-​up guy who is on time, keeps his word, and extremely helpful. To the point where he makes all others’ in the service industry look really lackadaisical. My family and I are beyond thankful to Martin and his help, we are truly in his debt.
Here’s what happened in a nutshell:
My pregnant wife and I drove to LA to look for housing. After visiting a house in Old Torrance, I had a handshake agreement to rent a small house. The owner had met me and my pregnant wife and said that he’d call us after our credit cleared. I looked him in the eyes and we shook hands. Twice. That was Sunday. After that, my wife and I booked an OB, a hospital, a hospital tour, a daycare, etc etc, all in the area. Wednesday night at 10pm the owner of the house sends me a text and tells me that he changed his mind and decided go with someone else.
I felt like someone had punched me in the stomach. We felt sick. It was a rollercoaster and would have just been better to not have met the guy or been told we were on a list so we could have kept looking. To do that to anyone is terrible, to do that to a pregnant woman is unconscionable.
Long story short. I luckily found a cheap flight. Flew from the Bay to LA. Looked at places Friday and Saturday. On Friday, I picked up keys from another property management company that is across the street from First Light. After seeing the property, I walked over to First Light to ask about a townhouse in Torrance. THANK GOD, Martin was there. He listened to the story about my stressful situation and set up an appointment to see the townhouse the next day, Saturday.
The next day, he arrived on time as he said he would. Good sign. He showed me the place and it was better than both the first house or townhouse I’d seen the day before (same community). Better sign. I told him I was very interested but that I needed to get a commitment as soon as possible since I was flying back the next day and might leave a deposit with another place.
Martin told me he’d run our credit that day, that our app looked good (filled out the night before upon his advice), and that he thought we’d make great tenants and that he’d recommend us to the owner who ultimately chooses the tenant. That was around 1pm. I left and was stressed. HOWEVER, in just 3 hours, by 4pm Martin called me back and said we were approved! It was like a dream ending.
The next day, we arranged to meet (on a Sunday!) so I could drop off my deposit check. Again, Martin met me on time at a local coffee shop and now my family’s ordeal is over. Martin and First Light saved me from one of the most stressful times of my life and made my crappy weekend actually livable.
To be honest, in addition to liking the place better, I am already so glad to be in a First Light home
because their reviews were so much better than competitors (I mean who goes on line to write good reviews, but FLPM folks do!), you can apply online, sign documents online (even on your phone), and pay rent online. Our new place cost $ 100 more than the other townhouse, and $ 400 more than the house, but it’s totally worth it to have a better home and work with good, trustworthy people.

There is still NO HOT WATER AT 738 S New Hampshire Avenue!!! And it’s a holiday so you can’t call any officials in the city and make a complaint about this absolute nonsense.

Apparently firstlight allows pet deposit of $ 600 & will still try to get rid of him. I’ve been a resident for 1 month and my animal was approved and paid for. He is a cat, makes little to no noise and the neighbors always coo at him and call out «kitty» when he’s in the window. So where is the problem that’s inspiring the property management to evict my cat and force me to send him to a shelter, which is bascially sentencing his death.
Riddle me this: what is ethical about allowing a pet in a legally binding contract as well as a HEFTY pet deposit and after a month, the lease agreement about the pet is void, but they except me, the paying resident, to still pay rent?
