I have had an excellent experience with Ernst and haas over the last several years. They managed my mom’s house as a rental and I have been consistently impressed with their work. I highly recommend them.

Not even sure where to begin with these guys.
First off, getting in contact with them even about simple matters is a massive hassle. You have to leave messages with answering services that seem to never reach the intended person.
Their apartments aren’t kept up well, and the repaid jobs are terrible and usually end up needing to be fixed multiple times. No one seems to care about these places at all. Even when you have appointments they don’t seem to show up, and then they’ll say you missed the appointment.
I could go on, but honestly, do yourself a favor and rent elsewhere. I’ve been in apartments all over LA and LB for 20 years and these guys are by far the worst. I know they seem like a deal, but you get what you pay for.

I have had good experiences when getting repairs done quickly while living at one of their properties for two years. Used their online portal and service was prompt and courteous. The move in was quite a lot of paperwork but probably to ensure good tenants. I did not have any issues until moving out.
Upon leaving their rentals be sure that they do a proper pre-​move out inspection. Laziness by the property supervisor was the cause of this dilemma. We did the move out inspection and were told that the deposit would be «recommended» to be fully returned. However, it seems to be standard practice for them to just nickel and dime tenants under the assumption that people will just accept a couple of hundred dollars off of their security deposit.
Most people will settle if they get most of their deposit back. CA law requires that they either give you a itemized list of repairs needing to be fixed (during or right after pre-​move out inspection) or they have to refund your deposit in full.
It’s a sneaky practice that most people will not question. If you spend the time to clean your apartment when you leave and schedule a pre-​move out inspection. You should not have to deal with charges that were never told to you. Period. Needless to say they disregard the law when it comes to providing items to fix if you do a pre-​move inspection.
I had zero issues prior to moving out. Communication seems to be good and most of the people in the office do their job well.

My partner and I first found Ernst and Haas in the middle of the year. The properties we were interested in were beautiful but we decided we weren’t ready to move yet. We returned in November and again, beautiful properties. We applied and were approved but unfortunately the rental unit was no longer available. We quickly found another one we loved and Jessica Montenegro helped us all along the way. She returned our calls and emails and always kept us updated. We’re scheduled to move in a couple of days and until now we’ve enjoyed the service provided by Ernst and Haas.

This management company was horrible. We hired them to get our apartment rented. After assuring us that it would only take ten days to find a tenant, we were more than patient as we waited over a month and a half with no progress, and only a few showings. I would not recommend this property management company to any owner looking to rent out their property.

Downtown Long Beach
2÷1÷2016: We turned in our 30 Day Notice (last night) after we discovered our landlord had gone into our apartment while we were gone. In addition to the loud neighbor… If you have never lived in downtown metropolitan areas you need to know that downtown Long Beach is very loud with city life — sirens, constructions, dogs, car honking ect. The complex is close to a grocery store nicknamed Tweaker Vons — well named. But the baristas at Starbucks are very friendly.
Be very careful with the landlord, she is a liar. Whatever she tells you make sure you get it in writing.
After we complained yet again about the neighbor and apartment issues we were told that the walk through that we never did or signed off on prior to moving in didn’t list the problems we were complaining about. They did fix some of the problems but the nothing has been done about the neighbor.
Before moving in you should request two thorough pest spraying. One immediately after we move out & one a week later to kill any newly hatched eggs. We have been using our own pesticide to keep them at a minimum but even that hasn’t prevented them very well.
The apartment is NOT energy efficient. Expect your Southern California Electricity bills to be a minimum of $ 100 each month in the winter if you don’t use much of the heater or a space heater. Buy thick curtains for the windows because the windows are old & a lot of air comes through making the apartment very cold. Summer: If you don’t use a portable air conditioner your bills could be as low as $ 75.
The refrigerator is HORRIBLE. in December 2014 we offered to replace it for free with an energy efficient one & said we would put it in writing that we would leave it behind when we moved out — they refused. The refrigerator is not air tight and cockroaches can & do get inside. Use plastic bins inside the refrigerator to keep your food clean & bug free.
If you go to bed before 11 pm & wake up before 7 am — good luck. If you are deaf, noise will not be a problem for you.
Got Pot? The neighbor does — he has a ton of it and smokes it in the corner of the apartment not too far off from the soon to be available apartment.
Parking: No space available in the garage but if it ever is it’s $ 100 & not really secure as we have been told that items have been stolen from the garage. The gates & doors to the «gated community» are constantly left open. Street parking can be difficult. Lots of construction and film crews. Street «cleaning» is Tuesday & Wednesdays. If you are not parked in a space by 4 pm latest you will be walking at least a block away. If you go out on the weekend & come back late you are walking at least 2 blocks away. if there’s an event of any kind you are walking at least 3 blocks away. There is no parking at all for the city sponsored events such as the car races.
Unless you like the smell of exhaust, gas and burnt rubber you should plan your vacation the same weekend as Toyota Grand Prix of Long Beach.
The one star is for the neighbor next door who is an absolute sweetheart. The ONLY good thing about the complex.
¹¹⁄₂₀₁₅: We have a neighbor that does nothing but scream. Scream at the sports played on his tv at full volume, scream at people, scream at his kid his wife whoever they are, I don’t think the guy knows how to talk — just scream. Which is almost funny because someone or more than one someone smokes so much Fing pot that it can be smelled from all areas of the apartment complex.
We have called the police as instructed by Ernst and Haas Management Co. but the police don’t even bother coming most times anymore. To add insult to injury they increased our rent after the end of our 1 year lease. So now we get to pay more money for more screaming!
YES we are moving as soon as we can and that is not soon enough!

Follow up and communication when it comes to repairs is HORRIBLE. Property manager we had was short and didn’t give a crap about any of our concerns with our rental in LB! The owners were cheap as hell too and didn’t want to cover ANYTHING. Will never EVER rent a property managed by E&H!

I’ve been living in an Ernst and Haas Property Since June of 2015. It’s not a resort style apartment, Its pretty basic, and the condition has been maintained and that all I was really looking for. We had a couple of minor issues upon move in (stove top stood incredibly hot even when not in use, toilet would make loud squeel when flushed). We reported these and they had someone contact us for repair/​replacement within the same day. The plumber showed up within the hour after the call. I was impressed! I would definitely recommend their services as I haven’t had as good of service from other property management companies in Long Beach.

My roommate and I were so excited when we found a home for rent that we loved and was in our price range. When we went to view the home, Jeannie was the one to show us the home. We were so enthusiastic but she seemed annoyed and didn’t really speak to us, so we showed ourselves around the property. Regardless of her poor attitude we decided to go forward with applying for the home. So it’s been a week since my roommate and I submitted our application ($ 40 per person) for a house which they say is first come first serve … That’s a lie! They also said they would let us know in two to three business days if we’re were approved/​qualified to even rent a home. We have literally called every day and have left several messages and when you finally do get to speak to someone, they can’t help you! «I don’t know» should be on their business cards. I’m so frustrated with the unprofessional manner of everyone working for this company. I decided to write this review after Jessica finally returned my phone call only after I asked for a refund! This management company made my transition from one apartment complex to another apartment a piece of cake. Even when we changed plans midway through our application process, Jessica the Assistant to Leasing Coordinator made fixing our application a breeze! I recommend finding a home with this management company because I know I found mine!

I’m sure my experience will be different than most because I rented a house that was privately owned. This was a terrible experience and glad we no longer have to deal with this company. I honestly can’t say one positive thing about this company.
We would receive landscaping letters almost monthly regarding our grass. Even though everything with cut, trimmed, and weeded, they were complaining because it wasn’t green enough. We had a fairly size front yard, which had no tree coverage or shade. With that said the sun was constantly on the grass. There was a sprinkler system which sucked. There weren’t even enough sprinkler heads and they were placed appropriately in the yard. Don’t even get me started on the water pressure. Anyways, we watered our yard according to the water restriction law. This company doesn’t care if California is in a drought or not. They told us we needed to water it more or our rent would increase.
They even sent out a landscaper to do work on the property without our consent. This happened twice without our permission, which they made us pay for.
Good luck getting anything fixed as well. We didn’t have hot water for over 72 hours because they wanted to find the cheapest fix and cheapest company to do the repairs.
When we were moving out we were told that they could do a move out inspection before we moved out completely. The guy showed up late and were told that we have to wait for them to do the inspection till we return the keys.
The place is full of lies and I wouldn’t recommend them to anyone. Do your research before you go here!

If you can take your business somewhere else… I encourage you to do so! They are extremely unprofessional. They charged us $ 150 for «cleaning unit, hosing exterior, and watering the plants» as if we didn’t do so before moving out?! they dont bother with returning anyone’s phone call, voicemail, or e-​mail. If you submit a maintenance request, if it’s inconvenient for them they’ll just mark it as cancelled. We wanted to give them another chance so we applied to another condo and even met with Lorenzo to speak in person about the unit. He ensured that he’ll follow up with us and our application as soon as he got back into the office. A day past and I hear nothing, so I email him for an update… turns out «we were missing an application» and the unit we wanted they had just collected a deposit” unless you’re desperate go elsewhere!!! UNPROFESSIONAL MISLEADING, AND DISHONEST

Do not rent from this company.
Be weary when the apartment isn’t ready to be seen because tenants are still there — most likely a lie. I paid a $ 1,000 deposit and almost $ 800 in rent on an apartment that was infested with roaches which they knew but tried to cover it up! And I only end up getting $ 900 back after all of their crap I had to put up with. The property was a small unit in long beach near a major street with maybe about 8 neighbors in an older remodeled building. When I took a tour I noticed a dead roach on the floor but I’ve seen that before and lived in a place where there was no infestation just a straggler from outside got in. I was purchasing all new furniture to bring into this place that was infested with baby roaches and was bombed twice before I moved in which did nothing! I refused to move my belongings here and refused to completely move in. And the app process took 2 – 3 weeks not 2 – 5 business days as they claim even though my references and verification were taking forever to be contacted. Yes the office is nice and their responses are quick and that is about it. Come on now you’re allowing people to move into roach infested apartments! Look at all the other tenants who have stated the same thing. I’m a student and on a budget I guess they didn’t consider that and now I barely have the money to pay rent at the current place I reside in that almost didn’t let me stay due to the mess I dealt with at this company, thank GOD I never fully moved out of where I live now. They could of at least not charged me the $ 200 re-​leasing fee because i’m not the one who brought the infestation! Don’t believe anything these people say just look elsewhere and believe the reviews.
Also, I see the owner of the company responds to people’s reviews but I don’t want to hear a thing from anyone unless it’s about sending me another check.

Since moving in I have had nothing but problems. Roaches, water being shut off at inappropriate times, a random tenant is in charge and has no communication with resedence. The gate in the the back that is access to trash is hardly opened as well as the laundry facility. Contacted David Haas directly to notify him of all the inadequacies and he apparently had no time which contradicts the message he states below.

Customer service is lousy. They gave me 1 key for an apartment when the bs hours have received 2. When I called them about it they acted as if I didn’t know what I was talking about. Customer service is very lousy and do not follow the descriptions on the online page. They do need to explain that their availability means available to see instead of to move in. Do not recommend at all.

Unilocal removed my original post due to privacy concerns so I am reposting.
There are some very usual practices involving leases from this management company. I’m a property owner in a different state and I understand that each state is a little different. I requested and never received a draft least at the time of the deposit.
Where I am from, you get to see a draft lease (sometimes even signing it) at the time of the deposit. Instead, the lease was sprung on me electronically on a Friday for a lease signing on Monday. The lease had many objectionable clauses and appeared to be for a condo or apparent.
I am looking to rent a house with a detached garage with storage and 2 parking spaces. The lease contains clauses requiring me to not store hazardous material such as gas in the garage (lawn mower anyone?) or use the garage for storage (the place has a storage loft specifically for that purpose). It also has clauses requiring me to allow management access to ‘common areas’ and to not make noise in common areas after 10pm. This is a detached house.
When I objected to these clauses initially, I was told that since those don’t apply they just won’t enforce them. I tried to explain that a lease is a contract and by signing I’m saying I agree to those clauses. I don’t agree. I will store a lawn mower in the garage. I will probably watch a movie in my living room after 10pm. I won’t let the management company into the living room without 24 hour notice as is my right in California.
The lease signing is today and I received a response saying:
«Sorry, to hear that you are unhappy with the terms of the lease. Our lease is a standard lease that is executed on all of our residential properties. If you decide not to move forward with the execution of the lease, please advise our office immediately.
«We do value your business and respect your decision.»
As a property owner /​renter in another state, I would strongly urge folks to consider a different management company that better understands leasing. The lease I will sign this afternoon is completely unenforceable.
Update:
After talking to David he addressed some of my concerns. The main point is buyer beware. Their process encourages people to place deposits down before they see the lease. If I were to engage with this company again, I would not place the deposit down without seeing the lease and discussing it first. I’m still not sure why this is such a usual /​accepted practice in LA.

It still bothers me that the lease was both a generic one so we couldn’t modify it and unavailable at the time of application /​deposit.

Drama continues with the management company. Again if you are an owner I would recommend looking elsewhere. If you are a tenant and you fall in love with a property (like I did this is still a great place to live) just know what you are getting in to.

The management company decided to replace the owner’s original comment (dated Aug 27^th, 2015) and replaced it with a much more kind message below. Here is his original reply to my review:
«It is disappointing have misrepresented your tenancy. We attempted to work with you after you clearly breached the rental agreement by moving in an unauthorized occupant, brought in an unauthorized pet, caused damage to the interior walls, and allowed the landscaping to become overgrown, and yet you continue to remain unhappy. We are more than willing to allow you to vacate early if you choose. Based on your treatment of the home and your dishonesty, your lease will certainly not be renewed and your actions will be reported to Rent Bureau’s credit reporting so future landlords may be aware of what to expect from your tenancy.»

Even though my place is small and there’s only street parking around my building, E&H are the only reason why I stick around Long Beach. They are always there to provide great service and quick solutions. When I first rented from them 2 years ago, I looked at their Unilocal reviews and was really worried about renting from them especially cause it was my first time. I really liked my apartment so I didn’t let that hinder my choice.
All payments and maintenance reports are done online which is one/​two less problems to worry about.
Be aware of reading the POOR reviews… It’s only one side of the story.
Jeannine treats me very well and is always on top of her game. A little cooperation and respect will go a LONG way.

Not sure if I should try to rent with this company. I tried 4x to reach the leasing agent Jeanine. Leaving several msg. And finally her voice mail says she except text msg. So I texted her and she finally hours later responded back.
She said that she only has a time slot for oneday for 30 mins 4 –430 PM… now who can go meet with a rep during the day to view a property not even after 5pm when you have to work?
During the texting back and forth trying to compremise on a different time. She
off with a nasty text saying that’s only when she can meet I look then or the next renter will be glad to take it.
That was my key then to know that this is not where I would want to rent from and deal with them on a $ 2600 mth rent if it’s this is how disrespectful they can be.

I stayed at one of the properties managed by this company between 2010 – 2012 and it was a splendid experience from beginning to end. The first time seeing the property — we wanted it right away! 2 bedroom/​2bath, pool, gym, game room, 2 parking spaces — perfect for 2 single young professionals. We applied and Solita assisted us with the application and kept us in the loop as we waited for it to process. Sure enough we got it! It was fast and within a week we were moving in. Throughout the 2 years at the building, we needed minor maintenance jobs done (leaking faucet, painting of ceiling, etc) and the company was quick to send someone over to fix. We work full-​time so they were accommodating with our schedules. I would recommend properties ran by Ernst & Haas because they really take care of their tenants!

Prior to moving in all replies were via text with Janeanne. She may be the worst contact I have ever had with a management company.
While doing the walk through of the unit she was not patient nor did we ever receive the walk through papers from her. After contacting her on numerous occasions about not receiving this important information we still did not receive it.
The unit was not clean, had broken locks and doors as well as a few other problems. When moving in one of the toilets did not work. They had us write a maintenance request and it was taken care of immediately. They then proceeded to charge us for a soap bar that was in the toilet, saying because it was a soap bar it was from us. 5 emails and numerous phone calls later they are still charging us.
One afternoon the owner of the unit used her own key and walked into the unit unannounced.
After 3 months living in the unit we were notified by a phone call that the owner wanted to give us a 2 day notice to move out of the unit.
We were told to move out due to noise complaints. Yet we never received any noise complaints. We did not fight the fact they wanted us to leave. Between the horrible management, bad communication, the owner coming in unannounced, the unit not being taken care of properly etc. We all started looking for other places to live and did not fight the fact they wanted us out without justified reasoning.
Now not only having to move and leave my job and the other 4 people on the lease dealing with the same issues they are charging us for a remote we never received for the garage, the soap bar in the toilet prior to is moving in, cleaning and so on.
Overall, worst management and have a lawyer if you want your deposit back!!!
