I was hoping to just break even on this property and Carl did his research and suggested to list at a much higher price that I never imagined I could ever get. He came in and made repairs first, then he and his team staged our home to make it look like a model. On his first open house we received multiple offers! I met Carl in November 2014 while house hunting in La Verne, CA. I noticed the majority of the homes I was viewing in the area were listed by Carl; it seemed I saw his name and face on every sign mounted in the front yard of every house for sale. Eventually, while driving around one evening, I saw a house for sale which interested me. It was no surprise Carl’s sign was prominently displayed on the front lawn. I subsequently contacted Carl telephonically while parked in front of the house and asked him when it was available for viewing. Carl told me his assistant would meet me to show me the property in five minutes. Sure enough, Carl’s knowledgeable and friendly assistant arrived five minutes later and showed me the house. Although this property did not fit my needs, I knew right then Carl was someone special in real estate.
Shortly after, I contacted Carl and he met with me right away. I informed Carl of my difficult situation in which I needed to sell my personally-​occupied house and another house which was part of a trust, all while finding me my dream house which I would then need to purchase. Carl responded enthusiastically, telling me he would be honored to accept the challenge.
Within days, Carl viewed the two properties I needed to sell and provided me with very professional binders containing high-​quality photographs of the properties, detailed descriptions, and neighborhood comparables. In addition, Carl informed me of the staging he would include at his expense since one of the houses was vacant. Impressed by Carl’s friendly personality, knowledge of real estate, punctuality, and initiative, I agreed to let him list both properties for sale.
Carl wasted no time in advertising the properties, giving them each a very impressive website, printing glossy flyers, and holding open houses. In the rare instance Carl was unavailable, one of his qualified assistants was there to help. Carl took care of everything, including dealing directly with the attorney handling the trust. Due to his diligence and determination, Carl was able sell both houses in approximately one month. One property received an all cash offer with a quick close, and the other received above asking price.
Although I was thrilled to have sold both properties, the reality I would be homeless if I did not locate my dream house soon made me extremely nervous. Carl had been showing me potential properties since the day we first met, however since I was so picky and unwilling to compromise, finding the right house for me to purchase was a difficult process. Again, Carl assured me he was up for the challenge, and he told me the right house would come along soon.
Just in time for the closing of my two properties, Carl found me my dream house in my dream neighborhood. We viewed the house the first day it was on the market, and Carl submitted my offer. After some negotiating with the seller, Carl was able to get me the house at a terrific price, all in the nick of time.
While I underwent a lot of stress due to the logistics of the entire process of selling two properties, dealing with a trust attorney, and buying my dream house, Carl kept me calm and helped me every step of the way. Carl took care of staging, coordinated with inspectors and other agents, and kept me aware of everything. Carl made it a point to always make himself available for me. Carl did all the dirty work. Carl, a licensed contractor, is even helping me make improvements to my new house. He also connected me with a gardener, a pool man, and an audio/​video specialist.
I understand real estate, in particular, is a career which rewards the agent by the amount of work they put into it. This is no doubt why Carl is so successful in his field. Carl is one of the hardest working and most dependable people I have ever met. I am proud to know Carl and I look forward to working with him again!

NEVER use Carl Capitano as a realtor! His misrepresentations backed by his hand picked house inspector has cost over $ 12K, and it’s going to cost more with the latest fix. Absolutely ridiculous! Let’s hope the house clears escrow and the buyer doesn’t back out again. And it’s NOT a fake, nice try.
