MTM Property Management

Absolutely piss poor customer service. I made an appointment to view a home: no call, no show. I called 3 times to the agent and the office, no answer. This was after I had moved my work schedule around and waited in the pouring rain for the agent.
I would advise not to rent from these people, but I doubt you’ll even get in contact with them. Ha!

I would caution others not to rent from this property management company. We are an Active Duty Navy family who has rented nine properties in six states. MTM has been the worst management company in our experience. We rented from them for three years in San Diego. It is very difficult to find good rentals for big families in this city, so we put up with a great deal of mismanagement on their part. We come from a family of property managers, so we tried to cut them some slack here – or try to fix things ourselves there. We experienced multiple plumbing issues throughout the tenancy and with one exception (of a major bathroom leak) the plumber (who actually was excellent – Golden State) was often sent to the property a week or two or even three later! Not a priority for MTM. Resulted in higher water bills for us. We had sliding glass doors that never secured and were never fixed, causing heating as well as security issues. Not a priority for MTM. Resulted in higher electric bills for us. We could not secure our front door for two weeks (when the 1959 door knob broke) until the handyman (who only worked certain days) could get the part and come back. Our security was not a priority for MTM. We had termites in one corner of the home and informed MTM in April of 2014. We had to remind them three times and each time we were told it would be taken care of, and it never was. Then, a board from the eve fell into the walkway, evidently from termite damage, and it contained rusty nails. We made an urgent call to MTM, to Dave, and his response was that someone would come out the following week. But nothing was ever done about it for the remainder of our tenancy. We resorted to placing cones around the walkway so that the children or guests would not be under the area of the loose boards. Again, the safety of our children was not a priority for MTM. Lastly, when we were in the process of moving out this year, we asked in two separate emails for a walk through inspection before move-​out. Dave dismissed those requests and stated that they would just do the walk out when we were fully out of the property. (Again, same lack of urgency or sense of duty that we came to lament from MTM.) Since we had a newborn, we did not insist on our request, and I would caution any MTM tenant to insist on this, regardless. MTM decided at the move-​out inspection, that they would deduct money from our deposit to cover painting the walls which they deemed had excessive wear and tear due to dirt. When we shared our knowledge of landlord/​tenant guidelines for these situations – that we had been on the property for over three years, that the walls were not freshly painted when we moved in – our comments fell on deaf ears. Actually, Dave’s contribution to the discussion was that he was «not receiving any payment from the landlord for the move-​out inspection» since the landlord was moving back to the property. Unbelievable. In all the states we’ve rented, move-​out inspections are part of the contract. Dave and Stacy were both insistent that they could legally keep money for walls in need of repainting. We later wrote them a follow-​up email stating our case; Our meetings with JAG and Landlord Tenant Affairs supported our reasoning that is it not legal to retain any part of the deposit for paint after a period of two or more years – and we had been tenants for three. Yet, they took money out of our deposit anyway. This has been the only time in 20 years on Active Duty where we have been penalized and treated in such a way by any landlord or management company. We really cannot stress enough how terrible this company is, and how little they disregard hard-​working, conscientious tenants. We have shared this information with several resources on the local bases so that any other unsuspecting military families may have some advance warning. We will continue to do the same in the future anytime the name of this company comes up.

When you move out they will nickel and dime you. We were charged for lightbulbs. Seriously, thats not cool.

My family and I had been searching for months for a place, and Mtm property management had a couple of properties we were interested in. I called and Paula answered, she was very professional and respectful. I ended up finding a house before viewing the property, but Paula always called me back and answered any questions I had. Guess I wouldn’t know much other then the customer service I received from them, but I would definitely recommend them!

This place is HORRIBLE!!! i had issues in a house I lived in the whole time I lived there amd called them over a dozen times with nothing ever done. The house was cleaner when I moved out then when I moved in and they ripped me off big time on the deposit. Then when I had an issue with cashing the check they gave me and called them they were unbelievably rude!!! The lady changed her story 3 times and talked over me the whole time!!! I would never ever ever ever rent a property or use there services for any reason ever again!!! Rude rude rude horrible customer service!

If MTM management were the last company on the earth, I’d handle the rental myself. I would never sign with them nor rent through them. They current stacy is a slumlord, She doesn’t return calls. Their phone number rarely works. They don’t give a care of the conditions they make you live in. The few owners using them are looking for another management company. Oh and don’t expect the truth from them, they lie. That is when you get a chance to talk to them. They also use unlicensed handymen to save money for repairs. Stay as far away as possible from this company. They’ll be out f business soon,

Another bad experience on the books. We put in our application fees (yes, fees – my wife and I had to pay separate fees) and sent everything off to them (which in itself was a pain in the arse). They called back saying that we had the apartment. My wife asked if we could do a 6-​month lease followed by month-​to-​month, since the listing said they did 6-​month or 1-​year leases for the property.
We were called back and told that we could not have the apartment unless we did a year lease. My wife explained that we only wanted a 6-​month lease because I am in the Navy, and there is a possibility that we may have to move in 8 or 9 months. Basically, we tried to give them super advanced notice of a possible move rather than take a year lease and break it early under the Servicemembers Civil Relief Act.
So they took our application fees, and then told us that a 6-​month lease was not an option, despite the listings all saying it was. But it’s okay, because if we want to apply to another of their properties, there would be no fee. So grateful for that.

The good:
1. We were with MTM about 3 years and they were usually good about coming out and fixing things that needed repair in the house.
2. They also were great the few times we were late with our rent and understood the circumstances.
3. They didn’t try and charge for us normal wear and tear on the property we rented when we moved out. The paint was peeling and there were several scratches and scuffs on it from furniture and what you would expect after 3 years in a place.
The bad:
1. They mailed our deposit check back LATE (past the 21 days required in CA).
2. They will stick you with additional costs so they can keep more of your security deposit. We did an initial walk-​through in which the agent said we simply needed to get our place re-​cleaned as the person we hired to do it the first time didn’t do a great job. NOTHING else was mentioned. The point of this walk-​through is to determine what needs to be fixed, etc. Then during the final walk through the agent said that it would still need to be cleaned (no argument here, but CA law does state that you should turn your property back to the owner/​agency in the same state it was in when you left). The property was far from perfect when we moved in so we thought the cleaner and our additional 2 hours or so of cleaning would be adequate, but they weren’t. Not mentioned on our final walk-​through but things we were charged for: Repairing a towel rack that was loosely attached to the wall to begin with. The shady work done the 1^st time left the wall a mess with nothing to anchor the towel rack too. We ended up patching it several times while we were there but were still charged for it. We were also charged for an air vent repair. You know, because somebody PAINTED over it before we moved in and we weren’t able to remove it and clean it properly.
3. The renters application fee. The place I’m at now in Orange County didn’t charge this and accepted a freshly printed out credit report from Credit Karma as adequate enough. In my opinion, more places need to get rid of this fee and stop nickel and diming their prospective residents.
4. We were without carbon monoxide detectors for over a year after the new law went into effect requiring them in every rental property.
Overall, about what you’d expect from a small property management company in La Mesa. They weren’t the best, but they weren’t horrible either.

My husband and I went to view a property today and overall, we are not impressed. The unit lacked cleanliness and needed repairs. There was mold in the dishwasher, a hole in the wall in the master bedroom, the bedrooms had disgusting carpets, and the list goes on. We informed the agent who showed us the condo, and he simply replied, «We are working on it». The right thing to do before showing properties to potential tenants, is to clean and repair it properly. MTM failed to do so. However, I’m giving them two stars because of their professional customer service.

My house got flooded, they wanted me to move my stuff out, I refused saying that it us their responsibility and so they did. They used 2 boys who were on Spring Break. My belongings were damaged. I complained, they brushed me off. I wasn’t satisfied with how they treated me and my belongings with complete disrespect and tried to get them to understand but they were cold and dismissive. After living in the home for nearly 10 years I came home and found a 30 day notice on my door. I called them and asked why and they told me the owner wanted the house back. It went up for rent again as soon as I moved. Personally I wouldn’t want them managing my property and I certainly wouldn’t want to rent from them.

Please don’t rent from MTM. No matter how nice or affordable the rental may seem, it will not be worth the headaches and frustration you will experience. I wish I had the space to relate everything that happened to us the several years we rented from them. Over the time we were there, there were safety issues, mold, rain damage to our property, breakdown in electric and heating that took weeks to resolve, and when we moved out and left them with a much improved and freshly painted house, they took nearly all of our deposit. I intended to take them to small claims but when I saw that they would just lie about what was said at the pre-​inspection and final inspection, and I had no recording of what was said, and if my family member had not just died, I would have taken them. I had lots of proof, just no energy or law experience to deal with their tricks any longer. Save yourself the trouble and look for another company.

Anyone who allows this management company to look after their property is lowering their values. Horrible service. They just do not show up. They must have someone in mind for the property and so they do not show it to the other applicants. Third world business.

It’s not just «sour grapes», Bob S. Small court ruled in our (tenant) favor. These tenants had to hold this management firm to the terms of the rental agreement.

I was only renting from MTM for three months (ended up finding a house) and they couldn’t have been nicer to work with. They were always really professional and quick to respond, and everyone in the office is really nice. They even sent my deposit back in less than a week! I loved renting from them, and if I ever need to rent again, I’m definitely looking to their listings first.

We submitted a complete application for a property and paid the $ 60 «application fee» and we specified our desired move-​in date. After taking our money, knowing the date we were able to move in, they offered the property to someone else. They wouldn’t even call as a courtesy, instead, they emailed. How unprofessional is that? This only shows they can take money from people as «application fees» and bank that by choosing someone else. Taking money for a credit/​background check is the very last step in the rental process. I spoke to my personal attorney, but fighting for $ 60 isn’t worth it though legally I have a case.
The impact that people have of these reviews are much more significant because it makes the public aware of issues. As a homeowner and rental tenant, I would never want to use MTM Property Management. Marve was completely unprofessional and inconsiderate, and Mary did not have the decency to contact us to give us a call that the property was already rented. Though they may be «family owned and operated», they are extremely unprofessional and have such poor communication.
Renter & landlord BEWARE!

This is the company you want to go with if you want mold and water damage to go unfixed… your neighbors washer and dryer running off of your meter and broken promises. Seems they dont want to help you at all just turn in your rent on time or else.

Words cannot describe the level of disappointment, lack of respect, and consideration that MTM Property Mgmt has shown and provided. Our experience was handled so unprofesionally and incorrectly. I’m still disgusted looking at the whole situation. If you choose to rent from them GOOD LUCK… YOU WILL NEED IT. Do not expect to have your phone calls returned, service completed on time or correct the first time, or be talked to with respect. However, you can expect to have short rude one worded conversations, poor communication from Mgmt as well as a landry list of issues you wouldn’t think you’d have to deal with when renting from a «Professional Management Company.» I wouldn’t recomend MTM to anyone, renting or an individual looking for a Mgmt. Company.
