We just moved back in our home in Chula Vista and I want to say I’m so pleased with everything hometeam property management did for us. I called Shun a year ago to rent out our property. He was on top of everything and found a great tenant within a week. And when we were ready to move back, my house was returned to us spotless clean and in beautiful condition, I couldn’t be happier. Us being in the Navy, everything move so fast, I appreciate how quickly and easy this whole process worked, I definitely recommend hometeam property management to anyone, and we most likely we will give them a call again when we move:)

Responding to Maintenance calls right away, never having to chase them for anything, love the user-​friendly website, tenate log on to pay rent or Submit a maintenance request, owner log on to check anything day or night. A very knowledgeable and fair well rounded company. This management company definitely has the right idea. Outstanding customer service all the way around.
Our experience has truly been 5 stars. Not only do they treat you fair and respectfully, they make sure you understand what all is needed to be understood no matter if a renter or a landlord you will be making a wise decision to use HTPM. Home Team has been managing my properties since 2008 and I want to say it’s been a wonderful experience! Personally, I’m not really suited for the land lording business. That said, Shuzo, Shun and the others at Home Team have «rocked my world», so to speak. They have handled all aspects of my properties. Their rates are fair, they respond quickly to tenants with problems, and their maintenance and repair people are top notch. They know the laws and real estate codes. ill give them credit and put 2 stars. Im a first time landlord and im not sure what to expect. they are very good and responsive with questions initially but once you sign with them for a whole year, they start letting go with the quality of service. they charge relatively expensive items to the landlord. it feels like theyre priority are the renters and not the landlords. which doesnt make sense because technically they should be working for me.
just a warning to first time landlords: they will charge services to the landlords once in a while for relatively expensive services without running them up to you first. this might be the first and last time ill be doing business with them.

im not taking this review off since my experience with them for 6 months so far are reflected with my review above. once i posted this review, Shun did contact me directly to address my issues. I did appreciate that. As i am still skeptical with everything because my issues from above have not yet been solved (just acknowledged), i wont be changing the number of stars ive given them. i wont be as comfortable as a landlord as much as i want to because i dont trust Hometeam (for now, ill keep an open mind in the next 6 mos). It still feels like my next statement would have some other charge there that im not expecting. ill update this review at the end of the 1 year lease and see if either Hometeam implements their improvements, or i lower my expectations (whichever happens as long as we meet in the middle). Ill keep an open mind from here on out, but im still holding back and would expect charges here and there without being notified.

We are a military family living on the east coast with a property in San Diego. Trying to find new renters every 2 – 3 years becomes difficult. Shun really put our minds at ease when we met him. He seemed to really know his stuff and promised us a Google map type 3D interactive tour of our home (took a month for that). Shun has been great about answering real estate questions along the way. We had to follow up several times when we didn’t hear back about the progress of the work and showings of our home. No news is always assumed to be bad news when you’re paying mortgage on an empty property. His staff has been good about responding to our emails the same or next day.
We had to pay for over $ 3,000 in maintenance work for wear and tear by previous tenants. Another $ 400 for cleaning, and another $ 350 for carpet cleaning which our previous tenants did not do when they moved out. It took several weeks for them to get contractors in to do all the work, but they did a great job.
They deducted all their fees from the rent the tenants paid to them, then sent us the remainder of the monthly rent by the 9^th of the month. It’s our first time working with a property manager, so the delay in getting the monthly rent after we’ve already paid the mortgage takes some budget adjustment on our end.

I was getting ready to leave on short notice so I called up Home team and they sent Shun over. He was extremely helpful, very knowledgeable and was well prepared for our meeting. Unfortunately I had to back out at the last minute because some friends of mine came to me at the last minute to ask to rent my place. However I would definitely use them and I plan to in the future.

Shun and his team do a great job in finding me tenants to rent out my home. They show it and then review the tenants to advise me of the most suitable family. They also provide cleaning crew and maintenance if needed. Very happy with the experience and will continue to use their services.

This is a long overdue review for HomeTeam. Last year I found Shun Wakita to help me with the issues that I had with the tenants, and the previous management company did not do anything to resolve it. He took action immediately and within days solved all the problems. I read some of the reviews here complain about him and I am wondering if this is the same person that I know. He always gets back to me within hours whenever I have questions and concerns. If you are thinking to become a future landlord or tenant, my suggestion is to contact him by yourself, do not judge by the negative reviews here.

I started with Hometeam Property Management several years ago and have nothing but good things to say. I was a home owner looking to find a new company to lease/​manage our property as prior companies had been a disaster. I found Wakita and the Hometeam group and could not have been more pleased. They have always taken good care of my property and our tenants. We have never had a vacancy or tenant problem. They took care of the property issues and we never had a tenant complaint. They are professional, ethical and helpful. We highly recommend this company.
We also used them (Wakita and Associates) to ultimately sell our home and it too was handled with professionalism and efficiency.

I have nothing but great things to say about Hometeam Property Management. As a new landlord looking for an upstanding service that would manage my home upon relocation for work, this company stood out from all the rest. My initial meeting with Shun was incredibly thorough and informative. He took the time to research my property and surrounding areas prior to our discussion. Shun also was very up front in explaining all of the contract terms and implications. This company is clearly well established, experienced, and skilled in the industry. All of my questions and concerns have been met with swift responses, and I feel completely confidant referring Hometeam to a family member, friend, or perfect stranger alike.

THE WORST EXPERIENCE OF MY LIFE!!!
Where to begin?
After serving 4 honorable years I separated from the Air Force and moved California to be a full time student. Three months ago, I rented a home in Lake Elsinore from Home Team Properties and soon discovered it was the worst mistake of my life. Initially, I was promised my yard would be maintained upon move in, and I would get replacement blinds and screens. A month passed, and after numerous attempts I received no results from Ryan. So I gave up and just stopped calling till my house started flooding.
When over half of the property I was renting flooded, as a result of a broken pipe Home Team Properties true colors came out. It began with the family room carpet being soggy and eventually my entire family room, hallway, kitchen, and bathroom. After countless calls Mike and Ryan of Home Team Properties, they informed that «I need to pay for my own hotel» since my house is no longer livable and he will send reimbursement at the end when they collect insurance money.“
Immediately, we had issues. I refused to pay out of pocket and after hours of arguing and slept in my destroyed home for two days. They finally agreed to house me while its being repaired. I could only imagine the situation I would have been put in if I had a wife and kids. At this point I asked for the lease to be terminated and Ryan said «We will take care of you, we don’t want to lose you as a customer» and basically refused.
3 weeks later, I am still living in the dirtiest cheapest hotel in the area, with 2 cats, my allergies going crazy, no home, no kitchen, and zero reimbursement of any kind. No work had been done of any kind, my walls, bathroom, kitchen hall all still destroyed. All my belongs are covered in filth. Mike and Ryan continue to lie to me. Mike ignores my calls for days on end. And the absolutely most insulting part is they agree to put topics we discuss in writing, then completely blow me off.
3 weeks and 4 days later, I finally have a working bathroom, but no carpet, my furniture’s covered in demolition dust, my food is spoiled. Mike and Ryan cut my hotel and move me back in. About 3 hours after the plumber finishes up fixing my bathroom, the ceiling floods and starts falling in on me. I call Mike and to no surprise he ignore my calls.
From the first flood, till they finally let me out of the lease, was over 60 days. 30 days I had NO SHOWER. 60 of those days I had exposed concrete and walls completely cut in half throughout my house.
After my tenant rights were blatantly being violated time and time again, I had enough. It took sending the CEO/​Wakita a letter of legal action, before they finally agreed to refund my deposit and lost rent. The CEO made no effort to contact me, in anyway. I was offered zero compassion or reimbursement for the countless costs I incurred and the two months of pure hell I had to endure renting from Home Team Properties.
Finally, it came down to meeting Ryan and Mike at the property. Where we exchange the key, for my deposit money, Mexican Mafia Style. I felt so overwhelming angry, as Ryan and Mike smiled and joked to each other. I could not even speak, in fear of the words that would come out. I simply took my deposit money that was owed to me and walked away in compete disgust the ignorance and blatant disregard for the most common business principles.
The kicker in all this is the house was never in a condition to be rented. I later discovered the house was previously abandoned, immediately following that vagrants moved in and destroyed the interior of the home and cause massive flooding through out. It is in my personal opinion Home Team slapped new carpet on the flood and paint on the walls and was not concerned about the tenants well being.
Over all,
I spent an additional $ 500 in moving costs to escape the «Disaster House» and incurred countless costs.
Endured SERIOUS amounts of stress, not having a reliable home for over two month while Ryan and Mike strung me along.
Words can not express how deeply I do not recommend Home Team Properties.

I have been working with Home Team and Yo for nearly a year now. They have been great with responding to our request and have followed up with us every step of the way. These guys are professional, prompt and really nice to work with. I would highly recommend them to anyone that is looking to rent or if you need someone to manage your property, this company is one that you should talk with.

I won’t recommend HomeTeam Property Management or Wakita Yo specifically to others because they really didn’t put customer’s need as 1^st priority.
In short, I made 3 appointments with Wakita Yo, and 2 times I called him 3 to 5 hours before the appointment and he said No because of some issues. I understand the issues, and I understand if it happens only 1 time. But 2 times, really? If I don’t call him in advance on the appointment day, I probably would go to check the place and be locked outside of the community. How hard is it for an agent who works in this field to call customer in advance to save time and frustration?
