RPM has been great with handling our needs as a tenant over the last 3 years. Very professional maintenance services and office staff.

Love the staff and everybody at Real Property Management in Carlsbad, they are so professional and efficient. They are always quick to answer questions and help you with whatever you need. I especially loved Megan and John, they were so kind and helpful. Thank you guys for making the rental process so easy :) Keep it up guys!

I’ve lived in our townhouse for alomst 6yrs now. Its been a rocky road with neighbors (why 4 stars not 5, its the neighbors and how we have had to deal with it all) but one thing that has always been consistent, is how our property manager tried her hardest to always help us. Brigid is a special person to us. Always calls us back promptly, gets things fixed as fast as she can and also has empathy. If you dont know she manages the fire mountain area by her self and has to deal with so many people who purposefully give her a hard time. Trying to get her in trouble so they don’t get kicked out. We have a son with special needs and she knows how delicate our life is these days. She goes out of her way to make sure we are ok, and we have what we need fixed. She can’t fix the horrible neighbors and their constant torture but she does what she can. She is very professional and can come off hard sometimes, which people take wrong I believe, but we appriciate that about her, this is our home not high school with drama everyday. We have had traumatic things happen a lot in the last 6yrs and she always understands giving us support however she can. I think its amazing she takes the time to care and goes out of her way, she manages a lot of people and a lot of problems. In most recent incidents she has stepped up and got things solved and done quick and showed so much empathy. I was very impressed recently. I also finally met John in a recent incident ans he was amazing. It was late at night and he stayed with us to comfort us and make sure everything is ok. He really went above and beyond like Brigid to help our family feel less traumatized. I’ve lived many places and I am in the customer service world for over 18yrs now. Both Brigid and John have amazing skills. Very efficient, consistent, professional, and most important empathetic to families with special needs children. That is hard to find. Most professionals don’t know how to be to families like us, so in fear they will be very mean, hurtful and not empathetic at all. 6yrs is a very long time to know property managers, really know the good and the bad. I have to say there is way more good then bad. The bad is not even really in their control. Thank you for a great 6yrs RPM Brigid and John

We have been renting one of the properties managed by RPM Carlsbad for almost two years now and we are very happy with them. Josh is very efficient and have responded promptly to the few maintenance requests we have had. The times I had called the office the ladies have been very nice and helpful. Thanks RPM!!!

There are several RPM offices; I’m referring to the Carlsbad one on Pio Pico.
Moved into 3145 Carlsbad two years ago, the apartment review with Josh taking pictures, and saying if the place wasn’t rented out soon, they would have remodeled it (thanks). Carpet in a place 400′ from the water isn’t the best idea. Very old kitchen.
But moved here because so close to central Carlsbad, and was ok.
Shortly after noticed the bathroom window, aluminum based louvers was corroded shut, and sent in a online maintanance request. They followed up with someone coming over, and using the pass key.
Afterwards, saw all they did was break the window handle.
Later they sent out a notice the entry doors were being replaced sometime between 9am-​5pm. Got home at 5:30pm to find no door on my apartment, the lights on, and no one in it. And my month old $ 3k electric bike just inside. Twenty minutes later the subcontractors showed up, without RPM management, saying they would be done shortly. Then (surprise) they said they are also changing the locks after I made a couple of backups. They knew I was pissed off at this point, so they gave me some spares which were to go back to RPM.
At this point I emailed RPM saying they lost the right to enter my apartment without me being there.
Time passes, the neighbor next door gets a «60 day quit» notice,;figured it was the dog which they really shouldn’t have had.
Jump to about 6 weeks ago, coming home at night see the outdoor light above my entry which is always on, but lights up three entries, and wonder why didn’t they just fix the broken light above it. So I walk in, trip my breaker, and find the common light is on my circuit breaker. Another maintenance request, Josh calls back, then John Mayberry comes by to take a look.
I do a simple kwhr calculation saying RPM owes me the electricity cost, and he says he has to get approval from THREE owners for a trivial $ 82 bill ! A place that brings in $ 25k/​month. About ³⁄₁₆ I email him reimbursement is mandatory, and on ⁴⁄₁ I’ll disconnect the light. On ³⁄₂₉ he said they agreed, and I should deduct it from the autopay.
TODAY 4÷4÷16 I get a «60 day or quit» notice on my door.
Have yet to read it, but want to let others know what they can look forward to here.
So if you want subcontractors entering your place, and doing pretty slipshod work, this is a good place.

Always quick to respond to maintenance requests and made renting easy. Lots of good properties in the north county area. Thanks guys (& girls)!!!

Just got the keys to my apartment yesterday so this review so far will only be about my experience pre-​move in.
I have been working with Paige and Megan for the last month leading up to the move in and they both made everything really easy. I was nervous about submitting a deposit before signing a lease, but Megan made sure to get me a receipt within minutes of emailing her about it. I also had a request to take some measurements before I moved in to see if I could fit a couch I wanted into the living room. Within a few minutes of making the request Megan had emailed me back saying that was no problem and had Paige meet me to let me in.
They did a full remodel on the unit and I’m really happy with the way it turned out. The appliances are AMAZING and a total bonus. They were really flexible with my time and move-​in schedule so i just really appreciate everything so far.

This company was great. In particular, Megan and Paige were extremely helpful. Although I wasn’t top of the list and was not able to do business with RPM, they were great and kept me abreast of the rental property I was looking into. They even gave me options and other reputable companies. Thanks for everything.

Since moving to the area a year ago, we have moved two times. We saw RPM listings but they were never exactly what we were looking for until we saw our current apartment. I already felt comfortable with them as a company from the listings I saw. I had been in email contact with Paige about a couple of other properties that didn’t end up being a good fit for my boyfriend and I but she always answered my questions and was friendly. I wrote an email to Paige about our current apartment that was answered promptly. I called to schedule an appointment and she was flexible with my schedule. She made sure the office knew that since we had filled out our application first, we were the first in line and Megan went to work to get us approved quickly. Megan was also flexible with our schedules and made the lease signing a snap. Then we went to meet with Josh who moved us in and carefully documented the condition of our new apartment, including pictures. He let me know that anything I notice in the next few days would be fixed and I only had a few small things to email him about. He answered my email the same day and I am expecting a call from the maintenance team to schedule an appointment. I could not be happier with the process or staff right now. I have moved so many times and had so many bad experiences that I am in shock over how easy this has been. We really appreciate the stress savings. We also love the fact that all of my neighbors have been run through the same background checks. In closing, we would definitely work with RPM all over again.

My husband and I had rented a condo managed by RPM. Four months into the lease, we had to break the lease. The owner was totally unsympathetic to our cause, but RPM went to bat for us. They immediately started the procedure to rent the condo, knowing that we were vacating, and managed to do so. We are so appreciative of everything they did on our behalf.

My wife, daughter, and I have been renting a property in Carlsbad managed by RPM for the past two years. John and the rest of the team have been very good to work with and have been very attentive to issues that have come up with the home.
We had plumbing issues, a broken fence /​retaining wall, and various landscape issues over the years that were all covered for the most part.
They have been a good liaison between us and our landlord and have been very attentive.
I read through ALL of the various reviews as well as John’s detailed responses. It seems many (if not most) of the 1 star reviews are unfounded and more on the renters that need to take control of their situations instead of putting blame on other people.
Damage a house? Expect to pay of the damages. The purpose of a deposit is to cover wear and tear on a property to get it back up to the state it was in when you moved in. There are some legal statutes about how much can be deducted for carpet/​painting based upon how many years a tenant occupies a property btw.
Have problems with your neighbors? Why is that RPM’s problem?
Can’t get approved for a place because of an eviction (fraudulent or not)? Why would you expect them to spend a huge amount of hours to figure it out for you when they can find someone else to rent the place quickly? They only earn a small percentage of the rental price each month so I don’t see how they could become an investigations agency and then still be attentive to everyone else’s needs.
I think people often forget that RPM is a business and all businesses are run by real people that can only work so many hours of the day and sometimes make mistakes or can be in a bad mood, etc. Is there anything they can do better, I’m sure there is. However, in my case, I’ve had a great experience and can’t ask for much more.
I hope that other happy tenants will post here to help bring up their Unilocal review as it seems odd to me that the other positive reviews are buried.
Unfortunately I think for companies of this type, the only vocal people are normally going to be those that are upset.
I’d recommend RPM to anyone moving to the Carlsbad area.

I find myself in a catch 22 situation: it is time to move and I have an eviction on my credit from a fraudulent forgery. I contacted RPM about a rental property and was emailed by someone who is in dire need of a customer relations class by the name of PAIGE KEPLEY — who informs me that «if it is fraudulent as you say,» then the eviction has to be removed from my credit prior to being able to rent from RPM. Apparently, this woman is dense. The criminal investigation can take up to 3 YEARS and that’s not including the civil litigation that will ensue after the criminal investigation is complete. The detective is willing to speak with anyone on my behalf (hand writing analyst has proven it was not me who signed the paperwork). In today’s world with all the identity and forgery crimes being committed, I would think that RPM would have the «know how» to determine what is truly fraudulent as opposed to what is not and would treat ALL who seek information from your company with RESPECT and not distrust. I will NEVER rent from RPM and I WILL be handing out fliers and running social networking advertisements in direct opposition to RPM.
JOHN M — Maybe instead of trying to discredit the posts on here, you should be conducting employee training. Do you really think I was aware of the eviction when it was filed? Don’t kid yourself. Reading your responses to other posts on here just goes to show you’re more interested in conflict rather than mending customer relations. You should be ashamed of yourself. People have had real interactions with this company and you’re on here badgering the customers who have had adverse interactions. Completely unprofessional.

I rented from RPM for 3+ years and never had any issues. It was an older unit so there were some maintenance problems along the way but those were always quickly remedied by RPM. I had a $ 1,500 deposit and received $ 1,330 back. Part of the reason I got more back than others may have been because I was a long term renter. I know they said I was not responsible for painting since I had been there more than 3 years. They do require you to have your carpets professionally cleaned, whether they need it or not. And they will keep part of your deposit if you don’t do that. Overall, I thought they were a very fair company.

so bad I cant bring myself to give 1 star. I’m reporting them to the BBB. BeWARE

I agree with all the negative posts about this scam of a company. I had a $ 1400 deposit with them and received $ 160 back. $ 600 for painting, $ 300 for carpet cleaning, $ 70 for a garage door opener and an additional $ 30 to program it??? DO NOT RENT FROM THESE SHYSTERS.

I am a current tenant of an RPM property. The majority of the people that work there are rude, condescending, and extremely unprofessional… especially the two older women. They must truly hate their job judging by the way they treat us. I cringe when I have to contact them for any reason and make it a point to drop my rent check off after hours so I have no face time with them. The actual property is nice and very well maintained. I never thought a few cranky ladies down the road would make a difference, but it’s difficult to call this house a home when they make you feel like garbage for living here.
I would heavily caution any person from renting through this company. It’s worth the few extra bucks to go elsewhere my friends.

I just had the worst experience with RPM!!! I am in Property Management myself and have been for over 12 years. I would never treat any tenant the way that they have treated me and my mother-​in-​law. My mother-​in-​law is the best tenant ever! She lived there for over 4 years, paid rent on time every month. Hardly ever called in a maintenance request, unless it was an emergency. My husband fixed everything for her, this is how I know this. She had the carpets and the house professionally cleaned. We had a final inspection on Friday and I was greeted by the rudest people ever. They came in to the house with a chip on their shoulder and money in their eyes. They wanted to find every reason to keep every penny of my Mother-​in-​Laws deposit. It was ridiculous the things they were pointing out. I hope the way they treated us is not because of the color of our skin! Needless to say we will see them in court! DO NOT RENT FROM RPM!!!

Lived in one of their properties just for a year… They definitely follow the rules closely. It was hard to bend any rules but they helped me when I needed it and didn’t strip me of my deposit. They’re reasonable. I’d probably consider renting from them again.

This company has no scruples whatsoever. When I was renting from them I was mailing my rent checks every month. One month they claimed they had not received my check, evicted me and when they found my check they attempted to cash it even though they were throwing me out! I fought them in court and won, since it’s illegal to take money from a tenant after the eviction process has begun. All I had to do was provide evidence from my bank that they had tried to cash the check I’d put a Stop Payment on.

Be wary. RPM doesn’t have a very good reputation. From my experience, they often use very poor judgement in who they rent to. If you don’t want drug addicts and underage drunken parties next door (literally my experience), don’t use RPM. My impression is that they’re more concerned w/​filling a vacancy & getting paid than finding good people to rent to.
And as others have said, they’ll deduct from your deposit if your apartment isn’t spotlessly clean. And we’re talking every surface, in every room (appliances included). I WOULD NOT rent a property that they manage.
