Barton Creek Landing

Lived here for almost 2 years and will sign up for a third. The facilities are top notch and always repaired quickly if there is an issue. One time my electric meter blew up (not their fault) and the staff stayed late on Friday night till it was repaired. They really care about us. The heated pool in winter is a real treat. There are lots of families here including me with kids and it is a kid friendly place. My girls always can find a friend at the pool. The people are great and it is not a college hangout. I do the free yoga every Monday night and go to most of the parties. I like the sense of community that they work to create — if you move here then join in the activities. Definitely combating any neg reviews I saw. Some people are just grumpy I guess.

Been here for about 7 months in a 2 bedroom with roommate.
Staff is great, amenities are great, neighbors are great. The place is newly renovated and I get compliments on the apartment whenever I have friends over. Location is quite nice and that’s part of the expensiveness of rent, which I’m fine with.
Like any apartment, the walls/​ceilings are thin. I can hear the neighbors stomping around upstairs and the roommates TV in other room.
My only real big annoyance with BCL is the parking. There are never any spots open in my vicinity so I have to park outside of the gates out front and walk all the way to my apartment. What’s the point in having gates when 30 cars have to park outside them every day? I wish they would remove personal spots altogether. My roommate and I literally both take guest spots so we can guarantee an open spot if we ever have guests over. They are that much of a commodity. BCL would be perfect for single bedrooms since you’re guaranteed a spot; however, the single bedrooms are quite pricey.

This place is wonderful. For the area, the rent is actually at a fairly good price. I only wish it was cheaper because for my budget it’s breaking the bank. However, it has been so worth it. All the apartments are completely renovated. The bedrooms are very spacious with high ceilings. There are granite countertops and new appliances in the kitchens, as well as a washer and dryer. The management here is wonderful and extremely helpful. Can’t forget the amenities are awesome too. While the loop around because we are just off the access road can be a little bit of a pain, getting to South Austin and downtown is a complete breeze. You are one exit from downtown and two miles from Zilker Park with greenbelt access. That is exactly why we chose this place after all.
As for parking, I live in a two bedroom. So my roommate and I only get one covered space. The so-​called issue can easily be combated by knowing each other’s schedules and leaving the covered space to whoever is getting home last. We’ve never really had an issue except for around ACL. Even then we just parked by the management office no problem.

Been here about seven months, and I’m ready to counter all the negative reviews I read about BCL while I was shopping apartments. The rooms are nice, clean, soundproof, all the appliances are new, each room has TV and W/​D. All my requests have been met quickly by the maintenance staff. The gym, pool and grills are really nice amenities, along with the party room and TV room seen above. The staff regularly has parties and brunches for us, and just started offering free yoga classes on site. Never had an issue with guest parking, if the lot is full, they can park down each side of Bartons Bluff. I also frequently jog to Zilker or the Green Belt from my apartment. Only con I can think of is the rates, which are pricey. Time for people on this page to give credit where credit is due.

great prices, completely sound proof houses, green belt apts are big, high sealing, great view of woods, repair service is awesome, only complaint is storage is not a lot and the kitchen cabinets are cheap material so inspite of having huge storage you can hardly fit in anything due to design. also the floor plans are weird with living room design. architect wasn’t very great… previous manager Dominique was fabulous… some parking spaces are tiny, make sure you see the one you are getting

The pool is the best part of the complex but don’t be fooled! My apartment was newly renovated when I moved in. But the poor lay out in the Legislator Floor plan made it impossible to open the freezer all the way, the oven would hit the handles of the perpendicular cabinet, and washer/​dryer broke often. Also the pool after 4 on weekdays or after 1 on the weekend was mostly screaming and running crazy kids.
As a dog owner I was drawn to the dog park on site and the several dogs in the complex. The park was dirt and mud 80% of the time. They would water the dirt every evening making a big mess. If it rained the park was just all mud for days. Also every spring /​summer the out break of fleas and misquotes in there was terrible! They would have it treated weekly but the water retention pond next to it was a breeding ground of still water.
Upon leaving I hired a professional company to clean the apartment and carpets. But in the 2^nd bedroom my dog had a few mistakes and the outside service wanted to completely replace the carpet in that room. At the walk through I accepted that and requested the bill. I was sent a bill to replace all the carpet even though I was told the other two rooms had no damage. The $ 250 pet fee and $ 20 a month rent didn’t cover anything but «to have my dog there.»
I was in a two bedroom apartment but was only given 1 assigned space. They were very limited on additional spots so the other car was always up front or on the street. When you look at these apartments please go after 6:30 and see if you can find a spot anywhere in that complex!
Overall don’t be fooled by the pool or public spaces.

I can’t wait to move.
They get one star because they are close to the greenbelt and Zilker, but so are a lot of other better places to live.
The parking has been a constant frustration. Only one spot assigned per apartment. There are a few scattered «guest» spots which are always taken by people who live here. Good luck to any actual guests finding decent parking. Mr.5 Star review above is delusional, you cannot park «anywhere».
Overflow parking is on the street. outside the gate. right off the highway. and next to the woods. Yeah I’m going to walk that route after dark, by myself. I’m a single female the size of a 12 year old, I consider that putting myself into a potentially dangerous situation, not to mention if my 9 year old daughter is with me. The guy in the office thinks it’s perfectly safe, he asked why I thought I was so safe on the inside of the gate, it’s not like there is anyone manning the gates, anyone can get in. yeah especially since the gates are wide open for whatever reason about 70% of the time. So I guess either way I’m in danger so I should just push my fears aside and do it, instead of, as our lovely desk jockey says.“leaning toward criminal tendencies” by parking in the fire lane, along with about 20 other cars belonging to people that don’t feel safe walking alone late at night half a mile in the dark after a hard nights work. or are too lazy after a hard nights partying. whatever, for the price we should have decent parking!
Also if you park in the guest space, hopefully you have a tiny compact car or else you will have scratches and gouges in yours like mine has. I also have 2 lovely parking tickets from the awesome cops that like to up their quota on an early Sunday morning by ticketing the many cars in the fire lanes (which is any space that is not a parking spot. how many fire lanes does one complex need???).
All this in the space of 2 months. Lovely.
Oh but you can pay an extra $ 90 a month for a garage. I mean you’re already almost paying double what anyone should ever pay for a cheaply made, non insulated apartment. greenbelt or not… so why not throw in another $ 90. They have a tiny fenced off area called a dog park, that’s pretty cool except it will cost you over $ 500 to have a dog.
If you have this kind of money to blow (I don’t, my roomie doesn’t charge me much rent) then go get a nice house, with a yard, without the noise of your neighbor’s every move, a driveway or at least a street within sight of your door, somewhere where you don’t have to do a 2 mile turnaround to get almost anywhere, where there is something with food/​drink/​groceries close by besides tacodeli and even then.2 mile turnaround. You will probably pay less than here, be much less inconvenienced and condescended to and can still be close to the Greenbelt and Zilker.
The pool is nice. if you like frat parties.

This is the best apartment complex I have EVER lived in! The staff is extremely friendly, helpful and flexible. The complex premises are clean, newly remodeled and pristine. The gym and pool are great! There is no construction at all within this complex, I would not be moving if I didn’t have to change cities. I lived here for over 2 years and it has been wonderful. If you are on the fence at all, please go visit, you will see how great the complex is!

LOVE this place! Seriously could not have found a better combination of location and amenities. It’s a $ 10 cab ride to downtown and you are right in the heart of the Green-​Belt so its a gorgeous part of Austin. I ended up in a newly renovated apartment (very tasteful btw) so there were just a few small issues but service and management were extremely responsive, generally same-​day or next-​day service for even the smallest of things.
The pool is fantastic and we got a lot of use out of the hot tub as well. The gym is small but is adequate enough for a quick work-​out. Apartment management has been very responsive as well, they got to know my name pretty quick as I order stuff online all the time. Never had any issues with parking myself and its been convenient to be able to tell guests they can park anywhere.
Cant say enough about the location though. I was looking at a place downtown but found I could literally pay half the price for these apartments and only be 5 minutes away (literally 1 exit down on mopac going north). It’s only a 1.5 mile jog down to Zilker, you have Barton Springs Mall right across the highway. I’ve also been able to take advantage of the Barton Springs/​Lamar area that is just around the corner. Been here for 6 months and still havent discovered all the hidden gems that Lamar has to offer. If I end up sticking around Austin I’d have absolutely no problem renewing my lease, and ultimately, I think thats the best compliment you can give to an apartment complex.

THIEVES!!! Barton Creek Landing Management-​Billing!!! They sent me a a bill ridden with fraudulent, bogus charges, which they refuse to review or correct. After being a reliable, responsible tenant, on a final, additional bill, they invented several charges, double billed me for water… the list goes on to $ 290, with a threat of collections, within 15 days. So yes, it was problem ridden, the 2 years I was there: construction, repeated 3 AM fights of our neighbors, paper thin walls, blood on our sidewalks which I alerted staff to tend to when it was fresh, but they left it, with the broken glass and blood for all the neighbors. They never steamed the carpets like they said they would when I resigned a lease; it took 6 requests to get my dryer pipes cleared of birds nest, the window seal was never repaired after 6 requests following a flood former tenants endured there. Laundry room doors were falling off and never repaired to a manner that would prevent them falling off again. I put up with all their crap and now they want to collect money I do not owe, so they can trick a new tenant in. Watch out, they may scam you on your way out!
2013– Since the bill was fraudulant and I put up a lil fight, I didn’t pay a dime to their fraudulant charge and since it was a bogus charge, they couldn’t take any action against me or my credit.
I wish I could take this negativity down, but this place really sucked and I want people to know.

When you’re not hearing your neighbor, hearing all the other apartments around you being completely gutted (including on weekends) to a blaring soundtrack of Tejano music?
Having to use blackout curtains due to the barrage of security lights pointed at your bedroom window?
Maintenance men constantly entering your apartment for bizarre reasons?
Being inconveniently located from everything as you are forced to make a two mile u-​turn on Mopac just to get to the entrance of the complex?
Getting your water turned off with no notice? Several times? Oh wait, they sent you an email an hour before! Don’t bother requesting they put a note on your door or anything as that will ‘waste too many trees and is really bad for the environment.’ You silly tree-​killer, you.
Watching a mass exodus of people being systematically thrown out of their apartments even though many were assured their leases would be renewed due to the ‘natural level of moving in and out’ of the complex?
You DO? Then come on down! This is the place for you!
Basically the apartment was a total hole, they remodeled the outside, and now are doing the same for the inside as well. The place is a literal construction hell. There are crews everywhere, people are constantly getting flats or almost getting mowed down by work trucks, and it is forever noisy. Even if you did move in after all the renovations were done, the new asking price is a joke. You could get a really cute and larger house in Hyde Park or somewhere closer to downtown for way less. And unless you work on the greenbelt or in the mall, it is not conveniently located to ANYTHING.
An extra star because the staff is nice. After all, it isn’t their fault.

Their #1 priority is to renovate the apartments so they can charge higher rents even if it means inconveniencing existing residents. There has been constant construction noise and workers milling about in the parking lot since I got here. As I was moving in, they were tearing up the unit below mine and a few weeks later they started gutting the one next door. This went on for weeks. Water shutoffs are frequent. I’m trying to work from home today but there is no water from 10 – 2 (4 hours) because they’re renovating one of the units in my building. There is at least one more unit in addition to mine that needs to be renovated in this building so whoever moves in will experience the joys of hammering and sawing at all hours during the day and even at night.
On the plus side, my apartment is pretty nice. I enjoy being close to the greenbelt. It’s close to Zilker and downtown and there is a nice hiking trail behind the complex. There is a nice little pool but it’s always full when the weather is nice.
I’m moving because they wouldn’t renew my lease as they are going to renovate this unit. However, after the crap I put up with over the past year I would never consider leasing a renovated apt from them, even if the cost was justified by the renovations. I’m also pretty tired of the commute and looking for a place more central.

The facts say this place should be a paradise.
Fact 1: Walk 3 minutes, & you arrive at a hiking/​jogging trail with lots of shade (for your furry companion) & work-​out pit stops along the way.
Fact 2: Greenbelt, Barton Springs, Zilker Park & Town Lake right around the corner.
Fact 3: Matthew, the primary leasing agent, is a doll. Segway any conversation with him to films; those discussions prove worth remembering.
All those pros weren’t enough to make up for the cons. That says something.
We moved here site-​unseen from NC. First, we pulled in with our U-​Haul to discover — surprise! — construction happening at that moment on our building. Now, the complex is beautified; then, we woke up at 7am every morning to hammers on the wall at the our heads. The photos we saw for the apartment sported post-​construction interior; the apartment we got was pre-​construction, but we still paid the same price.
The first time we unlocked the door to our potential one-​bedroom/​one-​study loft apartment, we discovered it was a one-​bedroom, all on the ground floor.
The complex experienced technical difficulties with the water main regularly — read, the water wouldn’t work.
The doggy pick-​up bag containers around the complex were regularly empty, so we had to stock up when we visited other parks. Once, we received a written warning from management stating we’d been seen not picking up after our dog. Since the dispensers proved empty so often, we frequently had to circle back to the apartment to grab a bag before continuing our walk. When I went to the office to explain this, they simply shrugged it off, implying if we got another notice, THEN we’d talk.
Apparently, the other dog owners weren’t as conscientious as we were; the grounds remain covered in puppy feces.

1. the water and trash bill is much higher than other apt
2. each year, you will expect a 50 – 100 monthly rent hike
3. Management is not very nice

I’m about to end 13 months of living here at Barton Creek Landing.
The complex is old, not very conveniently located, and the management is awful. My 2 stars are for 1) being so close to Barton Springs/​Zilker Park and 2) being so close to the Greenbelt.
Our toilet broke within a week of moving in, and it took them 3 days to fix it, and when they did fix it, they used pieces of painted yellow plywood between the toilet and the floor (which STILL shakes when you flush it, BTW).
We have had a recurring problem with raccoons getting into the walls/​ceiling of our apartment through holes in the dilapidated siding. During the winter this led to our heater blowing out (well, the raccoon AND faulty wiring) and just in the past couple of days they ate the wiring for our Air Conditioner. We have complained about the raccoons a couple of times, and the only thing they’ve done is put fox urine on a cotton ball in the ceiling… it only works for about a week, then we hear the scratching and crawling again.
My main complaint has to do with the parking. Where our apartment is located, there are not many spots that are convenient to park in. When someone moved into an apartment down the way, then constantly double parked their Cadillac right in front of my apartment, I left a couple of notes on the car, then when they continued to do it, complained to the office. Their response was that they weren’t going to do anything about it because we leave the dog on the balcony when we’re at work during the day! They never let us know this was a lease violation, until we asked something perfectly reasonable of them.
Did I mention it only takes me 2 minutes to get to the Greenbelt?
