This review is for the overall experience with S&S;
I began working with the Company in early early May 2015. Everything from my initial visit to their office to the property viewings were all very pleasant and professional. The system they have for viewing properties is very similar to all others I am assuming, so although it may seem a little stressful to only view one property at a time, there is no doubt that there is a method to what ‘appears’ to be madness. The ladies (Beverly, Sheila, in general, everyone) were always very understanding and reassuring that I would find a place before I had to move from current place. I called just about every day and each time, I received the same courteous and professional treatment. Call-​backs and emails were prompt (still are) and this only helped calm my anxiety. Moving on a time-​crunch, IS incredibly stressful. I think that what helped me, was being persistent and maintaining constant communication with everyone in the office. I finally was approved for a cute little place in July. It took a LOT of work on both ends – this is key.
I have now been with the company for 6 months and couldn’t be happier. Their ‘pay online’ is very convenient… also, S&S is quick to respond to any maintenance issue, more specifically, Ms. Sara Campoy. Her professionalism far exceeded my expectations. I don’t ever get the feeling that I’m sending off my money to a black hole every month – they are responsive and willing to work things out to keep me satisfied. I think it is extremely important to realize that S&S needs approval from a property owner whenever maintenance issue comes up, I guess I should give the property owner credit for working well with the company as well. I look forward to continue doing business with them, I am hoping, for a long while.

The staff at S&S are amazing to work with. All very professional, friendly, and go above and beyond for their tenants (current and future). Chrissy, especially, was wonderful in the process of getting us into our house and we appreciate everything she did for us!

I have heard/​read negative reviews and was concerned about renting through them. The application process went super smooth (maybe because I filled out and completed everything requested initially…) The home I showed interest in over weekend was made available to view immediately on Monday. Within the hour of viewing and expressing interest in moving fwd to Sheila, I received a call from Mary (in office) saying it’s mine. Bring deposit and sign… Set move in date.
This home was listed as «no pets. «Office met my pooch and kindly called owner and requested approval for my dog (ferocious pit bull… lol) owner agreed, just requested I carry pet insurance. I’m amazed! They are even looking at replacing carpet for us.
I have stopped in the office a couple times and the staff is always fun, upbeat, genuine, professional and kind. I am shocked to have had such a great experience after reading the reviews.

I’ve had all positive experiences with S&S Property Management. They’re always willing to help, they’re honest, and hard working. I’ve been doing business with them for 6 years, and I encourage anyone interested in renting a home to give them a call or stop by their office.

Overall, my basic opinion of S and S is this: eh. They aren’t fantastic, and they certainly don’t have the absolute best customer service, but I haven’t personally had any disastrous experiences with them while renting with them. Yes, they are slow to get on repairs, and their office does seem disorganized at times, but they do eventually follow through. The girls who work in the office are generally pretty friendly and have always called me back whenever I called them for various reasons. As long as you pay your rent, they leave you alone. They have been upfront with me about the fees and deposits; everything is in the lease agreement. They have maintained the property while I have lived there, however slowly. I really haven’t had any major problems.
But I am, however, disturbed a little scrolling through these reviews… I am not disturbed by the actual reviews themselves (most of these are probably disgruntled ex-​renters looking for revenge), but rather by the responses posted by «William S.» of S and S. It just comes off as really unprofessional and snarky. Frankly, it is disappointing.

when you first apply they are so good about calling you and telling you how good they are and that they call you back and they don’t. the house we live in now has some many problems we call and call and call and they send many people out to look but so far no one to really fix anything. its been almost a month on some problems. like no light in the kitchen, I know right i am cooking in the dark every night. The heater got red tagged by PG&E, it took 3 weeks to get the guy to come out and fix it. witch it brook again last night. the bathroom has a crack in the tub, its been 3 weeks also guess what nothing been fit. To think all that mold growing under the tub and we still have to take showers. but that not as bad as the kitchen.
we had a pipe that was creaked and full of rust. That has been just leaking water into the house for who know how long. we told them, its been almost 2 weeks. AND NOTHING. so we called code enforcement, they came out did and walk thru found many thing that need to be fixed and they only have in tell 11/​10/​2015 and only one problem has been fixed. we had to pack up our kitchen and bathroom we are living in a house with boxes and no lights and S&S doesn’t seam to care. We have been waiting to go to a hotel now for 3 days, living out of a duffed bag. i cant cook because i had to pack everything up all my pots and pans and dishes. We have had to call them and ask whats going on they never call to give us a update. we have to call. this is the worst company i have ever had to deal with. i really love West Sacramento. I just want the house fixed so i can go back to living. i didn’t want to take this to the media but they have left me with nothing. i am so stressed out. worried that me and my family are going to get sick there is mold in the bathroom and in the kitchen. OH DID I TELL YOU WE HAVE ONLY BEEN THERE 3 MONTHS. none of this is okay. Remember this is the short list the problems go on and on. S&S should make it right by getting us a different place to live or moving us to a hotel, but no they don’t call in less we do. they don’t care the people that work there its just a job to them. but i liked to see any of them living like this.

I could write a small novel regarding my positive and negative experiences in my 39 months (3+ years) dealing with S&S Property Management but I will not waste our time. Instead, I will just compile a small list of the few negative experiences in a bullet point format.
*Consistently slow to send out vendors/​contractors to fix broken items (fence, sprinkler system, fountain, garbage disposal.) It took nearly a year and a handful of requests/​reminders to have the backyard fence repaired so that my dog could not escape. The backyard sprinklers went out within 6 months of moving into the home and I immediately put in a request to have them repaired. I was without sprinklers in the backyard for slightly over 2 years. When the contractor finally came out to fix the sprinklers I learned that he was a family member of the owner of the property. I shared with him the fact that we had put in several maintenance requests for the sprinklers in the prior 2+ years. He related that he was never notified of the problem until this most recent request that caused him to visit the property to fix the issue. A fountain in the backyard quit working a month after I moved in and I phoned in a work order. It was never addressed during my 3+ years at the property and remained broken upon my move-​out.
*Consitent in failed communication and lack of attention to detail within the rental office. It always appeared as if the left hand never knew what the right hand was doing. One day I called at approximately 3:30 pm and the answering machine picked up the call stating the call was coming after hours and that they were closed for the day, also citing their business hours as being 9 am — 4:30 pm. This type of phone tag and questionable business hours and phone practices happened on more than one occasion in my final month living at the property they managed. About 6 weeks after I moved from the property I received a call from the maintenance person I mentioned earlier. He left a voice mail message stating he was contacting me to schedule an appointment to come to the property to fix a broken door handle that I had put in a work order for. That wasn’t me. Apparently the new tenant had a maintenance issue they notified S&S about, and apparently S&S failed to tell the maintenance guy the correct phone number of the new tenant. A classic example of failed S&S communication and attention to detail.
In my 3+ years experience with S&S Property Management my overall perception of their business is that they are initially eager for your business and they will go the extra mile to ensure they can rent to you which is good for the consumer, but, also self serving. After all they are in business to ensure all of their property accounts are being rented at all times. However, it appeared as if S&S has bit off more than they can chew during the expansion of their business because once you are rented to and occupying a home, you are pretty much left out to dry. I can qualify that statement by pointing out that I noted a majority of the positive ratings given to S&S on Unilocal were from new tenants. The negative ratings S&S received trended toward actual veteran tenants that had time to really get to know S&S’s business practices and also experienced many of the same issues I outlined above. S&S Property Management seems so busy with turn arounds of property that the tenants complaints/​work orders go unnoticed or simply fall through the cracks, be it intentional or not… it just happens. I would never rent a home through them again, nor would I allow a friend or relative to use S&S Property Management to manage their property. I feel that their overall Unilocal rating of 2 and ½ stars is a fair and accurate rating for their sloppy business practices and overall inability to ensure their customer’s satisfaction.

Moving out after a year and there are things from the walk through that they still havnt fixed. When you are face to face they smile and tell you someone will call you and never do. Anytime I call the office, I never get a live person and it takes them awhile to call back. When I do speak with them, they don’t seem to know what’s going on (what management doesn’t know what my new rent is or whether the fridge/washer&dryer are mine or came w the house?) I am constantly getting (what looks like very important) mail for the landlords and having to drop it off at the office. Overall it has been extremely frustrating (bordering on unpleasant) dealing with them. They’re lightning quick to cash my rent check and can’t seem to do anything else. I was going to downsize into a different rental property but decided against it when I saw it was managed by them as well. Oh well…
Gave 30 days notice and they tried to charge me for an extra 3 days, and once I was out I had to call them repeatedly to get my pet deposit back. Took over a month.
Edit: and as a single 25 year old female, I love waking up to strange men in my backyard (tree trimmers) who apparently have my property managements approval to be there at 7 in the morning. Would have been nice if they had told me…

Again a big thank you to S and S! My garage door broke Sunday night and I called and left a message. At 8:30am this morning, the repairman called to tell me he was on his way. Garage fixed and I was on my way in less than an hour. Thank you for taking care of this so quickly!

My husband and I checked out a property on their website to see if we wanted to potentially schedule a viewing. We called the company and said we wanted to set up a time to view the property so that we could decide whether or not we wanted to apply for it. We were informed at that time that we had to submit an application to view you property because there were a lot of potential viewers and applicants for the property. We then filled out an application, gave the application fees, and we were told that we needed to submit the rest of the paper work (pay stubs, bank statements, etc.) in order for us to be considered for viewing the property. Reluctantly we did so, and confirmed that S&S would not be contacting our current management company to verify anything seeing as we haven’t even had the opportunity to view your property. However, as of today, June 17, 2015 they contacted our current management company to verify tenancy. We were extremely put off because we confirmed with S&S that no such call would be made to verify anything until after we could view your property.
We asked multiple times to view the property and were told multiple times that we had to submit an application to even view it. However, when I called and spoke with S&S and being informed that they tried to verify tenancy, they told me that we did not have to submit an application to view any property (but we were told multiple times we had to); however your company was not showing this particular property at all because there were a lot of applications submitted for it. It is now my understanding that you want us to apply for this property, give you a fee, contact our property management company – whom we need to give notice to before they can even verify our tenancy (as with all management places), verify our income, and verify our bank account information before we can even potentially see this property. I find this to be completely disturbing.
We will never be renting or buying from this company now or in the future.
William, it has come to my attention that you have never spoken to my husband. However, in fact I called your office and verified that you would hold the application for 72 hours so that we may give everything else that you asked for. If your company tried to turn my husband away, then that’s against your policy because even your website says that we have 72 hours to turn in additional documentation. We were also told multiple times that in fact we did need an application to view your property (you may want to have your staff re-​trained if that is not so). Also, my husband was never told that the property was taken, he was simply told that it was not being shown because there were so many applicants. You also deposited our money after the fact of telling your company that we did not want our application in your system anymore. Please do not respond to things that you do not know simply to try and make your company look better.

Worst experience first they hit my credit with a hard inquiry why they did that no one seems to have an answer. They failed to mention the majority of their properties are in extremely high crime rate area’s. The security’s are amazing though I will say that. Long story short never found a home. Please please don’t use them waste of time and money your better off on your own.

This experience is fortunately coming to an end. So far they are everything that I feared about property management companies. Stick with private owners folks.
They are not very clear when discussing the application process for renting properties and this wastes valuable time. They show up at your current home uninvited to check if you have pets or if you actually have the type of pet listed on your application. They do not double check the home prior to move-​in to evaluate cleanliness — they do it at the time of move-​in. If additional cleaning is needed this requires tenant to take additional time out of their day for cleaning/​repairs to be completed.
1 star — Our maintenance repairs have been completed in a timely manner.
1 star — The availability of properties on their website is updated fairly often.
–1 star for general attitude when dealing with them. They only care about getting leases signed.
–1 star for not having home completely cleaned and ready upon move-​in.

This place is horrible. After the fiasco of applying and getting approved I went with another property manager in an area I didn’t want to live in just so I didn’t have to deal with them. No phone calls back, they take their time as if you are of no importance to them. Houses on their website aren’t even available and if they are good luck getting an appointment. You would think something as important to me as finding a home would be to them. They could care less. Oh and good luck trying to rent from them if you’re moving from out of town. I would give them minus 5 stars.

So disappointed with how this place handles business. I should have known from the other reviews. We broke a lease because the area was horrible and we no longer could stand it. We were told by Kelly we are not financially responsible if we give a 30 day notice and cooperate with showing the unit. After the legal 21 days, I still did not have my deposit check back. I called 3 times and got the run around by whoever answers the phones (kept having to put me on hold, literally could not answer 1 question on her own). Finally a girl came on the phone and told me we had no deposit coming and they kept a $ 400 lease break free plus the rest of the deposit ($ 600) because the new renters did not take possession until the middle of January. (Even though we had to move out by January.
Do yourselves a favor and just find another place to rent. From the ridiculous application process needing a sample of your Father’s DNA along with the whole income of your blood line, to the office of unhelpful people, to the crappy move out procedures.

Do not listen to their lies. Just read the reviews about this place. It is true that my friend did live there, but they had just raised his rent $ 100 per month just two months prior (the reason for him moving). They told me the reason it was taking so long for me to take possession of the keys was because they were cleaning the apartment and getting it ready. I give them a security deposit and rent but when I go to get the keys there was no cleaning done. Nobody that works for this place knows what anybody else is doing, they never return calls, ect. STAY AWAY

Worst property management company ever. About 3 months after moving into the house I rent I discovered a leak in the water heater on the morning of August 8, 2013. I was promised that the water heater would be fixed that day. They didn’t come out to work on it until the next day. They gave the owner of the property 2 prices to fix the water heater (one price to do it right and a cheap price. This by itself is against the law.) They never bothered to get a building permit and the person who «fixed» the water heater did so with my code violations. I was a building contractor for 10 years and a home inspector for another 10 years, so I know what I am talking about. I sent S&S a full report with pictures stating all of the code violations.
I had to keep bothering them for over a year before they finally got a building permit (8/​18/​2014.) Then the building official shows up at my house with no warning (I let the building official complete the inspection, where he agreed with all of the items I noted in my initial report, and wrote a list of items that need to be repaired) on 2 separate occasions (8÷20÷2014 & 8/​26/​2014.)
S&S finally schedules an appointment for 11/​20/​2014 to fix the code violations. They never showed up or even bothered to call me to tell me they are not going to show up. I rescheduled with them to come out and get the repairs completed on 11/​25/​2014. The owner of S&S, Bill Showers, shows up and proceeds to tell me to «F*** off» (yeah, he actually said those exact words to me) and to shut up, while standing in my garage. Then he accuses me of having called the city and requesting the 2 building inspections, which I have not done.
Over 4 hours later, the «repairs» are completed and there are still code violations, which I point out to the repair-​idiot. He just tells me I don’t know what I am talking about and leaves.
I could go on and on with how badly this company treats tenants and property owners, but you get the picture. It is all about the money with this company. They do not care about putting the life and property of the tenants in danger.

Sarah went out of her way to ensure a leaky kitchen faucet was repaired just before Thanksgiving. Thanks again — it was greatly appreciated :-)

I have two properties rented out through S&S to long-​term tenants, as well I have an aunt and uncle who rent from them. While initially I had several communication and follow through issues, the company has improved greatly in the last year. I have purchased two additional properties, that I will be placing with S&S for management.
I have to say several issues raised in the reviews below could actually be due to deadbeat owners; S&S only has so much control over when repairs are made to items that are not essentially covered — such as heat, or running water.
I think there could still be some improvement in the communication and follow through on certain items, however I am pleased overall with S&S as a management company.
