Park One Properties

Update after we’ve moved back into the house. I continue to be impressed with Park One Properties. The move-​back was very stressful for us and there were quite a few things that needed fixing once we moved back in. Victor was extremely helpful in getting everything resolved and sorted out with the security deposit for the tenants.

Short version: ParkOne is a joke. If you want an incompetent company to serve as your money collector, then go with this one. If you want a company that actually manages your property with care and professionalism, look elsewhere.
Long version: ParkOne managed our rental property for ~ 2 years, and their service went downhill significantly over that time.
Ed Basaldua was our initial contact, and at first he seemed great. We soon realized that while he may be a good salesman, he is arrogant and horrible at customer service. (You can see this in his responses to other negative Unilocal reviews, where he makes vague, noncommittal statements about how they will review policies/​procedures and never takes responsibility. And, most likely, in his response to this review.) He takes no responsibility for his company’s shortcomings, and even failed to respond to our communications when we complained.
We should have seen the signs from the beginning. It always seemed like ParkOne made more work for us instead of less — like quoting us $ 45 – 150 to haul away some debris from the yard or failing to allocate repair costs when a mailbox pole we shared with neighbors broke.
Then, shortly before our first tenants’ lease was up, we found out that they had been chain smoking in the yard (causing our neighbors to complain), which violated the lease agreement. We also learned that they had a 3^rd dog living in the house (also a lease violation). When we spoke to ParkOne about these issues, they got defensive and seemed to side with the tenants! We elected to terminate the rental relationship once the lease ended, and ParkOne handled that process. ParkOne kept us totally in the dark about what was happening, making it even more stressful.
Later, when our house went back on the rental market, ParkOne used the same ad they had used 2 years before — even though it was out-​of-​date and contained inaccurate info. At this point, I called Ed regarding my various concerns. In response, Ed emailed me back providing excuses for each one of my complaints. He never apologized and didn’t even address the rental ad, but said, «We of course want you to be happy with our service and we will always do our best for you. But we will not always be able to bat 1000.»
How about batting .200? ParkOne proved that they were unable to do even that when they gave our prospective tenants a lease that listed THE WRONG RENT. Not only was the rent $ 100 less than the ad price, but ParkOne never even sent us the lease before sending it to the new tenants. When we asked for it, Chris Carranza responded that «with the request for the additional clause about smoking I assumed that I already sent you the lease for review so I only sent the addendum page.» Big assumption, Chris. Check your email?
When I caught the typo in the rent, I tried calling Ed and Chris but just got an email from Ed stating «That was a typo in the preparation of the lease. The tenant did not catch that either (or maybe he did, but just didn’t say anything).» Obviously. How about an apology for your company’s continued incompetence? Then, after ParkOne failed to send us the executed lease as well, my husband emailed Ed on 9÷9÷14: «Ed, Did our new tenants move in? Has the final lease been signed? If so, is there a reason we haven’t gotten a copy of the executed lease?
So far ParkOne’s handling of this transaction has been far below my expectations when I hired your firm. Has your firm grown a lot in the last 2 years? I am trying to put my finger on what has changed regarding customer service over that time period as we had a much better experience getting our first tenants into the house. Please advise.»
Ed never responded. Instead, Kim sent us a copy of the lease. I also tried to engage Ed over the phone but he stopped returning my calls. Perhaps in his eyes we were annoying customers, but we were simply trying to get the company to do the job we were paying it to do. At least they were still doing a pretty good job of transferring the rent to us — until we noticed that we were getting the rent 10 days late. Only after we inquired did ParkOne inform us that they learned that they must allow all rent checks to clear before dispersing funds. You’d think they’d tell their clients this information before they started to disperse the rent late, but it took us reaching out for them to get their act together.
I wish I could tell you we wised up and fired ParkOne, but we’re busy and didn’t want to deal with the hassle of finding another company. Finally, out-​of-​the-​blue, ParkOne let us know that they were terminating our relationship. I think they were just tired of having clients that actually tried to get them to do their job, though we never did receive an explanation. In the end, they did us a favor — we manage our property ourselves now and it’s much smoother for everyone involved. Even our tenants have remarked that their experience with this company was a joke. Good riddance, ParkOne.

This just only proves a point of how they have poor record keeping. Ed himself came to do the walk through of our unit and added myself on the lease because I’m an adult. So like I have already stated, I do not recommend this company to anyone and highly advise that you look for a company who’s professional.

I have worked with Ed and his team over the last several months. My elderly father had an older condominium in Martinez that had been thrashed by the prior tenants and was also in need of some updating. He wanted to keep the condo but no longer wanted the headache associated with dealing with property issues and tenants directly. After some online research and favorable Unilocal reviews I called their office and spoke to Ed directly. He answered all of our questions and it was immediately apparent that we were in good hands. From day one, Ed and his team have been nothing but responsive and professional in processing paperwork, arranging for a contractor to bid and complete all necessary repairs/​updating, locating, screening, and securing a qualified tenant, and all of the accounting that is involved. We now have a bonafide tenant on an 18 month lease. Victor (Maintenance Manager), Chris (Leasing Manager), and Rochelle as well as Kim (Office Administration and Accounting) have been great every step of the way. We look forward to working with Park One Properties going forward. Thank you for your all of your help with my dad’s condo.

We selected ParkOne Properties to manage our condo after doing a significant amount of research (including careful analysis of all Unilocal reviews). We are so grateful that we chose P1 to work with! All of their employees are easily and consistently available to help us and our new tenants in any way they can. Without one iota of exaggeration, we can honestly report that the company treats our property as if they owned it and our tenants as if they were members of their own family. They stay on top of all things, big and small, in a timely and competently professional manner. We can rest assured that everything is, and will be, taken care of thoroughly. I am completely confused on why this company had gotten so many good reviews. My family has had a poor experience with them from start to finish.
The office was either unorganized or just didn’t care about being efficient.
After signing the lease we were promised that our new townhouse was going to be professionally cleaned before our move in date. It was definitely not. It was filthy. So we made sure to note every dirty little fact on our walk through.
We also reported seeing spiders and it took about 2 weeks to get an exterminator out. Kim’s excuse was, «We have switched extermination companies which is why it is taking so long». Ok, they finally got someone out after me calling back several times.
The previous tenant left a broken down disgusting fountain in the backyard that I requested be removed. The maintenance manager literally told me, «Since its not affecting the livability of the property we aren’t going to remove it.» ARE YOU KIDDING ME?! So, I came back at him and said, «So you are telling me that when we move out I can leave all my trash in the backyard as well because its not going to affect the future tenant’s livability of the property? Ok, got it! I will be leaving tons of stuff.» He then paused for a minute and replied with, «Ok, we will remove the fountain.»
I could rant with several other scenarios that made this company terrible but I’m pretty sure you get the point.
Bottom line, unprofessional and rude employees. So glad we never have to deal with these people ever again.

Ed is a miracle worker. It took him less than a day to find us a great tenant for our home. When we weren’t able to move right away and these tenants couldn’t wait he found another family in one day. He really knows the market and has amazing connections. His team moved into action to help us get the house ready. If I had known that such a great manager and effective team of helpers existed I would have rented out our home much earlier! Ed and Victor made the transition from homeowner to landlord as painless as possible. Thank you, thank you, thank you! These guys really are the best.

I am a property owner who just recently got into the rental market. Our property was a bit of a niche property as it is an inlay unit. However, the park one property team was great in provided suggestions and assistance in getting the most for our property while also obtaining the type of renter we wanted. Chris in particular was great! He was extremely responsive and had a great attitude. We look forward to a long standing relationship with ParkOne properties.

I had a great experience with the Park One team. As new rental property owners, their property management services made a huge difference for my husband and I. We opted to rent to a friend of a friend (don’t ever do this) and the tenant became difficult and it was a struggle collecting rent and all sorts of headaches arose. We decided to hire Park One to help us out and they did a great job handling a difficult tenant, and then found us an even better one. The peace of mind that we gained from knowing that everything was handled by Park One is worth far more than the fees they are charging. I have dealt personally with Ed, Chris, and Kim, and they have all been really great and professional. Ed in particular is just an all around good guy, incredibly knowledgable, and I get the sense that he’s always looking out for my best interest, which I have found to be extremely rare in real estate. I’ve also used Park One for a home sale and purchase and I am equally pleased with my experience. Reliable and trustworthy, my kind of company.

I would be very cautious of using this company as had a very bad experience trying to get them to handle my property. Just quit communicating with absolutely no response after informing them wanted to go ahead and use them. Lost a lot of time waiting for a reply.

I contacted the folks at ParkOne after having a terrible experience with another well known local Property Management company. Ed, Victor, and Kim have done an outstanding job for me. The headaches and hassles are gone. They are professional and easy to work with. I wish I had used them initially!

If I could’ve rated this company, it would be a 6 Star! I can’t thank them enough for what they did. Park One Properties took care of me on a new home construction purchase that was falling through, have they had not helped out, I would have lost my 25k deposit and some. They gave more than 100% of their effort to close on a sale deal that was blotchy from the beginning. I contacted Henry and Ed because they were experienced, are active agents, and had the right tools that I didn’t have to get things done.
If you’re going to purchase a new home, an old home, or even selling a home. I advise you to have an active Agent that has been around real estate for a long time to represent you fully. That way, they can walk you through everything, explain the terms, and negotiate for you in your favor. I walked into a New Construction’s Sale Office thinking it would be a breeze. Little did I know, the sales people there talked me into signing a contract and tried to pull a fast one on me. New Construction sales agents are like car salesman. They don’t care about you. I had Henry and Ed from Park One Properties step in and re negotiated everything for me in my favor. Now I’m very satisfied and a happy camper.

I first met Ed of Park One Properties about 15 years ago while working on an office building I was selling for a client in Concord. Since that time I have periodically referred clients who required property management services to Ed and his firm. Most recently I referred to Ed a client of mine who owned a six-​unit apartment building in Concord. My client was selling his apartment building and the current property manager was not up to the task of working with the property and the tenants during the escrow period. Ed certainly was. He and his staff member Kim took over the new management assignment in short order, communicated well with the tenants, collected rents in a timely manner and worked with the tenants who were behind in their rents to get them caught up. They even worked to collect a particular past due rent after close of escrow. Ed and his team were certainly an asset during the escrow period and their good work contributed in meaningful and financially measurable ways to the success of our escrow and our mutual client’s bottom line. I continue to sing the praises of Ed and his team and sent him another new client yesterday who was looking for a property manager to handle the rental and management of a home she owns in Danville. These are people you can trust to do a good job and look out for your best interests. Highly recommended!

I’m a property owner who has utilized ParkOne Properties for the last year. They found us a great tenant and are very responsive to questions and concerns. I think their staff is fabulous. I look forward to working with Ed, Kim, Chris or Victor again in the future.

Thank you, Northern Cal Unilocalers. Had to clean out and rent my aging father’s condo (from down here in Los Angeles) and, based on reviews here, made a couple calls. I chose Ed and the folks at Park One and they’ve been amazing. They’ve made a difficult transition so much easier. Here’s how they’ve helped:
1. Kim found me excellent help for my final packing of my dad’s stuff. David was young yet extremely professional and courteous. As an aside, I needed gas and, being a car enthusiast, he volunteered to make sure the air in the tires and fluids in my dad’s truck were at proper levels for my long drive home.
2. They oversaw the final clean out, with receipts from the dump, and then Chris managed all the repairs, updating, contractors, etc. that we talked about (with written estimates) They were mindful of budget when it came time for some decisions on my part. Chris kept me updated on a regular basis, and supplied me with before and after pictures since I couldn’t be there.
3. One night I got a call from a neighbor who mentioned she thought the lights had been left on in the night by workers. One call to Ed (on a Saturday evening no less) and the problem was addressed immediately. (I think he went over there himself.)
4. At the end of the rehab I got a very clear accounting from Rochelle, who informed me she would also give me an end of year tax statement, which will be a huge help.
5. When all was finished, Ed (who is also a realtor) asked if we wanted to consider selling since the market was improving. When I explained that, given my dad’s situation, renting was his best option, he let it go with no pressure.
6. They were able to get the condo rented on the first weekend it was shown. When Kim called me with the applicants’ information, she had all the information in front of her — and they had already done all the checking and verification.
I’m very pleased with the professional and personal courtesy extended to me from everyone I’ve worked with at Park One. I would not hesitate to recommend them for property management or real estate sales. I hope they continue to grow — they deserve it.

I would recommend working just with Ed. He really takes into consideration whatever situation you may be in and will take care of you from start to finish.

Recently finished college found a great paying job as well as a cute little condo for my girl and I.
We moved in cause of the location and the lay out of the condo. Hardwood floors, updated kitchen & great closet space. Well the one winter night happen to be a saturday the heater wouldnt come on.
Called the office no answer I remembered Ed gave us his cell in case of emergencies. Called it told him what had happen, he personally come and dropped off a space heater for the night.
Come Monday morning he had his assistant Victor send over a repair man. Now, in my years of renting most property manager milk time to send over repair men, but Ed showed me that he really cares about his tenants well being!
I extremely recommend doing business with Ed and his staff.

We live in the south bay with a rental property in Walnut Creek. I have been managing the property for the last three years and it has not been easy given the distance. I interviewed Ed at ParkOne Properties and met his office staff. I was impressed from the start. They are professional and respond quickly to email and voice mail. Ed took over our current tenants and got them moved out, place fixed up and new tenants in within a few days. Their fees are reasonable and considering how quickly he found good new tenants he is already saving us money. We are very happy we found ParkOne Properties.
