SLPM Property Management

The reviews on this site explain the experience I had with this company. We saw an apartment on Craigslist that we thought was too good to be true. We applied, and I even corresponded with Sonia. Suddenly I stopped hearing from her until my boyfriend and I each got a vague rejection letter in the mail. We both have excellent credit, and steady jobs.
However, since I applied in December the same apartment has been posted repeatedly on Craigslist. I started to get suspicious that an apartment as perfect as that one (it’s unit 202 on Lakewood dr) would stay unoccupied for so long in the Bay Area housing market. Now I realize that it was all a scam.
You guys should feel ashamed for making an already terrible housing market even worse.

So base on my review I was contacted by Gary the owner I assume. I’m writing this review to keep track of this rental process let’s be real I have no chance of being approved after calling his staff dummy but can anyone feel my frustration? so I received a call from someone asking did I summit my pay stubs This was just a excuse to say we contacted her then he goes on to tell me ok well I get your Application going when someone name Sonya get back from being sick when I turn in my application there 6 to 8 people so your going to tell me only one person process app in there and if that the case why has my check been cash the day after I summit it if no work has been done on my application 7 days later I lost hope on this place I rented many places and never had to wait almost two weeks for a answer the Same respect they expect I have to give to my current landlord but can’t when you don’t if know if going to be approved 2 weeks later it’s there decision on who they rent to but it my right to not feel that I was not given a fare try when my check been cash with no results even base on their bad reviews I still give them chance but my voice will be heard I will back on here once I’m formally Not approved

I had the pleasure of working with SLPM to process a unit rental application. At first my agent Sonia had trouble confirming one of my previous addresses and although she didn’t have to make a 4^th attempt to verify my address she went above and beyond to confirm my address. This made me feel like I was given a fair chance for the application process. Sonia kept me updated throughout the process and didn’t mind if I constantly emailed her with questions. Contrary to most reviews the communication response was less than 24 hours. I have yet to move in to the property I was approved for but, thus far it has been great working with SLPM and you can rest assured that your application will be considered in a fair manner.

Gary contacted me a few hours after i wrote my review and we exchanged messages about the rental i am interested in. He was very concerned and tried to get the situation resolved so that i can see the rental soon. Thanks Gary.

scam alert scam alert scam alert people take your money then you never hear from them and have to play phone tag for days to get a response. every person gets denied in a very convenient way for them you won’t qualify (i have a 750 credit score and work for google same for my husband)

Run run run from this property management. Used them 4 years ago, they lied against me and spoiled my credit with false payment. God will judge you guys for your wickedness.

Wish I could give them half a star… We found a great place that, unfortunately, is managed by this horrible real estate company. My roommates and I applied for a property we were really interested on. We were in desperate need of a place since our move out date was August 15^th, so we applied as soon as we could hoping that our applications would take around a week to process (their website states they take 3 – 5 days). So we sent everything they asked for, we payed a $ 30 fee (which i totally regret) and we waited. After a couple days we got an email from the SLPM agent asking us for more information (which is understandable, and that even made me think that they cared about our applications) so we sent what she asked her. More days passed, we didn’t hear back from them and it was a week after we applied for the property. We decided to give them a call just to hear the agent tell us that she didn’t get our information on her email (???) so we send her an email again hoping that this would make our application process faster… more days pass and we give her another call just to tell us that she couldn’t verify one of our addresses in two applications (our college dorms… our school wouldn’t answer their questions because they didn’t have my permission.(we lived there like 4 years ago) I called my college and explained the situation, they told me they would share the information with them. I do not understand why the agent didn’t call us before so we could figure out a way to make it work. She then told me our applications were denied… because they couldn’t verify our college dorm. We had to call her like 7 times so she could ask us for more things she needed, and every time she would say she had everything she needed… but was she planning on calling us ever to let us know our application was denied? That’s the reason we were almost homeless. This place wasted our time and money.
THE ONLY USEFUL PERSON was Gary. He really knows how to treat his clients and was always helpful. Maybe we had bad luck with our agent, but this mistake really really put us in a bad situation. Thanks for nothing SLPM!!!

No one likes to hear about a shady real estate company. One would think that business laws and ethics would prevent a property company from conducting themselves like an unprofessional, classless organization. SLPM proves that all wrong with their business practices.
Specifically, they believe that it is okay to approve 2 applications for the same property and then let the future tenants race (literally) to be the first one to hand them a check, thereby declaring that party the winner of the rental. If you happen to live further away, work during their hours of business, drive like a non-​maniac, or for whatever other reason can’t make it there before the other party then you lose the apartment. Hard to believe, right?
This company is clearly only interested in getting their checks, whatever the cost may be. Do not believe for one second that they care about their tenants or their properties. They care about fast money and faster money only.

Beware this is the absolute worst property management of them all… I just moved march 30,2015 from their property didn’t get my security deposit until exactly the 21^st day on top of that they charged me for shit that was already missing when I moved in they try to nickel and dime every piece of your deposit… I’m sure all property managements do!.I’ve dealt with a few and was always pleased to recieve my full deposit since I properly cleaned the place. but this one in particular is not the one to go with they are also hella rude and don’t fix maintenance problems right away… lessoned learned for me… take hella pictures before move in cuz they will try and make their property better than it looked when you moved in on your tab! Never again! don’t recommend to anyone!

This «business» is the worse agency I have ever wasted my time with.
My family and I wanted to find a place closer to family so I went online and found SLPM. After going through their listings, only 1 property stood out that I found to be within my taste. (most of which are questionable places) So I submitted my application online and waited. 8 days passed and nothing from them. I called and called and called. No one would answer the main line during business hours. Finally I was able to speak with someone who said, «Our processing time is 5 – 10 days». Well, It’s been more I told them. So he passed me to a voicemail where I left a message. Two days later, I received a call. I had passed the first step. The credit. Well o course, I have excellent credit. So what took so long to get a credit check? Next step she said was for me to submit my income. So after two weeks you are NOW just asking for this? Ok, I submitted my income. Next, she just emails that I passed that. (Of course, I make 6x’s the rent)
Next, she ask me to email in my ID and social.
I’m thinking, why are we taking baby steps? Usually agencies will collect all of this information at once.
Ok, I emailed that. Next, I get an email saying to email back a copy of all my rental receipts from my current home. She asked for a year, I emailed two years. (At this point I’m getting fed up. Like I’m being played with. I have been paying $ ³⁴⁵⁰⁄₅ yrs at current place so your $ 2000 is nothing.
So here is where we are;
Credit check– passed (713 credit score)
Income check– passed (6x’s the $ 2000 rent)
Great rental reference– passed (current mgr gave stellar review)
I now receive an email saying I need to write a statement explaining how I spend my money, explanation of each deposit, and why some months I make more than others. Really??? So should this report be in MLA format, 600 words???
I told them I was no longer interested and goodbye!
I shared my emails with my current management and they laughed. I live in a LUXURY high rise apt. with security, door man, and concierge. Multi-​million dollar complex and THEY said SLPM is very unprofessional to be aware. Thanks SLPM for helping me realize that I need to stay exactly where I am. A little tip; if you want to run a business and act professional, answer your phones, don’t have people wait 2 – 3 weeks for an answer, and get some REAL real estates training. All of these reviews cannot be lies. Something is wrong with you. I wish I had read these reviews before.

It has been a few years since I used them, but I am glad I switched. I am a property owner and I can say this company did a horrible job managing. They really let my properties go. The last straw was when I arrived back home from overseas and wondered why a unit was not renting. Well, it was obvious, they didn’t take care of the property! There were weeds growing right in front of the front door. I had plenty of income coming in to take care of the property. It was just very poor management skills. If you’re an owner, stay away from SLPM.

I called slpm to look at a rental unit in Hayward. Keeping in mind that I usually work from mid morning to late evening. I asked a whoever it was if I coulf look at it prior to going to work and the rude woman said Absolutely n.ot. Tje scheduled time for the open house stood firm. The ungrateful woman said if we don’t tent it at that there would né another oprn house and maybe I would get s chance to see then. I politely told her to stick it up her ass. They have lost what would have been a good tenant.

I have to admit, nearly a year later, I can’t find anything to complain about. They’ve done an excellent job in all areas. I have found that they do answer the phone and are even right there in the office when you stop by.
When repairs are necessary they are done quickly and usually don’t need any follow up.
Our rent is automatically and correctly deducted from our account every month, making that portion of things flawless.
There’s nothing more that I could ask for, the company and everyone at SLPM has been reasonable and fair, courteous and professional.

SLPM manages two properties for us in San Leandro and has done an excellent job where other companies either didn’t care or didnt try to market our properties. We were having a real problem find tenants for our Washington Manor property and other companies try to push people with credit issues saying «that was the best our there». I was resigned to the fact we were going to have to take a tenant that probably would be a problem in the future.
Our family lawyer recommended we contact SLPM because they specialize in San Leandro properties. Apparently the «SL» in SLPM stands for San Leandro. Go figure.
SLPM got our property up on all the usual online areas but then went the extra mile: they walked around the neighborhood and asked neighbors if they knew anyone interested in renting the property.
Low and behold, the next door neighbor had family that was looking. Apparently, they were going to tell their family about the property but just kept forgetting for three months. The SLPM agent got the direct contact info and called the family member. Two weeks later these folks were signed on as our tenants. The other companies just wanted to stick a sign in the lawn and «wait and see».
Two years and a half years later we have never had any problems with the tenants and they seem to be long term because of the close association of nearby family. We have had to do some updates to the property, but those we are handled by SLPM contractors with no hassle or interruption of rent income.

As a property owner, SLPM has been great. I have utilized their services for several years. I started when I could not manage my own tenants. They stepped in, and got things on track. After that tenant moved, they helped me get the property back in shape and were happy to find several bidders to get the lowest cost. They screened many applicants for the property and kept me in the loop about all prospects. While it is sometimes hard to reach someone by phone, email has always worked great. They address my concerns or predicaments pretty quickly.
Overall, I have been very satisfied with their services and feel confident recommending them to other home owners looking for a property management company.

I have had multiple run ins with this property management office and the customer service has been absolutely horrible!
It wasn’t until Carrin was my point of contact where I noticed I significant change. She really does care about the tenants and is incredibly flexible, and always answers emails!
I can’t speak for the entire office but I’m pretty sure that Maria, the front office girl is gone, thank god! Carrin is the only reason I’m still with SLPM. She makes me comfortable with reaching out whenever there is any type of concern.
And 4 stars for finally getting a website so tenants can now pay online with no hidden fees.

HOLY COW!!! I can’t tell you how unprofessional and rude these ladies are here. I didn’t really hear good things about these folks, but I thought I would give them a shot. WRONG! Same issues as I see everyone has experienced. NO one ever picks up the phone. «We Were in a meeting» is typically the excuse you get. I told the dimwit this is how you verify my employment her response was «Oh well we don’t that.» WAIT WHAT…
I DO NOT RECOMMEND THIS PLACE TO ANYONE!!! STAY AWAY!
Who is this Gary guy? Since I can’t write a reply to his not only inappropriate but also unprofessional response. I’m not sure if it’s just a lack of professionalism, or inadequate training on the behalf of SLPM, but for the life of me. I cant begin to understand why a person would display the notes of a prospective tenant on such a public forum. Not that theres much to hide, other then the fact that hag failed to mention what jerk she was on the phone. Gary blatantly says, «This is a typical complaint when someone provides false information»? Excuse me? How dare you.
last and most important. There are 20 other people who have reviewed this company. All 20 complete strangers say the same thing, Something isn’t adding up here. We all can’t be lying.

Short and to the point:
Awful company that does not value clients/​tenants, they will give you a complete run around when trying to resolve issues, they are extremely inefficient when it comes to maintenance requests, do not even try to call the office because no one picks up the phone or bothers to call you back in a timely manner, and they do not file paperwork and crucial documents when you need them.
Avoid them at all costs!

so I have been doing some follow up work, and that ‘eviction’ i was TOLD about isn’t even in public records, which means its a crock! SLPM just charged me with a bunch of BULL and made sure i didnt recieve the claim. lol! you all are a joke.
PEOPLE PLEASE BE CAREFUL. DO NOT GET SUCKERED INTO DEALING WITH THIS COMPANY.

Again, as a homeowner, I cannot recommend SLPM.
Had San Leandro Property Management done their job, I would have provided a stellar review. I find the owner’s response below to be bogus and more evidence of SLPM’s unprofessionalism.
Unilocalers are free to contact me to discuss my experience and review the photos, police reports, certified letters and receipts to SLPM, and emails to SLPM which led us to having the city paint our curbs red, security cameras installed and the police added to our speed dial.
And remember: if you experience anything similar please always document what is happening — it’s very important to back up your claims in case you need to involve police or attorneys, etc.
