Thousand Oaks – Austin Ranch Apartments

So far, I love living here! I just signed my lease about 3 weeks ago and already it’s my favorite place I’ve ever lived.
I love how every building is different and there’s an integrated shopping community all together. My favorite part by far is the proximity to Arbor Hills Nature Preserve. I’ve been hiking all but one day since moving in and for me, it makes this place feel like home.
Dogs are definitely welcome here, of all sizes. I’ve met so many friendly people just interacting with our pups. I also love all the events they put together, I’ve already made friends who live within a 5 minute walk in the Austin Ranch community from their get togethers and hiking.
Super convenient commute to work, major highways, and proximity to plenty of restaurants, including the shops at legacy and Kroger, makes this place a prime location. Prior to renting, I did a lot of research and realized (mostly through comments and reviews of apartments around here and in the Shops) that Thousand Oaks at Austin Ranch raises rent the least. Some others in the surrounding area go up $ 100+ each year whereas, depending on the year, it seems the rent increase stays between $ 35-​$ 75. Additionally, the price is super competitive and this place is kept the cleanest of the ones I visited by far.
Issac helped me find my perfect apartment and I have to say, he truly went above and beyond to make sure everything was perfect– before AND after signing my lease.
Only thing is that a girl who signed shortly after I did was told that her apartment would be immediately cleaned and her floors would be replaced but that wasn’t the case. It took 3 weeks of her calling and finally visiting in person to make her place move-​in ready. Bright side is that they compensated her for that time and made it right as soon as she visited them so it’s not all bad.
Overall, the young business-​professional demographic, great location, cleanliness, and the nature preserve make this an awesome place to live. I’m super happy with my decision and I’d recommend living here to anyone!!!

I’ve lived in Austin Ranch for three years. I have a beautiful 735 square foot apartment with wrap around windows in the living room. Nothing is upgraded, no three inch blinds, no stainless Steele appliances. My rent started at 915 $ three years ago, I signed a year lease every time, and each chance they got I was increased. This time around I decided to go in and chat with management. They were asking for 1,030 and I truly feel this is over priced for a «basic» apartment. Long story short I was told that this complex will increase your rent each time a tenants rent is up, because the market allows them to. Perfectly understandable, they’re in the business to make money, but choose wisely when committing to these apartments when you are on a fixed income.
Good– beautiful scenery, flowers, nature preserve in walking distance, decent maintenance, close to all major highways
Bad– constant increases in rent, garages aren’t attached to apartments and cost $ 100 month, very young kids live here: you will see crazy things at pools, loud cars and loud conversations when your trying to sleep, pools are usually dirty and not very maintained, the hot tub is very tiny: maybe holds 5 people for the entire complex: always luke warm. The work out facility is a JOKE– literally looks like a middle school gym. So add in a monthly gym membership to your finances.
Overall, I would have picked a different place if I could do it all over again.

I’ve been living here for about 8 years now, every year I move to a different phase, just for the fun of it n the change, I really like it, it’s really quite except at the pool lol, the maintenance team are amazing they get there asap n the office staff are really friendly, the only thing is we’ve never gotten our deposit back n never expect to but it’s a huge problem for the majority of people. It’s located in a really good area you’re close to the Dallas north tollway n 121, n if you’re an outdoor person there’s lots to do, there are a few bars that you could just walk to n a little further there’s a bowling alley, cinemark, willobend Mall n a lot of restaurants close by, overall it’s worth the price :-)

I’ve been here for 7 months now and here’s my take:
The bad — My balcony is next to the Verandah pool, it’s a great pool that’s been converted into a giant party all summer. I’m all for having a great time at the pool with drinks but the level of loud and obnoxious here is really high, despite the pool cops… so be aware of that area if you like your patio to be peaceful or if you like sleeping, ever.
Nobody picks up their dog crap, ever, period! Walking in the grass is equivalent to sprinting across a post war mine field. The hallways are disgusting and have evidently never been cleaned, swept or anything. Expect new cigarette butts to appear daily.
The rules are there are no rules, the only way this works in your favor is you can bbq on your patio and will never hear a complaint.
The place is aging and looks nice from afar but far from nice.
The landscaping, aside from the «overly-​fertilized» grass is nonexistent. It looks terrible.
Overall it’s overpriced based on the above comments, if it were better taken care of and regulated it could be a great place to live.
The good — the staff seems to care, is helpful with minor issues and maintenance items are dealt with quickly. They definitely will not fix it right the first time, but they’ll get to it pretty fast.

I’d like to update my previous review to 5 stars. There are new staff in the office along with a new valet trash company, and they are nothing but wonderful. I’ve also had to call after-​hours before and they always have someone answer the phone to help. My husband and I bought a house so we will be moving soon, but I highly recommend Austin Ranch (now Thousand Oaks on one half). The office staff have been very accommodating with our early move out and I appreciate their help very much.

First thing’s first: we got REALLY lucky with our experience at Thousand Oaks. We live in a two bedroom, two bathroom unit on the second floor and it has been an awesome experience.
We won’t be renewing our lease, simply because it’s way too expensive.
Our apartment was great. We had minimal problems, and every maintenance request we submitted was fixed that same day! I’m sure we got lucky there, especially knowing the track record of the complex…
The layout of our apartment was amazing. We had almost too much space, and a great sized patio! The appliances were okay, they weren’t updated though which was a bummer considering how much we were paying for the apartment.
Parking sucks. Plain and simple. Our building has 6 spots to park in (2 of which are handicapped parking). There’s at least 15 cars that compete for those spots on a daily basis. No kidding. It sucked.
We ended up getting lucky (again) and getting a covered parking spot that became available a few months ago. I highly recommend shelling out the extra money for parking. It was a game-​changer and brought this review from 3 stars to 4.
The pools are great– though we haven’t had much of an opportunity to take advantage of them yet (can it stop being cold now?).
The gym sucks. It’s usually crowded and half of the cardio machines are broken. I would recommend budgeting for a gym membership.
The location is what really makes this place awesome. Being able to walk over to some bars/​restaurants is pretty awesome, and it’s only a $ 7 Über ride to the Shops at Legacy.
Be sure to tour the ACTUAL apartment you’ll be leasing. All of the apartments there are incredibly diverse: different appliances, different patios, different locations, everything.
Overall, we had a great experience! I’ve recommended them to several friends and would encourage you to check it out!

Awful, awful, awful. I would not chance this place if my life depended on it.
Do not put yourself thru what I had to go thru with this place. From the rats that cause major auto damage repairs because the property does not keep up with pest control outside, to the rude and disrespectful office staff. This place is pure pathetic. If you absolutely want to live close to Austin ranch, think about going over to one of the properties close to this one, that are newer, nicer, and probably have staff that is willing to give you the up most respect that you deserve in your next home.
The property is also under construction right now, they are painting the buildings and doing some little to nothing minimal work that makes it look less attractive than before. Please share this with other peers as you or anyone you know should not have to go thru the pathetic mess with this property that I had to go thru! Good luck and happy searching! :))

I just signed a lease at Flatiron District and Megan was super helpful! She even stayed late after close to make sure we had all of the information my roommate and I needed! Seems like a great leasing team!

I’ve lived in many apartment complex but this is by far my favorite place. They offer a wide selection of apartment layouts to fit your living needs. I would say this place is for young professionals. Not a crazy party scene area. If you prefer somewhere that’s peaceful and quiet, just look for an apartment that’s not facing the pool.
The environment is quite peaceful and safe. I love that people are active; walking their dogs and jogging around the area. The Arbor Hills Park is right next door so you can jog or ride your bike there.
People assume it’s overly expensive living here but I personally think they have a great price range. It just depend on how much square feet you want. Since they have several phases, I personally like phase 5 since mine comes with a wrapped around patio and plenty of parking spaces. There is a newer phase 5 building that comes with a garage parking lot by the leasing office. There’s plenty of parking spot for residents and visitors there compared to the other phases. When looking for an apartment here, keep in mind about the parking. Some building is limited in parking spaces unless you purchase a parking spot or garage. I chose phase 5 so I don’t have to worry about finding a parking spot.
Maintenance is quick at getting your request complete. They also do a great job in keeping Austin Ranch clean. They have amazing pools, volleyball courts, good size fitness center for residents, and also club houses for rentals. My ultimate favorite is the Moose Club inside the leasing office.
Overall, if you’re looking for somewhere new to live, I would suggest checking out Austin Ranch.

Austin ranch completely screwed me over. My move in date was last Wednesday. I show up and unlock my new apartment to find they out me in a handicapped unit. They had apparently coded the unit incorrectly but it was not functional for someone not in a wheel chair. They weren’t willing to go above and beyond to make up for their mistake and basically tried to put me in a unit they had but for a higher rent. Not only did I have to cancel my movers, I had to find another apartment complex all in one day a push my move back til Saturday the day I had to be out of my old apartment. Austin ranch cost me so much time and money and I didn’t even move in!

I moved into Thousand Oaks in April after living at The Shops of Legacy for two years. I can’t stress enough how disappointed and frustrated I am with this decision. The maintenance in this particular complex is nonexistent. The director is a sweet heart but doesn’t quite understand that problems do not get solved simply by making a phone call or posting a request.
The building we live in has the apartment complex dumpsters in our parking lot, and as a result there is constantly trash surrounding this area. And to make matters worse, there’s definitely rats due to the overwhelming amount of stuff being dropped off around the trash cans. I’ve had to call the city just to have someone empty the recycling dumpsters-​such a mess.
We obviously live in an older building, which is fine because the space we have in our apt. is great! But living in a complex that has no desire/​regard for the residence, is frustrating. I would have preferred a smaller apartment with a better staff for sure.
Also, this is not a pet-​friendly place, unlike what is promote. We have had a cop approach us more than once while at the «dog park» telling us, it’s illegal to have your dog off the leash here. mighty strange, considering Austin Ranch has a billboard with a dog running freely, right around the corner from our building.
Do not move into this complex unless you…

go stand in the «dog park»
call the Thousand Oaks complex and see how many times you get the automated answering machine before a staff worker picks up/​calls you back.
Discover how long it takes maintenance to respond to your simplest request — and wait for an answer. Usually «there’s nothing we can do» is the response.
And lastly, ask multiple staff members the same question and wait for the load of answers you will receive, there never the same.
So unfortunate, this area is designed perfectly, but is run very poorly. Who can I speak to about this?

Well. The parking for my complex is behind zen and mcswiggans. MY CAR WAS HIT AND TOTALED… HIT AND RUN …4 bars and no cameras at all? Really?! F this place, no one knows how to pick up after their dogs there’s always dog shit all over the sidewalks, dead mice, rats and even bunnies. But hey it’s not important to clean any of this up, the pools are never cleaned, the algae in the pools are worse than in the pond. They jack the rent up, and even charge you for things that you never use such as the valet trash and «pool fees» pool fees?! To do what to the pools. «Clean» them? Ha no more like lock the gate and noones ever there so it’s pretend cleaning.. Also. The walls are so thin you can hear everything. And I mean everything. Kiss sleeping goodbye til your lease is up

I never got to be a resident here. I was working through an agency that deals with corporate housing. I needed several units for a few months. For 2 weeks everything was going fine. Now less than 2 weeks before we are supposed to fly there and we get a message back stating that they have been screwed over by people in our business before so the only way they would commit to us is if we committed a min of 13 months to them. We were only looking for 3 months. So they would rather throw away over $ 50,000 in rent for those 3 months than gives us the apartments. Not only is it a poor business move but it also puts us in a bind to refigure everything we have to do.
Between the garbage that happened to me and the reviews about the tenants here it sounds like this place should be avoided like it’s the plague.

First the good — this is a very nicely designed community. Some great pools, club houses, you can walk around and feel like you are in an almost European town.
You can drive home from work and go have a drink and some food close by, and walk home.
Its only after living here for awhile that you realize… its filled with uncaring, rude, stupid 20 — something Brats!
I notice this has been said before well, because its true.
They talk in the hall ways at 4 in the morning — I heard two idiots arguing about who likes a girl more?!
Even if its nice enough to open your windows you will be closing them at night because you know the brats will be at it again and they always are.
Then there’s the broken bottles you find in the parking lot, the garbage just tossed out!
Who is raising these A –holes?
Mommy and Daddy let them have everything and now they have an apartment too!

Two girls moved into my building and were about 12 — and parked their car in front of my neighbors car so he could not get to work — finally they came down stairs all bleary eyed oh sorry mister we forgot — Wow!
The pools are nice. except after the Brats get through with them, beer cans strewn around, even when a garbage can is right next to them!

I just moved out of Austin Ranch, after a year of residency there. Here’s the good and bad: Dealing with the property management company is fine — everyone in the leasing office is super helpful and nice. Maintenance requests are filled very timely. The apartment itself (for the most part) is fine.
The problem here is the residents. Most of the people that live here don’t understand the simple concept of taking care of property, being respectful of others, and not damaging the property of others. Within a month of moving in, some idiot decided to key the side of my car (to this day I don’t know why). The person who has the assigned parking space next to me — someone thought it would be cute to put whipped cream or something all over the side of her windows. People smoke in the hallways/​corridors/​elevators and drop their lit cigarette butts everywhere. I’ve seen dog pee/​poop everywhere… I don’t mind pets but pick up after your dog please! And someone in my building recently thought it was funny to key a cussword into the elevator door. I’ve heard people running down the hallways screaming and yelling really late at night. Its sad, because these have the potential to be nice apartments. The residents make this place a not so nice place to live.

If I could give them no stars, I would.
When I moved in they told me it was «move-​in ready,» which meant it ready for cable and internet to be installed, right? WRONG. I have been waiting over 4 weeks due to the new phase, phase 6, building 17 not being «cable ready.» It’s getting really old.
I called the apartment office and spoke with Cassandra, the Director of Leasing thinking she would be able to compensate me. WRONG again. She claimed that being set up for cable does not mean move-​in ready. She told me she would contact the account rep for Verizon FIOs, which is currently the only service provider for phase 6. She has yet to return my call, and claims that she is not going to compensate me for the apartment not being cable ready. I have called and left several messages for Cassandra and she has yet to call me back. What kind of customer service is that? Little does she know, I am not stopping with her. I will contact the owner of this complex and let them know of her poor customer service. The sad thing is, is that someone let her into management.
I agree with another reviewer on here, the management only cares about getting leases signed and money.
Don’t waste your time, move elsewhere.

They half fix anything. There is mold growing on the bathroom ceiling from a leak upstairs two months ago. Mat entice keeps saying they will come fix it… Never came.
When we moved in it was dirty. Looked like they cleaned it a month ago but never did before move in.
Upstairs had several leaks while living there. Which tells me the maintenance really don’t do there job well.
Staff was rude anytime I had contact with them. They also say if your on a month to month basis you must give a 60 day notice. Pretty sure they are not educated enough to know the meaning of month to month.
Rent is way to high to deal with this place.

DO NOT MOVE HERE. The walls are THIN the floors are even thinner. I don’t even have to set an alarm, my neighbor living upstairs banging across the floor wakes me up every weekday at 5 AM. And pricing?! I’m paying $ 800 for 600′ built in the 90’s that’s so INEFFICIENT my electric bill is averaging $ 100 a month, all because the windows are old, the patio door leaks air in tremendously, and in the summer my AC runs constantly because instead of replacing the coils they just add freon to the system every month that I put in a notice that the AC was running constantly and pushing out tepid air!
I regret moving here.

If i was 22 I might like this place, but when I was 22 I couldn’t afford it. Every day I live here I miss my old place that much more. I’ll bullet the utter crappery for those who wan’t the quick rundown, and elaborate after that if you are still interested:
–Obnoxiously loud
–Bugs and geckos everywhere
–Douchebag’s all over the place
–Razor thin walls
Ok now to elaborate: I live right across from Zen bar, which means I am basically right by ALL the bars since they are in the same spot, but Zen is by far the most obnoxious. I had originally planned to lease a different apartment but one of the agents who was suppose to hold it for me leased it out anyhow (whole different conversation but I don’t want to lambaste the staff here since they may read it and I have to live here a while) so I ended up getting moved to an «identical floorplan», but did not know it was right by all the bars. You can say it’s my bad I guess, but the musical apartments threw me off. The combination of the ridiculously thin walls and the utterly insane level that Zen pumps the music makes living here a real pain in the ass.
They play music outdoors, the speakers face my apartment directly, and they do it until 2 a.m. on the weekends and even sometimes on weeknights, which is just maddening. I have just decided to stay up till 2 a.m. on the weekends no matter what because its useless to attempt otherwise. As I speak right now EMS is outside with flashing lights that are turning my entire apartment into a disco inferno strobe light fest, probably because some ed-​hardy wearing asshat drank too much or started a fight. Maybe this is poetic justice for all the times I use to come here when I was 22 after I would get off from my waiting job.
Bugs, critters, and garbage… they require you to pay $ 17 a month for a «trash pickup» service that they conveniently leave out of the lease fee until you are signing the paperwork. You essentially pay them to take the trash from your doorstep, but only between the hours of 6 and 8 p.m. and only Sun night through Thurs night, if you leave the trash out at another time they fine you. Or… they could just not charge me, and I could walk the damn trash a short distance to the bin at any time during the day?
The second day I was here, SECOND DAY… I’m making dinner, then look down at the trash bag I had filled up waiting to put outside during the magic time slot only to see a trail of ants spanning the ENTIRE apartment, literally enough ants that it looked like I had stepped on an ant-​mound and then teleported all the little bastards straight to my kitchen. Had to spend my night going to find raid and mopping up ant corpses on my hands and knees, awesome.
Next morning open my door and a gecko runs in, and those things are FAST. I was so jaded by then i just said eff it and went to work.
Douchebags — it seems that nobody in this complex has a job, or at least one that requires them to be somewhat sober by 8 a.m. because when it’s not Zenbar decibel bombing my apartment, its the neighbors. Also whoever lives above me is either the Michelin Man or literally hops everywhere they move.
In short, I wouldn’t live here once my lease is up for half the rent.

I have to say, I’m a big fan of living at Austin Ranch. This is the perfect location for me. I work in Plano and play in Dallas but still have family and friends in Denton County. I’m lucky to have found this oasis right in the middle, exactly where I need to be.
I love Austin Ranch because it maintains such a «neighborhood» feel, while also offering nightlife and amenities. There are restaurants, bars, dry cleaners, insurance offices, a chiropractor, a convenience store, a dentist, a liquor store and more available right in the heart of the community. You can even purchase or rent a condo in this area of the complex.
As far as the residential areas, each neighborhood or «phase» of Austin Ranch is completely unique, and walking through each area of the community you feel like you’re in a completely new place. I love that my apartment looks different than my friend’s who lives across the street. It makes apartment living a little bit more fun.
AR is definitely pet-​friendly, though recently there have been some anti-​dog signs popping up. AR provides plastic bags at several points in the community for dog walkers to pick up after their dog. Not everyone does, but it really isn’t bad because AR has a full-​time maintenance crew that takes care of the grounds and keeps everything presentable. If you move here with your pet, expect a $ 500 pet deposit (broken up into 2 payments) and $ 10 per month pet rent.
One thing that isn’t so great about AR is the parking, especially along Windhaven. If you go out at night, you may have trouble finding a parking spot when you return. You can rent a tuck-​under for about $ 30 a month if you want guaranteed parking. Unfortunately I was waitlisted for one of the coveted tuck-​unders in my building for several months before getting one.
If you are a summer person, you’ll love the seven pools. Need I say more? There’s seven pools. Some of the pools can get a little rowdy in the summer time, but that’s to be expected when day-​drinking is involved. If you just want to lay out or relax, you can find a different, quieter pool in a different part of the complex.
All-​in-​all, this is a pretty cool place to live. I would definitely recommend coming and checking it out if you are looking for a nice place to rent in North Dallas.
