Flatiron District At Austin Ranch

I was drawn to this place, because I liked the location and that it had a sense of community. I have been helped by various leasing agents, and they have all been very friendly and helpful! The apartments I looked at had great storage and functional floor plans, as well. I have heard many complaints about parking, so I will be sure to update my review after having lived there for awhile, but my experience has been positive so far. Looking forward to move-​in!

I have lived at the FlatIron District for 2 years. Year 1 was decent and year 2 was awful. Construction is forever continuing with banging hammers and loud machinery. The staff in the office are not helpful and never answer the phone. Whatever deposit you put down plan on loosing that and getting a hefty bill after your lease. I lived in Austin Ranch for 4 years and 2 of those years were at Flatiron. I have already paid them $ 1500 for fees for carpet replacement for one apartment and now I have received another bill from the second apartment for $ 1800 because I gave my notice to vacate IN WRITING like they asked. However, it was not done on their nifty form that doesn’t even have a date on it. These people really do not care about you. I have attempted to reason this matter out with management but they would not listen. If you are attempting to live in this place just be prepared to receive a fat bill after your lease even if your place is immaculate. My advice go to Shops of Legacy right down the street or come to Dallas. Flatiron District is a trap many have fell for and I’m still working on getting their collections department to remove their ding that I have paid over a year ago.

Overall the flatiron district was a good experience. My only complaint is the carpet they put in the apartments Is worthless. I tried so hard to keep it clean. I even had them cleaned upon move out, but I’m sure I’ll have a nice bill headed my way. Please upgrade your carpets. Frustrating.
Fair warning:
Walls in phase 6 are thin. You can hear all your neighbors perfectly clear. I’m not sure the security officer ever showed to take care of loud music issue I had with my neighbor almost every weekend.
Beyond those two issues I always felt safe. People are friendly. Decent places to drink and eat.

I definitely won’t renew my lease here. Maintenance requests are a joke, the construction is annoying etc. I complained on their Facebook page and they blocked me from leaving anymore comments. They did the same on Instagram.

I have lived at Flatiron for six months and am counting down the days until our lease is up and we can move out.
The staff in the leasing office are always on different pages. We will go in one day to get an answer to a question and then follow up the next day and a new staff member on duty will look at us like we’re crazy for the information we got the day before.
Maintenance is slow to respond. Takes 7 – 10 days for anything they don’t constitute as an emergency.
Zero commitment to enforcing their own policies. No repercussions for parking illegally, repeatedly failing to pick up after your dog, loud partying after 10PM on weekdays and 12PM on weekends. We’ve ended up calling The Colony PD for most of these issues and they’ll take care of it but always ask, «why doesn’t the apartment take care of that?» Good question.
Don’t trust the 5 star reviews. The leasing office offers you $ 25 if you leave them a review on Unilocal within your first month of living there.

Just found out today I was approved for an apartment at Flatiron apartments. I was thrilled when I got the news! I love the property. Staff was great to work with and all of them were so helpful. April is my move in date. Can’t wait!!!

I’ve tried contacting you guys for MAINTENANCE, what makes you think that me contacting yall again will change anything? LOL please save your time, i don’t need your automated messages. I just do NOT want anybody getting suckered in like we did.
BTW the good reviews that are here are usually encouraged to get admin fees waived;)

The Flatiron District is the IDEAL place to live. The office staff is friendly and helpful, maintenance is quick and efficient and the community feel is unbeatable. I cannot wait to start my new lease in April!

Love it!!! We love our apartment at the FlatIron District. It really feels like a community with local pubs, salons, and shops. Other residents are always friendly and helpful. There is always somebody around and so I feel safe and secure here.
Office staff is more than accommodating! They are always willing to help and so kind!
We just signed a lease for another year here, and very confident in our decision.

I decided to check out Austin Ranch for my next move after hearing so many good reviews from my friends that live and have lived here.
I did some research on the area then went in to see it for myself. My leasing agent, Addison, was incredibly helpful selecting floor plans and models to view (we went through quite a few), and was very patient with me throughout the entire process to make sure I had weighed all my options. After I signed all the paperwork and had my move date set I had to bump it up a few days and she took care of everything without a hitch!
So far everything is great! Highly recommended!

We were scheduled to move in a 2bdrm on Santa Christina in Feb. Things have taken a turn with our family & we have to move to Chicago in Sept. :-(
I called and spoke to Addison who is ALWAYS helpful & knowledgable. She provided me with our options & advised if we canceled that we would possibly have to pay a reletting fee of about $ 1100.00 which I was aware of… but still a bummer.
We were going to change it to 7 months, but we have to move to Chicago in the next few months. So at this point moving would be pointless even if we changed the lease term.
My current landlord agreed to a month to month with no increase – we’re paying 1850.00 which is why we were going to move to Austin Ranch. You REALLY get your money’s worth – TRUST ME. The area is really one of the most convenient. Try finding another… good luck. I have been here for about three years & if you are from the east coast you’ll get my drift.
I called today to finally cancel & Ann assisted me. She kindly placed me on hold and advised we would not be charged the reletting fee! She just cancelled our contract — Hallelujah! I so needed this news as I really was bummed to have to move to begin with. We were looking forward to moving to the area.
This completely made my day & best believe if we return to the area this is where we will go. I have referred a ton of friends who agree. The Staff is the best I have EVER worked with! You’ll see. :-)

WARNING. Do NOT lease here. Do not be swayed by any positive reviews or the polished photos of model units — this place is a shit hole. THE POSITIVE REVIEWS ARE FAKE– they waive admin fees to those who give high ratings. Shady much??? Everyone knows apartment management isn’t always the best, but this review is strictly about the QUALITY of the apartment (or lack there of) and the complex.
These apartments are more than just out of date, they’re straight up DISGUSTING. The mirrors in our bathroom had rust on it and there was mold by the vent constantly. Not to mention the CONSTANT RAT FECES many of the other honest reviews mention. Nothing says home sweet home like rat poo!
There was also construction going on at ALL TIMES, with no signs of completion in sight. The workers never cleaned up after themselves. Boards everywhere, papers everywhere, trash all over. My boyfriend and I both got nails in our tires… cool.
SO to sum up– DO NOT LEASE HERE if you care about the quality of your living space in the least bit. It is truly disgusting and not worth even one penny of your money. You’ve been warned.

Great apartments at a great rate! I signed my lease with Megan, and she has been great from start to end! The management has been the easiest to deal with! If I ever had a problem, they handled it as if it was their own! That is very hard to find! I always felt safe living here! I would definitely recommend this place to anyone I know looking to move in that area!

Looking for a new home is always pretty daunting to me. When I found Flatiron District, I knew this was going to be the place for me. The leasing agent, Addison, was superb. Very patient, friendly, and most of all helpful. I moved in almost a week ago and it’s been great. The town homes are species, warm and inviting. The grounds are very well kept and there is so much to do around here in Austin Ranch!
Highly recommend this place!

We have lived in phase 1 since December 2014. We liked it enough to upgrade to a larger townhome with a garage within Flatiron District at Austin Ranch.
Overall the experience has been good so far. Most of our maintenance issues have been dealt with very quickly (typically within the same day or the next day). The office staff is friendly.
My only complaints are:
Parking. If you come home slightly late, past 8PM, there’s a slim chance you’ll find parking. People park on the medians and in the handicapped cross-​walk areas almost every night. Expect to walk more than a quarter of a mile to get to your apartment.
The construction. Which is almost done, at least for our phase. Has been a complete nightmare. They started in January and said it would take 3 months or so. They still aren’t completely done with our building and they left behind rotted and cracked wood in the stairwell.

I’ve been living here for almost 5 years,
and let me tell you the first 3 years were awesome!
Management was perfect, no problems at all…
But after Austin Ranch was divided in 2 different sections EVERYTHING went down the hill.
If you move here you better get a garage otherwise you will have a bad time trying to find a free spot specially during the week.
I’ve seen people parking their cars here and not moving them at all for more than 4 months and no I’m not exagerating.

This community is beautiful. Lots to do, several monthly events to meet your neighbors. The construction is wrapping up on the older phase and everything is starting to look brand new. I’ve seen a lot of landscaping and improvement projects through out the property and in the amenity areas which has been very exciting. The staff in the office is always friendly and willing to assist. Great experience over all.

July 3^rd: Moved in 2 weeks ago to the date. No one ever answers the phones. When you walk over to voice anything, it’s usually, «We’ll send someone over, today.» All of my concerns were initially written on inventory sheet, with photos taken for move out. Town-​home sat for an extended period of time. No, it wasn’t cleaned or dusted before our move in. Cleaning lady came over once I walked over to voice our concerns, with a broom and plastic bag. She wiped few corners and transferred a wad of her hair to the wall with her broom. She did however clean the vanity light bulbs, but nothing else. AC is working properly. 3^rd request for that. Still waiting on trash can. Went over nothing at move-​in, i. e gym codes, trash, lawn. We asked neighbors about that. Closing out maintenance requests before completing them. I will say, it is very peaceful on our street. I know other areas of the community can be pretty rowdy. Outside of our experience with the office or lack thereof, PREMIUM pricing should come with a bit more speed and efficiency.
Jan 2016. Construction is still in full effect across the street from us. The crew gets louder and louder. At least they don’t start banging before 8:30am. When they leave, it’s quiet.
You have the occasional loud speaker, speeding car moments but my neighbors are nice and quiet.

This is an establishment that truly deserves negative stars. The review that I really should write would be so long that no one would read it. So, I’ll just say that this place is for anyone who wants to live in overpriced, pest infested dwellings (silverfish, scorpions, spiders, snakes, rats, etc.), grounds covered in dog feces, or on a property that isn’t well maintained/​managed at all. If any of the above are undesirable for you, LIVE ELSEWHERE. PERIOD.
Worst living experience of my life!
Thousand Oaks (South side of Windhaven — managed by different company) isn’t perfect, but the Billingsley team (unlike Westwood) actually employs decent human beings who care and attempt to resolve issues amicably. If you want to live at Austin Ranch, ensure you live on the SOUTH SIDE OF WINDHAVEN. If not, I can promise you’ll regret it.

Love it here, old management sucked but now it is getting a lot better, faster on repairs and always cleaning up around my place.
Only thing I wish is dog owners pick up after your dog!
