We were able to close on our first house, a foreclosure, within 30and days (almost unheard of for an REO property) despite many stringent conditions by the selling bank. And she helped us beat out 21 other offers! For the sale of this same house, she was able to coordinate our timeline with 2 escrows (buying and selling) to ensure that we did not have to find temporary house and move twice. And there were also a few curve balls thrown during these 2 escrows because the first buyer on our house sale backed out, and we had to find another seller within 1 week because the house we were purchasing had a backup offer to go to if we stretched the timeline past the 2 week extension she got us. Everything worked out, and we have Joan, and her partner, Lilian, to thank for our wonderful homes.

I found Joan after I did an extensive search on the CRMLS database and selected a few realtors to interview. Since I have a broker license and have purchased three properties representing myself previously so I have an idea of the qualities and caliber in an agent whom I’m looking for to list my property.

On top of her amazing personal and professional characteristics, she DELIVERED above and beyond our expectations. She represented us in selling our townhome during an extremely stressful time period where we were out of town due to work commitments, family health emergencies, and inclement weather. We pretty much needed someone to just handle it — and to get us the BEST sale price given market conditions.
Joan SUCCESSFULLY got our townhome sold in 26 days from LIST to CLOSE OF ESCROW. We got multiple offers after only 1 weekend of open houses and went into escrow (with a solid backup offer) in LESS THAN A WEEK after putting our home on the market. What’s more — we sold our home for well over the price that MANY realtors (including Joan herself) initially assessed as the market value/​appraisal value to be.
She managed to also add numerous personal touches (such as dropping a birthday gift for our son while we were celebrating his birthday at Disneyland) throughout the transaction that made us feel like she truly cared in building a long-​term relationship — beyond just the immediate transaction. Her weekly follow-​through emails and texts make you feel like she is one step ahead of what is going on (something that I have never had with any other realtor we have used). She also took care of everything that needed to be done as part of escrow (arranging for inspections, termite report, etc.) that we didn’t have to worry about anything.

When I first started looking at purchasing real estate, I went to the usual website: Redfin, Zillow, etc… I filled out one of the «Interested in Learning More» fields and I was directed to Joan Bang upon contact with Dilbeck’s Customer Support.
Joan was and still is amazing! Since this was my first purchase, she was very patient in answering my questions (even if I asked the same one 10X!), very thorough (walked me through the entire home purchase process) and responsive (responded to my texts messages at all hours of the day & night)!
I was determined to purchase a home in 2012, so I would review my Dilbeck portal daily — like homework. I would see something I would like and notify her. She always made time to help me view the properties. In the event I wasn’t able to see a property, she would record videos’ on her cell phone. She was also very attentive to my superstitions about what I was looking for and didn’t want in a home.
She probably visited at least 100 properties with me… and needless to say, we found a home in 45 days!
Joan is the best! If you are looking for a Rock Star Realtor, she is it! And the other folks on her team are also awesome!

My wife and I were looking for a house. We found Joan on Unilocal.She was conscientious and friendly. I was a little wary at first of the process she was using to determine how much we should offer – I forget what she called it, but it is marketed as a proprietary black box that spits out the perfect offer price for you. My biggest concern was that she would encourage us to bid high, since real estate agents have a strong incentive to get you in a house – not to save you money or get you a good deal. Whatever the system, the prices she suggested turned out to be quite reasonable – we were always in the ballpark. We were outbid by relatively small amounts on a few. I was much less concerned about being outbid than I was about paying $ 20k more for a house than it was worth.
We eventually found the almost-​perfect place, and our offer was accepted. BUT then our first choice came back on the market, and Joan did not hesitate to pursue that one with us instead, despite being in the middle of the buying process on the almost-​perfect one. That was impressive.
I also got the sense that she was good at negotiating – she seems very sweet and demure, but appears to be very comfortable asking for a lower price. On both places we got into later stages on, she got the seller to agree to a few thousand off the offer price, without any really strong reason why the price should be reduced.
I would use her again for buying or selling a place.

Originally, my wife and I was working with another realtor to purchase our first house together. Unfortunately, we weren’t having any luck with our previous realtor and decided it was time for a change.
Like many others, we found Joan through Unilocal.From the first time we met her in our consultation, we noticed a HUGE difference between an average realtor and Joan.

The only snag in this whole process came about when the sellers were unable to find a replacement home after accepting our offer (no fault of joan’s). Maybe they (sellers) should have worked with Joan as well. In any case, Joan gave us weekly updates on their progress and she guided us every step of the way with detailed instructions on what to do next.
Now that we are the proud owners of our dream home, Joan still keeps in contact with us to see if we need any assistance with settling in or anything else we may have a question about. Simply amazing!
Lastly, one of the most important aspects of Joan’s professionalism is her punctuality. In this game, if you snooze, you lose. And since everyone’s lives are extremely busy, Joan has ALWAYS been exceptionally punctual!

A family member recommended Joan to us after we’ve been searching for a home on and off for about a year. When our garage door and electrical outlets were not functioning properly, she took it upon herself to contact the seller to make sure it was resolved immediately. In addition, she came the night before to pick up a copy of our keys to let the Electrician in our home, because we were both at work. She even helps us sort through and understand the new bills and mails that we receive now. I feel bad for always texting/​calling her for issues but she is ALWAYS happy to help!

Like some others here, I found Joan Bang through Unilocal.I had originally started working with another agent, but was quickly disappointed when this agent failed to respond to me within 72 hours of my inquiry (this market moves fast, so I value promptness!). With Joan, I was never disappointed.
It’s been a long eight month journey and I can’t imagine having anyone else guide me along the way other than Joan. I remember my first time meeting her was after working hours at the brink of dusk. I was fifteen minutes early because it was getting dark. To my surprise, she was already there! Furthermore, since it was getting dark, I was impressed when Joan pulled a flashlight out of her bag. Joan was prepared and I liked that. And that trend carried on. Whenever we met to view a home, she was always early and on time to her appointments. She also had a printout of the listings, and sometimes a printout of directions to the next house, if we were visiting multiple homes. Always prepared, so I was always impressed.
When we were visiting homes, she would take notes of what I liked and disliked. I’m sure sometimes I gave conflicting remarks, but she jotted them down anyway. I never felt any pressure to put an offer on a home, or at a certain price. She would give me guidance on whether or not my offer would be too high or too low, but ultimately it was up to me. I’ll have to say that the comparative market analysis she performs to give me a market price for a home is pretty accurate. Admittedly, early on I decided to look the other way and use my own judgement, only to be outbid by another buyer and see later on that the home sold at a price just slightly under what Joan had suggested. This happened on multiple occassions.
There are times when Joan needs to be out of town, but she always finds a substitute agent to show us a home. Although those substitute agents may have been good, we always found ourselves wishing it was Joan showing us the home instead. I’ve also encountered a number of other agents who have worked with members of my family. I’ve found one to be too pushy with a home. Another would basically be a yes-​man and agree to everything. Another was nice as an agent, but lacked the personality to have a more personal relationship. Joan does not have any of the negative characteristics of any of these other agents. She is knowledgeable, punctual, trustworthy, honest, reliable, and personable. When the market really started heating up with homes getting double digit offers, she kept me sane.
When it came time that an offer got accepted, that’s when she really shined. She updated me every day on the status of escrow while constantly checking in with the escrow agency and lender on my behalf. She would schedule all my inspections for the home, foundation, chimney, etc; and she would be there on time waiting for the inspectors. So many things to manage and she took care of them all. Even though we were confined to a shorter inspection contingency period, we made it through, thanks to Joan. It was multitasking at its finest. As a first time homebuyer, this was really crucial as it can all easily become very overwhelming.
Even though we just closed escrow, a part of me is looking forward to move on to the next house just so that we can work with Joan again. She takes the extra steps to show that she cares, and to make the home purchase completely about you and what you want. Of the other agents I mentioned earlier, NO ONE does what she does.

We just bought a home in South Pasadena with Joan’s assistance, and I can honestly say, we could not have done it without her expert, friendly, knowledgeable, helpful, and kind representation! As out-​of-​state buyers relocating for work, with only one short trip to the area for house hunting, we were quite nervous about how to go about the process. Even though we’ve bought and sold on the East Coast several times, we have heard about how competitive and challenging the real estate market can be in the South Pasadena area. Not to worry! From our initial Skype meetings and e-​mails with Joan, it was clear that she was going to guide us through the process, keep us informed, and work to understand our interests, preferences, and desires so that we would end up with a wonderful new home, within our tight timeline.
Joan delivered results – with such warmth and care – at every step of the way. When we tell people we found a home in South Pasadena in a single house hunting trip and were able to close escrow in time to move in directly upon our arrival in the area, they are stunned. Joan was key to that success. I’ve been through several agents in the past so I feel I have enough experience to know when I have a good agent and when I have a bad one. Joan has been the best agent that I have worked with. Not only she is knowledgeable about the real estate market, but her experience and her recommendations based on her experience has been incredibly helpful.

So much to say about this young lady. She has a passion for what she does and she takes care of you as if she were your family member. I vividly remember meeting Joan for the first time and absolutely loved her warmth and desire to want to get to know my husband and I.
