Livorno Square

Dropped by for a scheduled showing however no one was there. Wasted hours of traffic for nothing, very unprofessional. Sad since I had high hopes for this place and spent quite a but of time arranging my work schedule to meet up with Sherry and see the apartments.

We ended up staying for a total of 6 years. Our son was born in the place and I will always have fond memories. The new management is great. Sherry is very helpful and friendly. Mason, the supervisor, is the best I have seen. He is a really nice man. Always willing to help and available. I recommend this place strongly. They keep up the place very nicely and I have found very little issues with noise or any other neighbors. Most people living here are the young professional types. They are polite, quite and friendly.

This a place you can call home and mean it. Management treats you like your part of the family. Mary Jane and mason always make sure all your needs are met and beyond. Thanks for letting me be part of the family.

I am on my third year of living in this community, having run away from the hyperinflated rental rates of Santana Row.
I can understand the negative reviews that were posted a few years as the new management (Mary Jane) has turned things around. The community is now a very well run place and Mason, our facilities go-​to-​person, is responsive, caring and does a great job keeping things shipshape.
The location is great: a few minutes’ walking away from Santana Row’s, Valley Fair, and extremelly easy access to I-​280 and I-​880.
But the jewel in the crown is the pool area. A large space furnished with Jacuzzi, Pool, 4 BBQ pits and even a fire place to mark the end of a day while sipping a glass of whine…

What a great spot. I visited this place before the remodel. Is so much better now. I love the new décor and the entry way is way more inviting. It’s so convenient and there’s a starbucks!!! Parking is underground which is great and there’s a gym. The employees are great I called for an appointment and they said come in. I was like wow she’s really excited I lived her energy and how she answered all my concerns. She remembered me from 360 residences two years ago. This area is real close to the row also and near the freeway do I can get to work. Hopefully my boyfriend and I get out of our lease and plan to move in.

I was browsing for places to stay in the South Bay Area & Livorno popped up on Unilocal.It’s located right next to Santana Row & ValleyFair Mall, which I love! I guess I was too excited because I just walked in without an appointment, but I was greeted right away. Maryjane was the woman who accommodated me & took me on a tour. The place is beautiful! It’s very clean & up to par. This place is definitely on top of my list.

Leasing office is very rude if you’re making a general inquiry. Don’t even want to talk to you if you don’t spit out a minimal price and then they just kick you out.
I’ve lived in super nice places before — the staff makes a serious difference. First impression, wouldn’t live here even if I wanted to afford it.

My wife and I have lived here for half year since Dec last year, and we love this place!
I paid deposit immediately after I talked with Mary Jane, who is the manager here.
She is very very very nice person, showed me every corner of the apartment, and very patient even it was the time to close the office. After we moved in, she helped us no matter what kind of question we have, and solved all the problems as soon as possible!
The maintenance guy Mason is a very nice guy as well! He helped us a lot before we moved in, and always asking and helping us if we have any issues.
This is the perfect place that we are very happy to live here for a long time.

I have lived here going on 5 years and have loved the place from the start. My neighbors are great and we all have a great time around the pool/​BBQs during the summer.
The transition from one owner to the next was the only real hiccup I’ve experienced in my time here, and that has since worked out well.
It is a clean, upscale apartment with, more than, adequate ammenenities, including washers and dryers in each unit.
The current manager, Mary Jane, is excellent and the maintenance man is great about keeping every thing working well and keeping it clean.
I was in a 3 bedroom originally and now am in a large 2 bedroom. Both are great but I love the large living room in my new place.
Santana row and Westfield shopping center is right next door and I walk there frequently, LOVE IT!
I’m not leaving as long as they will allow me to stay!

My wife and I are from a cold weather state, so the pool was very important! While many apartments have nice pools, we liked this one because it is a great facility shared by only 48 neighbors. There are four really nice BBQs to share, a hot tub, a cabana, and a pool house.
This place is pet friendly too, so our dog is welcome. If you want/​need to run your dog off leash, you may want to look for another place — the closest park is about a mile away. It was also critical to us that this is a no smoking facility, and we didn’t see any butts inside the building or in the pool area. It seems like the residents respect the rules. Staff are friendly and responsive.
Overall, a great complex in a great location. Comfortable apartments and well maintained. And, we found a good sushi place a block away, too.

My boyfriend and I recently checked out this place for a possible move to the Bay Area and stayed with a friend who lives in Livorno. We aren’t going to move as of right now, but I wanted to provide some feedback. Our stay was impressive. My boyfriend described the place as a fortress. It is a beautiful Mediterranean style building (not humongous) that sits just off Winchester with easy access to I280 – which would be really convenient for getting to the potential jobs we are applying for.
We thought the apartments were big, and we’d recommend a unit looking over the pool rather than the mountains – mainly because that is where we would spend most of our free time. The greater neighborhood is a little crowded, so the underground parking is a plus. Our friend told us if our move ends up happening to make sure we secure two spots!

Because the complex was built within the last 5 years, everything is relatively new, which is nice. It is generally very quiet in the common areas. In terms of our immediate neighbors, we just don’t hear them. Residents are well off, working professionals. Although our 1 bedroom is pretty spacious, we rent a little storage unit for holiday decorations in the garage area.
There is a nice mix of singles, couples, and small families. Sometimes the water tastes a little funky. We use a Britta water filter. There is a Starbucks across the street.

I currently live at Livorno Square and have had a very positive experience. I split time between two residences. Before I moved, I came for a weekend and toured 10 apartment complexes. With Livorno Square, my calls were returned promptly, my tour was on schedule, and everything has been handled with class. I picked Livorno Square because of the security, the location, the amenities, and the tenants within the building. Everyone I’ve met has been very friendly and positive. The expectations of tenants are clearly explained and enforced. The workout room is a little on the small side but is OK given the number of residents. There are a variety of apartment layouts, and the pool and deck area are top shelf. I’d encourage those interested to check it out.

I was recently in the south Bay area and stayed with a buddy of mine who lives here. I came away really impressed and if I was moving to that area I would consider living there. The facility was quite impressive and the views were refreshing! Being from Oregon I sometimes miss the views when in the city, but this place was a nice little oasis. I thought the pool and BBQ stations were really nice, the workout room was a little small, but the weather is so great down there you might as well run outside anyway.
My buddy said he loves the place, management is good and responsive, and he has had no security concerns. Not sure why someone gave this place such a bad review, maybe just trying to drag the place down, but overall I was impressed with my buddy’s place and can’t wait to couch surf there again!

Maintenance guy and management are wonderful. Every one is very friendly and respectful. It’s a Great location and there is lots of stuff to do. The pool is clean and the BBQ’s are sparkling which is surprising for how much I see them being used. I love that its pet friendly also.

Now into our second month and still think that this place is great. We have a two bedroom on the top floor. It faces east and has a great view of the mountains. The kitchen is average size, but has LOTS of cabinet and a pantry. All the rooms, except the kitchen, are VERY large. Master bedroom has large walk-​in closet. It has a patio that has access from the living room, master bedroom and the guest bedroom. All the common areas are clean and the place is QUIET. Pool area is beautiful with a large hot tub, six gas grills, party area and lots of new loungers. The pool is also very quiet, except on weekends when it becomes a nice place to meet your neighbors. Nice safe area that is close to Santana Row and Westfield Mall. Don’t know why the other review commented about not being able to reach the office. The only reason may have been that the office is closed on Mondays. All other days Mary Jane is always there and able to help answer my many questions about the area. GREAT PLACE.

I’ve lived at Livorno Square for five months and have a good idea of how it’s run/​what it’s like as a resident.
Pro’s:
–The location is fantastic. The neighborhood down the street is no 5 star resort, but Livorno Square is literally 3 blocks (an 8 minute late night stumble) from Santana Row. So really, how bad can it be if you live within walking distance of $ 20 vodka/​soda offerings? This means it’s also 1 block from 280, 4 blocks from Valley Fair Mall, and mere yards from movie theaters, BevMo, Safeway, health care offices, and stand alone restaurants. In short, I essentially have a 2 mile radius to find every single thing I could possibly need. You can’t beat that convenience.
–The space itself was only built 2 – 3 years ago so everything really is NEW – and it shows. The appliances are beautiful, modern and highly functional. The ceilings are super tall with crown molding throughout and the kitchen has all granite counter tops. The carpeting is beautiful and spotless. It doesn’t just look new, it also feels new and very clean.
–The underground garage is fantastic, especially in the winter. Friends visiting often comment, «Your garage speaks German» as most residents seem to favor BMW’s or Mercedes.
–The typical resident can be summed up as a well off, working professional who values privacy. I rarely see children around – seems to be mostly adults in their late 20’s-early 40’s. This is fantastic at the pool when it is peaceful!
–The outdoor pool area is beautiful and well maintained. They have a cabanana, shower, bathrooms, and 5 (!) built in grills throughout the patio and I have yet to see anyone even use them. They also have an outdoors electric fireplace which is awesome for entertaining.
–I can count on one hand the amount of times I’ve heard noises from other condos. I don’t know if all my surrounding neighbors are super quiet, or if their insulation just rocks, but noise is nearly non-​existent.
–Best off, the neighbors are super nice, mature and friendly. They hold the elevator, make polite small talk at the downstairs gym and always say hello.
Con’s:
–As others have noted, the leasing office is essentially vacant all the time. The original owners of the building recently went thru a «financial difficulty» and now Livorno is under new management. Hopefully this will lead to more of an onsite presence. In turn though, it is definitely nice walking around (read: drinking by the pool) and not seeing an employee at every corner giving tours or getting in your business.
–When I moved in there was a noticeable dent on my freezer door. The manager was up front saying it wouldn’t be fixed while I lived there. I appreciated her honesty but at the same time I would have expected for $ 1,800/month and only 2 years old that all appliances would either be still new or restored to original condition upon new residents moving in.
–Biggest complaint: the tap water tastes DISGUSTING. As in, «I’ve tasted better water out of a puddle in Central America» disgusting. Sometimes it tastes fine so I’ll put a glass under the faucet and be okay. Half the time though, I go to sip and it has a chemically, salty taste and texture that inadvertently nearly makes one sick. I thought buying a water filter would solve this, yet it hasn’t. This is quite disappointing as I really don’t want to have to offer guests bottled water on every occasion or need it myself daily when I pay as much as I do and don’t live in a third world country.

When I first moved in here I thought it would be a nice place live and centrally located. I had a 1 bedroom on the top floor and was paying $ 1,750 per month. You would think that a luxury condo would at least have ice makers, but not here. After moving in I heard from other neighbors that people were breaking into the garage, bikes were stolen, and cars broken into. There are also only 3 visitor parking places which are always full by people living in the building who have two cars and only one spot. Management has installed camera’s since, but still car’s are still getting broken into. Livorno although a private community is situated right next to a very bad neighborhood. My female friends I had to walk out every night because sketchy looking people always hangout right outside the building. As far as management goes they are hardly ever around. They charge you for every little thing when you move out. They provide touch up paint for you in the unit, but if you use it they charge to replace it. If you plan on BBQing past 10pm forget it, you can’t grill on your balcony and the pool/​bbq area closes at 10pm. If you don’t live on the top floor expect to hear the people above you. Left to right is insulated well, but top to bottom is quite noisy. They also have implemeted a new rule not allowing any pets, so if you have a dog you won’t be welcome here. They also randomly ended my lease without the option to renew after living here for 1 year without providing any reason what so ever.
