If you’re looking for a cockroach-infested, $ 3K a month, small 1BR apartment, with poor resident «services», this is the place for you.
You should also consider that they’re currently renovating some of the apartments (to increase rent even more) but they won’t let you know when you’re signing your lease that the unit above yours is going to be renovated. No, they give you the immense pleasure to find out by yourself, 2 months after you’ve signed your lease, when you wake up to the very loud sound of works being done in the unit above yours, works that are going to last for weeks, without any form of apologies from resident «services». And, this is the cherry on the cake, cockroaches fleeing that unit above, are now infesting yours…
In summary: expensive community with a very low overall quality (apartments, amenities), extremely poor customer service. Resident services simply ignore you once you’ve signed your lease. Absolutely not recommended.
Update: since I haven’t received any apology from the management AND loud renovation work continues in the unit above mine on a Saturday morning… I will also mention the 2 shootings that took place, in less than 6 months, in the street right in front of the building. During the last one, a passerby was shot and wounded in the crossfire.

Do not live here. We were desperate but regret not AIRBNBing for the month to spend more time searching.

This morning at 7:45 I went to the gym in the Fillmore center and parked in their underground garage. I came back and my car wouldn’t start. Ugg. So I call a tow truck and they ask what the maximum clearance is for vehicles in the garage. No indication outside the garage at all. So I walk in to the security office to ask them if they can tell me the max clearance. Blank stares. One person begrudgingly radios the «Head Building Engineer» to ask; they say it might be 6’2″ but aren’t certain. Great. Then they rudely inform me that I will have to pay for the tow truck to be inside the garage. And I also have to pay for the entire time my dead car is in their lot. I get that this ridiculous rule is outside their control but at the minimum they could have shown a bit of sympathy or caring. Instead they treated me like I had done something wrong.

We renewed our lease for another year a couple months ago. I’m giving them five stars because our rent was barely raised (around 3%). And considering how high rents are in SF in general, what we have is pretty awesome!
PS. Our little guy absolutely loves the dog parks in the complex :)

This place is awful. Do whatever you have to do to NOT live here. When I was looking for somewhere to live, I looked at the Unilocal reviews and saw a few bade ones but thought, oh people are being dramatic, it seems nice. NO it is not! The apartments are so cheap, everything breaks. The paint is crap. You rub up against the wall and it leaves marks. It is noisy, in the heart of a bad area and overall priced way too high. The will charge you additional fees every month and don’t even think to get out of your lease. Unless you want to pay them 3×1 months rent to get out. Then when you finally get out they will charge you for «damages». I moved out over 2 months ago and I am still dealing with them. Do whatever you have to do to not live here. I promise you will regret it.

I have lived one year and a half here and recently moved out. This review is mainly for Erika and Carlos at the resident services. They have always treated me nicely and have been really accommodating.
The rest of the staff is friendly as well.
In terms of living here, one of the drawbacks is that the packages get stolen sometimes when delivered to the apartment (vs kept at the resident services)

Stupid management decisions. What’s the point of having AND advertising you have a dog park if you require dogs be on leash IN the park? It’s a fenced dog park!
Constant poop issues all over. Sometimes questionable hires in security (one of them is known to harass tenants and is deathly afraid of dogs — accuses every single dog he meets ‘aggressive’), a BBQ area that cannot be used for majority of the year, (despite summer and winter having both come and gone), a teeny tiny thing called a dog park while the children’s park right next of real grass to it remains never used.
Crazy, loud tenants with rave party going at 11 pm or later seem to be tolerated until someone calls the cops directly. Neighborhood is questionable at times. Watch out for random people in to your building. A number of the units on my floor are airbnb units with strangers coming in and out. Gym membership is not included. Neither is parking nor the bus shuttle. Expect to get nickel and dimed left and right. Need a quick bite? Better walk over to Lower Pac. Heights/Japan town area. I’ve witnessed a live mouse running around the kitchen counter at the Popeye’s across the street.
On the plus side, it’s close to the MUNI 38/38L so getting downtown is quick. Some walls are concrete so more insulated. A few of the maintenance staff are really nice while others could care less. Office staff seem nice and responsive. It’s not the worst. It’s not the best.

Please keep in mind that they will not give you even 12 hours (let alone 24 hours) to decide before they take away your deposit. The $ 1000 deposit is gone as soon as you give it to them. You don’t get it back if you change your mind even minutes after paying it.
Also, 20% of their apartments have to be section 8.

Really bad customer service. Things that I had to deal with in 6 months
— car vandalism in the secured garage
— roommate’s stolen bike — again from secured parking area
— school kids throwing patio furniture at the glass door (nope, they don’t live in the building)
— my patio furniture found in someone else’s patio
— Ceiling leak that went on for about a month. It took a nasty email to get this fixed.
I subleased my lease and have left plenty of messages to get my parking issue sorted out with some lady named Jennifer — she just would not pick up the phone or call back. Stay away from this place, it’s nothing but a pain.
Oh and in my 6 months, they have changed the security company twice.

The one star is for the location. The Fillmore center apts is the worst I’ve ever experienced. I can’t wait to get out of this place. You will have a comfy home here if you enjoy cheap dirty laundry machines that you can find poops in, elevators that breaks down quite often, and your packages being stolen half of the times…

Pros: Quite, If you dont keep your windows open in the morning, they have free maintenence, they have an easy way of payment (app) staff is acceptionally friendly and helpful, there is security, good for people ages 20 – 33. beuatiful garden and good sf fitness gym. safeway and other places near, bus stop. CLEAN!
Cons: noise outside all morning unless you shut your windows, expensive, not so safe outside at night, cars on the street get broken into, not so many good places to eat that block. Security not enough and slacky, maintenence slow but getting way better.

Unprofessional. Lazy. In constant need of anattitude adjustment.
There are constant issues with the elevators, the FOB to enter the building and garage are always having issues.
It’s been three days since I noticed that the garage to M1 has been broken, and no one has taken any action. I ask for help, and they take their sweet time to help me. I go to the front office to get help because my keys stop working once again and I am met with dirty looks and annoyed body language.
I don’t pay rent to let management treat me like a commodity, or a child. I don’t pay rent so that leaving and coming back into the building can be this huge production.
Constantly I am late to school and work because I need assistance leaving the garage because no one here seems to give a damn enough to get things fixed!
NO ONE HERE CARES.
Yeah, they let you own animals here, which is nice but when you compare that with things constantly breaking, attitude problems, the overall apathy of the staff and the laziness, you’re better off finding a different place to live. Your money will be better spent elsewhere.
Do NOT let the model rooms they show you fool you one bit.
This place oozes with superficial bs to draw you in and then they fuck you over once you’ve signed the lease.

This place is a joke. I’ve been a resident for 5 months and they towed my car out of the parking lot (and I pay for a spot). They towed it because I backed into a spot. And apparently that is something you can’t do. So now I have to pay $ 500 to reclaim my towed car.
So instead of simply calling me and explaining the situation to me, they decide to call the towing company.
Then after I complained to them, they told me «Oh, you just have to place this special star on your parking sticker and now you can back in no problem.»
The Fillmore Center’s management has a special place in hell reserved for them.

It’s ok.
Pros:
Allows pets which is a big big plus, although they’re extra money per month on rent.
The neighborhood is pretty nice with lots to do nearby, there are some sketchy areas but I’ve never felt unsafe. The Farmers Market on Saturdays and the Safeway just a block away are incredibly convenient.
They have a shuttle to downtown and also the 38 and 22 bus lines are right there.
The walls are thick and concrete so not much noise from neighbors.
The package pickup at Resident Services is pretty handy too, just know that USPS will not leave packages there so you’ll just have to pick those up at the post office down the street.
Very nice sized apartments, my roommate and each had our own bathrooms and our living room was so big that half of it basically went unused.
Cons:
Pricey and they will want to increase your rent after the first year by quite a bit (about 20% for me), this is the #1 reason I left.
The walls are painted with the most stain absorbent paint I’ve ever seen in my life. Everything from the arm of the couch to a pair of pants have left marks on the wall. The kitchen counter also absorbs pretty much everything you spill on it but that is easily fixed with bleach.
The barbecue area was closed for remodeling nearly the entire year I was there.
Neutral:
Gym in the building, but it isn’t free for residents, although I think residents get a discount if they want to join.
Never really had to deal with courtesy patrol or maintenance much. They both seemed nice whenever I had to interact with them, which was usually minor stuff like leaving my keys for a cat sitter or my shower was making a hellacious noise.

Lived here for 1.5 years. Beware if you live in building «F2» then there is no «simple» way of buzzing guests into the building. So for all my parcel deliveries and guests I had to go down myself and manually open the door.
Also you can only get ISP’s which will give Fillmore Center a commission, in your house. So if you plan on getting Webpass or Monkeybrains then forget it. You are stuck with the shitty Comcast or ATT internet. It is sad to see that in the city of startups, local companies like Webpass and Monkeybrains which provide a better service are not allowed to compete on the basis of merit.

This place deserves **NEGATIVE** stars. I speak the truth… It takes a lot for me to complain, and I rarely post bad reviews (though only when warranted). Did not live here (HALLELUJAH and thank goodness!) but my initial experience with the place = utterly horrible. Rude. Unprofessional.
If you are on the fence about renting here, do NOT provide a deposit until you are **ABSOLUTELY 100%** that you want to deal with their non-sense /greediness. What place in the city requires you to put down a hold deposit of $ 1,000 which is 100% NON-refundable — even if you change your mind WITHIN 24 hours? Answer: Fillmore Ctr. [Note — other high-end places for *rent* in the city have hold deposits of much LESS and they allow you to gain it back if you change your mind w/in 24 hours or so — though of course any application fee is non-refundable.]
If you’re into this place, do your research beforehand — prior to giving them ANY of your dinero. Yes, the location «seems» great (i.e., close to many restaurants, on-site gym), though the modern look of this place was deceiving to me. The neighborhood is a bit interesting… Note — access to the gym is NOT included with the high rent you pay. Truthfully, I will NOT be recommending this place to anyone I know. Anyone is better off paying good money for rent ELSEWHERE in the city.

People on here just LOVE to complain… DONT LISTEN to them.
The place is kept clean, 24hr security, Fitness SF in the building, centrally located, nice apartments.
So they raise the rent a little ever year. SO DOES EVERY PLACE that isn’t rent controlled.
The staff work their asses off. Its you one star complainers are the ones giving this place a bad name.
Dont listen to these idiots, this place rocks!

The only thing the Fillmore Center has going for it is it is located in a central location in San Francisco.
The complex is located next to a not so good part of town and it bleeds over in the area. I have friends that are frightened to visit.
Their security is there but not staffed accordingly to facilitate such a large complex. Cars have been broken into in «Secure Parking» several times.
The facilities smell bad. The stairs smell like urine the halls like smoke. Often times there are people smoking in the stairwell.
Amenities you pay for have been shutdown for half the year. They are renovating the BBQ area but gave no notice and they are closed for 4 – 5 months.
They are hard to get a hold of if you need to.
They have a shuttle to financial but it often doesn’t show up. It is a pain when you have to be to work and the shuttle just doesn’t show up. They have decided to institute a new fee for an ID system for then shuttle and they pass the cost to you.
They try and raise the rent astronomical amounts after your first year. 7−10%
They nickel and dime you with hidden fees.
When they sell it it sounds great. Then you live here and you realize it isn’t.
