Webster Tower & Terrace

I cannot wait to move out of here. I’ve lived here for 10 months and I am sick of the non-​stop construction (starting at 8am-​5pm) almost every day (pounding, drilling, ect). This apartment building is EXTREMELY loud, which makes it hard to make business calls. Water is turned off about once a week due to construction which has made me late several times. Also, the elevators are broken every other week… other than that the one PRO is that it is right across from Safeway and Fillmore.

Excellent staff. Great place to live. I really enjoy the location so close to safeway and Japantown. Really like the newly remodeled apts. The countertops and bathroom are a’really great brand new granite and appliances. Its priced well for sf. Its pretty standard what the sq ft go for. Location location location. A clean building.

Building Elevator breaks at least once a Month there are over 120 units in this building and just imagine what kind of time delay it causes and the there is the Garage Elevator, which is old and Really slow, this one breaks once a month as well and recently the Garage Door keeps Breaking down and not allowing cars to get out, this really suck. Last thing, the maintenance in this building is horrible it takes them 1 – 2 weeks for them to respond and when they do come by they never fix completely because they don’t spend enough time so it breaks again and again if i can give the management of this building less one STAR i would

Webster Tower is located in the Fillmore Neighborhood; it recently has some very nice deals for 2 & 3 bedrooms. It’s worth to find out and talk to their Leasing Office. Interior is newly innovated. Love seeing the city view over-​looking Civic Center! This location has lots of restaurant choices. I would recommend for stay especially if you are working in the financial district. Super convenient!

I feel that most of the pros and cons are well documented by other Unilocalers; however, the 1 star ratings are unreasonable, and 5 star ratings are excessive.
I liked how the apartments are very spacious, and a good value for the amount of rent, in SF terms. The balconies are large, and can safely fit 5 or 6 people. The building is older, but management does a good job of keeping it clean and free of pests. Some of the cabinets look a bit dated, but the appliances are newer. When living here, take care of the apartment. Any modifications or damages in the apartment can be costly when moving out!
Your mileage may vary with the location. If you love the scene on Fillmore Street or Divisadero Street, then you are in the right place. I particularly loved the close proximity to the Fat Angel, and the Social Study is connected to the building. The Safeway close by makes grocery shopping especially convenient. As far as safety, I was generally not concerned walking around; however, I remained aware of my surroundings.
Secure parking is available in the garage below the building. If you have a car, I would recommend parking in the building. Leaving my car in the garage always felt safe and secure from outside intrusion. I never noticed problems with anyone else’s car either.
Importantly, the management team was respectful. When I had a problem, they were receptive and responded appropriately. Ultimately, they took care of any problems and I am grateful.

I almost didnt rent my place here at webster towers bc of the reviews, but i took the chance because the reviews were old. I’m glad i did.
Yes, the building itself isnt in the «best» location — it is next to a very busy road and the safeway parking lot /​geary bridge have plenty of homeless people, mainly of which have «homeless issues.»
But equally its 2 min walking to japantown and to swanky filmore district, safeway is a massive convenience and it sits on an artery of great transportation lines.
SF is expensive and this is one of the better apartment opportunities out there. I challenge you to find better! Management is incredibly responsive and responsible (thanks zuzana and grace!). The place is CLEAN and they take huge pride on the cleanliness (even in the areas that arent public facing like the garage, the trash area, etc). The 24hr security guards are all super friendly and make the effort to say hello, know your name (hey, its a 2-​way street, remember), plus they take pride in protecting the place! I live up on the 11^th floor. They remodeled the place before i moved in so everything was clean, new, taken care of… No, its not state of the art kitchen stuff, but i’m not paying state of the art rent either. The one wall is all glass w views stretching out far — its lovely to there and look out
I’ll move out w/​in the next year after saving some pennies to get near a good school area for my little girl, but this was a fantastic launch pad for me.

I’m 25 years old and I’ve lived there with my boyfriend for a year in a studio apartment.
We had a great experience, the leasing term are more than reasonable for this pricy city, plus they are wiling to work with you on the term to make it the best for you. The management is great, especially Zuzanna!
I had a very good time with them plus the 24h security guards are all very nice, the hole team took very good care of us!
The studio itself was clean and well arranged; we had an issue once with one of the store and a staff member came to fix it one day after we had report it. Once we moved we got back the entirety of our deposit within the same day of the inspection.
The reason we left was because we found a other place with friends that was a little bit bigger and that was closer to our school but if it was’t for that new place we would have never left left.
Personally I don’t really understand all those bad reviews, I think they must be quite old, or written by frustrated people because I would highly recommend this place to my friends (I actually have 2 friends of mine moved in and are still living there :)).

This place was worth the cost about 5 years ago, but now you not only have to pay a higher rent for the same tiny rooms, you also have to deal with management. It is clear that all the management group cares about are the numbers, if they took a step back for a second and REALIZED that REAL people live here it would really go a long way… but no, Webster Tower & Terrace will take their own sweet time fixing whatever they want, (regardless of the impact it has on you) when they want, for as cheap as possible. Then they will steal your deposit for «carpet cleaning» or «wall scratches» that don’t exist! Beware here please!

The 1.5 bedroom apartment (marketed as a ¹⁄₁ but it had quite a spacious den located between the entrance and the livingroom proper) itself wasn’t so bad. It had a *ton* of natural light and faced N-​NW.
However, in facing N-​NW it also faced Geary Blvd which was an endless source of frustration. That natural light came from the north wall being entirely made of glass (positive) but the glass was single-​paned (extreme negative) and had metal muntins which amplified all sound traveling through them. And believe me, there were all kinds of sounds. The proximity to the SFSU medical campus means that every ambulance driver gets paid by the siren wail (or so it would seem). Every morning at 4am the trash truck would empty the dumpsters from across the street, which I can assure you that you will hear. The clubs and homeless folks screaming from the corner of Fillmore and the Geary off-​ramps are noticeable if you’re awake.
The fixtures and appliances in the apartment are from the 80s, including yellow faceplates for the lightswitches and electrical outlets, which is especially noticeable given the white walls.
As is pretty much a given with a low-​to-​midgrade apartment, the hot water would sometimes take up to 10 minutes to start, or (again, as is common) just decide to stop being mixed with cold water yielding in some scalds if you aren’t quick on your feet.
The on-​site laundry is (of course) coin operated, but there aren’t any on-​site change machines so make sure you visit the Wells Fargo in the Safeway (when the WF is open) for quarters. Perhaps a nit-​picky thing, but you will also be forced to wait for the glacially slow elevators because all the stairs between floors are locked. You’ll experience similar frustration with having to exit the main elevator and get into an equally slow elevator to the parking garage, if you have a car.
While we’re on the topic of nit-​picky things, the access card that allows you into the building is one of those huge credit-​card sized ones, not the nice peanut sized fobs from modern complexes. Just so you’re prepared.
On the week you plan to move out, ensure you make daily visits to the security guard’s desk, because there is a better than average chance they won’t remember your reservation.
Finally, unlike the rest of the reviews, I found the staff perfectly pleasant for all the times I had contact with them (which, thankfully, wasn’t a ton). My experiences with Zuzana [the leasing expert] was nice enough to cover over all the other experiences; she’s so friendly and helpful it could ease the strain of tolerating a lot of that stuff above.
Staying in the realm of the positive, the walkability score of this complex is great. Most of Fillmore and the various cross-​streets headed up toward California are filled with nice places to eat and either shop or window-​shop. While the Mollie Stone’s is no Whole Foods, it does provide a nice walkable alternative to the Safeway. And, if you’re feeling especially spry, you can actually walk to the Whole at the corner of Franklin and California.
In short, it could be an acceptable place if only the rent was $ 1000 less a month.

First, I think leasing team are supper friendly and nice. They are lilting to work with you budget and lift style.
I love securities in the building, they are professional, helpful, and friendly. It’s close to various shopping center and easy ride to downtown.

Just wanted to provide an update to my earlier review to rate my move-​out experience.
Again, not impressed. I scheduled 2 pre-​move-​out inspections so they could tell me what all I needed to address prior to moving out (so I wouldn’t get charged). Both times, they stood me up.
Finally, on the day of my move-​out, they show up. Of course they try to charge me for the carpet, and luckily enough I had a copy of my move-​in inspection detailing the water damage and staining that was already done to the carpet.
Helen also tried to charge me for a hook that was on the spare bedroom door. Um, what?! It was THERE when I moved in — had I known it wasn’t supposed to be on the door I would have mentioned it. When I told her that I hadn’t put it there, she backed down immediately. Clearly she was just trying to find something…
Of course they still kept about 40% of my securiy deposit for minor carpet wear and tear, though I HIGHLY doubt they will actually fix any of these things before the next tennant moves in (after all, they certainly didn’t fix them before I moved in).

Please do yourself a favor and do not move into this horribly managed disaster of an apartment complex. My husband and I are in the process of moving out and have realized how unorganized and deceitful the staff is.
We took over another tenant’s lease in August, lived in the apartment literally 3 months total because of travel, etc. and are now moving out early because we hated it there so much. From the getgo, our apartment had a horrible stench that never left no matter how much you cleaned. W now think it was mold under the carpets or floors. There is no air vent in the bathroom and it got awfully sticky in the apartment which is a great environment for mold growth. There was no air conditioning, which you would assume you wouldn’t need in a city like San Francisco, but even on 50 degree days our apartment got up to 85 if it was sunny and that was with all the blinds closed.
Aside from the lousy facilities and loud neighbors who carelessly throw their ciggarettes on our balcony (we counted 30 butts once), the neighborhood is what turned us off most. We felt unsafe walking to the supermarket across the parking lot from the apartment because of the characters who hang out in that neighborhood. There’s a recycling center in that same parking lot that attracts a lot of usual suspects with noise all night long as well as nonstop car alarms. There are homeless kids with their dogs living under the stairs you have to take to get up to the pedestrian cross walk and the stench of urine is incredible.
To top everything off, our move-​out experience has been THE WORST we’ve ever experienced. We are both very clean and conscientious renters and have taken immaculate care of the walls, carpet, flooring, cabinets, etc. However, Webster Tower insists that our 10 year old looking kitchen linoleum flooring was somehow damaged by us (the scratches/​dents look to be at least 10 years old and we actually bought a carpet to place over top of it because it was so ugly upon move-​in!) So they’re charging us to replace the entire thing. They said it would probably cost half of our deposit (that’s $ 500) INTERESTING THAT THEY’RE ALSO SLOWLY RENNOVATING ALL OLD APARTMENTS TO HAVE HARD WOOD FLOORS IN THE KITCHEN, HMMMMMMM… They are also charging us to recarpet the entire bedroom because of an apparant mark they noticed upon move-​out inspection that suspiciously wasn’t found in their records of move-​in inspection. When I asked to look at the move-​in inspection document, it was completely blank. When I asked to see previous inspection documents of former tenants to see if they were charged for the kitchen flooring and bedroom carpet, they couldn’t locate the files! So wait, because THEY LOST FILES ON PREVIOUS MOVE-​IN DAMAGE INSPECTIONS, WE GET ACCUSED OF MAKING THEIR 10 YEAR OLD FURNISHINGS NOT LOOK BRAND NEW?! We tried to fight it, but it’s pointless in trying to discuss things rationally and intelligently because they can hardly hold a conversation in English.
Like I said, don’t live here. You get crappy furnishings and old apartment fixtures and then get charged for taking GREAT CARE of their cheap stuff so they can replace it with new stuff. It’s a SCAM and it’s not worth any amount of money invested in this place. So glad we moved out, even if we’re $ 1000 out! Good riddance.

I didn’t even live here, but went to visit it. Left a deposit of $ 300, to return with my applications. My roommate then decided that something didn’t feel right about the place, so I notified them that we wouldn’t be applying anymore, and they said «ok, but you lose your $ 300 deposit.» I was like «um, excuse me?» Anyhow, I contacted the SF Rent Board, who said that this was not legal as the wording on the contract stated I would forfit my application fee in the case that we change our mind, but the deposit would be refunded if our application was not accepted (of which we never even submitted). So I notified Webster Tower to give their statement to me in writing, so I can pursue my legal alternatives (I would pay $ 300 to a lawyer to get the $ 300 back, even if I end up with nothing, just for the sake of principal).
Then, miraculously, they notify me to come pick up my cheque.
Scammers I tell you, trying to take the public’s money. One thing though, SF has the strictest code that benefits renters rather than property managers and landlords. So any doubts, you can call the SF Rent Board hotline. Like if your building is built pre-​1980 and you are evicted, you are entitled to a minimum of 3k from your landlord for the inconvenience of moving. Crazy Stuff!

I spent a year and a half in this place. Its not unlivable. which is why it didn’t get 1 star. Just dont be under the false impression that this is a high class hi-​rise building. It isnt.
The positives are the location and the northern facing view. Its very «city central» and right across from japantown (AKA the citys best kept secret). My apartment faced Pacific heights which isnt bad considering the alternative is facing Safeway. The building staff is very unresponsive and even rude. You get 24 hour security, but these dudes and ladies are weird at best! Its not a safe feeling. There was one really attractive hottie working in the Management office. but dropping your rent off in person so you can flirt isnt enough to live in a middle of the road building. The apartments are averaged size but there is no closet space. Kitchens are fine for one person. PLENTY of cabinet space. TINY bathrooms…
If its in your price range… take a look at it. But the building management will likely ruin your experience.
