My husband and I used Pete twice before, so we figured we would of course use him again for our new house and to refi our second home. We are very loyal so it seemed only natural.
This was a huge mistake! He managed to mess up both and completed nothing.
He kept asking for items repeatedly which we already provided. He then managed to completely mess up the primary house mortgage, costing us a lot of money.
He took four month to get the second house re-​financed, which he never completed due to complete mis-​management. He did keep checking our credit, but never following through.
Run for the hills, he is totally incompetent.

Like many others, I didn’t know where to start on getting a loan. I’ve tried to contact other brokers, but either they didn’t even bother returning my call like they’ve promised, or they kept postponing the appointment with me.
Then, I found Pete through Unilocal.I was a bit skeptical as I read a one-​star review at the top of his review page, but knowing that angry customers seeking revenge is inevitable, so I called Pete. I am glad I did it because the negative comment about him was not true. Pete set an appointment with me. I was honest with Pete regarding my financial situation, and in return he explained in detail of what do I need, and how can I prepare my profile better for qualifying the loan. I received many valuable advices from Pete regarding my future mortgage loan. Pete was always there for me when I have any question on qualifying for a loan.
Some customers don’t understand that Pete is just following the procedure that underwriters of the loan companies he uses will do, which is to make sure that not only the applicant has to have equity, stable income, and good credit score, but also quality equity and good cash flow.
Like the last review says, «He’s an honest man who deals with integrity. He’s an excellent communicator. He’s patient with those who don’t understand mortgages in great detail.» The bottom line is that Pete needs his clients to be open with him about their situation so that he can better help them.
Pete, you’re awesome! Thank you very much for helping. I shall be return soon with everything that you advised for the loan.

After two unsuccessful attempts to refinance my condo in Hayes Valley, I was very discouraged and even considered trying to sell the property. I was trapped in an interest only loan that was pushed heavily by the financial services industry when I bought the property in 2004. Further, a second loan from Chase had become an albatross in the process (folks, don’t take money from JPMC… it’s like doing a deal with the devil…).
I took several months to recuperate after being jerked around by JPMC who had forced me into refinancing with them by not allowing subordination of my second.
I found Pete through his online reviews and engaged him. From the start, I was impressed by his professionalism, his excellent communication style, and by the lack of double talk. He earned my trust and maintained it throughout the transaction by always backing up his commitments.
First, Pete got me an amazing rate. He got me into a 30 year mortgage that costs less each month than the interest only. Now, I’m paying towards principal each month in addition to lowering my payment.
Second, Pete was always available when I needed him. I could tell his workload was immense. That said, he would always set expectations as to when he could speak, and would walk me through the minutest detail of my loan.
He’s an honest man who deals with integrity. He’s an excellent communicator. He’s patient with those who don’t understand mortgages in great detail.
I highly recommend him.
That said, and in response to the two poor reviews, don’t expect him to give you 100% attention at all times. Realize that he’s working a multitude of deals at once. Be respectful of his time, and he’ll help you secure what is likely your most important asset with a loan that will work over the long term.

Wha’ Hoppen’, Pete?
I saw your excellent reviews on Unilocal and gave you a try to refinance a TIC going condo. I have excellent credit scores, averaging 800(!), make good money, have substantial equity in a renovated Victorian in a great neighborhood, but needed my own new loan.
After a few email exchanges, I sent you your completed questionnaire with documentation and asked how long something like this refi should take. You said you were working on it «today,» and would get back to me then or the next day.
I never heard from you again.
If you’re busy or don’t want someone’s business, just say so and I’ll go elsewhere. Don’t waste my time digging up financial records and completing your financial questionnaire (with all the info of a loan app, and understandably so).
Just plain useless and wasteful customer service, Pete. Sad.

I don’t typically use Unilocal to write less than stellar reviews. I mainly use it as a way to shout out great experiences I’ve had. Maybe that makes me a bad Unilocaler.
But, I recently reviewed my awesome real estate agent, and couldn’t help but think of how different that experience was than my one with Pete. I feel it’s only fair to share an experience that contrasts to the rest of these reviews.
I was impressed with all of the positive reviews, and with Pete throughout most of our process.
However, when we were closing on our house and finalizing numbers, I noticed that our #s for what we owed didn’t match up – I actually thought I owed more money.
But I know I’m not an expert, so, I asked my expert – Pete. He assured me we were fine, that there was some complicated accounting/​financial/​banking reason why they didn’t add up.
Turns out, I was right. Which, yes, I love being right. But not in this case. And the error cost us roughly $ 4K and nearly made us move back our move-​in date a week and have to rent our apartment another month.
What made it worse, though, was that Pete took almost no personal responsibility for the error. Both him and the title company blamed each other, and neither was particularly apologetic to me or my husband.
I understand making mistakes, I make them. Everyone does. What I don’t understand is making mistakes and then not taking ownership of them and making me, the customer, suffer the consequences of your mistakes.
It’s not as if the error was something I could have fought – we did owe the money. But this was his mistake to catch. AND, if your customer asks you why something doesn’t add up, you SHOULD look into it and make sure all the i’s are dotted and t’s are crossed.
I imagine Pete is usually very good at his job. He’s obviously smart & a good business person to still be afloat through the mortgage crisis. That is why I won’t give him a 1star. But, in this case, he messed up.
I would have appreciated a sincere apology.

While I was happy with the mortgage Pete got me in 2007, I couldn’t resist the opportunity to take advantage of a drop in interest rates, so almost two years later, I worked with him on a refi. Just like the first time, he got me a great refi deal that beat my expectations. Pete is responsive, on top of the details, hard working, and has a great, calm manner that inspires confidence. I recommend him highly.

We of course decided to refinance our home during one of the most high-​pressure, under-​the-​lender microscope periods in history. Boy am I glad we had Pete to not only find us an amazing rate but also help us navigate the new lender landscape where banks look under every rock.
I called Pete at 9 AM one morning just before Christmas and by 1 PM he’d called me back with a lock on the lowest fixed rate I’d ever heard of. The good stuff didn’t end there: everyone Pete brought into the picture from the appraiser to the escrow officer was a pleasure to work with and Pete kept us up to date throughout the entire process through judicious use of email and phone calls. It was the perfect amount of communication. I’d recommend Pete to anyone. He really knows what he’s doing.

Pete was great. I was looking to buy on a short time frame and Pete got me the finance in less than 3 weeks! He was also really good in laying out the details on my effective monthly costs for various prices for condos and TICs (interest rates vary for both). That helped me narrow down what I wanted to look at, which made an huge impact as I had a short time to look at places.

We used Pete for our first refinance a couple of years ago. But he really shined as he helped us again through our 2^nd refinance — this time into the 30-​fixed that we were really hoping for. He knew our constraints and kept his eyes on the rates. As soon as they went low enough for us, he let us know and locked in the rate with the lender. Well, at the last minute, just before signing, the lender disagreed with our home appraisal value and denied the loan!
We figured that was the end of that and we had lost our opportunity for security with a 30-​year fixed. Well, not with Pete! He managed to find another lender that was willing to honor the same low rate and all the terms & conditions. Then that lender was SLOOOWWWWW. But Pete kept on their tails, got a rate lock extension and managed to make the whole thing go through. As I said, we had lost hope, but Pete helped make it happen … I still don’t quite know how.
And as you’ve read before, he came to the signing to answer questions. Even better, he entertained our bored 10-​month-​old while we were trying to sign those million papers! He’s great. A nice guy … answers all questions, even when we’ve already asked the same questions several times, and never loses patience. Excellent to work with and we’d highly recommend him to anyone.

We know Pete through mutual friends so it was easy to make the decision to use him as our mortgage broker when the time came to buy a house. However, I am SO happy we went with Pete as he was great. He patiently explained all our options to us when we were first looking, so we knew roughly how much we could borrow. When we saw a place we wanted to make an offer on, Pete managed to get something faxed to our realtor on a Saturday night while he was out of town. He took his time when going through all the documents and the loan and rates he had got for us, and allowed us to ask endless questions — many of which I’m sure were ridiculous! And then he came to our signing, in order to make sure it all went smoothly.
Bottom line — he got us a great rate at a time when it’s not so easy to get mortgages, and he managed to stick to our very tight timeline. If you use Pete, you will NOT be sorry. I can’t say enough good things about him — he made everything seem so easy.

Let’s start from the end… Pete came to our signing at our house on a Sunday night ! Enuf said but I must go on. Pete kept us, and there were multiple parties in our transaction, informed timely and appropriately. Unlike others we have experienced, he didn’t give us useless and uninformative emails just to be doing something. As expected the loan process is time consuming and Pete took us through it with great care. There are just people in the world who have a pride and passion about their work, Pete is one of them. Truly a great ambassador for his profession. We can not recommend him more highly. He came to our signing at our house on a Sunday night because he wanted to «be around in case there are last minute questions» ! Okay so we had 4 people in our deal and it was complicated but come on, a million emails and calls and meetings, you’d think the guy would just skip this one little thing, but oh no, not Pete Garcia.

We first worked with Pete 3 yrs ago in our first TIC adventure. He was great in guiding us through the mind boggling world of TIC financing. We liked him so much, we recently came back for seconds in another loan. He was very patient in explaining the various pros & cons as I waivered back & forth between different mortgage options. A nice guy & very knowledgeable in his arena. Thanks a bunch, man.

Pete saved my arse! Pete found this great rate for me, right as rates were starting to rise. He locked it in, we did our thing, then the company went all slimy, trying to get out of giving me the low rate they promised. Weeks later, my realtor told me to give up on it, and I was disheartened, but Pete wasn’t done yet. He caught them in their web of deception, and they honored their original commitment. If it wasn’t for Pete I’d be writing a much higher check every month. Thanks, Pete!

I love Pete. I’m a total newbie to the world of high finance and big mortgages but he helped us find a great mortgage at a reasonable rate. And when the hubbie needed help getting his taxes done Pete recommended a really great tax preparer who helped get everything completed on time. Pete is also super nice… as in he patiently explains all those numbers and didn’t blink an eye when I was outraged by how much interest the bank will make off of our loan (I mean really!) Pete is the best and I definitely recommend his services.

I was so intimidated by the idea of a home purchase — I really didn’t understand the process so I attended one of Pete’s home buying seminars. 1 month to the day later, I made my first offer, it was accepted and the financing was already in place. Wow, Pete Garcia (my mortgage broker) basically did everything for me to become a homeowner in San Francisco! Not only did he make the bloody mess of paperwork and financial data seem clear and easy, he actually went so far as to find us the home that we ended up purchasing — a real winner!
