Alfredo conducted the service in a timely and professional manner, and he was very responsive and super helpful! He got the job on short notice at a irregular hour 8pm on a weekday. And he spent almost three hours taking me going through the whole apt, not only making careful inspections but also explaining the details and reasoning to me as a first time house owner. His report is also detailed and on time, that I have to highly recommend him. But be aware, there is a surcharge when you pay with credit card.

Gave Alfredo a call and he was able to go out to Pinole to do an inspection for us the very next day. Sellers are still occupying the home so they pretty much just gave us one day to do all the inspections we needed to do. Alfredo was very professional and was on time. Being our first home inspection ever, he understood that we felt over whelmed. He explained every detail to us so we would understand. He was nice enough to even look at the pool area which is usually not part of a home inspection but he was able to tell that something was wrong with the surrounding pool area which we thought was just some broken tiles. I’m really thankful that he caught that problem so we can budget to fix. The inspection took about 4 hours but he would stop and update us on things that he found every 20 minutes or so. We think he did an amazing job and would definitely use him again for future home inspections.

Alfredo did a great job during our home inspection. We needed a quick turnaround on a home inspection so we could lift the inspection contingency and he was able to schedule the inspection well inside of our timeline. During the inspection he was very thorough, but also took the time at each juncture to explain what he was looking at, why he was looking at it and to let us know if it would be reflected in his report, and how it would be reflected. To keep with our need for a very timely inspection he quickly had the report completed within a day or two. When the report came back it was well organized, and included everything we had discussed so there were no surprises. Other than being very professional inspector, he was also just a super nice guy, which I always appreciate, and which seems to be in short-​supply in this market. I have bought several houses at this point, and he is by far the best home inspector I have worked with to date. I would highly recommend him to any realtor, broker or person needing a home inspection.

My partner and I were very pleased with Alfredo’s thorough inspection of our new home yesterday. Not only did he inspect our property on short notice, he was also prompt, friendly, and very informed! In fact, we got the inspection report back this morning! The property he inspected for us is basically new construction, as it was re-​built from the foundation up, and so I thought he wouldn’t really find anything that we didn’t already learn about in the disclosures. However, Alfredo called our attention to numerous points of interests and gave us valuable advice for maintenance in the future and what to pay attention to. He went through the entire house as thoroughly as one would expect even in a really older structure. There is no doubt he covered all the bases. The home also features a few new technologies/​building choices and Alfredo was informed about them all. Overall, I highly recommend On Point and Alfredo, especially if you want an inspector that will go over and beyond in keeping you informed.

Generally I was very satisfied with On Point Inspection service and Alfredo, the owner. Alfredo seems to conduct the service in a timely and professional manner, paying attention to the details. To begin with, Alfredo was willing to take an appointment on a very short notice. Something that is unusual for home inspectors. Alfredo showed up on time and every 15−20min he would stop and point out the issues he found so far. At the end of the inspection, he provided a complete review and summary that helped to understand the results of his inspection better.
The Home inspection report provided by Alfredo was organized, detailed and followed with pictures. However, I thought it was lacking a summary section that list only the issues without all the details. This will help to itemized list of repairs much easier.

Alfredo Tellez, owner of On Point Inspection Services is, by far, my favorite inspector to work with. As a real estate broker, I have worked with many inspectors over the years (it’s not always up to me); Alfredo is the inspector that I always come back to. I have been using Alfredo for years, for my own homes, and for my customer’s homes, and every time I work with him, my confidence in him is further reinforced.
Alfredo is flexible and reliable, extremely knowledgeable, and his reports are excellent. By far, my favorite part about working with him, is his straight-​forward explanations. He ensures everyone understands their report, regardless of their experience or prior knowledge. Most importantly, he is not so concerned with covering his own rear that he scares people into thinking their home is going to fall apart. Alfredo finds a great balance; often explaining that a certain appliance is beyond it’s «average life expectancy», but that he has seen many that have kept running years beyond that. Going on to explain about maintaining older units, common points of failure, repair costs, etc… everything he believes is helpful. He doesn’t leave points out just because people don’t know what questions to ask. I think he calls his approach… «HONESTY»! =)
Finally, I want to share a story from my most recent transaction where Alfredo inspected the home. After the close of escrow, the home owner hired a company to have the HVAC ducts cleaned. When the HVAC company got there they scared the daylights out of my customer, claiming that «all the ducting is delaminating», that «the main unit had been recalled for causing fires but the manufacturer was now out of business», and «the entire system should be replaced immediately»!! A cost of over $ 10,000! The homeowner called me, in tears, ready to take her family to stay in a hotel for fear of fire (she was 7 months pregnant with her 4^th child, btw)! I assured her that Alfredo never would have missed what was described to her. I called Alfredo to see if he could call her and re-​assure her that the HVAC company was just trying to take advantage. He insisted on going over to her house, taking another look, and re-​assuring her in person. He also told me that if he missed something, he would make it right, regardless of the cost! THAT, ladies and gentlemen, is confidence in your abilities and outstanding customer service! And THAT is the reason I am a loyal user of On Point Inspection Services.
PS — The HVAC company WAS lying… through their teeth! They claimed that, because the outer plastic layer of an INSULATED air duct was torn in a few places, air was leaking out and the customer was losing nearly all their efficiency! (That is a total lie and anyone with any degree of residential construction knowledge would know that!) My customer hired another company for a second opinion, who said the the SAME thing about the ducts, but made up some different story about other parts of the system! All of which was proven to be bogus! There are some SHADY companies out there folks! Make sure you hire a good inspector!

As a first time home-​buyer, I called and made an appointment w/​out any referral source. His fees were reasonable and I was surprised as he was willing to do the inspection the same day, if needed. During the inspection, he walked me through the issues very throughly and was extremely helpful. And the report was delivered the following day as he had promised. I would definitely recommend him to others and do business again.

My realtor referred me. I was able to get an inspection done within 48 hours. Did a good job and I was very satisfied (not with what the inspection revealed though). Sadly, I didn’t get the condo: o (but, like everyone says, things happen for a reason. I’m now in the process of buying a great house instead and plan on using On Point Inspection Services again for the inspection on my home. It’s taking a little longer to get the inspection done this time but I’m sure it has to do with Mother’s Day Weekend and what not. I’m sure it will be done satisfactorily and hopefully the house is in great condition. Thanks!
