I am building on the legacy of my father. Robert Yrazabal has been a Realtor since 1975, and is one of the most respected names in the San Francisco real estate market. My goal is to live up to the high standards and the sterling ethical reputation he has pieced together over decades of experiences with the public.

Born at St. Mary’s in SF, raised in the city for my entire childhood, I feel like I have an intimate knowledge of the city and its’ many areas. I attended Lakeshore Elementary next to Lake Merced, St. Cecilia in the Parkside, and St. Ignatius (98) in the Sunset. After a brief foray in LA at Loyola Marymount University, I returned to complete my education at CCSF and SF State. I had always been drawn to Psychology because I enjoy people– and the way they think– and their motivations. When I got my degree in Psychology, I knew that I did not want to be a doctor or professor, and struggled with a way to integrate it into a profession. With real estate, I can apply what I have learned to benefit my clients. People like me and feel a natural inclination to trust me. I strengthen that feeling by consistently demonstrating good ethics, a tireless work ethic, and following through on my promises and statements. I am the rare breed of Realtor who will be your friend long after the sale.

If I could give Mike a perfect 10 I would! My husband and I are the proud owners of our first home in Pacifica. From the beginning he kept all lines of communication open. If we had any questions that needed answered we were always able to get a hold of him. My husband even texted him a few times about something that was really bothering him after business hours. And by after business hours I mean like 11:30ish at night. And guess what? He received a response back very shortly after. The entire process just seemed to easy and that’s because we were well informed on all documents we signed and all steps taken. Mike wouldn’t make a move on anything unless he felt we had a clear and concise understanding of what was being done. I appreciate the fact that he was always optimistic about our goal even when we weren’t. Not once did we feel pressured which scores major points with me. We definitely made a great choice by going with him.

I lived in my home as renter for 8+ year in the Bayview when the landlord died. Mike become the seller for the Trust that my landlord created before he died. Normally the person who is trying to sell the home out from under you could be seen as an «bad guy». That was not possible with Mike. He was patient and understanding of our stress of possibility loosing our home. We were unsure if we would be able to make an offer but figured out a way. I appreciated that that he sat down with us at the start of the process and explained his role and honestly answered questions we had. He honored that we were working people who couldn’t have very many open houses and he respected schedule. During the process of the offer he was good at clearly stating what was his job and what was my «buyer’s agent» job. The amazing part is that our offer was accepted! I am a teacher in SF and it feels amazing to me that I now own a house. Thanks Mike for the part you played in making my dreams come true. The only thing I wish he had done was change the «For Sale» Sign to say «In Contract» on the sign once our offer was accepted. Then we wouldn’t have had so may daily drive by questions from folks still wanting our bid on our home. I love that he came by to congratulate us after the deed was filed and asked for honest feedback about how the whole process went for us. It is nice when some one takes the time to get honest feedback. Thanks Mike.

Mike is one of the best realtors I’ve ever had the pleasure of dealing with. He is patient, knowledgeable, and is always there when you need him. No question goes unanswered, he makes sure you have all the info you need before making a decision, no matter how big or small. Also not once did I feel pressured to do anything. I feel really lucky to have him as my agent!

Mike helped my husband and I buy our house in San Francisco. As first time home buyers, I was very happy to have Mike representing us and educating us on the process.
Mike is very knowledgeable, patient, professional and quick to accommodate his clients’ needs.
A few things that made the process really seamless for us:
1) Knowledgeable. Mike sat us down before we made our first offer and went through, line by line, the application and disclosures, giving us a chance to ask questions and forcing us to understand all the in’s and out’s of buying a house. This was instrumental as we made subsequent offers and needed to quickly review the details of the offer and sign forms. He could also answer almost every question we had about a house and helped us focus on the things that made a house a good long term investment.
2) Calm. Especially in a very competitive and downright crazy real estate market in San Francisco, Mike stayed calm and focused while we rode the emotional ups and downs of making several offers and eventually buying a house.
3) Honest. Mike is an honest yet strategic agent. He knows how to play the game and leverage his resources but would never compromise his ethics and integrity as an agent. He would tell us if our offer was too high or low, and gave us ample information on offer details.
4) Good communicator. He took time to understand the way we communicate, set clear expectations and also knew when to give us space to make our own decisions. Great with follow up without being pesky. Important when our husband and I were working full time while house hunting.
Mike hustled for us and worked hard to find the right fit for our first home. We are so happy with our purchase and Mike was a big part of the success. He definitely earned it!

When we decided to embark on the project of buying a house in the Bay Area, a dear friend of ours recommended Robert Yrazabal, who has been in the business in the Bay Area for almost 40 years. As we connected with Robert we ended up working closely with Mike.
Mike is the perfect example of what one should look for in a real estate agent who is strategic, smart, kind and caring. He has a special skill of listening very closely to his clients, their perspective, and taking the data from their clients in shaping a house-​hunting search that is efficient and productive.
Mike also knows how to strike the right balance for his clients as he encourages them to be aspirational in figuring out what they need while at the same time helping them to shape the search in way that is within realistic parameters.
Then there are factors of respect and trust. Mike earns the latter by putting a genuine emphasis on the first in how he interacts with his clients, and agents on the other side of transactions. He paid close attention to the micro-​details related to our search. Anytime we emailed him with sets of questions, he immediately answer with detailed and pinpoint responses to even the most trivial of our queries.
After we zeroed in on our search, we cannot say enough about how Mike worked with us through the process of putting together the best possible offer. We eventually settled on a wonderful house, and it was Mike, who coached us through the escrow process which we executed without any issues.
We want to end with another note on respect. Right now the market activity in the Bay Area is historic, and there is clearly no shortage of buyers. So it is especially impressive when someone like Mike, who can potentially work with any client he wants, made us feel worth his time throughout the whole process.

Yesterday my home in San Francisco sold with the expert assistance of Mike Yrazabal. It was a tenant occupied home, so was a little more complicated than selling an owner occupied home. Mike made it smooth and quick and handled all the details in a very professional manner. He worked very hard behind the scenes with the buyer and title company to complete the sale with in a month, even though we live out of state. I would recommend him to anyone selling a home in the very complicated San Francisco housing market. Great job Mike!

My wife and I started the search for our first home with a different realtor. She wasn’t much help (and by much I mean any) but since this was our first time we just figured what we were getting was typical. Needless to say we weren’t happy and Mike was recommended to us by a friend.
Once we started working with Mike we learned how much a good realtor can do for you.
In the beginning Mike met with us in person, went over in detail all of our wants and needs and then went through a neighborhood by neighborhood map of the city to determine where we wanted to live. As an appraiser I have access to all MLS listings, but Mike put forth the effort to not only suggest properties but he would also go see them himself and then email us his take on each property so that we knew whether or not we wanted to go see them. When it came time to put in our first offer with him, he went over the entire purchase contract with us so we knew what we were signing. We didn’t get the place and Mike took the time to call and tell us. While this isn’t unusual for a realtor, Mike called us on a Friday night while he was at a Warriors game so we wouldn’t have to spend the night wondering if we got the place.
I really can’t express enough how much hustle Mike puts into his job, how professionally he conducts business and how easy he is to work with.
Admittedly in the end we bought a place in Oakland with another (not the previously mentioned one) realtor we were working with in the Oakland prior to meeting Mike. Mike’s good, but not even he can bring down prices in San Francisco. However, when we got our new home both my wife and I said, «I wish Mike could have got the commission.» He definitely earned it. He even emailed us a congratulations when we closed escrow.
To anyone reading this, I cannot recommend Mike Yrazabal more.

San Francisco native recently transplanted to Chicago suburbs for family and work. Mike helped my wife and I sell our house in Pacifica in a timely and efficient manner, but got us the price we wanted and was incredibly professional through the whole process. Thorough and meticulous, walked us through all the paperwork and made the whole thing a pleasure.
Only regret we had was we wished we had used him 5 years earlier to help us buy the house!

Let me first start off by saying if your going to work with Mike you will be in great hands. He is very helpful and informative. He takes his time with you and is very responsive. Mike helped my husband and I purchase our first home in the Miraloma Park neighborhood in SF. We bought about a year ago and the market was really difficult for first time homebuyers in our price range at the time so we ended up putting a lot of offers out before we eventually found our home.
Mike was instrumental in helping us find our home and his attitude was great in the process. He listened to what we were looking for and was always willing to go the extra mile in terms of showing us places «after hours» during the week and putting together multiple offers for us to give us the best shot of getting our place. We were frustrated and disheartened at times but Mike remained even keeled and helped us put things in perspective which was really nice.

I just purchased my first house with Mike’s help and it’s been such a great experience. As a first home buyer, I did not know what to expect but Mike had helped me along the way to make this process as smooth as possible.

My wife and I were first time buyers when we met Mike. Needless to say we were very inexperienced with the process of buying a house and a bit nervous. Mike did a fantastic job of explaining how the process worked and getting an understanding of what we were looking for.
He would compile a list for us on suggested places, always available to show us what we were interested in and very informative on what was unique about each place. Being able to trust your agent with your life savings is a huge and Mike worked very diligently to make sure we ended up in the house we wanted. I would recommend him to anyone.

We had been in the market for a new place about a month when we met Mike during an open house he was hosting. At that point we had not yet decided on an agent to work with as most of the ones we had met thus far gave us too much of a «used car salesman» vibe. This was not the case with Mike; he was approachable and not pushy at all. After we talk about what we were looking for, he gave us his information and we parted ways. We decided to give him a chance and overall we were very pleased for the following reasons.
— Tailored Communication methods: As a technologist by trade, I prefer everything electronic. Mike tailored his communication methods to meet my preferences (email, electronic signature, PDF copies not physical paper where possible). He even did advance recon on some properties by creating a video walkthrough and emailing it to us. This was great because it let us «see» the place first and determine if it was worth a physical visit. This saved us lots of time in traveling around to open houses
— Level of attention: We did not want somebody to be in our face all the time but he or she needed to be there when we wanted/​needed something. Mike was able to make us feel like he was there and available for us as we needed when we needed it without being overbearing or smothering us.
— Personal Interest: We felt like Mike took a genuine personal interest in us as a couple and shared with us aspects of his life as well. Overall, he seemed to be truly interested in helping us and not treating us like a commission. This personal interest aspect helped make the typically stressful experience of home buying more bearable as it felt like he was supporting us throughout.
— Speed of Response: When we decided to move on a property, we had to move fast due to competing offers. We officially start the offer process in the morning and the seller made a decision that evening. Mike’s responsiveness to pulling everything together that was needed to make the most attractive offer possible we feel was instrumental in us closing the deal.
Overall, we really appreciated everything Mike did for us throughout the experience and highly recommend him to anyone who is looking for help is their real-​estate needs.
