River Front

I have lived here for almost two months, and love it! The location is very central with easy access to the freeways. The property is clean and well maintained. The pool and jacuzzi are awesome. I like that the gym is open 24 hours. And last but not least, the office staff is friendly and very welcoming. I love stopping by and partaking in the free cookies. All around a great place to live.

i HATE HATE HATE these apartments!!!
They are extremely overpriced for what you get, the maintenance men take FOREVER to get to your call and when/​if they do, they end up breaking other things, and it isn’t really even a gated community!
Let me start off by saying that me and my husband are not from San Diego. We moved here for the Navy and didn’t know anybody but were told to live by the 8. We picked River front because of the pictures they had on their website (not at all what you get). We had already paid the deposit before seeing it (our mistake) and when we got to San Diego weren’t even allowed to see the apartment until the day we moved in.
Since moving in our A/​C went out and they didn’t fix it for 2 days, our master bathrooms tub keeps backing up with old food from someone else’s apartment (always rice and mud looking crap), that bathroom flooded the master bath and bedroom and when they came to fix it they broke the closet on the left side, our kitchen sink is now backing up with stuff we dont even eat, and we have had an ongoing ant problem since we’ve moved in.
Our patio with the GLASS door is easily accessible and the gate to the underground parking is rarely ever actually closed.
I cannot wait to get out of this lease… Please people, do you research before picking somewhere where you will have to live for at least a year!

My friend and I stop by to check some of the properties there and everybody at the office was really nice and helpful, all the girls give you a really cool vibe. The area was really nice and clean, definitely looking forward to rent there.

It’s a beautiful and very well maintained community. Access to everhthing, easy in and out, real secured parking, security, and very friendly staff.
My three complaints :
1. Small kitchen. It’s super small, and very tight. If you are looking for a great layout, not here.
2. No silverware drawer. Seriously?
I knew about 1 and 2 prior to moving in, and didn’t think it would be any issue.
3 is the the big one. I get woken up every morning right at 5:30 am. Like clockwork. Apparently all the dumpsters for all of mission valley are processed on camino de la reina in front of the complexes… and allllll morning, nearly every morning they are picking up dumpsters, and shaking them, and the backup beeps are just too much… I hope it’s temporary, if not, i. most certainly won’t be staying.

One of the most things that I regret in my life is moving out ! River Front has the most amazing apartments in San Diego. If you’re looking for an apartment in the best and most convenient location I’d absolutely recommend River Front. The apartments are close to everything (shopping malls, restaurants, downtown, and the beaches too) it’s kinda like having everything you need in one place. As for the tenants, they’re very nice and friendly. They’ll also do whatever it takes to make you feel comfortable and welcome. One of the things that I liked the most is the underground parking lot ! You feel safe and secured, especially if you have a luxury car and care about it.

I came to visit a friend who lives here. Very nice and clean apartments we had a great time at the pool that is very clean and the tenants were very nice and welcomed us. If I were living in the area I would choose to live in this apartments. And always remember location location location !!!

I have been renting at River Front since 2009 and I have had no problems so far. The office is very friendly and helpful. The maintenance responds really fast and takes care of any issues. The highlight of River Front is the location, you can get everywhere quickly! (Downtown, beach, shopping and much more). I would recommend this place for anyone. They have good security, gated community and courtesy patrol. The cookies and coffee in the office are a huge plus.

Ghetto, did you say ghetto? In no shape or form did we voluntary end up in this nicely packaged dump, but things happen (difficult tenants refusing to move out in due time), and we had to rent an apartment for two months.
The location: I personally don’t like living in a mall, along the highway. I am having a very hard time finding this endearing.
The hallways: I have never been to prison, but that’s how I envision their hallways. Never cleaned, noisy, opened on each side to the elements. Felt like rabbit cages.
The kitchen: scratch that — the kitchenette. We rented the place furnished but I usually found more stuff in our vacation rentals. We ate out… A LOT.
The toilets: not too classy but I have to mention them. One of them would clog once a week, and no, we don’t overuse the Charmin Soft.
Maintenance: you see them when you see them alright. It’s Hawaiian time in SD brah.
The leasing office: pretty girls, but you won’t get assaulted by brain cells, go without any worries.
The pool: I read many times that it was soo very nice. It’s round and it has water in it guys — get over it. It’s not particularly nice, it’s a pool with chairs to roast around it, but you can’t use it to do laps.
The parking spaces: get ready to buy a mini cooper or a fiat. That’s about all you’ll be able to park.
So in short, we counted every day that we had to spend in this community. Call us snobs, but we own a condo in a high rise downtown and I just don’t get why someone would choose to live here. Maybe they haven’t compared it to the luxury you can find for a similar rent?

We lived at River Front for 2 years and really enjoyed it.
The biggest perks were:
1) A river trail right behind the complex that was great to meander on during long phone calls.
2) Trader Joe’s right across the street and Target just down the road that made it easy for last-​minute ingredient runs and supplies.
3) His and Hers closets that are great for couples
4) Assigned underground parking
5) 24 hour fitness center
6) Beautiful pool
7) An agreement with all of their sister properties under H.G. Fenton to share amenities, so we could for example play tennis at River Run down the road whenever we wanted to.
The disadvantages were:
1) There’s no drawer big enough for silverware. We ended up using a tray inside our pantry.
2) They hold packages at the office, but don’t have very convenient hours and close at 6PM before we could get back from work.
3) They only have one big social event per year (their luau)
4) Guest parking goes quickly and street parking can be hard to find at times.

My friend lives here and I’ve stopped by on occasion to visit her. The pool area is very nice and everyone here is very nice and friendly. There is a walkway right behind the complex that’s alongside the San Diego River, so it’s a very nice place to stroll after dinner/​etc.
Another thing I must point out is, location, location, location. The complex is right next to two malls — Fashion Valley & Mission Valley! Not only that, it’s right next to several grocery stores and popular retailers such as bestbuy and DSW. Lastly, it’s right next to two trolley stops!

Prior to the day we moved out, this place would have been a 4-​star, however if you have a pet, I would recommend a different apartment. They charged us over $ 1,400 to replace all of the carpets in the apartment because they had moisture in them. When they pulle dup the carpet to show me stains, it was clear they didn’t change the carpet before we moved in as some of the spots were under dressers we had in the room.
Also charged me for the carpet even though there were 2 separate leaks that got the carpet wet that weren’t our fault.
Office staff is nice, maintenance is nice, apartment itself was great, just left with a terrible taste after they screwed us over on replacing the carpets.

Horrible leasing staff. Upon move out they tried to scam my roommate and I into paying for an upgrade to our apartment (specifically, they wanted us to pay for all new counter tops and carpeting — totally not warranted, we took great care of that place). I had to get a lawyer involved and they finally backed off. They are notorious for robbing their tenants, the complex is loud, fire alarms would go off all the time in the middle of the night (felt like I wAs back in my college dorm), overpriced, apartments are old and not updated at all – gross counter tops, carpets, stove, fixtures, etc… The single best thing about this place was it’s close proximity to Gordon Biersch. Please do not even consider this awful excuse for a living space.

I recently just signed a lease and I couldn’t be much happier.
Danijela and the rest of the staff gave excellent services to my fiancé and I.
We had few issues with the locations of our unit and they were able to transfer us to another location with no hassle and no extra charges.
The move between the unit was smooth and the transition couldn’t be much easier.
I am thankful that they serve nothing but the best to their community and to the tenants.
They are great and user friendly, easy to approach. Should you have any problems.
I give Danijela Excellent customer service and value to the people she serves.

Over all a nice community; there are many fine competing communities out there you could also choose from. Here are my main points to note for those considering living here:
Pros:
1. The grounds are nicely kept outside. We made a lot of use out of the pool, hot tub and newly-​installed BBQ’s.
2. We enjoyed the water fountains in the common patio areas. You could leave your windows open and the fountains provide a nice background noise that drowns out the noisy Mission Valley traffic.
3. The annual holiday gift-​wrapping party is a nice touch.
4. Relatively close proximity to the San Diego Trolley.
5. The maintenance staff work very hard to make your stay here a pleasant one. They’re friendly and respond within a reasonable time to fix-​it requests.
Cons:
1. Avoid a unit with windows that face any pedestrian gate! We would hear pedestrians entering/​exiting at all hours of the night, and the gate would SLAM shut behind them. I asked the office twice if there was any way to abate this with modifying the closing mechanism, and no noticeable change was ever made.
2. Avoid a unit next to the garage entrances. Cars with loud exhaust pipes rumbling up the ramp at 5am, car alarms echoing at all hours of the night, people bumping their car music with loud bass at all hours right outside your bedroom window… you get the picture.
3. Kitchen space is tight. You may not notice when you are first viewing an apartment here, but after moving in you will quickly realize there is no utensil drawer. We had to keep our utensils out on the counter next to the refrigerator.
4. Parking. Generally two spaces are assigned per unit. I highly recommend when viewing a potential until in this community, you ask to see the assigned parking spot locations. We did this for the first unit we were considering, and the parking spots were not only on opposite sides of the parking garage, but one of the parking spots were right in the middle of three spaces surrounded by concrete columns and marked «compact” – with no room to open your doors. It was bad enough that we switched apartment units so that we could get different parking spaces — they will not change the assigned parking spaces for an apartment.
5. Smoker friendly. We found after moving in on the third floor, the two units below us were both occupied by smokers. The community allows smoking in all units as well as on balconies. There are no smoke-​free buildings. We regularly had to keep our windows and sliding door closed to keep smoke out. One evening we forgot to close our bedroom window, and entire master bedroom was saturated with second hand smoke. The icing on the cake, one night our neighbor directly below us didn’t properly put out their cigarette, and the corner of their balcony caught fire prompting a friendly visit from the local fire department… we immediately purchased renter’s insurance.
Not a bad community. The location is great. I’d advise making your decision to live here (and which apartment you choose) while keeping some items I noted above, in mind.

PLEASE READ!!!
We rented back in March of 2013, had to sign a full year lease, of course. There was always some incentive, and how they were offering $ 100.00 off a month. There is no discount, it’s what they charge EVERYBODY.
The place is SO small for what you pay, the kitchen is TEENY TINY– there is NO Cupboard space! Couldn’t even fit my pans in ANY of the drawers, also– NO silverware drawer! The countertops STAIN like CRAZY– good luck trying to cook anything in the kitchen, or even try to make a salad in the kitchen. AWFUL!
The carpets are absolutely HORRIBLE! Stain stain stains!!!
The walls ARE SO THIN! I had to move my enetire bed to the opposite side of the room because for 3 DAYS STRAIGHT when we moved in, we could hear the next door neighbor SNORING SO LOUDLY! COME ON!!! It was ridiculous. Also, the apt above us like to play an electric guitar. We could NEVER get any sleep. I contacted management, security a number of times, and they never did a thing. SO– I took it upon myself to write the guy a letter, now, I was polite, but straight forward. Put it on his doorstep and have YET to hear him playing anything! I guess I had to do the work.
We have had maintenance come in our apt about FIVE TIMES! One time– the tub and toilet wouldn’t drain and there was a leak– had to remove EVERYTHING in bouth closets and bathroom– they had to work on our bathroom and have a blower in our place for TWO DAYS AND NIGHTS. Awful! Oh– they compensated us $ 100.00 of rent! WOW… HUGE INCONVENIENCE. Other than that, the kitchen sink got plugged, omg the smell!!! It has been non stop with maintenance issues, thankfully we don’t have to pay for a plumber, we’d be BROKE!!!
AS FOR PARKING– GOOD LUCK having a spot when you come home. FOUR different occasion, someone was parked in our ASSIGNED spot, although there are «no trespassing, tow away signs’ posted, they won’t tow and you are S.O.L. Management and security won’t do A DAMN thing!!! They won’t tow, they don’t care. «i’m really sorry» so they say.
WHen Vincent worked here, he was great and usually addressed any issue I had, but usually was never resolved.
As a whole, this place SUCKS!!! There is NOTHING that makes it good for the money. TOO EXPENSIVE, apartments are too small. so much for a gated community, ANYONE can come in and ANYBODY can park wherever they chose. the gate is usually open because of landscaping.
I cannot WAIT for our lease to end because we are getting out of here. I wish I would have known all this before we moved in. There has been nothing more than problems here and an office staff that could give a shit.
The management is TERRIBLE. She doesn’t care about anything, just MONEY. I will, however say– the maintenance guys are VERY NICE and always on top of the problems.
PLEASE SAVE YOUR MONEY AND TAKE IT ELSEWHERE. THERE ARE SOOOOO MANY OTHER PLACES THAT ARE WORTH YOUR MONEY and more to offer as a whole. DO NOT RENT HERE! Can’t wait to get out!!!

This property is really conveniently located and their apartments and grounds are awesome. However, we ran into an issue with move-​in dates. We were told we had to give a $ 100 deposit to be on a wait-​list for apartments to open up matching our preferences. We looked in June to move in Sept 1. Our original move-​in time would have been Sept. 1, but last minute had to be changed to much earlier in August. We were going to put the $ 100 deposit toward holding a place but the day before someone else had rented it, bummer, but that’s ok, it happens. The other options they presented to us did not match our preferences and we wanted our $ 100 back since their open apartments did not match our new time-​frame or our apartment preferences.
This is where the problem came in, management refused to give us our money back! I spent a day on the phone listening to their BS about why it was somehow not a legitimate request for my money to be given back. They said if they couldn’t place us in an apartment in our time frame and we hadn’t put a hold on anything else, it would be refundable, but when it came time to pay up, they had every reason in the world not to. However, this morning they called saying they wouldn’t have any apartments opening up for us and proceeded to give us the money back. Here is the other problem– they LIED. This whole time they were refusing to give it back is because they said new apartments were opening up every single day, but now this problem presents itself and suddenly none are opening up? I would rather they have just said it wasn’t going to work out for the real reasons.
Even if an amazing apartment had opened up, we would NOT move in there simply because of the way their management operates. Make sure if you’re looking into placing a hold here you really know how it works, because they do NOT care about paying you back. I love the apartments and location but after this, would never ever recommend it to anyone and would not live there myself. If the management changed and/​or policies regarding money given to them without actually holding anything, I may reconsider.
Also, their rent is running around $ 2000 right now. Check around– there are WAY better options in this area than this.

I enjoyed my year at River Front very much. The leasing office staff & maintenance staff have always been kind and friendly, which makes all the difference. They are also quick to address any work orders, and things are always fixed by the end of the day. The complex is welcoming for small pet owners, and the location is amazing (central in Mission Valley). With a washer/​dryer in each apt, sometimes I didn’t need to leave my apt for days.
The only reason I am giving this place ⁴⁄₅ is because the smoke detectors in my apt, as well as my neighbors’ (you can hear them go off all over the complex) are TOO sensitive. The smoke detectors went off while I was cooking eggs or just opening the oven. They also beep at all hours of the day and night. I’ve called the office many times to see if they can be replaced, but apparently, those are the «new» ultra sensitive smoke detectors and there wasn’t any way that we could install any older versions. It put a damper on my stay there, and it wasn’t fun being woken up by these things at 3 am.
I enjoyed using the pool and gym, but would suggest that the complex keeps them open longer into the night.
Other than that, it’s a happy place to live.

River Front is a GREAT place to live. The team they have working here is amazing. Very friendly and the maintenance team is always on top of it and gets things done right away. They have 2 different rentals Royal and Saga, and I have lived in both and can’t say anything negative about either one of them. The pool is fantastic and very opened with plenty of room. :) *********

I love living here, we got a move in special and our rent is $ 1525. Normally it is $ 1700+ I believe. They only have 2 bedrooms. Parking is in the underground garage-​you get a tandem spot for 2 cars (whoever gets home first is blocked in) and you can’t get more spots. You can’t get a third set of keys for the pool area/​gym, and you can’t get a third gate opener for the garage. It’s makes it very difficult as there is 3 of us.
The area is great but bums live by the river so be careful walking on the path alone. Noise level has never been a problem. Security kicks everyone out of the spa at 10pm. I have heard my neighbors having sex a few times, but usually we don’t hear anything at night.
They take care of water/​sewage. You pay the electric bill. Ours is usually somewhere between $ 50 and $ 90. Pool area has free wifi, you get the code from the office (and they won’t tell you over the phone, you have to get a paper).
The building makes creaking noises during an earthquake.
Maintenance is usually on it, although they are not very personable/​friendly. but as long as they get the job done and get out, it doesn’t bother me.
The type of people here seem like young working professionals, military, and small families. I haven’t had any problems with other residents.
So overall, great place. I docked a star for the normal rent price being a bit high and the couple negatives I mentioned.
*Edit: 1 bad, 1 good. Weak flushing toilets. And we’ve never ran out of hot water.
