I did not enjoy living here because even though they accept dogs, it was not dog friendly at all. We wouldn’t have moved in had we known, but we got stationed here for the Navy and did not have time to come out and house hunt. Walls were thin, water was backed up into our apartment from the guest bathroom (we were on the first floor), fire alarm constantly went off, no one picked up after their dogs, package dropped off in front of my door instead of sent to the office because it was closed on Mondays and was stolen as a result, parking is absolutely ridiculous for guests, the elevators were broke several times throughout the one year I lived there, there aren’t many stair cases and the ones they do have are in poor locations, we thought first floor meant ground level so it would be easier for our dog but that was not the case. Great location and maintenance staff was always so friendly and helpful. You certainly pay for that location though. We were happy to move out after our lease was up. We used the cleaning service they offered upon moving out and got the full deposit back which was a positive.

Beware if you put in an application and decide not to take the apartment they will charge you $ 60 a day till the fill the apartment

I’m a successful real estate professional and have never rented a property. I tend to be a home-​owner as I believe in owning vs. renting. The staff at The Avalon Fashion Valley have been outstanding in my transition to high-​end apartment living. They have helped me to feel at home in an unfamiliar environment for me. Now, I am blessed to call The Avalon Fashion Valley my home. I searched all options for High-​end apartment living and can confidently proclaim I made a solid decision to live here. We have a small family-​like environment here if one wants or feel free to be left alone to enjoy the finest amenities. My sincerest love and respect goes out to the office staff Dorothee, Alex, Ciara. I also give my respect to Eric, Richard, Eduardo and Val in maintenance and Sargent Climax in security. The point is living at Avalon Fashion Valley has been a huge blessing for me and my family and we are not the easiest of people to please. I also love the international flavor here, the amenities & the community gatherings. Living across from Fashion Valley Mall is definitely a huge perk for retail therapy

When we came back from our vacation, our refrigerator stopped working and the room was filled with foul smell. We contacted the avalon staff immediately and within half hour the technician, Edvardo Gamboa showed up. Not only he EXCHANGED our stinky refrigerator, the service was also fast and efficient. THE SERVICE WAS definitely the best!

On first glance the place seems amazing but there are drawbacks people should know about. First, there are a lot of vehicle break ins and stolen items from common areas. The video surveillance they claim to have is useless and they do not allow residents to review it or update them on developments. They claim to have a security company which was advertised but suddenly the phone number dropped and no one seems to be around at night. Frequent malfunctions with the security gates and elevators. The noise is difficult– not just from the roadway but also from neighbors, walls are paper thin! The smoking is out of control, I frequently smell pot and no one seems to care. There were issues with fire alarms going off for no reason nightly but it seems they may have resolved that. Parking for guests is a joke– there is none and what is there is used by people illegally living there. They do not seem to care if 15 people live in a 1 bedroom. Be aware they they WILL raise your rent $ 100 a month every lease renewal, regardless of any issues you have experienced in the past. It really adds up and the model apartments they show you are not the same square footage as what you get. It’s common that these are bigger to sell easier but in reality as I moved in I saw how much a difference there was. Also, I was told several times that I was getting stainless steel new appliances. I specifically wanted this as I not only like the look but appreciate energy savings. Only to move in a month later and find I had old appliances at which point they tell me «oh we only placed new on the 5^th floor, you chose the 3^rd floor». I still have an email from them stating the apartment I chose had new appliances! The staff in the office is hit or miss, sometimes they are nice and others not. You can tell they are either stressed or irritated at something. They don’t respond to complaints well but would rather say the complainant is being unreasonable. None of them live there so they don’t understand what it is like when there are issues. Maintenance staff is fantastic and really try their best to make the place clean but this is hard with neighbors that disrespect the place. It’s not uncommon to have cigarette butts on your balcony from the person above or garbage left in common areas. The gym is very nice and hardly used, I love that! Location is obviously fantastic but you PAY for it in more ways than one. Also, if you have pets it’s going to cost you! There is no where for them to play, and they all must do their business on a 10×10 unsanitary piece of grass out front. Would I choose this place again? Probably not, just make sure to look at details before signing.

Very unprofessional management and poor customer care center.
I moved in Avalon Fashion Valley over a year ago and have never experienced so many problems with a property before. Example: when I had just moved in, I parked my car in the wrong parking space once. Within hours, my car was towed and I had to pay $ 350 to get it back. The management office had my car details/​plates, I was in my apartment, they could have called me! I regularly face issues with dog barks, loud music and drunk people yelling in the middle of the night (I have never seen a guard patrolling the premises to prevent these things from happening despite the expensive rent).
The management team is extremely unprofessional; I faced rude and incompetent people (Nikki). Whenever you ask for something to the management office, they refer you to the customer care center and when you call them, they refer you back to the management office. This is how they trick you and don’t get things done. Last problem I am facing: they charged me twice for my rent this month and I have to pay a $ 60 fee to get my money back!
The maintenance team is excellent however! Without them the whole place would fall apart. When I put in a request for a service, they come the same day and always do a good job. Very friendly and efficient people. I particularly like Denis (who moved to the Pacific Beach Avalon) and Eric (maintenance supervisor here). Every time I ask for their help they go the extra mile; they will help you with anything they can, even outside their duties. They are the reason why this place holds the label of luxury residence.

The staff here is so awesome, met with open arms by them and my neighbors. both of Ciara and Nikki in the leasing office are top notch, They truly made me feel welcome and comfortable.
Location is great, exactly in front of Fashion Valley mall, 30 Seconds far from a bus stop and around 13 minutes far from the trolley station by walking .
High Security, and It is the most quiet apartment community I’ve ever lived .It’s so peaceful and relaxing.
Erik in the maintenance is very professional and 5 star supervisor, he fixed what I request and answer all my questions and teach me how to use everything that I don’t know how to use .

I lived at Avalon Fashion Valley for our (my wife and I) first year living in San Diego. We loved it and had a great overall experience.
Great location right across from the mall. There is a little bit of traffic from time to time due to the mall being so close but, coming from Los Angeles, it was nothing in comparison. We loved being right across from True Food Kitchen also… delish food!
The office staff is awesome. Nikki was great and very helpful… will miss seeing her everyday :)
Only advice I have for future tenants is to get a top floor apartment if possible. Great views and nobody above you to make noise.

I’d say transitioning from Los Angeles to San Diego this has been a drastically easier change for me than I thought it would be. The amenities are great with the pool, jacuzzi, the firepits we use regularly and the gym is great — Hardly anybody uses it.
One of the biggest pros or cons though for any luxury apartment is finding an staff or concierge that is willing to accomodate your needs or help out in anyway and I’ve found that the office has been stellar at this. Big thanks to Nikki Norrell for making this happen there and setting up BBQ’s to meet your neighbors. I’ve met great friends because of that.
Lastly, I looked at quite a few places in Mission Valley and the surrounding areas and for the prices this one is bar far in top tier for what you get. Plus walking across the street to the mall and restaurants is quite an amenity in itself.

If you need to sleep I don’t recommend it. The fire alarms here seem to have a constant problem being set off by the inconsiderate neighbors smoking or the alarm just going off on its own. While the amenities are nice I pay rent mostly to have a comfortable night’s sleep and too often that does not happen here.

I have lived here for four months and the fire alarm has gone off 6 times. All false alarms. This is dangerous (5 in one night which made a fun work day) because people aren’t responding anymore. They are staying put. One of these times it will be real. Anyway, I have complained about marijuana smoke in the common area coming into my apt (difficult to track down who it is, but people are allowed to smoke within their apts) and management was proactive about solving that issue. They are also trying to fix the fire alarm system so it doesn’t falsely go off again. The apartment itself is very nice and roomy.

I currently live here and I love it. The apartments truly are luxurious. As far as the price goes, you’re definitely paying for the location. When I moved in, there were a few minor problems with the apartment. 1. The dishwasher was not properly installed, however, that was resolved quickly. The previous tenants have left a few scratches and minor damages around the apartment but nothing very noticeable. All in all I think this place is fantastic, and if I could afford the place after my lease, and after half my roommates leave, I would stay.
Traffic is of course busy in the area, but if you know what you’re doing it should be no problem. I leave early morning for work and there’s no traffic, as expected. In the afternoons, let’s just say you better know how to switch lanes during busy traffic.

Location is fantastic! We often walk across the street to watch a movie or grab dinner. You can easily travel to anywhere in San Diego because it is centrally located.
The best part of living here, by far, is the staff. Nikki is extremely helpful and always has a positive and welcoming attitude. Chris is also great and answer all my questions. Great team :)

I never once even nailed or drilled a hole on the wall. But they changed me $ 225 for service fee plus a $ 145 damage receipt.
I wasn’t ever home. I left the place better than when I moved In.
Btw I’m gonna getting an attorney.

This place is no good. Btw my car also car broken into inside the parking structure and the staff wouldn’t show me the video.

For such a beautiful complex in such a prime area the management should consider hiring people of equal caliber.
I just called to verify a current tenants information and spoke to someone in the office names Chris. He said that they don’t do rent verification over the phone or in person and quickly rambled off a website I could use. I was attempting to ask him «is there a way I can verify his rent… and that they paid on time and did not have any issues» but he cut me off after «very his rent», laughed and very rudely said «uhhhhh thats what a rent verification is. so no». Before I could finish my sentence he hung up.
Avalon management– you may want to consider having people work in your office who are not assholes to people who deal with potential renters in San Diego all the time

Love, Love, Love this place! The staff are always kind and helpful and the grounds are beautiful and elegant. The designer details, like granite surfaces, high end appliances, moldings and custom paint are gorgeous. And I love my low energy bills.

I have lived here for about 8 months and have had zero problems.
Extremely secure parking with multiple security cameras recently installed, great pool side lounge with kitchen and pool table, friendly neighbors and awesome staff in the leasing office always ready to help.
It is also directly across the street from the fashion valley mall and Cheesecake Factory which is awesome!
I can not say anything negative about this place. Definitely recommend to anyone looking for apartments.

Hello everyone!
My boyfriend lives in this place that is called luxury apartments. I believe when you live somewhere rated and advertised as unique and luxurious as them, you deserve a bit more then mediocre customer service from the leasing office. They have less than 15 parking spots for visitors and a few more for future residents. My boyfriend is one of the few people that actually get a parking permit for me as a visitor. Yesterday I parked my car on the future resident parking spot to unload my car since the visitors parking spots were all taken by non visitors that like to visit the mall. (They leave their garage open until 7pm so as long as you are parked on the visitors parking spot without a permit you have a parking there) in less than two hours my car was towed! No questions asked, and this is because I am one of the only ones that usually carry a visitors permit. (The leasing office knows my license plate and still didn’t care in going an extra step and making their due diligences. Not to count that this building has nothing luxurious other than the price of rent (thousands of cramped apartments next to each other where your best view is your neighbor doesn’t sound to luxurious to me). After all of this 353 to take my car back and all I heard from the office was I am sorry. Thanks avalon!

I have lived here for over 2 years and cant be more sad than leaving this place. I Cant find anything bad to mention about this community. Everything is excellent, from the leasing office representatives and community manager to the maintenance services. All the facilities are new and modern. The location is perfect for the families.
If you have the budget (which I think it worth every single penny paid), don’t hesitate.

A MASSIVE RIP-​OFF. DO NOT LIVE HERE.
If I could give this place zero stars I would. The location is nice but this place absolutely sucks.
1) my place was very clean upon move-​out and they charged me $ 1800 in move-​out fees. Yes, EIGHTEEN HUNDRED IN MOVE-​OUT FEES.
2) My car was towed TWICE OUT OF MY OWN SPACE and Avalon Corporate just said «sorry, not our problem» and left me to pay for it both times.
3) The elevators are always broken.
This place is an insane rip-​off and Avalon Corporate is insanely uphelpful with anything.
Live anywhere else as this place is an absolute joke. So glad my leased and I’m out of that dump.
