Pardee Homes – Pacific Highlands Ranch

Pardee Homes is an untrustworthy and dishonest homebuilder. I don’t know why Pardee Homes is rated one of the best builders in America. They probably paid them all off with all the money they make from ripping people off. All the homeowner stories are on their website are bogus. The Eliant Homebuyers’ Choice Awards they received is very deceiving as well. They are only hiding behind an unreal façade. They have their customer service reps threaten the homeowners to give the 10’s on surveys in turn for good service. To avoid reprocution from an honest feedback and to get any service future warranty issues, homeowners are forced to give perfect scores. After one year of living in our home, it is falling apart rapidly. Don’t buy a home from Pardee, you will regret it miserably like I did.
My Pardee Homes is poorly designed, constructed and presented. On the day of my walk through, there were many things I found unacceptable major and minor. They pass off a supposedly finished home unfinished and unlivable. You’re in for an unpleasant surprise when you have to hire your own companies to come out to clean messes, do additional work, and add finishing touches to tie loose ends together.
Now, onto the customer service. Horrible beyond belief! There is only one customer service representative assigned for the community and he is neither friendly nor helpful to say the least. There were literally dozens of warranty issues that had to be addressed the past year. Every issue I brought up, he dealt with no sense of urgency. Many issues that came up, he would not service. Issues that he could address, I would have to call or email repeatedly to follow up on when the scheduling would actually take place. Sometimes, days, even a week or two would pass without any clear answers. Not only is it hard to get somebody to come out and fix the problem. The problem lies more the contractors they hire. The contractors Pardee Homes hire to service warranty issues are all 3^rd rated nonamer companies that can’t perform work on a professional level. They have a hard time doing work in a timely manner not to mention the work itself is very poor, done with no craftsmanship. They will also leave the area worked on without proper cleanups. You will have to spend hours to cleaning up the messes they leave behind. Honestly, you are better off spending a little money to hire your own contractors to do reliable work.
Recently, there was mold growth on a section of my exterior wall facing the neighbor’s yard. Since that side of the house is inaccessible to me due to the zero lot zoning, I was unaware of the slow damage it was causing to my home. When it was discovered, it had already caused extensive damage to the point that we had to demolish half of my kitchen, salvage cabinets we could save and put up a containment area so the toxic mold wouldn’t spread to the rest of the house. Pardee Homes avoided any responsibility and pointed fingers from the very beginning, the contactor they sent was probably working on their side since they claimed it was a leaking water line from the refrigerator. When the GE came out to access the problem, they found no leaks and proved the refrigerator was in perfect working condition. We had a 3^rd party contractor come out for an unbiased assessment and when they tore down the wall, they discovered the water pipe inside the wall was the culprit, an installation issue. Even at that point, Pardee Homes still refused to take responsibility. Any installation work within the walls is warrantied for 10 years supposedly. But Pardee Homes avoided responsibility altogether. How shady and ruthless. I had to hire my own contractor and go through the homeowners insurance to get things moving. I am not even sure if they are going to even pick up the cost for my deductible.
The bottom line, avoid Pardee Homes at all cost and save yourself from a nightmare you can’t wake up from.

We are in the process of looking for a new home here in San Diego and decided to check out the Arabella development by Pardee Homes in Pacific Highlands Ranch.
The sales staff was very warm, friendly, and sincere and did almost everything in their power to assist us in looking at their development. They were friendly without being too pushy.
This isn’t a recording, but an actual review, and I can’t thank the staff at this location enough for being so friendly and helpful. From putting up with my roommates innumerable questions to letting us view the models numerous times and even view houses in the process of being constructed, Pardee was very accomodating.
I’m placing them at the top of my list of developers due to the way their sales staff has treated me.
