Mission Sands Property Management

We rented a beach house at 721 Manhattan Court (Ocean Breeze #1) for a family get together to celebrate our mothers 80^th birthday. Relatives came from Reno and northern CA.
We arrived at noon and found the beach house closed up, stuffy and warm (ugh, get a place with A/​C). We opened the windows and sliding glass doors to let in the nice ocean breeze. None of the sliding glass doors had any screen doors. As we unloaded our supplies into the kitchen we noticed 15 – 20 small flies (gnats) hanging out on the kitchen cabinets.
Shortly after the sliding glass doors were opened, large flies began entering the house from the second floor balcony area, which seemed odd as it was the second story. We soon found the source of these flies, the houses’ trash cans were located just below the balcony. The 3 cans and area around them was smelly and filthy! There were hundreds of flies swarming the area and eventually entering the house. The cans had obviously been sprayed with some pesticide at some point, because there were dead flies lying on an area of sticking goo on top of the cans.
As we tried to control the flies inside the house (hunting them down and killing them!) we quickly noticed the walls & ceiling were splattered with dead fly guts. So, this is obviously an ongoing problem. The gnats were also everywhere! We contacted the rental office and complained about the qnats & flies, pointed out the source as being the filthy trash cans. We were told the flies are a problem this time of year along the beach and that the trash cans had just been pressure washed «just last week.»
We requested the cans and area be rewashed immediately as they were disgusting, but could only get a «we will schedule it for tomorrow.» The next day a laborer showed up with a small bottle of bleach and a straw broom. He dumped some bleach into the 3 cans, swished it around with the broom and rinsed off the cans with a small amount of water (no pressure washer!). The area was not even cleaned. Obviously this did little to correct the problem or deter the flies

I later took a bike ride along the beach houses and looked at 25 – 30 trash cans & areas, none of these had swarms of flies. Of course, none were as filthy as ours! We re-​contacted the rental office and again complained about the flies. Telling them how the laborer had cleaned the cans and ignored the storage area. Also pointed out that a pressure washer was not used! They promised to look into the cleaning, and provided us with a small gnat catcher and fly tape. The area was not cleaned during our stay which turned out to be miserable.
Use another rental agency!

Our company rented the cabin in Big Bear for a weekend for our holiday party. We were in a big group and had an awesome time there. The cabin is really comfortable and the amenities (pool, hot tub, game room) are great!
Mission Sands staff was really helpful and professional. Would definitely recommend their services!

I will start off by saying that many of the beach rental management companies in San Diego fail to timely update their properties’ availability and many of them either do not return a phone call or return a call several days later. This was not the case with Mission Sands. I worked exclusively with Patrick and he clearly went out of his way to make sure that everything was ready for us, returned emails and telephone calls very quickly, and was just a pleasure to work with. We rented a 3/​bed 3/​bath condo in Mission Beach for an extended period and had all of the comforts of home. Location was excellent, building security was excellent, parking was excellent. I am sad to see negative reviews about this company because our experience with Patrick was completely opposite. No problems checking in and no problems checking out. As a resident of San Diego County and one that frequently enjoys «staycations,» I will only work with Patrick going forward.

We were so amazed and happy with our stay in mission beach! Mission Sands was courteous and professional and the property we booked was even better than we had thought! Gorgeous view, spotlessly clean and well taken care of. We would highly recommend Mission Sands and would love to work with then again.

Breakers Palisades was one of the best beach houses I’ve stayed in.
Mission Sands was incredibly easy to work with, for booking and check in/​check out and I have no complaints about the entire trip. A couple of my friends and I stayed there for five days and it was a blast. Surfing is right nearby along with amazing food and shops just ten minutes walking distance. Downtown San Diego was also very close, about a fifteen minute drive. The house had all the amenities that we needed, including extra items like a kite and boogie boards, which we of course used! The location was amazing, pretty much right on the water and the front porch had amazing views and plenty of sitting room.
We would definitely rent this house again and I would recommend it to anyone!

We stayed in one of Mission Sands houses for 2 weeks and had a great time.
Had a great experience doing the contract /​getting keys etc and had all our questions answered promptly. The Mission Sands team was extremely helpful from the booking process to check out.
The house was amazing and was exactly what we expected with all the comforts of home and more. All appliances etc worked great and house was very clean and well taken care of. The location is amazing and views from the rooftop deck and balconies are great. Pictures do not do it justice this is a beautiful home and great for a family.
We rented a car but next time probably would not as there are stores /​restaurants and shopping nearby. The unit we stayed in, Ocean Breeze came with a double car garage which was great for storing our rental beach bikes etc.
Overall this was a great experience and we will definitely with Mission Sands again.

We are very disappointed with the staff at Mission Sands. We booked a condo at the beach through them. They advertised 2 parking spots for vehicles. When we arrived with a suburban, we realized it would never fit in the parking due to the room allowed to make the turn. I called the office to discuss and was told there was not much they could do, just park on the street. On really? On July 4^th weekend, find parking on the street? I was then told we could use a rental that was not being used in the neighborhood for the week. OK… that commitment was on Saturday. It is now Tuesday with no call or follow up.
The company should have disclosed the limited vehicle size to park. In addition, they should follow up with their commitment to fix a situation.
I would look to others (too many to count) to book a vacation rental.

Not real happy !!!

My family was visiting from Missouri, so I had them stay on the beach! All they could talk about is walking over and strolling along the coast every evening watching the sunset!
The house was amazing! Clean and perfectly equipped for my family to spend a week. Although they ate out a lot, it was nice having a big family home cooked dinner a couple times.
I still had to work a little during the week, but they had maps and a list of neighborhood places for activities ranging from kayaking and surf lessons to restaurants and watering holes.

This place had a great 360 view from the roof. We had a bbq company cater and they had plenty of space to setup in the front patio. Also 3 parking spaces helps a lot!

I absolutely LOVED every second I spent working with this company and staying in the beach house! Everyone working here is SO friendly and willing to help. The process was easy and fast, and I was in the house with my friends way quicker than I expected. Ocean Breeze 1 was the house we stayed in and it was lovely! The cable had a bit of a problem — something was up with the modem, but we discovered that if you tweak it slightly it works. That was my only complaint, and when I called to ask for help they promptly and kindly went through everything with me!
There were enough beds for at least 5 people, but if you’re willing to share there’s room for 10. We fit a total of 7 people in there comfortably and had a blast laughing and watching movies and cooking and walking the beach! The house was well-​stocked with everything you need to cook and bake and store food — you just bring the food! :) Everything was clean and tidy and I felt right at home.
I highly recommend staying here for your vacation in San Diego — or even if you live in SD and want to get away… Seriously, Mission Sands is a winner! I will be back to stay here again soon!

I stayed here with a group of colleagues/​friends for a work retreat, and I was blown away. We stayed in Ocean Breeze #1 & #2 for 2 nights. The home was beautiful, and of the highest quality. The place is nicely decorated, with great amenities. The rooftop patio was a great bonus – wonderful views on top, and throughout the home. It was perfect for both relaxation and for group meetings. 75 feet from the sand made it great for trips to the beach and to local restaurants/​shops. I’d definitely recommend this place and be back in the future.

We enjoyed working with the Mission Sands staff. We booked Bayside Luxury and this vacation rental was a great place for families. The first level has a pull out sofa sleeper and the second level has one as well. The second level also has two bedrooms, one with a king size bed and the other with a queen size bed. The third level had one twin bed. Each level has its own bathroom, as well as its own kitchenette, however, the first floor has a stove and a full-​size refrigerator in the garage. The second floor has a small balcony and the third floor has a large balcony, which allows for views of the ocean and bay. The patio at the rental was also good. The patio was a great place for us to eat lunch and dinner outside and a great place to wash off the sand after a long day at the beach.
A huge bonus about the rental is the numerous windows it has. We were able to open them all up and enjoy the cool, ocean breeze. The rental is also only a few houses away from both the beach and bay. So many restaurants were within walking distance and a walk to the nearby Starbucks made for a great early morning walk. We found the rental very relaxing and accommodating!

I wrote a good review about a year ago that didn’t get posted right away, and I just discovered it under the ‘filtered reviews’ for some reason. So after more than a year of property management using Mission Sands, I will just reiterate that I am still pleased with George, Rick, and Mission Sands in general. For more detail, see my filtered review from last year — everything I said then still applies… happily.

We always use Mission Sands Vacation Rental when booking a place at the beach. They make it super easy! Couple of weeks ago, we booked Ocean Breeze #1 for a family reunion. This place was amazing just second row from the beach, rooftop firepit, balconies off every bedroom and a well stocked kitchen. We had a blast! The staff was attentive to our needs when we ran out of propane… they quickly brought us another tank.

Here’s a list of the problems we had while staying at rental Ocean Breeze #1 in Mission Beach with this company.
1.). Unit was not ready at promised check in time. Very inconvenient for out of state travelers.
2.) Unit was absolutely filthy. There were piles of dust, hair, & sand throughout the house. All windows and clear balcony walls were very dirty & clearly had not been cleaned in months. All window screens were caked with dust. All bathroom sinks/​faucets were dirty. All area rugs were dirty & had not been vacuumed. Patio furniture had not been cleaned.
3.) Several items were broken such as the BBQ, a bed in one room, blinds in another room, and the dishwasher.
4.) The trash cans outside were overflowed with trash so we could not dispose of our trash until the 4^th day we were here.

I decided to have a staycation in Mission Beach for my birthday. Having been on the boardwalk countless times, I was excited to stay at Surf Rider! George and his staff at Mission Sands were wonderful! They were great with specific directions on how to get to the condo and where to park. (Parking is like gold in Mission Beach! I was excited to get two spots!) Not only was the view spectacular, but the Mission Sands Staff was more than willing to help when I had questions about how to turn the Jacuzzi on and so on. They were friendly and I had a great birthday!

We stayed at Jamaica Sands this past weekend and the location could not be beat. It is a second story unit right above the boardwalk, overlooking the beach and water. We arrived Thursday night and were able to get into the condo using a lockbox on the front door. Included in the welcome packet are extra keys and a host of information for visitors, from where to eat and what to see. Their office is just a couple blocks away from the unit, within walking distance. What else is within walking distance is Belmont Park, with roller coaster, food and games.
Mission Bay is central all the key things to see/​do in San Diego. We took our two year old to Sea World twice while in San Diego. Being so close to Sea World made it easy to visit just a couple of hours and then get back to the condo for her nap without having to commute very far. It is also very close to downtown SD, where there are a ton of eating options in the Gas Lamp district.
Back to the Condo itself though, I’d have to say the most striking feature was the sliding wall of windows that overlooked the boardwalk and beach. While we visited in the Winter, we were still able to open it up for most of the day to enjoy the sun, fresh air and sounds of the beach. I can imagine that in the Summer time, it would be fantastic to have it open the entire day. There is a terrific bbq and patio area that we just didn’t have time to use this past weekend, but both the patio and kitchen are equipped with high end stainless steel appliances.
We had a great weekend with our daughter at Jamaica Sands. I highly recommend it if you’re in need of a quick weekend getaway or even an extended stay for a week. George and his staff made the checkin process painless and communicated with me throughout the process.
I would return for sure.

We booked with Mission Sands for a pre-​baby staycation, and it was EXACTLY the «calm before the storm» that we needed!
They have tons of units, if you prefer ocean-​front, bay-​front, or in-​between. If you’re not sure or get overwhelmed by all the options online just contact them. They sent us a couple options via email based on our criteria, which was great.
The booking process was simple, their office is easy to access, and in less than 3 minutes we were checked in and off with the keys. The staff even offered a couple tips on what to do, eat, etc., which is helpful, even for us locals.
The unit we stayed in (Jamaica Sands) was amazing! Awesome BBQ and patio, all the snazzy kitchen and bathroom amenities, it was clean & well-​stocked (not like some other vacation rentals I’ve stayed in where you can tell the owners stock it with all of grandma’s old plates & towels)… but my favorite part was that the entire front of the unit was movable glass walls, overlooking the ocean front walk, so we literally felt like we were ON the beach. It was the perfect mix of having all the activity going on around you from the beach and boardwalk, but having a quiet place all to ourselves at the same time.
I highly recommend booking with them, whether you’re coming from 5 miles away (like us) or from around the world.

I rented with Mission Sands last week and had a really enjoyable time at Diamond View. The location was in North Mission Beach and we were on the top floor right on the beach. The 2^nd day I arrived the dishwasher didn’t work well so I called the office and they had someone out to fix it that same day. I was impressed with their customer service and would definitely use them again. I enjoyed working with George and Rick and would recommend them to anyone looking to book a vacation rental in Mission Beach.

It got worse.
More than a month after my siblings and their children suffered bacterial infections as a result of time they spent in the hot tub on this property, George You and Mission Sands tried to pay us to remove my review. The Unilocal review was actually embedded in the legal document we received.
Naturally, we refused. The money we’d have gotten didn’t come close to making right what this company did, and does, wrong. And freedom of speech is beyond any price.
Don’t do business of any kind with Mission Sands Property Management. You will regret it if you do.
