Absolutely fantastic! Loren is truly a wealth of knowledge — he went through the property very thoroughly and encouraged us to follow him around as he inspected it. We would recommend Summit to Sound. They were responsive to schedule the appointment and follow through with the report. There was a minor communication gap in meeting points for the inspection which caused a 30 minute delayed start, hence the ⁴⁄₅ stars but the inspection itself was very thorough. Our inspector, Kyle was comprehensive and informative. He took the time to explain his observations both in terms of impact to the overall house condition as well potential root causes. He was also available after the inspection to answer a couple questions that came up as we processed what he had pointed out. His report was detailed and clear and enabled us to make a confident decision about a prospective purchase.

Loren was great to work with and ultimately saved me from purchasing a home with a lot of issues. He arrived early to the inspection and started immediately. He walked me through all of the problems with the home and sent me a 50 page report documenting all of the issues w/​photos. He was very knowledgeable and I would definitely use him again.

Loren was really fantastic. He was super thorough with the inspection. It made me feel really confident that I knew the true condition of the house before my contingency period expired. His report was detailed and enabled me to go back to the seller to request fixes or reduced pricing. Additionally his website was easy to navigate. He was very responsive in getting the inspection scheduled and fit me in during a busy time for his company. I was really grateful. Lastly, he is really friendly and enjoyable to walk the property with to make sure you know what kind of problems exist. Absolutely great service. Loren dove deep onto all details and explained exactly what was the status, what needed to be corrected, etc. I saw one house with him and after finding a big issue, he explained very well to a point I could easily make a decision toward buying a house or not, though objectively leaving the decision onto me. He sent over a person from his team on the next house I wanted to be inspected, and the experience was the same. Very well done job. Reports detail all items found, good and bad.

I could not imagine a better experience. Loren was knowledgeable, great at explaining things, and darn pleasant to talk to. As far as I’m concerned, he went above and beyond, coming out early on a Saturday and making what I believe was the most thorough inspection possible. He left no stone unturned. He also humored my daughter’s attention and random prattling as he worked. And in the end, his report gave us great peace of mind that we weren’t about to buy a lemon.

I’m the President of a condo association, so I deal with LOTS of vendors, good and bad. We hired Loren because he had good communication up through getting his quote. Not to mention, he actually responded to our request for a quote, unlike numerous others. While some details in his report could’ve been more thorough, he provided more information on my several follow up emails, and even offered to come back and walk the property with me if needed. He was higher in price than our last inspection company, but it’s very clear why. We will be using this company for our yearly inspections going forward.

As a Realtor, I recommend Summit to Sound for a number of reasons. The inspector must impress me with their knowledge and expertise with regard to home construction and components, they must communicate well with the home buyer and they must be able to put this in a fantastic report so that I can relay all the information to the seller and/​or the seller’s agent. I have dealt with a lot of different professionals in my time, but Loren of Summit to Sound Inspection Services clearly stands out. He completed a long and frankly grueling appraisal of a home for me two weeks ago. He spent over 4 hours finding every relevant detail and then some. He showed me all the good and bad, and did not mind me following him the entire time. In fact, he encouraged it. Loren educated me every step of the way about the problems and future maintenance. Summit to Sound assisted me with a basic, yet potentially dangerous, issue at a property I manage. There was a growth of some kind in the fire place and the tenants were worried it was mold of some kind. I emailed Summit to Sound, they asked for pictures, I sent them, and they identified the issue as a simple mineral deposit. All that in the same day and free of charge.
I’ll be using these guys again, ABSOLUTELY, whenever my business needs require it, which will probably be often.

Ugh stupid Unilocal just lost the review I just wrote but you know what, this company is worth the retype.
I found Loren on Angie’s list and double checked Unilocal to see more past testimonials. I usually get screwed when I bank on just online reviews but this was not one of those times.
We needed to see if we can move around the schedule of the inspection but it was minor, during inspection I came down with something and wasn’t able to meet up with him. I wish I had because I’m sure he had a wealth of knowledge to pass on to help keep my house maintained.
Loren gave me a call, told me he was done and was going to send off the report shortly. The report he gave was detailed and easy to read.

Summit to Sound performed inspection on our first-​ever house.
Loren (the inspector) is amazing – he he went above and beyond, spend over 3.5 hours inspecting every-​single aspects of the house that can be touched/​seen.
He also walked me through the maintenances that should be done on a regular basis in order to keep things on a good shape.

I am a real estate agent and refer Loren to my clients. Therefore, when the time came for me to get an inspection on my home purchase, the first person I called was Loren to schedule an inspection.
As always he went above and beyond! First of all, even when I get there early, Loren is already there on the job… usually on the roof :) He looks at every nook and cranny of the house, in the attic and even the crawl spaces. I have used Loren a few times and have found he is always on time; sometimes early. If you plan to be there the entire time, allow 2 – 3 hours, sometimes longer, to inspect. Loren is extremely thorough and pays close attention to details and defects. He will explain things as your walking thru the home «easy fixes» and «warnings».
If your schedule is such that you can’t be present during the entire home inspection, you owe it yourself to be there for the last 30 minutes. Loren will walk you through the home to point out defects/​problem spots. Use this opportunity to ask questions about which noted «action items» are minor and which are major.
Loren’s reports are comprehensive and average between 20 and 50 pages and contain color photographs highlighting defects or problems. The report is electronic. If you want a hard copy, you can ask your real estate agent to print out a copy for you.
Buying a home is a big decision and the inspection is a large part of the process. I have been truly satistfied with Loren’s work and will call him again!

As others have said, Loren was great to work with.
He was recommended by our realtor who has been working with him for years. After reading the great reviews of him on Unilocal I felt very comfortable hiring him to perform an inspection on what was to be my first house purchase.
Lore was very quick to respond and confirm the appointment, making time in his schedule to meet our inspection deadline.
The day of the inspection he arrived early and was ready to go as soon as our realtor arrived. He was very thorough and was very patient to explain all the items he identified and went beyond that to provide suggestions on house maintenance that would help us going forward.
We knew from the property records that the house had gone into foreclosure last year, a company bought it and flipped it and put it back on the market in under 6 months.
Loren really saved us from getting into a really bad situation — the company who performed the flip had basically put lipstick on a pig. Lots of cosmetic work had been done, new appliances, countertops, floors, paint, new bathrooms, revised the layout of a couple rooms to open up an older home — on the surface everything looked really nice. When Loren began to dig into the «behind the scenes» stuff problems became really apparent — the new water heater was installed incorrectly and dangerously, the roof was rotten and there was mold in the crawl space — they even left a half full leak bucket in the attic from before the roof was repaired. There were major insulation problems, non-​functioning water pipes, incorrect drain lines, electrical problems.
After talking through all of the items with Loren and reviewing his very detailed report we requested that the seller fix all identified issues with licensed contractors. When they declined, we terminated the deal and walked away. Loren saved us thousands and prevented us for dealing with a home with so many issues.
He even made himself available by phone to answer our questions as we tried to work with the sellers.
I would recommend Loren to anyone who is looking for a very through inspector that is out to protect you in your real estate purchases.

Needed an inspector cause my latest trusted inspection company have been fully booked till next week. Searched on Unilocal and found Loren, with good reviews thought give a call.
He was available very next day and the fee was right.
Scheduling was easy trough phone call and message. He sent back confirmation via email.
We have scheduled afternoon spot at 2PM. I came from West side to Bellevue around 1:45 and he was already there. Introduced him self and explained the process.
Inspection started and he was detailed and thorough. While inspecting he was explaining what he was doing and gave answers to our questions or suggested to contact the particular specialist to examine further.
