The River Lofts at Tobacco Row

My previous review of all the positives stands however some negatives I’ve now noticed living here for a few months. The main one is construction directly across from my apt… like across the hall in the building. This won’t be a problem forever however I wasn’t made aware of the project when I moved in. I will also agree with the other Consolidated reviewer that the hallway walls seem thin as I can hear a lot of conversations being held at a normal volume.
The maintenance staff gets 5 stars from me for prompt response and being super nice guys.

I have lived in Kinney building since August 2013. There are many positive points which outweigh some of the negatives. First – negatives, when I moved in the apartment was not ready for me, however, (Major positive) they properly addressed the situation within 48 hours. They respond well to requests and have been very kind over the years. I live in a corner apartment which means less neighbors, but I seldom hear my neighbors. They are very good about getting your packages and notifying you about them. They have great staff and maintenance individuals. They offer 15 month leases, which is nice. They have parking at reasonable rates; although it is not covered. The on-​street parking has been hard to find due to the urban location and new apartment buildings opening. They have been updating the properties with new carpet and paint in the hallways – I love my red door and grey walls in the hallways – vast improvement from the yellow – I hate yellow. I have an exercise room in building which is surprisingly busy in the mornings. The apartment itself is in a great location – near good restaurants, grocery, and CVS. Some things I do not like include the carpet, electric stove/​oven, kitchen’s galley configuration, and blinds. But the rest of the apartment makes up for it, square footage, amenities, location, quietness and closets. The management and maintenance staff are very responsive. Security is very good, as a criminologist, I notice these things. Overall, it has been a very good experience living in Kinney building at River Lofts.

We have lived here for 6 months and are incredibly happy with our choice. The location is so convenient for us (walking uphill to the grocery store and downhill home is perfect). We are close to the highway and walking distance to so many restaurants, the post office, hair and nail salons, the farmers’s market, grocery store, drug store, dry cleaners and many other places we frequent. All of that in addition to the great amenities offered on the property (pools, coffee machines, movie room, pool table, meeting room, etc). We wanted to downsize and experience city living and this is the right place for us. The leasing, management, maintenance, security and housekeeping staff are all wonderful. Management provides fun things for residents to participate in and is very good at providing information in situations like the bike race that impact resident life. Maintenance has been on top of any request we’ve made.

I’ve lived at the River Lofts for about a year and a half, and I wish I could give them more than five stars. Maintenance is always on top of everything, the few times that we’ve had to request them. Security is top notch, and they make me feel safe at all times of the night. The amenities are a great bonus too– we have free access to gyms, pools, a coffeemaker, and a movie room. The staff are incredibly friendly and helpful as well. I would highly recommend living here!

I’ve lived here for several years. The security is one reason I picked the location. Maintenance is fast and responsive to repairs. The gyms are top notch and the location offers plenty if you’re into food and festivals!

I have called the Consolidated Building of the RIver Lofts at Tobacco Row my home for 3 years, and I am honestly afraid to move. The combination of location, amenities, and overall look and feel are unparalleled by any other apartment in Shockoe Bottom. The expansive 14 foot ceilings combined with the open loft floor plan make my 780 square foot apartment feel twice as big. Between the 2 pools, 3 gyms, and countless surrounding bars and restaurants there’s no shortage of things to do.
Blocks away from the breathtaking views of Libby Hill park, concerts and festivals on Brown’s Island, and the ever expanding nightlife of downtown RIchmond, VA, the River Lofts at Tobacco Row are the perfect residence for someone who likes the big city feel with a little city price. The unit itself has a washer and dryer, microwave, central air, and massive windows (equipped with blinds). The maintenance staff is relatively responsive, especially for issues considered emergencies such as broken heating or leaking pipes. There is free coffee at 3 different locations on the property, friendly staff including ²⁴⁄₇ security, as well as ample street parking or convenient deck parking (available for purchase).
In my three years as a resident I have seen the surrounding area vastly improve. However, the hallways of my building themselves have become quite worn and the walls are rather thin, which can be a nuisance depending on who lives next door. But overall, the River Lofts at Tobacco Row (the Consolidated building specifically) have readily met and often exceeded my expectations.
