First, I just want to make it clear that it’s the end of January and we still haven’t received the portion of the refund your company promised. It is funny to me that your company responds to public complaints, but none of you care to return phone calls or emails. After the first few phone calls, your representatives decided they didn’t want to deal with us anymore apparently. I have three emails to Maria in my inbox that were never replied to. I also left multiple voicemails with no call backs. I took the word of my wife (whom I trust) when she said your representative was rude over the phone. I called back on a recorded line, so I have proof of your unprofessionalism. I also read numerous other complaints on multiple websites complaining about the same issues (taking money and ignoring clients).
You also didn’t acknowledge that your representative, Maria, misinformed us via email and telephone, but based on your reply, it seems that you don’t understand what actually happened either. Insufficient funds is NOT the same as incorrect bank information. We had to call Wells Fargo twice to confirm that there was no transaction from our bank before Maria finally agreed that our payment did not come back as ‘NSF.‘
You also didn’t acknowledge the fact that our bank information was saved in your system (and we were still charged the $ 27 inconvenience fee by the way). The same bank information that completed successfully for our security deposit.
And finally, I’d like to explain to you how bank errors work. I work with banks and credit unions every day. Say there WAS a typo somehow and the bank information was incorrect, the payment would have never made it to the bank. There would have been no error, because the bank information was incorrect, and the bank would have never charged a fee. Please explain to me how there was a ‘bank fee’ for a payment that you claim never made it to the bank. Or are you saying it was NSF? Because Wells Fargo can prove the funds were there. Which one is it?

Rae Steele from Renters Warehouse is as good as it gets totally professional and straight to the point! Help me get my house rented. She was a perfect fit for me. Rental on rent on!!!

Don’t waste your time on them. They are NOT the professional landlords you hear about all the time on the radio. The lack of follow through and employee turnover is appalling. I had to email and constantly call for various things I needed from them. Once we were assigned a representative, We had to ask several times for paperwork that was never received. When we first started with them, we were given three different start up amounts from the «representative» that met with us at our house.
When we explained to them that we were not happy with their service, they never responded and tried to make things right. Their turnover rate is ridiculous! We never knew who the heck was helping us and emails weren’t returned.
Our former tenants were notoriously late with their rent, and RW kept the late fees! We never saw a dime from that. We actually went into the red with RW. We took care of everything that our tenants needed, because RW was not responsive to their requests for service. While with RW, we were advised to elevate our account to a «management takeover account» and were charged a huge fee for the management to take on our account. there was no improvement in their service at all. We saw no change whatsoever. What a joke!
If you are a property owner, we highly suggest that you go with someone else if you can they are not worth the babysitting fees. We found out that none of their employees are actual realtors and are not licensed. You are a name and a number to them. Nothing more. We cringe every time we hear their ads on the radio.

This is review is for Brandon Graham (not the company overall). Brandon does an excellent job — he’s one of the most knowledgeable people at this company. He had to rent our house twice within six months and there were a lot of issues. He was ALWAYS responsive and helpful, even after the house was rented out. He clearly has a lot of experience and his advice was always accurate.
I have a very high level of trust in Brandon, he has always been honest and acted with integrity. I would recommend him without reservation.

I have used renters warehouse both as a renter and as a property owner. They sell well and as soon as the ink is dry, the games begin. HORRIBLE service, response time, and they have a gift if making you feel like you are bothering them. It’s their job! AS A RENTER: We were forced to live with shattered glass from a fireplace that blew up. Took almost a month to respond. We had a baby crawling in the floor! Our garage door opener broke took 2 weeks to respond. Our cars had to sit outside. Once they did respond the blamed us and refused to contact the owners. We had a wash machine break. Again took 2 weeks to respond, another two weeks to come out (while I’m going to laundromat to do laundry) and again, refused to call the owner for repair, forcing US to pay for rental repair. They are terrible with customer service; condescending and rude!
AS A PROPERTY OWNER: They say they video tape every inspection. That’s a lie. They gave RENTER her deposit back citing «acceptable». It was my responsibility to provide photos (had to fly from AZ to MN to produce) to show the damage done to my property and fight to get my deposit. Turns out they DIDN’T VIDEO TAPE OR TAKE ANY PHOTOS AT MOVE OUT INSPECTION! They performed no inspections of my property at all but they happily accept my monthly fee. HORRIBLE, DONT DO IT. YOU HAVE BEEN FOREWARNED! When you have a problem, they do not match the promise they give BEFORE the contract is signed. Once signed, service ends.

We had Rae Steele of Renters Warehouse as our property manager. She is the one to get. She helped us prepare our home to show. The first prospective candidate previewed our house and rented it two days later!!! We are very pleased with the effort and speed at which our house was rented for the duration and price we discussed.
Glad I was directed to use Renters Warehouse. You should too!

Dave Meiners with Renters Warehouse is a huge tool.
He took several days to respond to a request to show a property, and then when he finally did reach out, he was vague and wouldn’t pin down a time. He asks such questions as, and «I will call you in the morning» and «what does your day look like?»
#1 He never called that morning, afternoon, evening or even the following day.
#2 When I immediately replied that I was in the area and would be into the evening, I received no response.
Here’s a tip: If you insert a bit of mild sarcasm into your message, he will respond with lightning fast precision with a simple, «wow.»
If this is any indication of how investments are managed by this company (or at least under Dave Meiners’ care) are maintained, I would steer clear of such a lackadaisical organization.

I had a large tree fall in my yard after a storm in June 2015. The yard it came from was a house managed by RW. I made contact with the tenant the next day and gave her my contact info which she gave to RW. Several days later when I heard nothing I contacted them on my own. All I wanted was the insurance company into. The receptionist hung up on me 3 time then fought with me telling me I had hung up. I finally got to Katie the maintenance manager who told me she had a lot going on and had not gotten to this yet. I gave her info and sent a bunch of photos. She called me back telling me the insurance info was private and she could not give it to me and that the owner of the rental property was having his people come work on the damage to my house and yard. I told her I own my home and it’s not up to her owner who works on it that was my decision and I just wanted insurance info. The next day a landscaper with a hand saw came to «cut down a branch». It was a 100 ft tree that fell taking up 90% of my yard. Now 3 months later I had a worker knock on the glass door in my backyard this morning he told me «I do fence». I had no idea the person was coming or who they were. I reached out to the tenant who had gotten a phone call about the worker coming today, but I got nothing. The maintenance person, after I complained to higher ups in an email, left me a message and email me. Basically they say I should be happy the owner is fixing the broken fence.
This company has repeatedly treated me as if they can do whatever they want on my property. I’m not their tenant, I own my home. All I’ve asked us to be treated with common courtesy. Instead I’ve been hung up on, fought with, told they were too busy, told insurance info was private, had others arrange repairs on my property which they don’t own. Only after another complaint did anyone even say they were happy my family was ok. At no time did anyone from the president of the company to the maintenance manager ever try to empathize with my situation. I was just bugging them. An acknowledgment of gosh I sorry the receptionist hung up on you. Boy I can’t believe Katie told you she was too busy, or hey by the way workers will be in your yard tomorrow, would have shown ownership of the situation and the actions of their employees. All I can say is I’m thankful I’m not an owner or renter of one of their properties. I would never want to deal with them long term. I have not been unreasonable in anything I asked from them and they have made an already bad situation even more stressful and aggravating. I would recommend that anyone stay away from using this company.

Everything was going fine until the end when we moved out, which seems to be a pretty common theme among other reviewers/​tenants. Regardless of whether or not the unit is pristine when you move out, you will get his with bogus charges such as claiming 300 square feet of carpet cleaning was $ 250.00. You will then inevitably be told that your security deposit will come from the owner when, in fact, you made the deposit check out to Renters Warehouse to begin with. You will also be jacked around for weeks being told there is nothing you can do to get your security deposit back unless you take it to small claims court. That is their standard line with everyone it seems.
I could go on and on but it will just be repeating every other one star review. Bottom line, this company is TERRIBLE. Seriously, save yourself the stress and anger. The people that work for this company are scum. I encourage anyone who has had these issues (which by the looks of it is a lot) to report the company to the Better Business Bureau and the Consumer Protection Division of the Attorney General’s Office.

I heard about Renters Warehouse on the radio and decided to contact them as I was contemplating whether to rent or sell my townhome. The initially conversation on the phone and in person was informative and professional with the assigned leasing agent.
However, the communication lacked during the process of finding a renter. I would be informed that there would be a showing; however I rarely received an update on the showing unless I asked. Often, the showing was a «no show» or they canceled, yet majority of the time, I did not receive an email indicating so. I was told that they would contact their IT dept.
I was told that the area my townhome was in was a prime location for renters and it will rent quickly. In the 2.5 months I worked with the leasing agent, I would say that I had a handful of showings. My agent then sent an email that she would no longer be my leasing agent and provided the name of a new leasing agent with Renters Warehouse. I responded to her email that I would not want a new agent as I was going to contact another property management and that I would need my keys back. I never received a response, so I contacted her mid day the next day. She was short and said she had removed my listing and will drop off the keys. My understanding was that she was leaving Renters Warehouse.
I contacted AZ Prime property and my townhome had a renter within the 2^nd week. Renters Warehouse absolutely wasted my time (2.5 months) and I cringe when I hear their advertisement on the radio. I would not refer anyone to this company.

I will start off by saying HATE is a very strong word. I normally do not use this word often but this time is an exception because this is the only word that describes how I truly feel about this business.
I originally heard about Renter’s Warehouse through radio ads on talk radio and news talk. I can’t believe that my favorite news talk personality is promoting them. I was drawn to them because I had trusted this personality of which I won’t name.
I wasn’t sure if I should rent or sell so I decided to call them and hear what services they offer. The initial meeting was awesome, Brandon Graham met with us, gave us great information about the services that they are able to provide, discussed the fees based on the renter’s lease timeframe. We decided to move forward with it, Brandon came back to take photos of the property and did a walk through. We advised him there are things that we will agree to repair and many things existing are as is such as our water fountain, carpeting and closet doors. He said it should not be an issue. I also wanted to know if I have existing contractors if Renters Warehouse could work with them for repairs and he assured us that it will not be a problem.
Before I get to the next part of this… I never had any experience beings landlord to renters. We quickly moved out, shampooed the carpet and cleaned each room as soon as Brandon found a prospective renter looking to lease our home out for the next 2yrs.
Low and behold, while away for a funeral, he calls and had told us the house needs to be further cleaned, carpet needs replacing, walls need to be filled in and painted!!! WTF?! Am I selling my property or just renting the space out? My walls were fine, the renters had the opportunity to walk through the home and they were content prior to agreeing to lease the home. It baffles me that this never came up while we were going through the home together after he said it will not be a problem when we told him that there are things that we are not willing to do to rent. I told him directly that he is providing us shitty communication when we were always providing him with updates and occasionally calling him to provide status of our move… mind you the day he called, the renter was supposed to be moving I later that afternoon! I told him well we had already discussed what we are doing and what we won’t! If it makes it easier he can cancel the contract because my carpet is in good condition and there is no in hell way I will change out my carpets to appease him.
Anyways…from that day forward it has been pure hell. He refused to work with my contractors because according to him that would make him responsible for the contractor?! Uhhh didn’t you say it will not be a problem to work with my preferred contractors? I call him, no answer, I text him and have received an answer 3 days later… typical excuse would be «I had family issues» «I was out of town camping» yadiyadiya… didn’t you advertise ²⁴⁄₇ property management?!!
I complained to their corporate office, nothing done… long story short, I ended up managing my own property while Renters Warehouse charged me $ 80/​month for their services… they did absolutely nothing! Brandon Graham took 1 ½ months of rent for tenant placement which I do not agree with provided all the shit he put me through. Corporate office told me that Brandon is just the leasing agent and not the property manager… really? His name is on the monthly distribution taking my $ 80 fee for management fees!
Please beware of this stinkin company, stick with your gut, if it is too good to be true, it usually is. You will end up being deeply out of pocket for no services. Also, my renters lasted 2 months which I was a bit relieved because I wanted out since the beginning when Brandon failed to communicate and only escalated issues. Find an excellent communicator when trusting your property with another. You shouldn’t have to be the one asking for updates or status on anything.

Where to begin… Needless to say, this was about the worst experience I could have ever imagined with leasing a home that was 12 months old when the tenants moved in. After our tenants were in the home, every single interaction I had with this company was disgraceful. It’s hard to even begin to explain what happened here, but needless to say I will make it my personal mission to tell as many people as possible not to work with this company.
Maintenance issues were simply forwarded from the tenants (at unprecedented levels considering the home was less than a year old, which, despite my attempts to get them to enforce their own policies on «frivolous maintenance requests» never happened), which resulted in over $ 1,300 in «repairs,» many of which were NEVER authorized by me. Upon investigating, the repair company they use will simply show up, do the work and send you a bill and you don’t have any say in the matter. In the year we had these tenants, I spent over $ 500 in unauthorized charges for LINT REMOVAL FROM A WALL. Again, the home was ONE YEAR OLD When asking for clarification or follow up on a maintenance request for vague things such as «dishes aren’t drying in dishwasher,» I would never hear back but simply receive an invoice for work performed. It was absolutely ridiculous. When attempting to fight it with their preferred repair company, my attempts to reach anyone would go ignored.
Then, we had about 5 requests for our dryer and authorized work every single time to be completed to fix it. $ 600 later and the tenants were still complaining it didn’t work. I requested SOMEONE from this company visit the home and tell me what the issue was as maintenance requests were simply «dryer doesn’t dry.» Did they go out to the home despite my many requests? No. Did the repair company used by Renter’s Warehouse who replaced every single part in this dryer warranty the work? No. In fact, when the repairs were done and maintenance requests were put in THE VERY NEXT DAY, I was told by renter’s warehouse that «this can happen.» No. It doesn’t happen. Dryers don’t break 5 times in a matter of months. Did anyone at Renter’s Warehouse attempt to do anything to figure out how to resolve this ongoing issue? No. I was told they were «done dealing with it and I don’t have to rent to these tenants again.»
Which was funny because when I had them draft up paperwork for the potential sale of our home stating the tenants had agreed to vacate early if it sold, they included in this paperwork that the tenants would only move out IF WE REPAIRED THE FREAKING DRYER. Tell me why a maintenance issue my own management company refused to address any longer somehow weaseled its way into an unrelated legal document? When I called them out on this, they simply disappeared and never responded to me again for months with this paperwork having never been completed. That’s right, I was unable to actually list my home for sale because of this company.
Needless to say, a month later, ANOTHER request was put in to fix it and I had to replace the dryer. After all the repairs were made that no one stood by and no one would investigate directly. $ 1300 down the drain.
The best part about all of this? This is only the beginning of what we’ve experienced with this company and our tenants moved out 3 days ago and they won’t release my keys. Icing on the cake, huh? Now I get to pay to re-​key the home after all of this.
I don’t know how this company stays in business treating customers this way. I’ve never been through a more frustrating experience in my life and will never, ever recommend this company to anyone.

Originally heard about Renter’s Warehouse on a radio ad. Upon moving to SF, decided to rent out my house in Scottsdale. After calling around to a few places, decided to move forward with Dave Meiners at Renter’s Warehouse, due to his professionalism, dedication, and overall low cost for services provided. Renter’s moved in last month and there have been no complaints thus far.

I hired Renters Warehouse in March of 2015 to manage 2 of my properties. The rental placement team was amazing but if you need a management ream, look elsewhere. There is multiple communications issues within the office, little or no follow up on maintenance performed and very poor administrative processes for the owner. Will be switching to another management team this month. I tried giving them time just thinking because it was new properties for them, but they lacked to improve at all, actually got worse.

Jason Crawford has been awesome!!! I had a three week turn around from start to finish. Which is great when you have a mortgage. He took care if getting me all different quotes from vendors. And setting them up. He was a great help. He took taking care of all the things that I couldn’t handle. I’m very happy I decided to go with Renters Warehouse and I’m even happier that Jason was there to help.

Renter’s Warehouse managed my property from 2012 — 2014 and although I did have some problems with them, they seem pretty minor in comparison to the horrific nightmares I’ve had to deal with in the past with other companies. Since I live in CA, everything was always handled by phone or email and they were okay about getting back to me. Overall, when problems arose they were handled appropriately and for that they get three stars. Here are my main complaints:
1. Owner statements — I was billed incorrectly twice for repairs. The first time was a duplicate charge that appeared from the previous month. They reversed it. No big deal. The second time, however, was for a repair for another homeowner’s property and it was HUGE. I didn’t realize it until I got my rent payment via direct deposit and it was $ 200-​something instead of the usual $ 915. They refunded me quickly and apologized, but when you count on that money to make your mortgage payment, it’s no small thing.
2. Late payments — Toward the end of their lease agreement, my tenants started making partial and late payments. When I asked RW about their policies on late fees, I was told they’re not very strict on enforcing them. Umm what? What incentive do the tenants have to pay on time? RW may not care about late payments, but mortgage companies do and many owners count on that money to pay their own bills.
3. Communication — I never felt like I knew who to call when I had issues. Dave Meiners was my listing agent and he was pretty great, but once it was rented, I dealt with different people every time. Understandable but still frustrating.
4. Repairs — I used one of their contractors for a water heater replacement and never got a receipt or my warranty paperwork. Tried to track down the technician months later and was told he was no longer working with RW. I trust it was done based on the inspection I got when I sold the home, but the fact that I had nothing to show for the work except a credit card charge was unsettling.
5. Lease terms — As I mentioned, Dave was great. I feel like he really took the time and found quality tenants. That being said, when we were setting the lease terms regarding pets, I told him I wanted to charge a non-​refundable pet deposit. Even though he told me I could do whatever I wanted, I felt pressured into making it refundable. As a pet owner, I wanted to be flexible for my tenants, yet still account for wear and tear. He was very pressing about it, saying non-​refundable fees aren’t common (they are in CA!) and don’t give the tenant any incentive to take care of the house. I went against better judgment and made them refundable per his advice. The tenants dogs did, in fact, scratch the side of the house which just gave me more to worry about when putting it on the market. Lesson learned.
Would I have them manage a property for me again? Maybe. Probably. Sadly, my expectations for management companies are so low due to the awful experiences I’ve had. For the most part, things were okay and agents weren’t rude or hard to work with. The management fee is $ 79 which is reasonable in comparison to other companies. I probably would have managed it myself though if I had lived in AZ.
Word of caution: Do not hire Ultimate Properties whatever you do (see other review) and be careful who you deal with in general. Property management is kind of a catch 22: If you have a great tenant who takes care of your home and pays on time, there’s no need for a manager in the first place. If they don’t, well you’re screwed either way and can only hope you have managers who are fair and act quickly. Thankfully I experienced the former.

Dave Davis managed a property for me in AZ City. This is a poor area where it’s hard to get good reliable tenants. He managed to rent my place in 30 days to a tenant who stayed for nearly a year. The tenant abandoned the property skipping out on the last month’s rent. On a positive note he didn’t leave the property trashed. I will use Renters Warehouse again because it’s better than the alternatives. I would have appreciated the company more if they’d cover the necessary expenses to clean up the house to get it rented again. This would show me they are better than whatever competition is out there.

UPDATE: We paid the BS service call of 136.50, hand delivered it to the office, and STILL received an email after the fact; we still have a balance on the account for the 136.50. It is obvious that the right hand DOES NOT talk to the left hand — heck, it doesn’t even know the left hand exists when it comes to communication within renters warehouse. I am hoping the term of our lease goes by quickly AND is as painless as possible though I am NOT holding my breath! All the frustration and BS has occurred within LESS THAN a month of signing our lease —
People: that should tell you EVERYTHING there is to know about dealing with this poor excuse of a company — RUN FAST!
