Do NOT Rent from MBA Real Estate.
If you do, expect to not get your Full Security Deposit back, no matter how well you maintain the property. They will charge you for things that are not damaged and are normal wear and tear which is the responsibility of the landlord to maintain.
My family and I rented one of their properties for a year lease. We decided to rent this property as I thought it was the most affordable house in the area. Later I come to find out that they add a city tax of $ 85 which made the total of the rent $ 930 for a two bedroom two bath in a less desirable area (Greenway & Cave Creek) with a $ 995 security deposit. That was the first of many woes to be encountered while renting from MBA Real Estate.
We had multiple problems with maintenance for this house.
The air conditioning unit was the original unit from 1979 when the house was built, it barely kept the house semi cool. I don’t think the temperature in the house ever reached under 80 degrees during the summer time. We had to keep it running ²⁴⁄₇ to have it livable, and our electric bill was always over $ 250 during the summer months. We had called about having it checked to see if they could update it to a newer model. They sent out someone and all they did was service the unit, which did nothing to keep it cooler. The service tech even told us they (MBA Real Estate) would not replace the unit unless it broke down. And he was correct, they said that it worked so there was no reason to replace it.
Also a couple months into our lease the pipes in the master bathroom broke, it took them two times to send someone out to fix the issue. They ended up having to cut a hole in master bedroom closet to fix the pipes in the wall.
And on top of that my fiancé noticed there were signs of termites inside the house.
We called MBA Real Estate right away and they sent someone out to inspect. The lady who inspected the house, said that this was obviously a reoccurring problem with this house, and that there were signs of previous treatment. This was never disclosed to us that there was a termite issue with the house.
All in all these were things that we dealt with and tried to overlook.
Me and my family are good people, we took care of everything that was our responsibility. The yard when we moved in was in less than desirable condition. The trees and bushes were barely alive, and looked as though no one had ever watered them. I am naturally a gardener and I watered them and brought them back to a healthy state. We keep the yard looking nice as agreed in the lease.
Also the house was not in the greatest condition either, whoever had painted previously had done a horrible job. There was two different toned paint in the kitchen which was done very sloppy. The master bathroom was even more hideous and was painted a Pepto Bismol Pink, and there was paint slopped on the tile and baseboards.
We asked if we could repaint the bathrooms, which they accepted of course. We spent a whole weekend of our time repainting the master bathroom a nice brown color, repainted the trim white and also the ceiling. We also repainted the spare bathroom because the paint on the walls were peeling and also the baseboards.
After all that we did to leave the house in better condition than we left it, we only got HALF of our deposit back. We received our check and what was supposed to be an itemized list in the mail 16 days after our move out date. They had charged us 308 dollars for painting, 100 dollars for janitorial, 100 for landscaping, and 35 for filters. I contacted the office and made my dispute and asked for an itemized list (which I will post with this review).
I feel like we were not shown the respect that we showed them. They screwed us on our security deposit for normal wear and tear which is the responsibility of landlord/​owner of the house/​property.
Please do not rent from these people, they are scam artists and expect to not get your full deposit back, no matter how well you maintain their property.
I am currently in the process of making a formal complaint with the Arizona Housing Department. I strongly suggest you stay far away from this «buisness».

Just finish a year lease w/​MBA and would love to let everyone know… they are the BEST IN THE BUSINESS! I am reminded how good they really are now that I am searching for a home out of their area and can’t find a property management team as proficient. Agent Yaneth has never let me down on any level.
