A friend referred Joyti and Todd to us when we were looking to purchase a home in the San Gabriel Valley. Joyti and Todd were so amazing to work with. They are both extremely reliable, professional, and helpful. They make a great team — Joyti handles all the offers, negotiations, and transactions while Todd is on the field doing the showings and is very knowledgable in all things related to construction, inspection, and remodeling.
Joyti is very responsive and will call/​text/​email you back within an hour or less. I never had to follow-​up with her on anything as she was always on top of things. Also, she was so great about making sure everything was moving forward with our lender and we ended up closing escrow a few days early! Joyti is also an expert negotiator and helped us get our home at a great price.
Todd knows just about everything you want to know about a house. He can tell you when the house was built and what kind of wiring and roof they’re using by just looking at it real quick. He was very helpful in guiding us through our inspection and making sure the seller addressed all the issues that were brought up. He also provided us with some amazing service perks. He got our carpets steam-​cleaned and applied plastic on them to protect them during our move and also installed whisper-​close toilet seats on all the bathrooms.

Todd and Joyti are excellent real estate agent. They work as a team and they are very professional, knowledgeable, patient, and very supportive throughout the entire process. I met Todd since 2011 and he was the first «real» realtor that I have ever worked with. While other so-​called real estate agents are pushing the buyers to bid 30% higher than the offering price, Todd would advise us to keep our «cool» and consider the true market value and the future earning potential of the properties.

Todd has been my real estate agent since the time I lived in the West Los Angeles area around 2001. He is now in the San Gabriel valley area but can travel to other areas as well. He found my current home in South Pasadena, my condo before that and our new historic craftsman, also in South Pasadena. To describe him as just an agent would be to diminish what he actually can and will do for you. I’ve never met someone so honest, so helpful, with so much knowledge of the real estate market and everything tied to it as Todd. Need to see a dozen homes that all meet your needs in the next hour or two?- NO problem. Todd has you covered. Not sure if the repairs needed to move into your new home are both practical or worth your money and time?- NO problem. Todd has a list of trusted/​reputable tradesman that will give you an answer. I cannot speak highly enough of Joyti’s skills as a negotiator. She served as the broker on the purchase of my 3^rd house and the selling agent on the sale of my 2^nd house. In both cases, she knocked the transaction out of the park. Briefly, on the purchase, she advised offering list price despite the home’s being a way under-​market foreclosure at the beginning of the «crisis» — July 2008. Without her, we’d have surely offered more. Then, after getting the inspection report, she suggested we invest time and money in 3 more specific inspections. Ugh, we thought. Can’t we just be done with this, it’s already a great deal. Still, we took her advice, and after sending her the estimates we received from an engineer, a chimney expert and an asbestos removal company, despite our purchase agreement being stamped «AS IS — WITHOUT REPAIRS» on every page, she got the purchase price knocked down from our offer of $ 499k to $ 479k. Was an extra week of scheduling and paying @ $ 500 for more inspections worth $ 20k off the price? Duh! On the sale of our old house, she told me what I needed to do to get «top dollar,» then suggested I ask something less than that — a mere $ 545. Sure enough, she listed it on a Friday and we had 15 offers on Tuesday. She orchestrated the bidding and even convinced me that I should require a bid be over asking (when that didn’t seem fair to me). I did it Joyti’s way and sold the house in 10 days for $ 585, $ 40 over asking and, did I mention, this was in the heart of the crisis — Fall 2010 — when no one could get a mortgage, houses were a dime a dozen in my Glendale neighborhood, and nothing was selling? In that environment, Joyti created a bidding war for my house! Obviously, I won’t think about using anybody but Joyti the next time I go to buy and sell.. .

We originally worked with Joyti when we purchased our first house 4 years ago. As first time home-​buyers, we really relied on her expertise and advice. We were so pleased with that experience that we used Joyti again when we recently decided to sell our first house and purchase our current home.
We had strict time constraints since we were doing both transactions concurrently, and on top of that, being first time home sellers was just as nerve-​wracking as being first time home buyers. I am a first time home buyer and I just bought my first home with the help of Joyti. I can’t say enough how much Joyti has helped me with the whole home buying process. I was buying in a highly competitive market with other buyers offering all cash or a large percent of downpayment. Despite numerous times which our offer was not accepted, Joyti was always very positive and kept on thinking of ways in which we can even better our position for our next offers. She is expert in her field and she has this can-​do attitude which makes you feel very secure having her on your team.
Eventually, we did beat out other offers (I believe there were 19) for a property as the selling agent really liked our offer because of well it was written. But the challenge didn’t end there. We had to agree on a really short period of loan/​inspection (and other) contingencies but Joyti was really on top of things with the lender and inspection-​related works. Eventually we got everything done in time and I also worked with a really good lender which eventually led to us to close 2 weeks earlier.

Joyti was very friendly and helpful throughout our home purchase process. It was certainly a non-​standard affair with multiple offers involved. The seller’s Realtor commented to us how persistent Joyti was and really helped keep us at the top of the list. She was available via text, email, or call as needed throughout the process.
