I’ve been working with Bay’s Elite Management Group for over three years and have had a great experience. Pedram markets properties to get the best rent possible and screens tenants thoroughly. For a reasonable management fee, he makes sure everything runs smoothly. He goes out of his way to accommodate the property owner’s needs and fix any issues that come up. I highly recommend his property management services.

Pedram is truly a class act. Not only is he professional, he is sincere. A real gentleman. Bay’s Elite entire team is a reflection of the man himself. In addition to being responsive to any and all maintenance requests, these folks are all kind. it’s refreshing to deal with people who are calm and pleasant and treat others with respect. Our building was sold to a new owner one year after we moved in, and the new owner changed to BEM as the new property management service. What a difference! Pedram is very communicative and responds quickly when tenants make inquiries or repairs are needed for the building. I have been very satisfied as a tenant with how diligent he is in his work.

I feel lucky to have had Pedram as the apartment manager of the building that I lived in for the last 4 years! He was always up front, responsive, helpful, accommodating, professional, and caring! He truly valued having good tenants in our building, and it created such a nice community of neighbors! Pedram Karbassi was so very generous with his time, as he graciously provided me with some very helpful suggestions in dealing with some pressing property management matters; I own my property here in Concord, Ca. and in just the brief time, I conversed with Mr. Karbassi, I will most assuredly, be enlisting his service, as my property manager in the near, foreseeable future.

First and foremost, everything — from the rental application, rent fees, and the maintenance requests– is done online which makes life so much more efficient and easier. No need to send checks every month! Pedram, the main manager, is so kind, nice and genuinely caring about his tenants and the property they live on. He is very transparent about where our money goes and best of all, he responds so quickly to all emails. I feel so comfortable emailing him with my questions and concerns and it is such a great privilege for me and my housemates to be living under his management.

Pedram of bay’s Elite Property Management made the process of leasing a condo in Lafayette’s difficult rental market very easy. While the online application process requires a few minutes up front it made everything else on the back-​end (communication, lease signing, payments) as easy as pie. He found time to show me the property at a convenient time for me, and accommodated a very tight time schedule for me, since I was moving out from the east coast and had only 4 days to find a place in the Bay Area. He worked late into the night to complete the lease (which can all be completed and paid for through a very easy to use web-​based system), so I could enroll my son in the school district. Great service.
The property itself, was very well taken care of. New carpet, nice finishes for a non-​luxury property, and very clean. We haven’t moved in yet so I can’t speak to responsiveness to maintenance issues, but if this initial phase is any indication Elite will be a very good landlord.

We have a house in Concord that has been managed by Bay Elite Management and have been extremely pleased with their service. This management service has given us the peace of mind that is key for us as home owners living away in southern California.
From helping us with our initial set up for renting through the process of finding and engaging suitable renters, and responding to renter’s requests and demands, they have been very prompt and professional and have always had our best in mind.
I must add that one of the most important qualities of their service is their excellent communication protocol. They have never left us hanging for a response.

My wife and I own a piece of rental property in Oakland (where I’m originally from), but currently live in Virginia. When our old tenants moved we needed help finding new ones, being so far away. I found Bay’s Elite Management Group on Unilocal and with such stellar ratings, how could I not choose their services?
They did find tenants fairly quickly, and because the market had improved, got us an additional few hundred bucks a month in rent. I also thought their rates were reasonable. For these reasons I gave them the 3 star rating.
I deducted 2 stars because I thought their communication skills were a little lacking in a few regards. I didn’t feel I was kept apprised of all the information (not all of the time, but some of the time). Or I would be told one thing, only to find out later that things had changed, but I had not been informed. I also felt that some of my dealings with Pedram left a bad taste in my mouth. Meaning, I didn’t like the way I was being spoken to (for example: I might ask a question via email, and his response would be «I did XYZ, I’m not sure what else you want from me). It could very well be that tone was lost, because our primary method of contact was email. Either way, I didn’t too much care for it.
I was also under the impression they were an Oakland based company, when in fact, they are based in Walnut Creek.
All in all, I’d say they got the job done in a timely fashion, but going forward I think I’ll try another company out.

Pedram Karbassi is the best! He and this company helped a teacher find a great apartment. He was professional and kind throughout the whole process. I highly recommend BEMG!

I have to say that I’ve been pleased with Bay’s Elite Management. I’ve been living in Concord at one of their apartments for 3 years. Each time a tenant moves out the unit gets remodeled with new floor tiles and a fresh coat of paint. I kinda wish I was in one of those upgraded units.
Repairs have always been handled promptly and professionally. Communication with this management group has been nothing but excellent. About a year ago the entire building was re-​piped. There was very minimal down time. Anytime I need something fixed, all I have to do is send an email.
I highly recommend these guys!

We recently moved to the Bay Area and needed to find a place quickly. After slogging through apartment after apartment, and talking to some pretty exacting landlords at showings, we found our home in a complex managed by Bay’s Elite property management company.
Our unit is in a small complex in Oakland. It is reasonably priced, recently redone and was thoroughly cleaned before we moved in.
Pedram, our property manager, has always been prompt and professional in answering our questions and responding to our requests. We have had a few issues with our unit; Pedram has quickly dispatched a handyman to deal with each one.
We recently had an emergency maintenance issue on a Saturday morning. Pedram responded to our call extremely quickly, sent out a professional to solve the problem, and a hired a cleaner the very next morning to sort out the mess.
I have dealt with property management companies in the past that have ranged from apathetic to worse. Bay’s Elite is the best property management company I have dealt with yet. I would recommend them to anyone moving to the Bay Area.
