The other five-​stars sum things up very well, so I’m just adding a couple quick comments.
Karl was probably one of the most responsive contractors I have ever worked with. He was always patient and phlegmatic when explaining the line items on his bill or change orders. He also quoted work for our Berkeley home before we decided to sell it, knowing that the listing agent would probably use their contractor. He is a consummate, long-​time professional and I look forward to having him do work for us in the future when we remodel the upstairs.

Karl did a great job at a reasonable price. We replace carpeting in the hallway and refinished the adjacent hallway. everything matches. I suppose I could have given him a 5 star but not I have not complaints.

Due to prior bad experiences, I deliberately scheduled the work for a time when I would be away, leaving my husband to oversee the repair and refinishing job necessary after some water damage. The work involved replacing many boards in a fairly large area of the living room and matching them not only to the surrounding floor, but also to the hardwood floors throughout the rest of the house. I would receive daily texts from my husband about the progress being made and how fast and efficient the guys were. What a thrill it was to return home, walk in the door and see such a beautiful and seamless job. I don’t even want to put the rugs down! We now have matching floors throughout our home. Professional, quality service at a reasonable price. I highly recommend Karl and his associate.

Recently had our hardwood floors refinished by Timberline. Karl and Scott did a beautiful job. We have an approximately 2700 sf, two story house. We pulled up all the carpeting and have original oak hardwood floors. First phase they sanded, stained and finished upstairs… beautiful! Second phase, downstairs there were several areas where they had to make repairs to the floor and replace some planks… seamless transition from original floor to replaced flooring. We also had them add matching oak to our family room addition. Again, completely seamless transition from original flooring to new flooring. Sanded, stained and finished downstairs floors. So beautiful, so happy with the final results. Highly recommend Timberline!!!

Karl is a man of his word and I feel very fortunate that he took on my whole house job. He’s not infallible but he was the only vendor who bothered to correct his assumptions about the floor board thickness by actually pulling one up from the middle of the room. The only surprise was that there were no surprises. He met all his commitments and personally corrected all the issues highlighted during the walk through. He took my concerns seriously while being careful not to alienate his employee who was also on hand. Quite frankly, after seeing his amazing follow up work, my only possible future request would be that Karl personally do my home. Ha.
To be certain, his staff didn’t get every last iota of dirt out of the wood grain, and there were some instances of foreign matter under the new finish, but the nearly 100 year old house isn’t exactly a clean room environment either. I wasn’t personally present for the work, and paid in full before the post-​walkthrough fixes were promptly scheduled, so I’m doubly thrilled that it was a stellar job and exactly as promised!

We had another company mess up our hardwood floors Karl was amazing and came out hours after talking with me to help me assess the situation and advise me on next steps. Thank you so much!

Karl is a true professional and transformed our old, stained hardwood floors to like new condition. He and his crew worked quickly and efficiently to install new oak planks in the front entry of our home, replace stained/​damage sections, and refinish. He also fixed some poorly installed baseboards in our dining room without us asking and replaced other sections of our home with new baseboards. Just another amazed and satisfied customer. Re-​finished three floors and could not have done better. Competitive price, timely and careful work, keen eye for details and unwilling to cut corners (obviously very experienced in, and dedicated to, quality floors). Saw small things that I didn’t (and fixed them) and patiently listened to my questions. Always on time (I could set my watch to them) and pleasant to work with. They richly deserve all the praise found in this and other reviews.

Typically I run several quotes from different companies before hiring one. I felt confident with Karl from Timberline Floors at the first appointment.
I recently hired Karl to refinish my 1956 original hardwood floors and add hardwood floors to my kitchen and dining area. Scott and Karl were both very professional, showed up when they said they would, showed up every day, were professional, clean and did an amazing job on my floors! Karl was able to match the stain with the original amber color that was already existing.
My only advice is get a written contract. I got one months ago but unfortunately there were a lot of unexpected change orders from patching up sub floor, stain color, material cost had gone up and the material ended up being a more expensive type than the company had thought. Aside from this I would still recommend Timberline floors to anyone looking to add hardwood floors or have refinishing done.

Our oak hardwood floors look really beautiful after Timberline refinished them a few weeks ago. They started and finished on schedule, showed up on time, called in a timely manner about any questions, and were all very professional and pleasant. We would be happy to recommend them to anyone!

Karl Von Hacht went above and beyond in his excellent job restoring our heavily damage floors! His pricing came in at more than fair and his workmanship was fantastic!
The long:
A number of months ago I started the process of researching repair and refinishing of the oak floors in our 1924 Oakland bungalow. The previous owners and tenants allowed significant damage to go unmitigated. Water damage included heavily warped, cracked and checked boards. The floors also went through many years without proper refinishing to protect them from further damage. Our awesome but beastly 80lb dog took advantage of the situation and topped off the floor damage, scratching and ripping fibers from the nearly unfinished wood. This had to be dealt with.
I gathered four or five drastically different estimates for the repair and refinish of our floors. These ranged from under $ 2000 to over $ 10 000. The top estimate came from a very lovely craftsman who I’m sure would have done a fantastic job. His prices are designed around the houses he works on in the Berkeley and Oakland hills however. We can’t justify or afford that luxury in our lowly 1200sf renovation project home in North Oakland. In regards to the low estimates, as a woodworker and DIY homeowner I couldn’t bring myself to take a «low-​bid» from a company that I did not trust would perform a quality job on our floors. Karl came in at a very fair middle ground and inspired my confidence in his company performance.
Karl was very willing to let me make my own repairs but in the end my schedule didn’t allow me to be involved beyond suggesting where I would most like repairs to happen. He took the reigns and replaced more than I expected without adjusting his quote. In addition, at my request he prefinished a few extra floor boards for me to rebuild the cold air return floor grate.
Karl was very clear from the initial inspection that because of the heavy damage, our floors would not look new when he was done. «That sounds great», we thought, «our house is 90 years old. The floors should not look new.» He was very nearly wrong and under promised what he was able to do. I love it when people under promise and over deliver. Thanks Karl!

Karl added and blended new oak flooring into our existing oak hardwood and then refinished the entire first floor. We are delighted with the results. Both Karl and Scott are very professional and a delight to have working in your home. They kept the entire process neat, clean and orderly. We wouldn’t hesitate to use Timberline again.

I had Karl install hardwood floors in my kitchen and family room. He made recommendations on product that were spot on. Now, three years later they look just as good as the day they were put in. I was 100% satisfied with every aspect of his work. It is rare these days to find such pride in workmanship.

We have a very old floor that ended up being quite damaged. Karl and his helper, Scott, did a great job refinishing the hardwood that was in good shape and replacing the damaged areas. The result was a nice blending that matched well. Karl also offered to replace some short boards in the dining room, and that ended up looking much better. In addition, he was responsive to our requests to eliminate and/​or decrease squeaking areas. We also appreciated the smooth transitions that he made between our rooms, and he created a really nice border for our hearth that became exposed when we removed the carpet.
They were punctual; the price was fair; and the clean up was satisfactory. We would recommend Karl and Timberline Hardwood.

I’m a realtor and have referred Karl to my clients who needed to have their hardwood floors refinished. He did an incredible job on 2 properties where the floors had been severely damaged and needed to be repaired and in some areas replaced. The finished product was a thing of beauty. Karl, the owner, came in and completely refinished a staircase that was botched by another company. His work is top notch. He was fast, showed up and finished when he said he would and was great to have in our house. He was able to match an existing stain color really well so that our original oak staircase has the same feel as our new pre-​finished hickory floors. I will definitely work with Karl and Timberline again.

Karl and Timberline Hardwood Flooring are great! They do exactly what they commit to, are on time, and do excellent work. They went over and above in giving choices for stain color and were very patient in waiting for my decision. We have used them several times and would not go anywhere else.

I hired Timberline Hardwood Floors, owned by a great guy named Karl, twice in past year to install new hardwood floors and to refinish existing floors. Both jobs were high quality at a reasonable cost. One of the benefits of doing business with Timberline, over and above the high quality results, is that this business is small and owned by one guy, Karl, who comes out to your home and does the estimate and then comes back out to your home with a helper or two and does the work. I have gotten numerous positive comments on my Timberline floors. Another thing… you use this company, there will not be a speck of sawdust in your house when they finish the job; very meticulous.

This company is great. Karl and his team are very professional and do a great job. He shows up on time and completes the work in a timely fashion while demonstrating excellent craftsmanship. He is also very patient and helpful in picking out a color for the floor and will mix several together as needed for a custom look. His prices are fair as well. Would strongly recommend you get an estimate from Karl before using someone else.
