The Ridge At Mountain Park

The Ridge at Mountain Park bills itself as an «upscale» Lake Oswego community but it’s barely a hangnail on the foot of the actual city of Lake Oswego. This complex has zero community feel. Most residents are standoffish and keep to themselves. Its also billed as a «smoke free» complex. However, the grounds are scattered with cigarette butts and the noxious odor of second hand tobacco and/​or marijuana smoke was almost always present. Even though the city provides free dog poop bags, this pet friendly complex has a considerable amount of dog and cat feces everywhere but the asphalt areas. The management are the typical misrepresenting sales-​focused type and are often nowhere to be found despite the posted office hours.
The units are very run down and in desperate need of total renovation. We wasted over $ 1000/​year on our energy bill due to severely poor window & door flashing and the spent/​useless insulation allowing cold winter air to blow into the apartment even with the windows and doors closed. The cold air could be felt coming through the floor boards since these buildings are built elevated above the foundation. It felt like there was zero carpet padding under the obviously used, worn and flattened cheap carpet throughout the unit as well. Not even the combination of a roaring fire in the fireplace and pitiful baseboard heaters could keep the place warm.
The unit was rented to us with filthy window screens, window sills full of dead bugs, dirt and grime and a sliding glass door track that looked like it hadn’t been cleaned in months. I brought this up to the manager at the time and she feigned shock and awe but did nothing about it. Assuming they would probably drum up these types of extra cleaning charges whenever we needed to vacate I took plenty of pictures showing the condition of the place on our arrival (see pics). White paint was carelessly brushed on cabinets, knicks, dings and baked-​in grime were visible on most corners and baseboards. Of course, upon our vacating, they billed us for many of the things that we simply left in the same condition as they were when we moved in. Typical false claims of damages in order to confiscate our security deposit seems to be the normal business procedure with Ridge staff.
Within the first 6 months of our tenancy our building lost power 4 times! One of those times it occurred at about 3am and some kind of external fire alarm that is attached to the outside of our bedroom wall blared its alarm for nearly 5 hours before it was shut off. I also informed management of an unsecured and open electrical box located on the outside wall of our bedroom and absolutely nothing was done about it. Fire hazard, you think?
I brought many of these issues up to the inept and perpetually annoyed maintenance guy during their laughable semiannual maintenance check. His idea of maintenance was talking his way out of the problems by explaining how there was nothing that could be done about the issues. When we moved in, none of the bedroom outlets were controlled by the light switch so we had to walk through the dark room fumbling around with the lamp anytime we wanted to have light. He tried and failed to fix this annoying problem 4 times before I stopped bothering to ask him about it. We lived with that inconvenience for over a year. Quality maintenance? Obviously not.
Many of our clothes, shoes and furniture were ruined from black, green and white molds infesting every area of the apartment within a year. (See pics)
Despite all of these known issues, our unit was declared an «upgraded» unit simply because of a flimsy 12 inch track lighting stuck in the entry & kitchen and some stick-​on faux granite laminate that was sloppily slapped on the kitchen and bathroom counters that had sharp hastily cut edges left on them. Talk about capitalizing on some tricks of the trade.
What few cabinets remained after their gutting the kitchen for the «upgraded» track lights were beat to hell and just looked horrible. We had to get very creative in an attempt to store all of our belongings due to inadequate storage space which was a real hassle. The old stackable washer and dryer was irritatingly loud and took up the entirety of the single storage closet in the apartment. The miniature water heater insured that we regularly ran out of hot water before 2 people could complete their showers. Not a pleasant experience especially in the winter. Speaking of water, be prepared to shell out nearly $ 100 per month on top of the quoted rent just for the privilege of having water.
Do yourself a favor and rent somewhere else. Check out the attached pics, they reveal the unavoidable and indisputable truth about the actual condition of these apartments. The trees and surrounding trails are gorgeous but The Ridge needs some serious help across the board.

My boyfriend has lived here for about half a year and its been good so far. I love being so close to New Seasons and the rec center is just across the street. I think the one thing that would improve these apartments is if they updated the cabinets, even being painted white would be better than the 70’s brown.

I’ve lived at The Ridge for almost a month. I have to say that it is a very nice place to live. I moved from downtown Portland and it’s so peaceful here compared to the city and I love it! My apartment is very nice and a great value. I’m in a one bedroom and I have nice carpet, wonderful laminate flooring and a fantastic view. Everything is up to date even though the place was built in 1979. It is very quiet here and that is important to me. I hardly ever hear my neighbors. I had a few things that needed to be fixed when I moved in and they were taken care of right away. I love that fact that I have a carport and a washer and dryer. Check this place out. It’s awesome!

I lived here for about 1.5 years, a few years ago. Probably one of my favorite apartments I’ve lived in. Very quiet complex, in a beautiful location in Mountain Park. Beautiful views. I never had any issues with management; they were always polite and respectful.
