The Bluffs at Mountain Park

Great location near Mountain Park in Lake Oswego. Their maintenance crew is johnny-​on-​the-​spot about fixing any issues. When we moved in, we had an issue with one of the deck beams, and they were out within a couple days to replace the rotted wood. They were extremely courteous when coming into the unit, putting on booties, and all that.
My wife and I love that we get access to the amazing Mountain Park clubhouse through our lease here. It has a swimming pool, basketball, gym, and tons of free classes. We’re there almost every day.
The apartments themselves are very well kept for being built almost 40 years ago. They have been updated nicely through the decades, but still keep some of their older quirks (popcorn ceilings anyone).
The only thing to watch out for is when it ices up here, it’s basically impossible to get in and out of the complex, which we found out this winter. The maintennce crews worked around the clock spreading salt down, but our car was stuck for a couple days.

I still feel that the Bluffs is an excellent choice for some people. However, I have moved out after five years here because after several modest annual increases, my rent suddenly went up by $ 300 a month. I understand this was done to bring the rent up to full market rate – there is no rent control in Oregon – but it was impossibly excessive for me. Just realize that if you choose to rent here, or at any other complex in the area, you will be subject to uncapped annual rent increases with as little as 30 days warning. It’s a for-​profit business. You are a customer. If at some point down the road management can get more for your unit than you can afford, odds are good they will – from somebody else. This is in no way a slam against the site staff at the Bluffs – they are wonderful – just a hopefully helpful statement about the way rental property corporations work.
P. S. I moved across country and am delighted with my new rental home – a privately owned duplex. No guarantees here, either; but at least I’m dealing with the owner, who has a heart and seems to value an excellent tenant above all else.

We are current residents and have lived at the Bluffs for almost a year. We absolutely love it here. It is an older complex but very well maintained and you need to be open to a few quirks like squeaky floor underlayment, uneven floors, limited electrical outlets, etc. It is in a forest setting so you get bugs along with wonderful wildlife; we love seeing all kinds of birds, squirrels, raccoons and the occasional deer, a spider in our apartment from time to time doesn’t seem to be reason for major alarm and we simply put them back outside where they belong.
The grounds are beautiful and we feel like we live in a tree house. It is very quiet which suits us just fine, most everyone is courteous and well-​behaved. The management and maintenance staff at the Bluffs are extraordinary. They are helpful, friendly and responsive. I am in property management so I am hard to please, they always go above and beyond.
I would agree with the other reviewer that this complex is better suited to adults, there are no amenities and no real common areas for children to play… we actually like the fact that it is amenity free and the main reason why it is so peaceful and quiet. With that said, residents are entitled to use the Mountain Park Rec Center free-​of-​charge and there are miles of walking paths adjacent to the property.
Rent is not cheap and reflect market rates. If you want a garage, they are available for an additional monthly fee. We looked around quite a bit before settling on the Bluffs, we believe it to be the nicest and best maintained rental property in Mountain Park.

This is a very old building with cheap additions that make it look nice at first glance. The floor creak so bad you feel like you are going to fall through. This is a major problem bc the bedroom are below, so if you have kids you can’t walk around at night. This place is infested with bugs and spiders. They are everywhere. The staff is very rude and does not care about the tenants. For example the weekend before Christmas, they decided that all residents had to get their toilets replaced Christmas weekend. This was so they could get a tax break. They did not care if you have family trying celebrate the holiday. For 3 days you had toilets lying all over the complex. Multiple units flooded as a result of the hacks they brought in to do it. Imagine having family for the holiday. Lastly when we moved out we had a walk through and was told everything was fine. There was 1 stain from a spill. It was in a small room. They decided to replace the entire apt carpet including downstairs which does not connect. Charged us 2100 dollars. Then the day they billed us they sent us to pre collections which automatically gets you declined from your next apartment. This happened to numerous residents and will happen to you. This place is the worst. Avoid this place at all costs, or you will be completely screwed over.
