Horrible apartments. The walls and floors are so thin you can hear the elephant clomping around upstairs all day and night long. The office staff is very unprofessional and unhelpful. For what we pay monthly this place is not worth it. Notices go out at least once a week about people’s dogs and the trash service. People are always letting their dogs run outside without a leash. This puts other dogs and their owners at risk because you have a dog running towards you and your dog. Kids are constantly running in front of cars trying to get to a parking spot in the complex. Certain people love driving 40mph in here which is very unsafe considering how narrow everything is. They lock up the garbage area and the compactor so you can’t throw your own stuff away. People have taken to piling their trash in front of the compactor which is next to the mailboxes (very nasty). Do not trust the management! You will hate living here! I seriously think that the positive reviews of this place are either by the management or friends/family of the management. There is one plus and it is that Costco is right up the street ha!

Don’t expect your deposit back! I had my apartment detailed, it cost me 140.00
was spotless. they told me the bill cycle was way behind so they magically came up with exactly 200.00 worth of utilities that was left when moving out! I never missed any payments .I didn’t have the energy to go another round with these pathetic apartment people. thx god I never have to deal with them again. Hope that 200 bucks makes you employee of the month.

I have been a tenant since my section of the property was opened up – it will be 2 years in June. There has been a few changes in management but I am very happy with the current staff. Everyone has always been very friendly and happy to help when I have issues that need to be resolved. These issues are resolved in a timely and professional manner. As is to be expected when someone new takes over, there is some adjustment with seeing new faces. However, the new management has taken over seamlessly and is very friendly. I absolutely love living here. It is quiet most of the time and the property is very well kept. The location is prime with many surrounding restaurants and just a few streets away from Katy Mills Mall! The proximity to I-10 and 99 make it an ideal location. The courtyards with hammocks and grills for cooking are wonderful! The property is smoke free which is wonderful for fellow non smokers!!! The inside apartment space feels more like a home than an apartment with the high vaulted ceilings and beautifully designed kitchen. I live in a two bed/two bath and attached two car garage. I couldn’t be happier with my space! I look forward to living here for many more years to come. I truly feel at home at Echo at Katy Ranch!

This apartment complex used to have a nice, friendly staff. Since the management change, they are rude, inconsiderate and disrespectful of their residents. Maintenance takes forever to respond. The complex has no regard for its residents safety when it comes to lease violations, despite being given notice.
I will NOT be renewing my lease.

If you are looking for an apartment in the Katy area please GO SOMEWHERE ELSE!
We have had the worst experience and we’ve only been here two months.
Below is a list of our experience:
— Signed papers on a unit only to get here on move-in day to find they gave our apartment to someone else.
— They told us they would put us in another unit that was, «exactly the same» — after we signed the papers, had the movers bring our stuff in, and then we found out they put us in a wheel chair accessible unit (all the counters are lower, no drawers, lose living space due to hallways & doors being larger).
— After patiently trying to deal with extremely loud neighbors (as early as 6:30a and as late as 10:30p) above us we had no choice but to ask managment to step in to resolve. We have never recieved a phone call back and the issue remains.
— Sept. 21^st we woke up to a larger flood in our entrance way. It took 2 days for the local staff to respond followed by another 3 days of jackhammering and traffic thru our apartment.
— Oct. 27^th we woke up to ANOTHER large flood in our entrance way. It remains to be seen how long it will take for the staff here to response however I’m not holding my breath.
— On a consistent basis we’ve heard mice in the ceilings and walls. It’s so loud that it keeps my daughter awake at night.
— Local management is virtually impossible to get ahold of. If they don’t answer it rolls over to a call center where they take a message (unlikely they’ll ever call you back).
I’m not the type to write reviews. In fact I’d say this is the first one I’ve ever wrote. As you can see this has not just been one bad experience, it’s been a number of them. Please strongly consider this review if you’re looking into the Watermark at Katy Ranch apartment complex.

This apartment complex is awful. You would be crazy to rent from this place. The apartment we were in had a leak in the roof and we had mold develop as a result. We notified the management of the problem immediately and it was over three weeks before the mold issue was resolved. Not sure I would even say the issue was resolved, they simple spray painted over the mold and never removed any of the drywall or carpet. We had dogs in the apartment so we had to be home when they scheduled the repair. They scheduled it five time before someone ever showed up to deal with the mold. We had to take off each time to make sure someone was home and they never called to let us know that no one was going to show.
This complex was managed by someone else when we signed the lease and a new company called Steadfast management took over and they were even worse then the previous management company. The manager of the complex is a lady named Lisa Kennedy and she is horrible to deal with.
We had an issue with our Garage door on the apartment not closing over a weekend. We called to report the problem and expected to have it fixed. They determined that the garage door problem was not considered an issue that required immediate attention. They never came out to fix the garage for the remainder of our lease.
They advertise this Huge dog park as a feature. The dog park is covered in poop because there is no service to pick it up and very few of the residents clean up after their dogs. You can smell the dog poop in the apartments that surround the place. As if that wasn’t bad enough, the park is infested with ticks. Even with tick medicine on our dogs we still found ticks on them regularly. We complained about this as well and there was absolutely no response.
This list just scratches the surface. You can talk to just about any of the residents and if they have lived there even for just a short period they will tell you how terrible the previous management company was and how the new management company, Steadfast management, is even worse.

This complex will house the first mid-rise apartment in the Katy area. It has 4 floors and an elevator. It really has an urban feel which is pretty cool. If you want a tour, you have to wear a hard hat because some of the areas are still under construction. Although the apartments aren’t finished yet, I was able visualize what they will look like when done.
I thought the leasing agents were extremely helpful. They really knew about living in the Houston area as well as the apartment complex itself.
Just FYI… if you previously lived in a Lincoln Property you can get the app and admin fee waived. If you work for KISD, you can get a 3% discount on your rent. You can choose the color for one accent wall anywhere in the apartment and their professional painters will do it for you! How cool is that?!?
My initial experience here was great and if you’re moving to the area I think it is worth looking into this complex.

Moved to Katy Ranch from a house. Ive been here for 3 weeks. I love it so far. Ready for the pool to be done though. I appreciate how friendly and genuine the manager and staff are. They have been so great to me and I hope to stay here for a long time
