My brothers and I are from out of town and had to find a realtor to sell our uncle’s house. We interviewed others but Bob was the only one who did real research and came up with an actual strategy. With my love of my life taking the lead on the home searching process, she found a PERFECT Realtor. Actually, I don’t just consider them just a Realtor, but an extended family, searching for our best interest. Welcome to the ONE and ONLY, Inspira Group in Irvine.
So, you’ve made the decision to get out of that apartment or room?! Great! That decision alone is going to get you places. The next step is searching for a Realtor. With so many in the market and this purchase being much bigger than buying a new car, you want to stick with someone who will play on your team and not sell you out. Sometimes the bigger the name doesn’t necessarily mean you will have a better chance of getting your house. It is all about tactics. My fiancé made a call to the Inspira Group and ever since then, we’ve had a life coach as well as a manager to help us see much more than dollar signs and costs. They made us envision a family as well as growth of a community.
Located in the southwest corner of Irvine Center Drive and between Bake Ave/​Muller in the middle of the business/​office complex on the second floor, you will find Inspira Group. On our first day with Inspira Group, like all first time future homeowners, we all get nervous. Its like we are being interviewed for a job that we aren’t looking for. Actually, its the other way around. You get to interview your Realtor. When we walked in, we were welcomed by a sign on the receptionists desk that said: Welcome Michelle and Ryan! We were greeted by the President of Inspira, Bob Dalsimer as well as one of their Elite Realtor’s Omar Castro.
If you are prepared before coming in, half the battle is already done. If you have pre-​qualified letters, Bob will love you for doing your due-​diligence on your first day. As Bob said, «The hardest part is not the loan process, it is the home searching process». I will warn you right now. It was more of 75% home searching and the rest was paperwork. Give the criteria of the home that you are searching for and let Bob & Omar set an automated search parameters be sent to your e-​mail. They will take your basic questions and apply their knowledge of the area of where you are searching for your home. However, I will not reveal what area we are searching for in this review.
One of the biggest advantages that Inspira Group has is they utilize their own loan system with many other financial institutions. They will lock in the best rate for the value of your home. Instead of going through the big banks (who will charge you 1−2% more than the smaller banks), you can go through Bob who can handle the financials and forecast if rates will be going up or down. Like I said, financials is 25% of the game. The rest is being assigned with your realtor. In this case, it was Omar Castro. He has been one of the coolest guys that we have met. We’ve seen over a dozen houses, but with everyone came with some form of attachment. It was his duty to see how you felt as well as how you reacted to the environment. I am sure in his mind, he would cross off the things we didn’t like and it would help narrow down our perfect house. Your home search can be short or long, but the Inspira Team was with us all the way. Emotions will get the best of you especially when other future homeowners are eyeing the same house as you are. Its all about, who pulls the trigger first.
Since I can’t be specific about our home and all the financials. We finally locked down a house. Wait… Did I just say locked down a house?! That means… We are HOMEOWNERS! With California being more and more a Renter’s State, we no longer have to be a renter. We have a HOME! When you are given that key from Inspira Group, you just graduated in another part of something we call, «Life». Inspira met with us on many short notices: After work, late evening, and still messaged at midnight to early morning. Now, would you prefer a a Realtor who responds between the hours of 9am to 5pm? Or have a Realtor that is responding ²⁴⁄₇ because you wanted to get the question of your chest. If you want that question answered, Inspira Group will be there to give you an ease of mind and a peace of heart that will lead you to your «Happy Place».

With interest rates being so low, it seemed like now was the perfect time to purchase my first home. The question was: Who would I turn to and could I truly trust them with one of the biggest decisions that I’d make in life? So as usual, I used Unilocal to help me locate a realtor that could make our dream become a reality.
Before walking into the offices of Inspria, I had a few odd experiences with realtors that I never had a chance to meet! Our interactions were via telephone or email but it didn’t seem like anyone was capable of following through. I felt frustrated and was beginning to wonder if this whole process was worth the heartache that I was feeling.
Inspira popped up right away on the Unilocal search engine and had many 5 star reviews. At that point, I called the office and spoke to Bob. I’ll be honest, I was completely blown away by the wealth of knowledge that he provided to me in our 40 minute conversation. So I let him know that I would get pre-​approved by my bank for a home loan and then we’d come in and interview him afterward. Bob responded by asking why I wouldn’t just come get pre-​approved by his office and I said that I’ve been with my bank forever and was more comfortable with them. So, he was alright with that but of course it was all part of the plan!
Even though their office closes at 6:00, Bob said he’d stay after hours to meet with us. I was already impressed because we had finally come across someone who was serious about making this happen. As soon as we walked in, we saw a cute sign by the front desk that said «Welcome Michelle and Ryan». So far, so good! We met Bob and he introduced us to Omar who would also assist us with our search for the perfect home. I showed them my pre-​approval letter with what I thought was an awesome interest rate. Bob looked at my FICO score and said that the bank was taking me for a ride! He told me that the interest rate should be lower and I looked at him in disbelief. Lo’ and behold, he was right! So I decided to let Bob handle finding us the loan with a much better interest rate.
Bob and Omar took notes throughout our conversation about what we were looking for, where we’d like to live, and how much we wanted to spend. Next thing that we knew, Bob provided us with estimates using the a more favorable interest rate. Every dollar amount was written, line for line giving us a clear idea as to what it would take to purchase a home. After sitting in Bob’s office for 2 hours, we realized that we had found the right realtor for us.
That night, we were emailed a link to our own database. We could leave notes about listings that would give Bob and Omar a clear idea about what appealed to us. We met with Bob first and looked at homes but didn’t find the one! A couple of weeks later, we looked at homes with Omar and found a couple that were awesome. But still, we hadn’t found the one!
Then it happened!!! We found the home that met 90% of our criteria. It was slightly above our price range but we knew it was overpriced already. So Omar wrote up an offer that we thought was fair. Next thing we knew, someone else presented a better offer and we were back to square one, or so we thought! All of a sudden the other people changed their mind and we were back in the game! Our offer was finally accepted by the seller and we thought we were set.
Before we could become too excited, we had to get the home inspection done. Issues came up within the home that needed to be resolved before the home could be purchased. Honestly, I didn’t think we’d get some of those items checked off of the list but Bob made it happen! He’s very good at what he does and he truly is behind his clients from beginning to end.
Bob also watched the interest rates for me and locked us in at a much better rate than what was quoted by my bank. I was able to e-​sign all documents and download them for review. He made sure that I was always aware of what was going on. I was put in contact with my lender, the escrow company, and other people that would help tighten up lose ends. Anytime I had questions for Bob, I’d text him and he’d respond in under 5 minutes. I’m very serious about that! I love how dedicated he was to us and we knew that he wasn’t going to let us down. He and Omar guided all along this bumpy journey to help us become homeowners. We couldn’t be happier!
Some may wonder if Inspira’s Unilocal reviews are real because many do not have profile photos or a lot of reviews. I’m here to tell you that they are 100% real as he totally followed through and our experience was just like others had stated. Bob is very serious about what he does, pretty much living and breathing real estate. He has a big heart and will be straight forward with all of the information that you will need to become a homeowner, sell your home, or refinance your home. Based on our experience, I can see why they have so many referrals and repeat clients! There is absolutely no way that you could go wrong with Inspira!

When you want to buy a home as the first time buyer, it is so important to find a professional and skillful person who can go throw all details and possibilities. Person who is honest and confident about all possibilities that you will experience and face. I always try to find people who has been the best in their field, and when you plan to buy a home you REALLY need knowledgable and intelligent one. After talking with more than ten (yes ten!) mortgage brokers I found Mr. Dalsimer. I can ensure you he is the best person that can get your home loan, and if he cant you will not have a chance with any other lenders! After I started to submit my documents and fix my interest rate, every things looks like so smooth and easy. Suddenly I got some issue with transferring money that I never imagine to become an issue. It was a time I found out I did not make a mistake to choose inspira group as my mortgage broker. BoB at this time appear as an experienced pilot that know how to guide the airplane in thunderstorm. I want to say a BIG THANK YOU to Jessica who communicate with who ever was involved in the loan processing. She even went over her duty and updating me with tiny details .she was so passionate about her job. Finally everything was solved and the airplane landed in the safe area. This is a review for Bob and his company, Inspira. We worked with Bob to achieve our goal of buying a house and I’d like to share our experience working with him and his team.
At the beginning of the year, we decided to buy a house in Southern OC. We wanted to find a good and knowable agent to help us with our search. I asked for references and was given multiple names. We checked agents’ profiles and some info available on the net and settled on one of them. To make story short, we lost some money because our agent had no experience handling a bankrupt and dishonest seller. She was a good person and worked hard trying to help us to find our new home but she was not knowledgeable or experienced enough to protect our interests.
While we were in escrow on that house, Bob was our mortgage broker and we were very pleased with the services he provided. So we decided to hire him as a buyer agent as well and we weren’t disappointed. Bob knows area very well, has great working ethic, is very responsive and he makes an effort to be always available to show as many houses as possible that are fitting your profile. We were not an easy customers: we knew what we wanted and we knew that it is not easy to find what we wanted.
The real estate transactions are complicated and cumbersome. Bob is extremely knowledgeable in all parts of it and is able to support his clients if any complication arises. When we found a house we really liked, there were multiple offers on it. We are positive that, if we had a different agent, we wouldn’t get the house. Bob helped us navigate thru the negotiating process and we got the house without paying the full asking price. His advice, support, knowledge and personality were vital to close the deal.
There are plenty of agents on the market but really experienced, knowledgeable, trustworthy with right personality to handle lots of negotiations and stress are far and is a few and Bob is one of them. Thank you, Bob! You and your team are awesome.

We bought our home in 2005 at the peak of the real estate market and interest rates in San Diego. For many years we wanted to refinance to take advantage of lower interest rates but due to falling home prices we were unable to. After speaking with many banks to try and refinance we came across Bob’s business thru a friend and he was the only person willing to help us. He was quick and accurate and got our rates down. In 2015 we were looking to refinance again. I am not sure why we tried to shop and compare rates again, but we did and once again Bob came thru for us. After working with our bank the past weeks, I became less confident that they were going to get us what we need.

Within 10 minutes of questions from Bob, he realized that we were not going to be a good customer for him.

This is a long overdue review for Bob. We worked with Bob to sell and buy our houses last year but we got caught up with all the excitement of moving in to our new house. I’d like to share our experience with Bob as a token of our appreciation to the great service of his and his team.
Last year, we decided to sell our house in Garden Grove to buy another place. We found Bob on Unilocal due to his great ratings. We weren’t disappointed. He is very knowledgeable and he really tried to understand us, our situation and timeline. To me this is a great sign of him really looking out for us.
At the time we were nervous because we only had a 3-​month window to both sell and buy a new place. Bob and his team were very helpful to help us list the Garden Grove house, from taking photos to giving us advices on how best to prepare for the potential buyer. Bob also knows the finance part very well. He gave us many insightful advices on our finance to make sure we understood how much of a house we could afford and to start focus our efforts within our range.
Our Garden Grove house is an older house that was built in the 50s. There were multiple issues, including an old swimming pool which later would be a sore point with our buyer. Bob helped us navigate all these issues and really stood behind his great service. At one point, the deal was seemingly falling apart because of the various requests from our buyer (it was their first time buying a house), but Bob really went beyond and did all he could to get things back on track. There were many things that could have gone wrong and we wouldn’t be able to sell the house, but thanks to Bob, it all went through. In the end, we got the price we want and our buyer was able to get a home. It was very emotional and stressful time for us, nonetheless, we felt very confident in working with Bob.
Another example of Bob’s excellent service is how he helped us to close the new house. As we got close to the end of the contingency period of the Garden Grove house, we were frantically trying to look for a new place. Bob and his wife, Kei, spent a bunch of time going with us to open houses. We finally found a place but at the time we’d have to make a move in a very short time. Bob was able to pull all his strings to put together an offer and completed the rest of the buying process in record time. It was a whirlwind for us with both deals going on at the same time, and somehow Bob pulled in through. Within 2 weeks the deal with the new house was closed. We were beyond happy. Thank you Bob, Kei, and Jessica! You guys are awesome.
A few tips when working with Bob:
1. He’s very knowledgeable so don’t be afraid to ask him anything you don’t know.
2. Take advantage of Bob’s comprehensive service, especially on the finance part. He offers the whole package with lots of good lenders. It was a relief for us that Bob was able taken care of everything.
3. Educate yourself as much as you can about the process (do ask lots of questions). Bob can sometimes give strong advices but ultimately, it’s your decision. It’s a very stressful and emotional time, so the calmer you can be the better. Knowing what works in your favor is very powerful. Let Bob help you out but don’t be afraid to stay firm on what you want to do.
4. Read, check, and double-​check whatever paperwork you have to sign. We had a few errors on our parts that could have been prevented. Bob and his team works very hard, but they are human too. A simple check each time you sign and send something over can help avoid lots of headache and dramas down the road.

Awesome group of people! We tortured Bob a bit by making him take us out to a bunch of houses every week, but we found the one! I guess others felt the same way about our house, so it was quite a battle. But the seller took our offer with the help of Bob’s excellent negotiation skills and now we own our «forever» house, as I like to call it. Highly recommended!

Short story: Inspira is magic. There is no «can’t.» There’s only «okay, we’ll find a way.» That’s what they did for us.
Long story: I contacted Bob Dalsimer to help us purchase a home in a brand new development. We never knew it would be so difficult to buy a house from people whose jobs are to SELL the darn things, right? Nope; apparently not everyone is qualified to deserve a house from this particular award-​winning builder. Not only is Bob a real estate agent, but he used to work for a builder, so he had a lot of inside-​info on builder business practices.
It was ridiculous; it took him late nights emailing the builder/​seller with our financial info (he also financed us for this sale so Inspira Group was like a one-​man band), phone calls to the director of sales, getting practically emotionally involved with the stubbornness of these people who didn’t want to take our money for the house despite Bob being able to prove to them on paper that we’re top-​tier borrowers (both my husband and my credit scores are above 800), and then setting up a meeting between the sales manager, some upper exec from the builder, and detailed calculations of financing plans «showing them the money,» for them to finally agree to sell us this house. I am convinced that ANY other real estate agent would have given up. When someone flat out tells you no, we don’t want to sell to your clients, I think any real estate agent would take that as a final answer. Bob did not; he simply came up with a plan to disprove their reasons we’re not worthy, and shut them up. We’re now in the house.
Long story longer, due to some building delays, Escrow was looking like it would close at least a week late, which would be bad for us as we had already sold our home (again, thanks to Inspira Group) and had to vacate our home to give it to the new owners, and don’t have anywhere to move to for a week. But Inspira Group pulled magic out of their back pockets, did the impossible (i.e., worked their behinds off around the clock to expedite even other people), and got Escrow to close within 48 hours what would have normally been a very run-​of-​the-​mill 1-​week process. In the end, that upper exec who had told Bob no about us, spoke to him on the phone and thanked Bob for pulling this off so that we could all close as planned.
P. S. If you’ve never had a real estate agent respond to your texts and emails within moments on weekends, at 1am on weeknights, while he’s in another state or country on vacation, try out Bob. His wife is a saint. :)
P. P. S. On top of Jessica’s ability to get paperwork through between difficult parties in record time, she also dropped off and picked up papers from our house that had to be physically signed when e-​signing doesn’t cut it. The whole office is crazy-​amazing and dedicated.

My experience with Jason Van Mill @ inspira has been wonderful. We have worked with Jason twice. The first time he was able to create a miracle and jump in after a bad experience with another mortgage broker 3 weeks into escrow. He made it happen, closed on time, and made everyone very happy.

I just finished up refinancing my loan with Bob and his team at Inspira Group and I could not have been more pleased. I met Bob in person and he was very friendly and was willing to answer all the questions I had about refinancing. I think I learned more about the refinancing process than I ever thought I would. Compared to large banks, I definitely felt like I was getting a more personalized experience.
While I was going through the process, Bob and his team were very responsive. As soon as I fired an E-​mail, Bob or someone from his team replied in a couple of minutes. I really appreciated that.
Also, I really felt that they had my best interests in mind. Bob was very thorough with his explanations on why rates moved quickly and why it’s important to lock those rates in when it’s best for you.
Overall, I’m a big fan of Inspira Group. Definitely reach out to them if you’re looking to refinance or get a new loan.

I have to say that was the most efficient and painless loan process I’ve had since 2007 (they were handing out loans like candy that year so it doesn’t really count) What I was really impressed w/​was when underwriting came back w/​a problem Bob offered a solution and handled it. Sounds simple but boy’ you do not want to know how bad it was w/​my last loan process. All n’ all we would totally use Bob again and again. Extremely pleased.

We were looking to refinance and our current financing was with Citibank. So we thought that it would be easy peezy to refi with Citibank. Not only were they not able to refinance us but they had my wife doing all the leg work that we thought should have been done by Citibank. So after 3 months we were denied by Citibank. We still have no idea how someone with A1 credit, on the job for 16+ years and a very good income with no bills except a car and current mortgage would be turned down by anybody. My wife was ready to just give up. But I convinced her to let me find one more company to try. I did my research and found Inspira Group.
No over to Inspira Group. All I can say is that if you do not use Inspira Group, you will never be as happy as you could be with your refinance experience! We closed in less than a month, they did ALL and I mean ALL the work. The main problem that Citibank said was the reason that Citibank could not get the financing to go through was not even a minor problem for Inspira Group. I should be writing more awesome stuff about Inspira Group but they were so good that I am at a loss for words. Nothing I can say would do them justice. From my wife and I, we thank you from the bottom of our hearts. With out hesitation we will recommend Inspira Group to anybody we can.
