AMLI on Eldridge Parkway

Love there quick maintenance service. I been living here about 3 months and so far its been great have no issues or complaints. The staff is great, especially Brian who help us in our move in process. :)

I really wanted to like living at the AMLI but after experiencing some issues on the property in which management did nothing about, I had absolutely no regrets turning in my notice after living here for only a year. What initially attracted me to this property was that it was in a great area, right in the heart of the Energy Corridor and the rates were lower than a lot of the surrounding properties. That being said, I signed a lease. Little did I know, it would be very short lived.
The property itself is decent. It’s older but they are in the process of doing upgrades to all the units. The models here are pretty spacious and the patios are huge, which is one thing I did like. However I soon discovered that the cons would definitely outweigh the pros. For instance, the AC unit was outdated as it was horribly loud when it turned on and off. The bathroom tub squeaked whenever I would move around while taking a shower. The lighting throughout the complex at night was terrible. You would think with it being such a big complex it would be well lit, but that is not the case. The gates were always out of order which caused management to have to leave them open majority of the time. That may explain why there were so many random break-​ins– thank god I didn’t experience that! A package that was delivered to my doorstep mysteriously came up missing once. Told management about it– they showed absolutely no concern. So yeah, these are just some of the cons that made me start to question whether or not I made the right choice by moving here.
The worst con of them all was having to deal with kids playing in the parking lots. OMG! It is completely out of control here and management allows it even though the lease says it is not permitted. The building I lived in had a big parking lot alongside it and in the evenings, there might as well had been a sign up that said «The AMLI Playground» because that’s exactly what it looked like. I halfway tolerated it because I didn’t want to seem like a mean ass. Almost everyday it was at least 9+ kids out there with their toys all over the place– throwing balls, riding bikes, running around, screaming– all while people’s cars were parked. Meaning that anyone’s car that was in the way was subject to getting hit. A few times they even set my car alarm off. What made matters worse is that their parents would be out there too, letting them run wild. I can recall times when I would pull up and would have to wait for the kids to move out of the way so I could park. The parents would often give me a look as if I needed to park elsewhere. I fired back with the «this is not a damn playground, move out my way so I can park!» look– imagine that!
The straw that broke the camel’s back for me was when I discovered a dent in my car! I was beyond livid and was seriously ready to regulate on somebody’s child but managed to keep it together. It was obvious the dent was in fact from a ball because of the way it looked (see photo below). Plus I know I had not been anywhere to cause any damage to my own vehicle. I immediately sent a detailed email to management about the kids as well as the incident and pictures of my dented car. I was expecting to hear something back immediately, but that was not the case. Fast forward weeks later, still no response. I had to send them another email and that’s when I finally got a call back from the manager. When I spoke to her she came off very defensive and even had the nerve to tell me that if I didn’t see it happen, then there was nothing they could do. After letting her know that the lease CLEARLY states playing in the parking lots, stairwells, and hallways are not permitted and that this was unacceptable she then started assuring me that she would have an on site security person go by the area in the evenings to check out the scene. I then suggested the idea to send out a notice to all residents enforcing the parking lot rule. Let’s just say none of that happened. The only reason I didn’t raise more hell about my car is because I was in the process of getting a new one. But that does not excuse the fact that my issue went unnoticed. At this point, I was over AMLI and their shenanigans. The countdown til the end of my lease was on and I couldn’t wait to pack up my s#*t and get the hell out of dodge!
Because of the incidents that took place along with a slew of other cons, AMLI was not the place for me. Had management been a little bit more caring about the issues I was having, I may have cut them some slack, but they were not. For that reason, I didn’t think twice about not renewing my lease here. And although I dreaded moving again, that was the best decision I ever made because I LOVE my new place:-)

Excelent Service from the maintenance personnel in premises

The office staff has changed twice since my partner has lived here over the last 10 months or so and I must say, it seems there maybe some stability now. Maintenance guys are cool and friendly and they know what they are doing. I will say the ladies in the office are really cool. All or most of the apartments are very dated for what they are asking for rent, old stoves, dishwasher and refrigerators. I will admit the apartment units are a great size and layouts are decent. Found out the other day the AC unit is 10 to 15 year old and a 8 sheer so no energy efficiencies here. It’s quite and the people are mostly professionals and will speak if spoken to. For about 18,000.00 a unit in renovation cost this place would be super awesome…

It has been a pleasant experience so far. the leasing office folks are always pleasing to talk to and eager to help even if they usually are not the direct contacts. Most appreciative is that all requests get adhered to in the timelines quoted and there is a feedback format as well. Looking forward to staying in longer

I’ve lived here for two year an am moving out in less than a month. Can’t wait! This place was great when I first moved in, in a great area, a second entrance and exit that led to back roads so you could miss all the traffic on Eldridge (especially one exit that lead to the parking lot of a Starbucks), friendly staff, etc.
It has sadly gone down hill. Rent keeps getting raised by close to 100 dollars. There is foundation problems. We have huge cracks in our walls where it looks like the sheetrock is separating. One crack completely lines one wall in my roommate’s room and I have one crack leading from my bathroom door, making it hard if not impossible to close sometimes.
They closed all the other entrances and exits, bottlenecking everyone at the main entrance. You can sometimes sit there for several minutes before you can move. It is a very busy intersection and with traffic you might have four different cars in the middle of the road trying to turn all directions. It’s a wonder there hasn’t been more accidents there. Then they make what used to be an entrance only gate and made it into an exit gate between the hours of six and eight a.m. It comes out on a curve, making it hard to see and there is not enough space for more than one car to sit there and wait to turn without the fear of the gate closing in on your car.
Finally, what has moved me to write my very first review on Unilocal,our air conditioning keeps going out. Maintenance is usually pretty quick to fix it, even if all they say is the breaker is tripped, when we have checked it ourselves and it was not flipped. Until now. It’s not working, it’s after hours so I try to call to leave a message for maintenance. THE PHONE NUMBER IS DISCONNECTED! It’s 90something degrees outside and over 80 in my apt and their phone is disconnected.
Moving in less than a month and it can’t get here soon enough.

not worth the price. keep raising my rent at least $ 80 everytime I renew my lease. I mean I shouldn’t be paying the same rent as new residents. if they want me to pay the «current» market rent price in this area then they should:
1) replace my carpet, repaint my walls and recondition my bathroom and my kitchen every renewal
2) fix the security issue. put in surveillance cameras at the gates and put a guard house to keep these robbers away
3) never let the residents make the parking lot a children’s play ground in the afternoon. it’s a parking lot not a park. it’s not safe for these small kids to just run around in the parking lot
4) get rid of stray cat’s running around at night
5) make sure residents with dogs pick up it’s crap and not to let dog poop just lay on walkways and mail rooms
6) provide daily trash pick up (no trash pick up provided currently)

Security is the main concern here. In the 5 months I stayed there, multiple breakins were reported. The management keeps you informed of these breakins through their mails. However, they couldn’t stop them. I used to live with my wife and an infant son. I couldn’t stay late at work because of these happenings. It’s really scary out there.

Great apartment complex! Leasing office is very friendly and very attentive. Maintenance is on top of things. The rent is very reasonable. The complex is within walking distance of a lot of good restaurants! They have a decent fitness center and two swimming pools. Very large complex (25+ buildings). I am very satisfied here and everyone I’ve recommended this place to that has moved here has agreed.
