Crystal Springs Apartments

This is the 3^rd day this week that a barking dog has woke me up. My issue with this is that Im in a NO DOG area! But the dog is considered an «anxiety» dog and does not have the same rules as a dog. I can tell you its giving me anxiety!
I loved my place until my new dog friend moved in. So sad. Move to a dog area… please!

I’m surprised by the negative reviews, honestly. I loved living here for 2 years. Management was always responsive and maintenance crew – Ben, Miguel, and I don’t remember the other one’s name – are the best!
I lived on «the dog side» and loved the small community feel; neighbors would actually smile and greet each other whenever we crossed paths outside. The courtyard area became a little dog park, and I never really had noise complaints (but I lived on the second floor and even then I could hear my neighbors underneath me when they talked or yawned loudly).
The community events arranged by management were a great way to connect everyone and get free food.
I always felt really safe here; police station is down the street and cops are always driving around the area.
My only complaint is the $ 50/​month dog rent, but I suppose that’s normal for California apartments. I’m moving to Nashville where pet rent is $ 10−15/month!

If you are looking for a peaceful and quiet living environment, don’t move here. I wish I could give zero stars. I’ve been a resident here for 5 years, and I wish I could go back in time to June 2015 and not renew my lease. Our rent was increased by $ 124 per month (totally outrageous), but we were happy living here so we decided to just suck it up. What a huge mistake. In July 2015, we had some new neighbors move into the upstairs apartment, and we’ve been absolutely miserable ever since. We’ve talked to two different reps in the leasing office several times to complain about the constant noise coming from the upstairs apartment. We’ve never experienced this level of noise before. Some of the noise is related to the carpet being replaced by laminate flooring in the dining room and the vanity area near the bathroom. We can hear the upstairs neighbors constantly pushing in and pulling out their chairs in the dining room. It sounds like loud bangs and scrapes throughout the entire day. We did not have to deal with this noise when there was carpeting. We can also hear them closing the cabinets, opening and closing drawers in the vanity area. Again, we didn’t hear this noise when there was carpeting. Our new neighbors are a group of at least 3 – 4 roommates (possibly more– they are a sober living group and Crystal Springs is aware) that happen to have completely different schedules and routines from us and each other. Because of this, the noise is constant. I’m not kidding. There are always a couple of people awake at any given hour. They are constantly going in and out of the balcony, which makes a loud swishing and banging noise each time they go in and out. Since there is always someone awake, we hear them constantly stomping around the apartment from room to room. We really don’t sleep through the night anymore since the bedroom windows rattle when they walk and the ceiling snaps and pops with every step. We now have now started taking sleep meds and using commercial-​grade ear plugs just to get a few hours of sleep. We’ve voiced our concerns to the leasing office several times, but they say the only thing they can do is just remind them that we live downstairs because they really aren’t doing anything out of the ordinary. We’ve also told them that this was never a problem before. We’ve had at least three different neighbors and all of them had kids and were never this loud. We suspect that there may have been some changes made to the flooring upstairs, but the office has not been forthcoming with that info. The first time we asked, they said their was vinyl only in the entry way and kitchen. After we asked a few more times, they finally admitted that there was laminate flooring in the dining area. After more prodding, they admitted that there was laminate in the vanity area. At this point, I really don’t trust anything they say. They said they’ve talked to our neighbors about keeping the noise down, but have they really? Unfortunately for us, we are stuck in this lease, and if we want to break the lease we have to pay 2 months rent plus the last month that we would live here. That’s a hostage fee of $ 5,265.00 which I’m not willing to pay. The leasing office has mentioned possibly relocating us to a different apartment, but they are not willing to absorb the cost of hiring movers to relocate us. We are also not in a position where we can take the time to move. We are busy with work and daily life and do not have the time or the energy to pack up our entire home. If I’m going to take the time to pack up my stuff and move it… I’m moving it somewhere that’s not Crystal Springs. Honestly, the office staff seems very indifferent about our concerns. Their responses are very scripted (just like some of the Unilocal responses they’ve left on some reviews) and they could really care less about the tenants. It’s really all about the money for them. I sometimes wonder if they get a kick back since the upstairs is a corporate rental for a local rehab facility’s sober living program. The only positive about this place is the maintenance staff. They are so nice, polite and helpful. They should be running that leasing office. I really hate writing this review, because I loved this place so much before. It’s a shame that it’s gone downhill so quickly. Please take my advice and don’t live here! If you must, make sure you rent an upstairs apartment!

I’ve lived here six years and have given up on this place. They increase the rent each year without providing any extra value to the residents. The new management is extremely annoying, with constant e-​mails requesting a connection on social media. Last week we received treats on our door for St. Patty’s Day. Is that really where my rent money is going? The attempt at resident social events is a waste of money. I really love the area but am not willing to put up with over $ 100 increase in my rent. $ 90 last year was bad enough. Bye Crystal Springs!

Crystal Spring is all about making money and no tangible (capital) upgrades have been carried out that will directly benefit tenants living conditions. I have been here for close to three years and been recently issued a lease agreement contract stating that our MONTHLY RENT AMOUNT WILL NOW BE INCREASED BY $ 112/​MONTH. We have succumbed to an increase of (average) $ 55/​month but not when it’s now a triple digit increase. Only justification provided was the rental market is currently very hot. Yeah right! To future tenants — watch-​out for this company, they will try and rob you if they can.
We have put a list of issues forwarded to management but nothing they can do based on the fact that it’s quoted by Management «an older property». The management and corporate leadership will try and superficially «address» the complaints but they won’t try hard enough.

this place sucks… it’s horrible & don’t let the staff fool you… they don’t do anything about any complaints. I wish i didn’t have to give them 1 star they don’t deserve it… & you pay a company called yesmangement instead of paying the city for water, trash they didn’t let me know this until after we sign our lease… Save your time & don’t look here… if you notice they is a lot of apartment for rent her because people are moving out because its too expensive

Typical Corp apt community racket. Chubby chick will take your money and God forbid your credit isn’t up to their standard… as if credit has anything to do with paying rent. They say they’re friendly to people from a large aerospace company in the region. Don’t believe it for a minute. BTW, it’s a pass or fail credit check. What the fat chick and the moron manager don’t know is that I’m telling my co-​workers all about my experience with these clowns.

I’ve been here just about 7 years and one of my favorite things about living here is the maintenance staff! It never changes! Miguel and Ben are always friendly, helpful, and get the job done right the first time. I can always count on them to go the extra mile/​step too! The mornings that I see Fred around the complex in his cart are extra special. He always has a big smile and a Good Morning greeting. He is moving all the time. Picking things up around the complex, making sure the laundry room areas are clean. These gentlemen are keepers. They make Crystal Springs Apartments a better place to live! Thank you guys!

Overall the place isn’t a bad place to live. There has been A LOT of turn over with the management and office workers which makes it feel less personal. Emily and Brian were always a welcome pair when you walked in the office. Now, it seems there are new people there every few weeks. The maintenance staff is top notch and they take care of any issues rather quickly. It was a good few years but they keep increasing the prices and it’s time to move on due to that. It’s a good place to stay for a year but be aware of the price increases after each year, it takes a toll

So far so good, good management even the process took longer in the first time than what I expected.
Laundry seems a problem. Maybe if they get bigger washers and dryers. I will update my review as the months goes by…

We decided to post a review after another great encounter with the staff. I requested something minor be done in the apartment and Miguel, one of the maintenance men working here stopped by and took care of the request quickly and with a smile. All the maintenance men that are on the property are super nice and courteous! Amy in the office is great too!

LOVE THIS PLACE! We just moved in and are so happy we chose Crystal Springs as our home. The Leasing Office is great — especially Amy!!! She was so helpful and on the ball! Amy made the leasing process so easy! The apartment is great — clean and large and quite big for a one bedroom. The grounds are maintained and clean. The community is quiet (yay!). My boyfriend loves the weight room. Our very large lab is also allowed, which is great! Parking is also not an issue. And there is street parking very close by for guests.
Only downsides — you have to provide your own fridge (I would have given 5 stars if the fridge was provided; lugging a fridge upstairs is not fun) and you have to pay a small fee to pay your rent online.
VERY happy with Crystal Springs so far! :-)
Update One Month Later: Still loving it! Parking is never an issue and location is great! Do not like that the pool by our apt isn’t heated, nor does it have a BBQ (but we were told about both beforehand). The gym isn’t air conditioned (well it is, but it doesn’t work)…which means you can’t work out when it’s hot! Management is always responsive.
Update: We moved out 6 months later (October 2014). Management changed and you could tell they didn’t really care. The apartment below us always wreaked of weed (when new tenants moved in) which came right upstairs to our apartment. Pricing increased dramatically (I’m taking $ 100s, not $ 50), so when management wasn’t willing to work with us, we moved out.

I’ve been living in Crystal Springs for a year, it’s the best place to enjoy living in Fountain Valley, the location is great, it’s close to everything, freeways, good awarding schools and Mile Square park. Among several surrounding residential compounds, Crystal Springs is unique with those water ponds, clean, very well maintained gardens, in addition to a wonderful community you live in, never had any problems with any neighbor; I love the way the management is picky regarding their tenants which gives the place a classy flavor. The floor plan is ideal with lots of storage. Maintenance is perfect as they respond very quickly to any repair request, the maintenance team is very nice, helpful and professional. I would like to thank Brian, the General Manager of place for putting all this effort, experience, hard work in managing that wonderful place to deliver us the best services plus his patience, respect and decency in dealing with all residents trying to satisfy everyone. Brian is also blessed with a great energetic, helpful, welcoming awesome team like Emily and Scott. I really enjoy living in Crystal Springs. Thank you!!!

I agree with many if the review too. Maintenance and management are awesome. Emily was always so sweet and accomodating. Maintenance was so curteous and respectful of your space. The entire complex is clean and very well maintained.
I had a downstairs apartment. I never had trouble with noise from the other neighbors on the 1^st floor but the sounds from above did bother me from time to time. But a little friendly chat with the offending neighbor is all it takes sometimes.
Loved the floorplan I chose. It gave the space a nice open feel. It would have been a huge plus to have washer and dryer in the unit and at times I wished for central air. During a heat wave, I ended up sleeping on the sofa because that’s where the one small a/​c was located.
Overall, I really enjoyed my time at Crystal Springs and do not have any regrets for choosing them as my home for a year.

I used to live here… I moved out last month… I would live here again if I ever needed to but it was a nice place, clean, and I loved the pool and parking.
Since I just moved out… A little bit about that process…
When you move out, you pay your last ista bill, $ 90 for house cleaning, $ 50 for carpet cleaning, and $ 40 if there are any spot treatments needed for the carpet. Other than that, I didn’t pay to repaint or anything like that. I was a resident for 4+ years so that was fine and of course regular wear and tear on the apartment, no damage.
We gave our 30 day notice, turned in our keys, but we forgot to turn in our laundry card… That’s a $ 5 credit usually and if you have any money left on the card, kiss it good-​bye because you don’t get that back. Also, it’s not cash back, it’s a credit towards the final bill/​reimbursement.
Overall, I was pleased with my exit, even got a run through before I moved out and well… Had a lot of memories there and now I’ll create new ones at our home. :)

Here’s my fair and honest opinion.
Maintenance is always awesome. The guys are very friendly and professional.
Management is okay — professional and responsive.
Parking is hardly a problem for me.
Location is great. Beautiful view, across from Mile Square Park.
Here’s the bad and ugly.
I only rented the downstairs apartment because I was told that there were no children living upstairs. I saw the children upstairs when the office showed me the apartment! They told me that the children were probably visiting. You can’t make children sit still, walk gently or play nice… so I’m dealing with the constant noise above my roof… running, banging, stomping from morning until 11PM. Crystal Springs has not been a peaceful and quiet place to live for me. I should not have signed another year’s contract but they were going to charge me over $ 2,200 for a 2 bed, 1 bath. It’s outrageous! So I’m stuck with a noisy place to live for another year. Management would not let me out of the contract due to unbearable noise.
I don’t recommend living here, mostly due to it being so expensive. They don’t pay for any utilities. You even have to buy renter’s insurance. My rent went up over $ 100 the second year. Did you know that there’s no cap on how much they can increase rent? There’s no law that protects renters in that regard. Sucks, I know!
If you can buy a house, then buy a house. Timing is right; don’t rent. Or shop around for rent amount. Here’s to another year for me. I should be more prepared next time and not be forced into signing another year of leasing.

I lived here for just under 2 years, and for the most part it’s a really great place to live. I lived in one of the upgraded units by the pool, and was very happy with the overall appearance of the place. When you have issues with maintenance the staff is quick to take care of it, always a plus! There were 3 main issues that I had, first the location of the trash bins to the layout of the apartments is awful, the trash man comes at 6am on Saturday mornings, and if your apartment happens to be one where the bedroom faces the parking lot you will be waking up early every Saturday. Secondly, when I decided to move out I scrubbed my apartment as clean as possible, there were issues with the carpet and a couple minor spots that needed a touch up on the wall from where pictures had been hung, but when I got my bill to move out it cost me double what my deposit was! The saving grace was the apartment manager, Brian, who realized how much work I had put into cleaning the place and helped me out a little bit with the bill, but it was a hassle and a headache. The third reason, was the reason I decided to move in the 1^st place, the rent was being raised a full 10% and I was told that it was the new going rate for apartments in the complex, funny thing is that I had recently become friends with a neighbor that had just moved in prior to me giving my notice, he lived in the same style apartment as I did, and his rent was less than what mine was being raised to – after living there for 2 years! Overall the apartments are nice and the staff for the most part is also nice, but because it is owned by a larger corporate company, they really don’t care who you are or how great of a tenant you are, it’s all about the money!

I lived here for 11 months before moving to LA… it was an 11 month lease because I only had the option of signing a lease for 10 or 11 months with the deal that was going on. I thought this was really weird until I realized (upon moving out) that you get charged for more maintenance on the unit if you live there for under a year («ware and tear» doesn’t apply to leases less than a year). So basically, I lost my security deposit but now I know better.
–The unit: I rented a one bedroom here and it was a corner unit on the second (top floor) facing on of the «courtyards.» My unit was very quiet and I rarely heard my neighbors. The unit was very spacious and decently upgraded. The bedroom closet and balcony were larger than most complexes. You had to bring you own fridge which is a pro and con depending upon if you already have one. I loved the floor plan because the main room (living and dining area) had enough room for a desk/​office space without seeming too cluttered. Also, I was able to get a good cross breeze so I didn’t have to use the air (which was a wall unit) too often and there was plenty of natural sunlight.
–Laundry: They have laundry facilities throughout the complex which was pretty convenient. The machines are card operated so you have to remember to load the card during office hours since the machine was in the leasing office. There were plenty of washers and dryers and they are maintained pretty well.
–Parking: I was assigned one covered spot which was close to my unit. There was additional uncovered guest spots and street parking. Parking wasn’t too bad for guests.
–Staff: Everyone was very nice and helpful
–Amenities: There were two pools (one in each phase of the complex which are separated by two residential streets) and two TINY gyms. I wasn’t too fond of the gyms since they were both very small and often times stuffy.
–Location: The location was perfect! It is conveniently close to the 405 freeway. You can walk to Lamppost pizza (awesome Friday night stop), Subway, the library (great to get some free DVDs to rent — haha), the Bowling Alley (fun times with groups), Sam’s Club, a frozen yogurt place, etc. Also, you can walk to Mile Square Park which is a great asset to this location.
–Rent: Very fair for the area
I really enjoyed my time here and would recommend this complex to anyone interested in this area.
