Specialties

We specialize in marketing of properties for rent and then caring for them once the tenant moves in. We write the most comprehensive ads for our available properties, take the most photographs, show our properties seven days a week including weekends and evenings, are very thorough when processing applcations, have the most comprehensive lease in the business and do thorough inspections when the tenants move in, while they are living there and when they move out.

We do Direct Deposit on the 6th of the month and mail the Cash Flow statements by the 10th of the month. We drive by every property we manage quarterly. Maintenance is assigned the same day the tenants call it in and regular interior inspections are conducted at the tenants’ convenience.

Maintenance is handled via licensed and insured vendors who are paid every week. We do not mark up invoices or accept kickbacks. We do, however, require our vendors to contact the tenant the same day a job is assigned to them.

History

Established in 1988.

Janet S. Regan, MPM has been in property management for many years. While working for other property management companies, she would always share stories with her husband, Brian, about what happened at work. Brian always told her, «Down the horizon, when you have your own company, I know you’ll do things better.» And so when on a Friday the Department of Real Estate unexpectedly shut down the last company for which Janet worked, she filed the necessary paperwork the following Monday to start Horizon Properties.

We enjoy the longest-​term employees of any property management company, repeat renters, tenants who buy their own homes and then hire us when they move out and repeat clients.

Horizon Properties has never used mass marketing or advertising campaigns, preferring instead to grow slowly and steadily throughout the years. At this writing, July 2013, we still manage four properties for two separate clients who came on board our first month in business back in 1988!

Business Owner

Janet S. Regan, MPM is detail oriented and passionate about property management. She obtained her RMP from NARPM (National Association of Residential Property Managers) in 1996 and her MPM (Master Property Manager) in 2007. She served as the President of the Sacramento Chapter of NARPM in both 2005 and again in 2006 securing the Chapter Excellence Award for the chapter in 2006.

She serves on the City of Sacramento RHIP (Rental Hosuing Inspection Program) oversight committee and is on various other Boards of Directors.

She works in the business side by side with her staff and cares about the tenants, owners and the properties for which she is responsible.

Janet takes all comments and complaints to heart and makes changes in procedures as needed to continually improve and grow the company and all who work in it.
