Established in 2007.

Aggie O. Kiss started her Interior Design company after finishing the Design Program at UCLA, which at the time was operating under AOK design and was mainly functioning as an interior design firm, collaborating with other designers and architects. In 2011 Aggie completed her first exclusive project, in which she was sole designer, overseeing the entire project and restored a Mid-​Century Modern home to its formal beauty. Her responsibilities included but not limited to: Redesigning the floor plan, kitchen layout & patio area, select surface and cabinet materials, fixtures, exterior and interior paint colors. Aggie than was asked to stage this very same property. Once the staging was completed, the real estate agent listed the house $ 40.000 more what she originally suggested and the house sold $ 49.000 over listing price. Aggie has Studied Interior Design in Europe and in 2007 completed the prestigious UCLA Design Program in Los Angeles. She then started her own interior design firm and in 2011 started her staging company which now goes hand in hand with interior design.

Aggie’s goal to help homeowners achieve comfortable functional homes that they can enjoy for years to come and to and help agents and developers and homeowners to sell their homes for top dollar by creating aesthetically pleasing interiors.

She believes in creating functional design styles to achieve a well-​balanced work/​live space which she applies both in interior design and staging, staying true to the house’s architecture.

Her goal is to build a company based on the needs of its clients simply by listening to their wants and needs.

The company motto is «Dream homes DO come true», and from that very statement Modiano Design has become what it is today.

We hired Aggie to stage our three-​story townhouse, and she did a wonderful job! She went with a transitional décor, which suited the place perfectly. We used Modiano Design to stage our investment home. One of the reasons that the house broke the comps in the area is because of Aggie and her team. From start to finish, Aggie was so personable and a pleasure to deal with, she really listened to our needs and went out of her way to accommodate them. She really spent the time to plan, visualize what would be the perfect décor and theme for the house, and implement her vision, with excellent results. Aggie really enjoys the creative process and loves what she does, which is so important in a stager. We would absolutely use Modiano design again.

My husband I are part-​time flippers for residential homes and have worked with various different staging companies for years. Still not having been fully satisfied with our past stagers, I was on the search for a new one. Very fortunately, I was lucky enough to find Aggie Kiss of Modiano Design.
I made contact with her over the phone and was instantly impressed and pleased with how our conversation was so easy and effortless. She was so personable yet also very professional.
Obviously, it was a delight meeting her in person. Meeting her at our property, giving her
a tour of the home, she was able to provide great thoughts and ideas to enhance the style of our place. She was very detailed and thorough in expressing and explaining her design concept. I was also equally impressed with how she was so willing and ready to listen to my ideas and incorporate them as well into the scope of the project at hand. From beginning to during and end, she was accommodating and thoughtful to every word and idea I had to offer. But all in all I didn’t have to utter much because I had complete trust and faith in her capabilities!
Ultimately, the end result of the property looked FABULOUS! Made our home come to life with vibrant colors, great furniture so suitable to the home and accessories to tie everything together! Could not have been happier…
I would most definitely recommend her to anyone and everyone who needs a lending hand of a designer and stager who has design sense of great style and impeccable taste.

Modiano Design was the best part of selling our house! Amazing results, fast turnaround, easy to work with and reasonably priced! We found a house we wanted to buy and so we needed to list our home as soon as possible. I reached out to Aggie at Modiano Design and heard back from her immediately. After sending her pictures of my house, she sent me a detailed email back, telling me that she could work with a lot of my living room furniture (I thought I would need the room completely staged), what I needed to get rid of, and what I could do on my own to save costs. She then came out to my house within days of me contacting her and worked within my budget to do a partial staging, completely transforming my house within a week or so of me first calling her.
She was also incredibly flexible and came back out to add some additional furniture within 24 hours when my agent suggested that we stage a room we had not previously staged.
Our pictures were fantastic and we received multiple offers on the house within days of listing it. I highly recommend Aggie at Modiano Designs for anyone looking to sell or decorate a house.

Modiano Design did a wonderful job staging my house in Pasadena, CA. I communicated the aesthetic I was trying to achieve and Aggie delivered on time and under budget! She is creative and has a great eye for what is stylish (without being kitschy). Aggie Kiss, principal designer of Modiano Design, did three houses for me in the Highland Park, Glassell Park and Mt. Washington area. When I purchased these houses they were all in disrepair «Total Fixers».
Aggie was creative and cost conscious. She worked endless hours to redesign and recreate the floor plans with an open concept. Her designs are always with the homeowner’s point of view and more importantly, all selected features throughout come with pride of ownership. Aggie was in charge of the entire project from the new floor plan, kitchen and bathroom design, surface materials and fixtures, window and door, exterior color selection as well as exterior landscaping. After the houses were completely remodeled, Aggie and her team fully staged the properties. The end results were cohesive, impressive and exceptionally detail oriented.
We received multiple offers within days well over asking price. Aggie certainly deserves our gratitude for the success of our projects as well as creating a wonderful home for the homeowners.

It is such a pleasure to work with someone who goes above and beyond no matter what time of the day, this is Aggie. Aside from having exceptional taste, she rolls up her sleeves and really cares about the project from beginning to end. Aggie went out of her way to find unique pieces to match my request of a modern but elegant design. Aside from that request, I let her create her own vision. When I saw the finished home, I was very pleased. The property did not look like a staged home, it looked rather like an expensively decorated home; something an interior designer would do for herself. She used unique pieces, like faux furs, collectable items and even advised me one morning that she was in Palm Springs getting some items.
