Forth Group

I am truly thankful to Forth Group and community manager Steve Salinas. I served as a board president for many years and was on the board when we made the decision to hire a management company. It was a no-​brainer decision for our small building association’s needs. It was important to find the right management for business continuity, trust-​worthy bookkeeping and active responsiveness. Steve became our community manager following Mark Johnson. Mark did a great job and Steve had big shoes to fill. Steve made it his main goal to earn our trust and prove to be as reliable of a manager. Every association has its issues. Steve always communicated with me and put the associations needs first. He maintained the building maintenance schedule effectively which was a high priority for a newer association’s smaller working budget. Steve also went above and beyond to save association dollars by actively participating in annual landscape projects and other misc small projects. It was only after many years of working with Steve and Forth that I felt confident and assured to turn to my successor. In December 2014, I retired as board president and know our associations new board is in great hands for our many years to come. Thank you Steve!

Recently the property management in our building transitioned to Forth Group. Since then the quality of service and responsiveness I’ve come to expect when there is a problem has significantly decreased. The office manager, Lah’ylah Reed, rarely if ever returns calls, and the «after hours emergency line» is a joke. It is merely an answering service that can only take messages (which Ms. Reed does not respond to).
The most alarming concern is that the security of the building is clearly not a priority for Forth Group. Both the front door and the door leading to the parking lot randomly unlock — this happens A LOT. I have often walked in from the parking lot and found that the door had already unlocked itself, and that the front door had also unlocked and someone just walked in off the street to warm up or something. It’s not uncommon to see someone standing next to a door to this building just waiting for the lock to click off so they can walk in to visit someone (why waste time ringing the doorbell?). Forth Group to my knowledge has done nothing to repair this. Additionally, on more than one occasion I have had to pay to park on the street overnight because the parking spot which I pay for has been occupied and Forth Group refuses to provide towing company information to tenants; policy being that one must contact Forth Group, who will contact the towing company on your behalf. I have no problem with that, however I also requested information on the procedure for towing requests after hours and never received a call back. So when I get home at 5pm, for example, the office is closed and I have no way of claiming the parking spot I pay good money for, since the answering service can only take a message that I know will not be returned. Beyond these issues, the building and property upkeep have also suffered under Forth Group. The parking lot sometimes looks like a dumpster has been overturned in it with trash and debris strewn throughout for days at a time, and even small issues like a burned out light bulb in the elevators or hallways can take over a week to be replaced. The previous management company frequently had a property maintenance person on-​site checking on things, now I’m lucky if I see him once a week.
I suspect that Forth Group’s rates are low because they are consistent with their quality of service. Their lack of responsiveness and inability to maintain a property securely and in good condition get them one star.

Property management inevitably take the hit when things go wrong but rarely get any credit when things are well. We’re in a building managed by Forth Group since May and have had a pleasant experience. Jack Beebee is very responsive and quick to recover when things don’t go well. We’ve had multiple interactions and I’ve been very pleased with the resolution and the speed of the resolution. He is a good communicator, keeping everyone updated as needed. I imagine he has to have pretty thick skin to deal with everyone calling him after both elevators broke and walking up 20 flights of stairs. Now the elevator repairman… well, that’s a separate review…

My association recently changed to forth group and I have no idea how they can make such a bad choice. No response from property manager, there is no emergency phone number for non business hour. The online website is also hilarious. The only thing you can do is make payment!!! No way to send request, no discussion board…

Jennifer and Forth Grp have done an outstanding job at my association. She has always been professional and responsive whenever I needed something. The Forth Group website for our property is easy to use and very helpful as well. Keep up the good work.

I really wanted to give zero stars. This management company, Scott Segar, and Jack Beebe are worthless. Jack has been proven to act inappropriate with owners, picks who he wants to help, and follows unethical management skills. He seldom follows laws set by Illinois. When it is pointed out, he will alienate you from help. Forth groups pricing is low for a reason. They also will try to get their cleaning staff in and make upwards of a 50 percent profit. STAY FAR AWAY!!!

Update: Residents have complained to Property Manager Jennifer Taylor of Forth Group numerous times about our building’s elevators not working. We are always promised a speedy repair, but it doesn’t happen. Tonight, both elevators used by ²⁄₃ of the units in our building were not working. If you enjoy walking up 7 flights after a long day at work, hire Forth Group and ask them to assign Jennifer as your Property Manager!

This property management company is absolutely worthless. I cannot wait for our building to get a new company later this year. Jack Beebe is a completely worthless liason for our building. We have had multiple issues that need urgent attention and it takes him virtually a week to get back to you, if he ever does. I hope Forth Group loses all of their customers and goes out of business. ZERO STARS.

They have been our management company for almost a year and have done nothing about the necessary repairs we have repeatedly asked for… these areas that need repair has caused water damage along with other issues. They have organized a new paint job for our gates but that’s about it.

Our building is managed by Kim Campbell & Robert Whitmore of the Forth Group. They have been our management company for six years now and have steered us through some very serious issues. Our building was an old warehouse that was converted to condos. It didn’t take long before some critical issues hit. Within the last five years major work had to be done… along with the everyday upkeep of the building.
Thankfully, we are still here, and the majority of these issues have been straightened out, thanks to the guidance from Kim. She lined up and helped interview the contractors that were needed. She made sure we didn’t over extend ourselves financially and then was our project manager on these very major issues.
All in all, Kim & Robert from the Forth Group have really always been there for us. I’m very glad we have them.

If I could give a ZERO rating — I would. When the relationship started with the property management company. I thought that they would be really great. However, they have been a huge disappointment to the unit owners at Park Waters.
General Property maintenance is not being done (no cleaning or requests are being done in a timely manner). I have photos to prove such. Robert W is unresponsive to emails and phone calls. Kimberly Campbell is not either. There are individuals living in units that shouldn’t be. It is a mess. The grounds look a mess, etc. We got so much more with the previous group and pay a whole lot more in assessments with them.
If you really want a company that is about business and concerned about the unit owners, this is not the management company for you. Save yourself the headache in the long run.

The Forth Group USED to be great. The management company in general worked really well for the home owner’s association we belonged to.
The real issue here is the property manager — Mike Liposcak; to be more specific. Ignore the great review about him on Unilocal.The most recent incident by fellow Unilocaler, Jan K. is very much the experience we are facing. I would not be surprised if Mike is their property manager as well. You can email 3 – 5 times and NOT get a response. You will finally get a brief email back after you call him out on his ridiculous effort to respond and he will be as condescending as he can. He is not shy to indicate that the association dues are lower than what most people pay, therefore you shouldn’t expect a better service. Totally untrue: The association costs are low because the residents do most of the work and figuring things out. Mike never responds even to the Board Members of the association.
Also, he doesn’t care to help provide vendors/​repairmen that provide the best quotes on work that needs to be done on your property. He works with a few contractors and will selectively tune out ALL requests to get lower bids on projects. He plays dumb and turns a deaf ear on all these problems. Eventually, nothing gets done and when there are no further bids (that go through him) he will persuade the Board of the HOA to settle for his selected bids.
I’ve personally spoken to many other residents around our complex that deal with the Forth Group, and all have complained about Mike. I regularly speak to about 6 families and 4 out of 6 have had bad experiences with him. He ignores requests and the most he will do is highlight the by-​laws and tell you to read between the lines. He knows nothing about the properties he manages. He has told many owners incorrect information about what the HOA by-​laws should cover and they have unfortunately paid for certain repairs on their own without knowing better. He is utterly and completely USELESS.
The part that no one understands is why we continue to PAY this fool to manage our property. Hold on to your seat, Mike Liposcak. The next HOA agenda will be us voting you out…

These guys are incredibly unresponsive. I moved into 33 w. huron, a property they managed, and it took me 3 emails and four phone calls– all never returned, to get my moving deposit back. My bike was stolen on the property, and I contacted them several times to see if they had a surveillance tape they could review — again no response. Then I sent a message to the company president to let him know how unresponsive his team was — no response. The apples don’ t fall far from the tree!!!
When I talked with my neighbors about this, they all said that is typical. Thankfully, I moved from there, and am now in a building with wonderful property management, who actually do what they get paid to do; all with smiles on their faces!
I concur with Oscars comments. Oscar, you are correct Mike L. is the property manager there. All the residents I talked to said «Mike never calls anyone back, get used to it.». I don’t know why they put up with it, they are paying good money to be treated like crap.

I recently moved from Chicago and lived in a Forth Group managed community. They were always very attentive and on top of our community issues. Our manager Gina was always a pleasure to speak with and was very knowledgeable. Thanks guys.

Forth Group has been a breath of fresh air in the underachieving industry of management companies. Our association has 59 townhomes and Mike Liposcak and Forth Group has been our property manager for the past few years.
Mike has been extremely responsive to our issues and concerns, and has gone above and beyond the call of duty to help us find solutions to association problems. He has recommended a handful of service providers, most of which have done excellent work for the association on an ongoing basis.
Overall, Forth Group has done a fantastic job in assisting our association with both our everyday and not-​so-​everyday issues.

Our building is managed by the Forth Group and they’ve been wonderful. Very responsive and honest. Kim and Robert are superb. There were several incidents at our building that required Robert’s response in the middle of the night and they have not failed us. Plus they are so close by they often respond within minutes. Thanks guys. Two thumbs up!

I am member of our condo association for quite sometime working in partnership with Forth group. They are a valuable asset as we have experienced many issues over the years. Their experience has enabled us to save money, avoid problems and recover money. Compared to other management companies their monthly fee is very reasonable.
Our property is Kim Campbell who is very knowledgeable and knows how to get things done considering we have had some very significant issues. She is honest so be prepared to hear the hard truth.

We just started using Forth Group this year. There were positive changes in the building during the first month they took over and things continue to fall into place. Mark is attentive to the board and residents. I would encourage you to check them out for yourself!
